LOCATION
Isle of Skye Yachts are located in Armadale on the Sleat Penisula
often referred to as “The Garden of Skye”. The Mallaig/
Armadale ferry terminal and village of Armadale lies nearby.
There are local services available within Ardvasar. The property
has good access by road to the mainland via the Skye Bridge and
by road/rail via the Mallaig/Armadale ferry. The rail connection
in particular is important since this links with the overnight
sleeper from London to Fort William.

DESCRIPTION
Isle of Skye Yachts is a well established yacht charter business
and RYA Training Centre operating one of largest charter fleets
in Scotland. They also provide some boatyard services and the
Company is offered for sale as a trading entity. The business is
well equipped and a detailed inventory has been prepared for
genuinely interested parties. The main assets of the business
are as summarised below:BOATYARD
•
Single storey, steel portal framed attached building clad
with corrugated cement fibre walls and roof with concrete
floor throughout with fluorescent lighting and internally a
portacabin office and shower/toilet block.

The building extends to 225.7sq.m/2,428 sq.ft or thereby
and has 3.95m eaves height (13 feet).

It has a large access door of 3.96m x 4.53m allowing boats
to be stored within the shed for repair and maintenance
purposes.
PIER
The business also has the benefit of a sub-lease from South
Sleat Community Moorings Association (SSCMA) of the Old Pier
at Armadale together with adjacent pontoon. The sub-lease
runs until November 2029.
CAR PARK
There is a gravel surfaced car park at the junction of the public
road and leading to the Pier. This is leased on an annual basis
and provides useful parking for client’s cars.

MOORINGS
The Company owns 12 yacht moorings and 5 small boat
moorings located within the Bay adjacent to the Pier. The

yachts and provide additional income in the form of mooring fees
and other yacht services.

The yachts which are owned by the business and included in the
sale are:•

Beneteau Oceanis 393 (Sleat Lady) 2006
Within the boat yard there is a Roodberg 15 ton hoist together
with nine 12 ton Roodberg cradles and three 9 tonne Roodberg
cradles.
The business is fully equipped with charts, waterproofs and
sleeping bags all available for hire together with the necessary
office furniture and other equipment to ensure the efficient
operation of the business and maintenance of the yachts.

In addition there are 14 x 3.5 HP 2 stroke outboard engines and
2 small dinghies.
THE BUSINESS
The business has been operated by the current owners for
in excess of 15 years and over that time has built up a well
established customer base and enjoys a high level of repeat
business in the order of 60%.
In addition to the yachts listed above, the business comes with
8 yachts under charter management. These are managed on
annual contracts and Isle of Skye Yachts retains a % of the fees
raised from chartering these yachts and also undertake winter
maintenance as part of the management of the individual boats.
PRICE
The business is offered for sale as a trading entity with all
assets and equipment and offers around £450,000 are sought.
The current owners’ house, a modern 3 bedroomed detached
property, which is conveniently located near the Boatyard is
also potentially available by separate negotiation.
ENTRY
By arrangement.
The Business employs 2 full time Directors. One full time
Boatyard Manager and a part time (3 day) Boatyard Assistant from
March to October with additional cleaning staff on changeover
days.
Isle of Skye Yachts are an RYA Recognised training establishment
and undertake a full scale Practical Cruising programme including
Yacht Master Training in addition to some Shore based Theory
courses. This area of the business has never been fully extended
and offers development potential to a suitably qualified purchaser.
Transfer of Recognition is subject to RYA conditions.
The business is also a member of the Association of Scottish
Yacht Charterers, Sail Scotland and the Federation of Small
Businesses.

Isle of Skye Yachts are well respected as a yacht charter
business, have built up a good and loyal customer base and
are well represented within the professional bodies relating
to the yachting and cruising industry. The business has won

Excellence in a Marine Business and they were also finalists in the
