Located towards the north end of Man O’ War Cay, it stretches from the Atlantic Ocean to the Sea of Abaco with beaches on both shores. This is the finest one of a kind piece of property in all of Abaco, and arguably in the whole of the Bahamas. The 3 bedroom, 3 bathroom main house commands views over beautifully landscaped grounds, which mix native vegetation with 4,000 + green buttonwoods, silver buttonwoods, sea grapes and Coconut palms planted over the past 12 years by the present owner. With over 6,500 sq. ft. of interior space and French doors opening onto 3,200 sq. ft. of covered verandas and porches, lush island breezes cool the surrounds. Uninterrupted Ocean and Sea of Abaco views pull ones gaze over the lawns and gardens to the waters beyond. On the main level, below the expansive upstairs master bedroom suite and library / office, are the sitting room, dining room, breakfast room and kitchen. Off the entrance hall is a powder room and off the kitchen is a large pantry and a laundry room area. Beside and down a short covered breezeway “Sunrise” and ”Sunset” offer two very private guest suites. Little has not been thought of, from the stainless steel roof, to the over 150 mph hurricane windows and doors, to the air conditioned and dehumidified air handling system, to the lower level exercise room, spa bathroom and workshop / storage areas. A 4 bedroom, 3 bathroom, fully air conditioned guest house with 2,200 sq. ft. of interior space and 360 sq. ft. of covered porch and balcony offers a comfortable retreat close to the private marina. With three bedrooms and bathrooms, a large sitting room, TV / study room and dining room / kitchen there is little more that could be asked for. A hurricane proof sea wall cut painstakingly through solid rock opens through a 35 ft. wide entrance, into a private marina with a MLW depth of 8 feet and 390 linear feet of 9 ft. wide docks. A covered boat lift with 13,000 lb capacity and a boat house set up with freezers, a high capacity ice maker, rod and tackle storage, scuba equipmet storage and much more offers the ultimate facility for inshore and offshore fishing, scuba diving and most conceivable boating activities. A 1,283 sq. ft. maintenance building houses a 5,000 gallon a day reverse osmosis water maker which when needed can be fed into 200,000 +/- gallons of rain water capacity. It includes a work shop facility, storage for house and garden inventory, vehicle garaging, laundry room and staff bathroom. The current manager has operated the estate since it was purchased by the present owner and is directly responsible for the immaculate condition of the property as it is today. Although main electricity comes directly onto the property, there are three back up generators which are housed in two separate buidlings, one proximate to the marina and guest house and the other proximate to the main house. You can run the full facilities of the main house on the 75 kw generator, run the guest house and marina individually on the 40 kw generator, and use the 13 kw as a stand by for the main house when the owners are not in residence. There is ultimate flexibility designed into the system and this along with landline telephone and satellite internet allows for comfort and consistancy of all types of communication. Whether in the cabana on the Atlantic or Sea of Abaco beach front, whether walking the meticulously groomed coral walled walkways that permeate the entire estate, the allure of the fragrances of the bougainvilla, jasmine, hibiscus and oleander will relax you and make you feel you are in one of the most intimate and special places in all of the Bahamas. 77 50' W 77 40' W 78 20' W 77 30' W 78 00' W 78 10' W Walkers Cay North Grand Cays Double Breasted Cays Atla n Moraine Cay tle B ahama Bank Allans-Pensacola Cay Stranger's Cay Hog Cays Powell Cay Little Sale Cay Fire Road Blackwood 27 N Florida West End Freeport Grand Bahama Island Great Abaco Island Little Abaco Island Marsh Harbour Ft. There is a settlement in the center of the island. The island has three very well protected harbours. LO CAT I O N Eastern Harbour - Entrance Man-O-War Cay is considered the most northeasterly island in the Bahamas at 77˚ 00’00" West Longitude and 26˚ 35’ 30" North Latitude. It lies about 4 miles off the coast of Great Abaco Island, near the town of Marsh Harbour on the Abaco mainland, the third largest town in the Bahamas. It is a barrier island between Great Abaco and the North Atlantic Ocean. About three quarters of a mile offshore from Man-O-War is a portion of the third longest barrier reef in the world. The island is 180 miles due east of West Palm Beach, Florida and 100 miles north of Nassau, the capital of the Bahamas. HISTORYThe native residents of Man-O-War are descendants of loyalists who settled in Abaco in 1783 