Negotiating—What Buyers Need to Know in the Negotiation Phase
One of our main goals is to help you avoid any negative surprises in the purchase of your new home and here are
some thoughts that can help the process go a lot smoother.
1. Making a Good Deal
Everybody wants to make a good deal, and working a motivated seller into a bargain purchase price is the goal of
most people, but getting a seller to their rock-bottom price line will generally ensure that they will not agree to
further concessions for repairs or money to correct inspection problems. It may not be worth jeopardizing the
purchase of the home over.
2. A Really Low First Offer Can Backfire on You
If the inventory is too low, making low offers will allow other purchasers to buy the home right out from under
you. If there is a lot of inventory your strategy can be a little different. In some markets, it's not that unusual,
and sellers simply come back with a high counter offer to draw the buyer up to a reasonable price. However,
sometimes a very low offer can offend them.
3. Ask for a Comparative Market Analysis
"What price should I offer for this home?" Use a comprehensive market analysis of similar recently sold properties in that area. This should yield a range you can then choose an offering price based on accurate market statistics.
4. Use the Resources of our Century 21 Shaw Friends & Family Program
You actually enhance your value to the client by helping them to locate the appropriate, competent professional
to answer their questions. This can include inspectors, lawyers, appraisers, engineers, etc.
5. Buyer Representation Agreement
You want to help them find the home of their dreams, and to devote the time necessary to turn over every rock to
locate it. You should execute a buyer representation agreement with them. Explaining and getting this agreement
in writing will help to assure you a commission if they do buy.
6. Don't Buy That New Furniture Until After Closing
With many of today's buyers purchasing homes at the top end of what they can afford, there isn't any room left in
their loan qualification score. Deals have been lost days before closing because the lender did a final credit check
and found several thousand dollars of new furniture had just been purchased on a credit card.
Advise your buyers to make no significant credit changes or purchases in this critical pre-closing phase.
7. Stuff Happens - Don't End Up Temporarily Homeless
There are so many variables involved in a closing that it's not that unusual for there to be last-minute delays that
move a closing a few days farther out. Many times this is due to loan documents, as the lender wants to see all
appraisal, survey, title and other documents first. If any of these are delayed, then the closing might be later than
expected. Be sure that your client has a contingency plan should a delay occur.
Advantages of Owning a Home
As the saying goes, “your home is your castle.” Home ownership frees you from the whims and dictates of a
landlord. You gain privacy and freedom of personal expression. There’s a certain pride that goes with home
ownership. Your own home provides you and your family with feelings of stability, security, satisfaction and
commitment.
Additionally, the financial rewards of home ownership can be tremendous. When you own a house, your
monthly mortgage payments serve as a type of scheduled savings plan. And, there are significant tax advantages available to homeowners that are not available to renters.
How Much Home Can You Afford?
In most instances, you can afford a home that costs up to two and one-half times your annual gross income,
(the amount you make before taxes are deducted.) For instance, if your income totals $40,000, you may qualify
to purchase a home ranging in price up to $100,000. Lenders will also factor in how much cash you have available for a down payment and closing costs, plus your existing monthly debt payments, living expenses and credit history.
How Much Down Payment?
A down payment is the money you pay up front toward the house you are buying. The more cash you pay as
a down payment, the less you will borrow and the less you will pay each month on your mortgage. Typical conventional loans require from 5 to 20 percent of the purchase price as a down payment. Conventional lenders are
sometimes willing to accept a lower down payment if private mortgage insurance (PMI) is secured to protect the
lender in case of default in repayment of the loan.
If you qualify for a Veterans Administration (VA) or Federal Housing Administration (FHA) loan, you will
benefit from very attractive down payments that can range between zero and about 5 percent. And if you are a
first-time buyer and have no equity from the sale of a previous home, some lenders will permit a portion of your
down payment to come from money that has been given to you as a “gift.”
Closing Cost
Closing costs include expenses such as the loan origination fee, loan discount points, advance payment of interest, credit report fee, appraisal fee, title search and title insurance fees, document preparation fees, and recording and transfer fees. If you plan to assume an existing mortgage, there may be an “assumption” fee. Because
closing costs vary considerably from one lender to the next, it is wise to shop around for the best available loan.
