The Dashboard
The flexmls Web Dashboard
provides each member with
multiple customization options
with our dashboard gadgets.
They can quickly see information
from the sytem as well as thirdparty integrations, including
Facebook and Google Calendar.
Quick access is provided to your
listings, prospects, searches, and
the message board. The flexmls
“dashboard” menu is a convenient
way to quickly access the basic
functions of the system.
flexmls Web is equipped with
context-sensitive help, printer
friendly manuals and on-line
tutorials. At the top right of the
screen (and any screen throughout
flexmls) there is a “Help” function
with a question mark to help you
while working in flexmls. The
question mark will provide help for
the screen you are working within.
Under User Guides on the menu,
you will find the flexmls manuals
and tutorials. No matter where you
are in flexmls Web, help is just a
click away along with toll-free
technical support.
Listings Snapshot
Quick Links to your inventory,
production, and listings about to expire
ease your listing management.
Searches Snapshot
Quick links to your saved searches and
the new matching listings makes fast
updates easy.
Contacts Snapshot
Quick links to your contacts and their email activity show who is active and
interested.
MLS Messages
The MLS Message Board allows the MLS
to post messages for all members to
see when they arrive in the office.
Messages Snapshot
This snapshot displays how many
unread messages you have in your
discussion inbox.
Links
The Links pane allows the MLS to give
quick access to important websites and
documents.
The Classic Dashboard & Menu Configuration Options
The classic dashboard is a fixed layout
dashboard that is available by default
to long-time users of flexmls web, and
available as a recommended
dashboard to new users.
The gadget panes on the classic
dashboard feature:
• Listings
• Contacts
• Searches
• MLS Message Board
• Links
With a simple click on the toggle
in the upper right corner of any
dashboard, you can customize
your menu configuration to
either top horizontal or left
vertical. This toggle switch is
available through the whole
system.

Search Results Interface
After performing a full
search, quick search, or
view listing cart, your
search results are
presented in an easy to
use interface.
Initially, your search
results will display in this
“Infinite Grid” Tab. Once
the search results load,
you may scroll through the
list without having to
navigate through separate
pages of listings.
By simply clicking from tab
to tab, you are able to
retrieve maps, details,
multi-media, and
comparison charts. You
also can send messages to
the listing agent using the
messages tab.
Go To Results #
You may jump to a
specific point in the
search results list by typing in a results
number in the selection box. This is a
nice feature when you have many,
many listings to move through.
Select Box
Next to each listing
photo, we provide a
checkbox. By clicking
on the box a
checkmark will appear and you will
notice that your listing cart (#3) results
increases as you check more listings.
You can also save these checked listings
to a saved search for later use or create
a CMA from them.
Results and
Cart Counts
The results count
displays the total # of listings in your
search. The listing cart auto updates as
you select listings within the results.
Edit Search
You can edit your
current search on the fly by clicking Edit
Search.
Font Size Adjustment
Adjust the font size for your
listing information view by clicking on the
plus and minus buttons next to the view
drop down menu.
Sort Listings
The sort
listings
option
allows
you to
quickly
sort your
listings
from
ascending to descending by any criteria
within your system. The criteria doesn’t
necessarily have to be on your view and
sorting is still possible.
View Editor
Using the View Editor, you may
adjust which columns of information
display. This is a quick and easy
way to change
your view if
you want to
see something
specific and
don’t have a
view set up
already.
Views Drop
Down Menu
You can also quickly
change your view by
using the drop down
menu. This menu
provides you with all
of the custom views
you have created
along with any
inheritable views that
the MLS has created
for you. The brackets surrounding
the name denote that a photo is
included in the view.

Map Results
With flexmls Web mapping, you are
able to view street, aerial, and parcel
maps.
You may click on any listing icon to get
more information. A listing bubble will
appear with price & address of the
listing. This bubble also provides you
with links to get more information,
perform a radius search or to zoom to
that location.
By changing the
color legend drop
down menu, you can
view listings by
Status, Price, or
Price per Square Ft.
Navigating the map
doesn’t get much
easier. There are
multiple tools for
Back/Forward,
Panning, Navigation
Arrows, Scroll wheel
zoming, Zoom bar,
Zoom tool, Shape
searching and Radius
searching.

Map Searching
Map Searching on
flexmls Web provides
you with multiple ways
to find the information
you need.
• Shape Searching:
• Rectangular

Address Search in
flexmls Web is quick and
easy. Just type the
address into the address search area
and if the address is found, the point
will appear as a star on the map.
Click on Satellite to
change your view and
zoom in closer to display
parcels.
You also have the option
to turn layers on or off
such as listings, shapes or
MLS Districts.

Detail Reports
From the detail tab, you
have quick access to
listing reports, history
events, supplements,
documents, open houses,
tour of homes and
calculators.
The aggregated history function
allows you to view historical
events such as price changes,
address changes, DOM, and the dates
that those changes occurred.
Tax Records, Tours and Mortgage
Calculators are available with one click.