after the American Revolution. They initially used the barrier cays exclusively for farming and established a permanent settlement on Man-O-War around 1800. Eventually, all residents of Abaco turned to the sea for their living. Fishing, sponging and boat building became the major occupations. Until about 1975, Man-O-War was considered the boat building capital of the Bahamas. When fiberglass replaced wood as the material of choice for pleasure craft, boat building on Man-O-War waned. However, the shipwrights went on to build houses for the increasing number of foreign residents. Today as a result, most of the carpenters of Man-O-War were, or were trained by, boat builders and are considered to be among the world’s finest craftsmen. Although, boat building is no longer the staple of the island economy, 20’-23’ fiberglass outboard runabouts are being produced in the community. Their quality, seaworthiness and finish are second to none. Man-O-War Cay Facing Northwest POPULATION BAHAMIANS There are currently 320 full-time Bahamian residents. They make up 120 family units and occupy approximately 115 homes in the settlement. FOREIGN HOME OWNERS or Seasonal Residents – Albury's Harbour Store There are currently 130 foreign property owners on Man-O-War Cay. In a number of cases there are several generations of the same family and some renters appearing on our annual list, however, this number reflects individual families owning property on the island. This is a diverse group, representing 6 foreign countries, two Canadian provinces and 32 of the United States. The countries and the number of residents are: Canada - 6, Germany - 3, England - 2, Switzerland - 1, Sweden - 1, and the United States - 107. 10 of the foreign homeowners are full time residents of Man-O-War. Of the 32 American states, the 6 that have produced the most residents are: Florida – 29, Massachusetts – 14, Connecticut 12, New York – 7, Michigan, North Carolina & Pennsylvania - 6 each. Man-O-War Grocery G O O D S and S E R V I C E S – A wide range of goods are available on Man-O-War. There are: Two grocery stores, a hardware and building materials company, two full service boatyards, a full service marina with dive shop and fuel facilities, a sailmaker, a canvas goods shop, five boutiques and gift shops, two restaurants and a hair dressing salon. Dock & Dine Services are: A Post Office, an all age public school, a small public library, a ball field, a volleyball court, a tennis court, a community clinic, two banks with limited days and hours and three active churches of evangelical Christian denomination. The Ferry Service that carries passengers between the cays in the Hub of Abaco was founded in Man-O-War and is now headquartered on Marsh Harbour. Dips,Sips & Wishes The Barge service that carries freight among the cays was also founded and has its headquarters here. Unlike all other Bahamian communities, there is no alcohol sold on the island, thus there are no bars or liquor stores. Island Treats Take-Away Man-O-War Cay, Abaco, Bahamas ECONOMY – The people of Man-O-War enjoy the reputation of being industrious and hard working. Boat building virtually disappeared twenty-five years ago as the island's major industry, and today only a limited number of superb fiberglass runabouts are produced annually. Although a number of individuals engage in fishing and crawfishing during the season from August through March, the basis of the economy is the visitor, the yachtsman and the foreign homeowner. Man-O-War Hardware Many of the local men are carpenters, spawned by their boat building heritage. There are many cruising yachts that visit Man-O-War each year, taking advantage of her beautifully protected harbours. Some yachtsmen leave their boats here for extended periods of time and visit periodically to cruise the Bahamas. Some local men take care of these vessels. There are a number of rental homes on the island and many local women manage these and care for the foreign-owned homes in their owner’s absence. Library, School, Post Office A wonderful symbiotic relationship has developed between the local residents and the foreign homeowners and visitors. Because of this relationship and the industrious nature of the local people, Man-O-War has become the most affluent community in the Bahamas Out Islands or "Family Islands". It has gained the reputation as the model Out Island community. Man-O-War Marina Edwin's Boatyard # 2 "Queen's Highway" - Main Street - Man-O-War Edwin's Boatyard # I New Life Bible Church Church of God Seaside Gospel Chapel SOCIETY– Community Clinic The people of Man-O-War are deeply religious and most local social events revolve around the churches and church activities. With no alcohol being sold on the island, the local social dynamic is quite different from many communities.
