How to get approved for a mortgage
All in the family of real estate R

n Manatee County, a couple
of families have been pioneers in the local real estate industry, and strong family bonds have helped them
continue to grow and thrive
today.
The Travis family boasts
four generations in real estate
that started early in the 1900s
when Effie Travis purchased a
real estate license for $5 from
the court house.
“Grandmother Effie led the
parade,” said Ron Travis, broker and co-founder of the ReMax Alliance Group, the largest
ReMax office in Florida. “Her
family was one of the earliest
settlers in central Florida.”
Effie’s son, Jack, followed
in her footsteps. Jack’s career
stretched beyond selling as he
became the president of the local real estate organization, and
served as District Vice President of Florida’s West Coast
for the Florida Association
of Realtors, said Ron Travis,
who like his father held several positions with both the
local and state real estate associations.
The next generation, Jay
and Christy Travis continued
the tradition. But before going
into real estate, the two were
state-ranked tennis players receiving scholarships to Florida State University.
Although Christy Travis
credits the years of intense
tennis training to their success in real estate, their love
for the industry cultivated from
family dinner discussions, and
watching father and grandfather conduct business.
“We could never envision
having what every one else
calls a real job,” said Christy
Travis. “The freedom of this
profession and the no limit income makes this the world’s
greatest job.”
And now with six children
between them, there is the possibility of even a sixth generation of the Travis family in
real estate.
For Mike and Judy Holderness of SaraBay Realty, the
family’s real estate careers
took a little bit different path.
It all started in 1979 when the
young couple decided to enroll
in a real estate course.
“We took the course strictly
to broaden our horizons,” said
Judy Holderness. “Our livelihood was a boat manufacturing plant that we co-operated
with my parents.”
About halfway through the
real estate course, their family
boat business burned, she recalled. Suddenly the couple was
unemployed with three small
boys and a mortgage.
The logical solution to their
crisis was to dive into the real
estate business. Although not
without bumps along the way,
it eventually developed into
the family business, SaraBay
Realty.
Early on, the broker they
worked for decided to close
four real estate offices in the
Bradenton and Sarasota areas.
The Holdernesses saw it as an
opportunity for their family
to put down roots in the local real estate industry.
“I was managing our office
at that time,” said Judy Holderness, who is now the broker and manager of SaraBay.
“Mike and I both felt strongly
about keeping our wonderful
office together. So we scraped
up every nickel and dime we
could find and bought the office, and SaraBay Real Estate,
Inc. was born.”
The boys love for real estate developed from growing
up around the real estate business, she said.
“Michael got his license at
21, earned his GRI (graduate
of the Realtor Institute) at 22,
and has had award winning
sales volumes in residential
real estate ever since,” said
Judy Holderness.
Son Jason got his real estate license at 23, and decided
to sell commercial real estate.
He later moved to California
where he remains today, and
offers his commercial real estate expertise to budding agents
at SaraBay, said Judy Holderness. And recently nephew
Rob Wilhoit joined the SaraBay Family.
Thirty four years in the real
estate business with family,
it still seems like yesterday,
she said.
“Having our sons follow us
into the business was both a
compliment and an honor,”
said Judy Holderness. “Both
have excelled and made us
extremely proud.”
Are there advantages to
working with family? Working with family provides continuity for the clients, said Ron
Travis. Clients also realize
that somebody will always be
there to serve them, as agents
are basically on call almost
24-7 for clients and can cover for each other when needed, he added.
“There is also what is known
as institutional knowledge
passed between the generations, where the older members pass on valuable info about
things the younger ones don’t
know or haven’t learned yet,”
said Ron Travis. “It is also neat
that you can be with your family and stay in the same town.
Plus it is a great exit strategy
for the older ones to pass on
their business to the younger ones.”