Understanding the Mortgage Loan
“Qualifying” for a mortgage loan is the first step in the loan approval process. Qualifying means learning just
how much money you may finance in order to purchase your new home.
Real estate loans are generally available from 15 to 30 year periods. They fall into two basic categories: (1)
Loans that have fixed interest rates and payments; and (2) Loans with interest rates and payment that vary over
the life of the loan. The interest rate, the principal amount of the mortgage, and the length of the loan will determine the amount of your monthly payments.
Decide What You Want
Once you know the price range for which you qualify, it’s time to establish a wish list for your new home.
Start by determining the type, size and location. When you narrow the range of suitable homes, you’ll spend
more time looking at homes that meet your basic needs and requirements.
Location is probably your first concern. You may already know exactly what type of neighborhood you want
to live in. Or you may be researching the area and comparing urban living to suburban and rural areas. Do you
want a short commute to work, schools, daycare facilities, shopping, entertainment, transportation, etc.?
Do you want a “new” or an “existing” home? This decision means weighing the benefits of established neighborhoods, more individual looking homes, and sometimes superior building materials, against the latest in
amenities, appliances and style.
Next, compare a single family home to a condominium or cooperative. Which suits you best? A single family
home gives you the most privacy and choice. Single family homes are generally more spacious than multi-family
homes, provide larger yard areas for children to play, and accommodate outdoor hobbies such as gardening. On the
other hand, condominiums free you from the burden of general maintenance and upkeep, while usually providing
common areas with pools and recreational facilities. They are often more affordable but usually have monthly association fees.

(1) Helping you pre-qualify for a loan so that you’ll know what price range you can afford.
(2) Presenting you with detailed information about each community such as the prices and characteristics of homes
in the area, the location of schools and shopping, property tax rates, availability of transportation and other services,
etc.
(3) Showing you homes that meet your specific requirements without wasting your time seeing properties that would
not suit your needs (your real estate professional can generate a complete list of homes from the Multiple Listing
Services that specifically fit your wish list and your personal financial status.
(4) Presenting your offer to the seller as a third party who is positioned to negotiate on your behalf as a buyer representative until agreement is reached.
(5) Consulting with you about mortgage loan availability, real estate attorneys, escrow services, home and termite
inspections, utility costs, title insurance, etc.

Earnest Money Deposit: A payment given to the seller by a potential buyer indicating the buyer’s
intent to complete the purchase of the property.
Equity: The difference between the market value and the amount of the owner’s indebtedness on a
property.
Escrow: The placement of money and/or documents with a third party for safekeeping pending the
fulfillment or performance of a specific act or condition. (The definition of “escrow” varies in different parts of the country; ask your CENTURY 21 real estate professional for details.)
FHA Mortgage – Federal Housing Administration: a mortgage loan insured by the Federal Housing
Administration that permits lenders to offer better terms.
Fixed Rate Mortgage: A loan that has only one stated interest rate.
Foreclosure: A legal process instituted by a lender to have the proceeds from the sale of a property
applied to the payment of a defaulted debt.
Lien: A legal claim against a property such as security for a debt, a judgment, or mortgage or taxes
due.
Loan Origination Fee: The charge paid to a lender by a borrower for processing a mortgage.
Market Value: The highest price a ready, willing and able buyer will pay and the lowest price a
seller will accept.
Mortgage: A lien on real estate given by the buyer as security for money borrowed from a lender.
Multiple Listing Service: An index listing of all available properties in a given area; listing information includes asking price, type of property, tax amounts, etc.
NOI – Net Operating Income: A property’s gross income less operating expenses.
P&I – Principal and Interest Payment: A periodic payment that includes the interest charges for the
period plus an amount applied to amortization of the principal balance.
PITI – Principal, Interest, Taxes and Insurance Payment: The periodic payment that includes a principal and interest payment plus a contribution to the escrow account set up by the lender to pay insurance premiums and property taxes on the mortgaged property.
Points: A dollar amount, expressed as a percentage of the mortgage amount, which is paid to a lender as a consideration for making a loan. A point is 1% of the amount of the mortgage loan, also called
discount points.
Principal: The amount of money borrowed (excluding taxes, insurance, etc.)
Real Property / Real Estate: Land; anything affixed to land which can be regarded as a permanent
part of land, and that which is immovable by law.