Photos
The Photos tab contains
unlimited photos, virtual
tours, and video viewing,
all of which may be
attached to each listing.
The flexmls Web system
stores 3 sizes of each
photo uploaded to the
listings; thumbnail, report
size, and the original
photo.
flexmls Web also
provides the ability to link
videos to your listings.
The videos are handled
similarly to virtual tours,
where an outside
provider creates and
hosts the video.
Everything in the Photos
tab that is associated
with a listing is also able
to be emailed to your
prospective client in an
interactive format.

Compare and Messages
The Compare tab displays
statistical comparisons
between the highlighted
listing and the other listings
in your search results. Look
at the Average, Median, Low
and High values for Original
Price, List Price, Sale Price,
DOM, Price Change, and
Percent Price Change.
Below the table of data, a
bar chart displays the
information visually. As you
select different listings from
the summary panel, the
graphs will automatically
adjust to reflect your
selected listing comparison.
flexmls messaging is a
tool for communication
among agents and
between you and your
clients for whom you have
set up customer portals.
Using the Messages Tab,
you may discuss a specific
listing within the flexmls
system.
When a message is
received, the message will
appear in the recipient’s
message center,
conveniently located on
the dashboard. If you are
part of a team, messages
sent to the team can be
read and responded to by
any team member.

Save, Email, Print, CMA, & Export
Upon selecting listings within your search results, you
can click on the Save function. This will take you to a
screen which asks whether or not you want to save the
search, a cart or an IDX link of selected listings.
Using the Email functions in
flexmls Web gives you the
opportunity to email not only
a printer friendly version of
your listing(s), but also an
Interactive set of tabs for a
complete interactive
brochure.
Customize the look
of your emailed
page by selecting a
background color
accent using the
color picker.
The CMA function brings you
to our Create CMA page and
the Export function provides
you with third party options.
Our print function
allows you to
print or email
various pages of
information. You
may choose to
print information
for the currently
selected listing,
the listing cart, or
the search
results.
You can also
determine if you
would like to
send the public or
the private
version.

Adding and Editing Listings
flexmls Web makes adding &
editing listings quick and
easy. From one screen, you
are able to add unlimited
photos (with automatic
watermarking for copyright
protection), documents,
videos & virtual tours, make
status changes, and
schedule marketing
activities.
Data Integrity Tools
Your MLS system is only as good as the
data in it and so the add listing function
in flexmls Web is designed to help
ensure your data is entered accurately
and completely on a consistent basis.
Related fields help ensure
consistent selection of
geographic areas where one
field determines the choices
in another (e.g. Region and
Area) and reasonableness
constraints, tax record
auto-population, address
correction & geo-coding all
help maintain the integrity
of your
data.

Searching Functions
In flexmls Web, you
can either use or
create your own
quick searches, with
just the fields you
need, or you can use
the full search,
which has all the
fields available.
From each search,
you can see the
listing match count,
as you add criteria,
start a CMA or save
or view your search.
The additional
search options
include searching by
listings containing
Virtual Tours,
Documents, Videos,
List Numbers and
Photos.
The system also includes list
number and address quick
searches pre-defined for you. You
can save any search or add
listings to a listing cart for later
use. Saved searches allow you to
easily see new matches as well.

Comparable Market Analysis
Within the comps tab, you are able to add NonMLS and Tax Record comparables allowing you
more versatility. You can also reorder your
comparables with a simple click.
The adjustments tab allows
you to make value adjustments
to each comparable.
Once you’ve completed
the CMA, you can choose
the sections you would
like to print or e-mail for
a highly professional
presentation.

Tax Records
The flexmls Web system integrates
extensive tax records functionality into the
MLS system, including auto-population into
listings, customizable searches, label
generation, and CMA integration.
Bi-directional links with MLS
data. Easily see listings from
tax records and tax records
from listings.

Statistical Reporting
There are many reporting options in flexmls
Web including Inventory & Production, MLS
Reports, Market Trends, Market Summary
and more, all of which can help you explain the
real estate market and your market share

The flexmls Web
Market Areas function
is a collection of
saved Hotsheets.
With this function, a
fast overview of any
particular market
area you define may
be accomplished.

Contact Management
With our easy to use
Contact Management
tools, it’s simple to
quickly add and
search for a contact.
In addition, you have
the ability to set up
automatic e-mails
and portals for your
clients and enable
Reverse Prospecting
to the MLS members.
The Contact Summary report is designed
to give a fast, overall view of activity
related to your prospects. Convenient
hyperlinks allow you to click and edit a
prospect and also e-mail them directly
from this report.
The portal tab provides you with
information about listings your contact is
viewing and if they like the listing or not.

Broker/Agent Preferences
The flexmls Web system allows
each member to customize their
own searches, views and
custom reports. Also, the MLS
can create these and allow all
members to access them.
Each user of flexmls Web is
provided with a profile where they
can edit their personal contact
information for reports and public
information.