many would-be home buyers are eagerly awaiting their
opportunities to purchase
their own homes. Fresh data
indicates that the inventory of properties is quickly drying up and soon the
market is poised to point
in the sellers’ favor.
According to Allen &
Associates, a real estate
appraisal, consultant and
research firm based in Colorado, properties in the area
listed for sale are below the
six-month supply of inventory. Now could be the time
to get a good deal on a home,
provided buyers are able to
secure mortgages.
No matter how many affordable homes are available, if a buyer cannot get
approved for a mortgage,
then his or her chances of
owning a home are slim.
In the wake of a tumultuous economy, many lenders tightened restrictions
on mortgage lending. And
even though the economy
has rebounded, many lenders have continued to follow strict guidelines before
lending money. In order to
secure a mortgage with a
good interest rate, buyers
must take control of their
financial situations and fix
problems that could lead to
loan rejection.
Many things can impact a
mortgage application. Here are
the ways to overcome liabilities and improve your standing
with prospective lenders.
• Know your credit rating.
Your credit rating is a score
that lenders rely on when deciding whether or not to approve your mortgage application. The higher the credit
rating, the more attractive you
look to prospective lenders.
But the lower your score is, the
more difficulty you will have
getting a loan. Should you get a
loan with a low score, you may
have to pay a higher interest
rate than someone with better
credit. Prior to making any big
financial decisions, such as applying for a mortgage, it is vital
to find out your credit score.
You can request a free copy of
your credit report, which includes your credit score, once
a year from the three major
credit reporting agencies in
the United States and Canada: TransUnion, Experian and
Equifax. You also can pay for
your credit report.
• Address any issues on your
report. Once you know your
score, you can take steps to address any issues on the report.
Pay down revolving consumer
debts, such as credit card balances and auto loans. Report
any errors on your credit report so they can be adjusted.
Pay bills on time and address
any notices of collections before they make it onto your permanent record. If you will be
applying for a loan soon, avoid
opening any other credit accounts for the time being.
• Maintain steady employment. Having a job is often vital to getting a mortgage. Lenders tend to look for long-term
financial stability, which is
best illustrated by maintaining
steady employment. Jumping
from job to job may be a red
flag to lenders, so it’s better to
make a switch after you have
been approved for a loan.
• Save, save, save. Having
more money in the bank lowers your loan-to-value ratio, or
LTV. This will make you appear less risky to lenders. Individuals who have saved for
a considerable down payment
on a home are also seen in a
better light.
• Make sure you have a credit history. Some people are too
cautious with their credit and
think closing accounts or avoiding credit entirely will make
them more attractive to lenders. Lenders will want to see a
strong credit history that indicates your ability to pay your
debts on time.

Jennifer Naylor joins RE/MAX Alliance Group

Originally from Sherbrooke, Quebec, Canada, Naylor speaks English

How to create a paver
walkway or patio

reating a walkway or
patio out of paving
stones can add aesthetic appeal to a property.
Pavers are less permanent
than concrete and decking. As a result, it is easier
to change the design later
on if you want to give the
space a new look.
Homeowners who install their own pavers can
save a considerable amount
of money. Because installing paving stones can be
labor-intensive, landscape
contractors may charge a
premium for installation.
However, this is a project
that can be tackled by the
do-it-yourselfer.
1. Measure and plot out
the area that will become
the path or patio. The area of
the space can be figured out
by multiplying length times
width. This will help you de-
termine just how much material you will need.
2. Visit the home improvement store or a supplier of
stone and other masonry supplies to determine
the style and color of the
paving stones you will use
in the project. Some homeowners prefer to have the
materials delivered to their
home to save the hassle
of extra heavy lifting and
moving.
3. Using a shovel or a tiller, dig down and remove
the grass to a depth of four
to six inches from the area
that will become the path
or patio.
4. Fill in the area you
dug out with a paver base
material, using a tamper
(either manual or powerdriven) to tamp down the
paver base until it is level
and smooth.
5. Apply about one inch
of paving sand to further
level out the path or patio.
This will be the material
on which the paving stones
are laid.
6. Begin laying the paving
stones. Leave the appropriate distance between stones
desired by your pattern. If
the paving stones will not
have any gap and serve as
a continuous patio, leave
only the smallest gap between them.
7. Spread more paving sand
on top of the paving stones
and, using a broom, sweep
it over the stones and into
the crevices between them
to set the stones.
8. Create the rest of the
garden design around
the patio or pathway
using gravel, plants and
even edging material to
finish the look. Over time
you may need to sweep
more paving sand over
the stones to keep them
secure.

• Switch your soap. Glycerin or liquid soaps do not
have traditional binders that
are in many bar soaps. Without the binders, which are
the primary cause of soap
scum, you will have to contend with much less soap
scum in showers and sinks.
To further cut down on soap
scum, use a small, flexible
squeegee to wipe down tile
walls and glass doors after
each shower.
• Work from the top down.
Dust and dirt settles at the
lowest levels. Avoid messing up what you have just
cleaned by beginning any
cleaning task high up and
moving downward. Therefore, dust shelves and cobwebs from ceiling corners
first, then tackle tables and
other surfaces before ultimately cleaning the floors.
• Concentrate on one room
at a time. Some people suffer from cleaning attention
deficit disorder. This means
they’ll begin one task and
then go into another room
for something and start a
new task, and so on. Focus on one room at a time
to save time. You will do a
more thorough job with less
frustration.
• Establish a drop zone.
Foyers tend to accumulate
a lot of clutter. Organize the
space so you’re less tempted
to drop items as soon as you
come in. Keep the recycling
bin (or shredder) handy for
dealing with junk mail. Have
a coat rack for hats, coats and
umbrellas. Keep a basket
available so you can transport items that belong in other rooms in the house.
• Do laundry every day.
Invest in a hamper that enables you to sort clothing into
different compartments, including lights, darks and delicates. This way the sorting is
already done when it comes
time for washing.
• Rely on baking soda and
vinegar as cleaning products. These kitchen staples
are the workhorses of many
cleaning projects. A mix of
baking soda and vinegar can
dislodge a clogged drain and
be added to a wash to freshen towels and linens.
