8-Month Airbnb Listings Overview: August 2015 – March 2016
Overview
Below is an overview of the key findings from the past eight months that we have
compiled and analyzed data relating to Airbnb listings in our 14 surveyed cities. This 8month overview spans August 2015 through March 2016 and contains data specific to
the 8-month performance of:

Total Airbnb listings in the 14 surveyed markets: Overall, listings have grown
from 90,000 to 119,000 total Airbnb listings in the 14 markets surveyed.

Airbnb listings as part of the overall lodging supply: Across all 14 cities
surveyed, Airbnb accounted for an average of 16% of the overall lodging supply
throughout the past 8 months, and has reached a high of 18% per month for the
past 4 months.

Airbnb listings versus union hotel rooms: Airbnb listings were the equivalent of
nearly 57% of the total union hotel room supply. In six of the 14 markets
surveyed, there are more Airbnb listings than union hotel rooms. Across all 14
surveyed markets, Airbnb listings accounted for an average of 159% of the total
number of union hotel rooms during the past 8 months – a 4% average increase
since the last month.

Entire home listings: On average, across all markets 4,854 or 65% of all Airbnb
listings are of the “entire home” variety (entire home/apartment listings take a
full residential unit off the market during that rental period).

Total Airbnb Listings Supply

Over the past 8 months, on average, there were 7,817 listings in all 14 surveyed
markets.

New York and Los Angeles remain the largest markets for Airbnb, averaging
32,892 units (NY) and 18,298 units (LA) units for the past eight months.

Toronto, Miami and San Francisco are the next three largest markets.

Airbnb Listings Against Hotel Supply

Airbnb listings continue to make up an increasing portion of lodging supply in all
14 markets. In all cities, Airbnb makes up an average of 16% of the overall
lodging supply (Airbnb supply divided by Airbnb + hotel units).

As a percentage of the overall lodging supply, Portland and Philadelphia are the
two largest markets, followed by New York. In these three markets, the 8-month
average number of Airbnb listings account for at least 24% of the lodging supply.

Airbnb Listings Against Union Hotel Rooms

Across all 14 markets, when compared to the total union hotel room supply,
Airbnb listings were the equivalent of nearly 57% of the total union hotel room
supply (Airbnb supply divided by the total union rooms in each market).

Note: In 6 of the 14 surveyed markets - New Orleans, Miami, Portland,
Philadelphia, Los Angeles, and San Diego - there are more Airbnb listings than
there are union hotel rooms.

Across all 14 surveyed markets, the 8-month average of Airbnb listings when
compared to the total number of union hotel rooms was 159%.


On average, across all markets 4,854 or 65% of all Airbnb listings are of the
“entire home” variety.

Entire home listings are units in which the Airbnb host is renting his/her entire
home or apartment full time on Airbnb website.

KEY FINDINGS
AIRBNB IS MASSIVE IN TWO MARKETS, BUT STILL VERY BIG ELSEWHERE

New York and Los Angeles are the largest markets for Airbnb by far (NY has
34,678 units, LA has 19,717 units), but the rest of these markets are not
insignificant either. Miami, Toronto, San Francisco, Philadelphia, and Chicago
already have over 5,000 Airbnb units, while the smallest market surveyed
(Boston) has over 2,900 units.
ALL OF THE GROWTH IN THESE MARKETS OCCURRED OVER THE LAST 5 YEARS

As they accumulate resources, it is not unreasonable to assume this
astronomical rate of growth for Airbnb will continue if left unchecked.
AIRBNB SUPPLY IS A SIZEABLE PORTION OF OVERALL HOTEL SUPPLY

Airbnb is increasingly making up a larger and larger share of the lodging supply in
these markets. Across all 14 surveyed markets, Airbnb makes up an average of
18% of the overall lodging supply in these markets.1 In Portland, Philadelphia,
New York, Vancouver, and San Francisco Airbnb makes up over 21% of total
supply in each respective market.
AIRBNB SUPPLY IS AN EVEN LARGER PORTION OF UNION HOTEL SUPPLY

Airbnb supply is especially alarming when compared to the union supply in these
markets.

In New Orleans, Miami, Portland, Philadelphia, Los Angeles, San Diego, the
amount of Airbnb units was at least the same amount of union supply.

For instance, Miami has 3,026 union rooms and 9,468 Airbnb units; and Los
Angeles has 16,063 union rooms and 19,717 Airbnb units.

AIRBNB UNITS COMPETE WITH HOTELS, TAKE HOUSING UNITS OFF THE MARKET

The vast majority of Airbnb units are of the “entire home” variety. This means
that in most cases, people are renting homes or apartments out full time on
Airbnb.

Those units are in direct competition with hotel rooms, and are taking valuable
housing off the market in these cities, most of which are undergoing a severe
affordable housing crisis.

Overall, just about two thirds (64%) of all Airbnb units in these markets are of
the “entire home” variety.

The cities where the “entire home” units are at least 70% of overall supply are
Miami (73%), New Orleans (72%), Philadelphia (72%) and Greater Honolulu
(70%)
“ENTIRE HOMES” ARE WORTH FAR MORE THAN SUPPLY NUMBERS ALONE SUGGEST

However, the entire home listings are far more valuable to Airbnb than supply
numbers indicate because they are listed, on average, at far higher prices than
the less lucrative private room listings.

Entire homes are listed, on average, at $252.80 per night, while the average
price for a private room listing is $93.28. This means that entire homes represent
82% of the value of all listings in these markets, while shared rooms only
represent 16% of the value of all listings.

In all markets, entire home listings make up at least 73% of all Airbnb room
value.
AIRBNB IS DOMINATED BY HOSTS WHO RENT TWO OR MORE UNITS

Overall, 14,360 hosts have multiple listings on Airbnb in these markets, an
average of 1,026 hosts per market.

Overall, hosts who have 2 or more units list 38% of all units across all markets.
The market where this is most pronounced is Miami, where 1,330 hosts list
5,833 units, or 61% of all Airbnb units in that market.

The most prolific owners list, on average, 60 units per host over these 14
markets. The most prolific user across all markets is a Boston host who lists 125
units.
SUPPLY OVERVIEW
Overall, there are 119,929 total Airbnb units across the 14 markets that were surveyed,
an average of 8,566 listings per market. The biggest Airbnb markets by supply are New
York (34,678) and LA (19,717). The next largest market is Miami (9,468).

The city where Airbnb has the largest percentage of overall supply (hotels + Airbnb
units) is Portland where Airbnb units are 31% of total supply. The average percentage of
Airbnb to overall supply in all cities is 18%.

There are 6 markets where Airbnb has 100% or more than the amount of union rooms
in that market. In New Orleans, Airbnb has thirteen times the amount of union rooms,
while in Portland and Miami, Airbnb has more than twice the number of union rooms.

Entire home listings are far more valuable to Airbnb than supply numbers indicate
because they are listed, on average, at far higher prices than the less lucrative private
room listings.
Entire homes are listed, on average, at $252.80 per night, while the average price for a
private room listing is $93.28. This means that entire homes represent 82% of the value
of all listings in these markets, while private rooms only represent 16.8% of the value of
all listings.
In all markets, entire home listings make up at least 73% of all Airbnb room value.
