Description
Ready Token House is a handsome Cotswold stone house
with 17th Century origins with later additions. The present
owners have spent a great deal of time and care restoring and
refurbishing Ready Token House to an exceptionally high
standard whilst retaining many original features.
Ready Token House is constructed of Cotswold stone under
a Cotswold tile roof. Many of the windows are large stone
mullions with leaded light windows with attractive wrought iron
fittings. Arranged on three floors, the house provides excellent,
well proportioned accommodation with high ceilinged rooms.
Standing in a commanding position, lying behind Cotswold
stone walls, the house is privately set within its own delightful
gardens and grounds amounting to some 57 acres. Beyond the
paddocks the countryside rolls away into the distance providing
fabulous views as far away as the Marlborough Downs.
The house is approached through a pair of painted metal gates
onto a large gravelled drive. To the left is a well established
stable block and the Cottage providing useful ancillary
accommodation, and across the garden to the right is an
impressive air conditioned indoor swimming pool and
artist’s studio.

Situation & Location
Ready Token House is situated close to the unspoilt Cotswold village of
Barnsley. The village is famous for Barnsley House, which is now an hotel
together with its famous gardens originally designed by the late Rosemary
Verey. There is also an excellent pub in the village known as the Village Pub
with a very good restaurant.
The main shopping centre for Ready Token House is Cirencester. Cirencester
is an historic Roman town, which became an important centre for the wool
trade in medieval times. Today it is a thriving market town. Shopping in
Cirencester is highly regarded, and off the main streets there are many
interesting back lanes with specialist shops, particularly Black Jack Street.
More extensive shopping and cultural facilities are provided at Cheltenham,
Oxford and Swindon all of which are within easy reach.

Barnsley is well served by good access
to the A417/A419 at Cirencester, which
provides excellent links to the M4 and
M5 motorways. Kemble and Swindon
stations provide regular inter-city train
links to London Paddington.
Amenities
There are many enjoyable walks in
the area together with an extensive
network of footpaths and bridleways
with excellent riding. Hunting is with
the VWH and polo played regularly at
Cirencester Park. Water sports at the
Cotswold Water Park, golf at South
Cerney, Swindon and Cirencester. Racing
at Cheltenham and Newbury. Theatres at
Oxford, Cheltenham and Bath.
There is a good choice of nursery
and primary schools in and around
Cirencester. The area is noted for both
its private and state schools. The former
include Hatherop Castle which is just a
short drive from the house, Rendcomb
College, Beaudesert Park, Westonbirt,
and Cheltenham Ladies and Cheltenham
Boys Colleges.

Gardens & Grounds
The gardens have been very well designed throughout with care
and attention that has been lavished upon them and provide
wonderful colour and splendour. The interestingly and well
stocked borders contrast well with the different areas of the
gardens. The flowering herbaceous borders have been planted
with a mass of ground under planting of spring bulbs. The
gardens are a balance of the formal with individual corners
contrasting well with the wide expanses of lawns, edged with wild
flower meadow planting.
Numerous doors from the main house lead directly out to the
terrace and formal lawned area. Beyond the fountain and across
the sweeping lawns is a Ha-Ha, which seamlessly divides the
gardens and the land. The paved Fountain Area sits grandly
in front of the house, with an attractively planted avenue
of evergreen oaks. Commanding views of the surrounding
countryside can be enjoyed from almost every aspect of the
garden.
The borders surrounding the terrace have been generously
planted with a wide variety of mature bushes, roses, lavender and
plants to provide intense colour and scent throughout the year,
including topiary shaped yew and a magnificent Magnolia tree.
To the side of Ready Token House is a secluded pond garden
with a Roman well (160’ deep)and well house.

Outside
Ready Token House is set behind secure electronically controlled painted metal gates
and Cotswold stone walls offering privacy and tranquillity. The property stands within
mature landscaped gardens and terraces with parking for numerous cars to the rear.
To the rear and opposite the back door of Ready Token House is a wooden
Greenhouse, which is well located to the kitchen garden and the orchard. Adjacent to
this is the oil tank and an open fronted log store.
From the side of the house a path leads to the Swimming Pool and Studio. Well
screened from the house this imaginative constructed indoor pool is like an oasis.
Fully equipped with underwater lighting and sound system its by-folding doors gives
commanding view over surrounding land. Stone paved terrace surrounds the pool. The
swimming pool area can also be accessed from the Studio. Suitable for a variety of uses
this versatile space is both light and spacious.
The walled area is edged by raised Cotswold stone borders planted with clipped box
hedging, roses, and variety of climbers along the wall together with ground under
planting.
Approached from a separate five bar gate off the lane and to the rear of the house lies
the Stable Block with 3 loose boxes with tack room, feed/rug store as well as further
stores, including workshop and machinery store. At each end of the stable block is a
garage.

close proximity to the main house yet retaining its own privacy. An open plan Sitting

Land
at
Ready Token House
Ready Token House is being sold with about 57 acres
(23.26 hectares). Of this about 50.7 are paddocks and
fields running away to the south of the house. They
provide excellent amenity and grazing for livestock, horses
and ponies. The level fields are walled and fenced with
water supplied to each of them. The enclosures vary in size,
many with natural hedges, and are going to provide ideal
grazing and facilities for eventers, hunters and polo ponies.
Included in the land are some lovely mature trees and young
plantations which are beginning to get very well established. These are predominantly hardwoods oaks, beeches, cherry
and ash. There is road frontage and gate access. In one of
the large fields is a 360 metre grass Airstrip
Conveniently the railed paddocks are situated nearest to the
house with a separate access from the road into the stable
yard. There is room for an arena or ménage (subject to
consent) and in one corner a stone field shelter with water
connected, two bays, a built in manger and concrete floor.
There are uninterrupted views across the Ha-Ha from
the lawns and gardens with the lane providing wonderful
protection of the outlook and views and control of the
privacy.
On the far 36.5 acres there is a grazing licence, which
terminates on 30th November 2014.
An airstrip is located within the land that is approximately
360 meters long.
