Introduction
Watermouth Cove Cottages is reached via a lane off the entrance to Watermouth Castle and is set in a
peaceful wooded valley in the North Devon Area of Outstanding Natural Beauty. The 8 stone built
cottages are in a U shape around a pleasant courtyard and are believed to have originally been the coach
house and stable block for the manor house that was replaced by the castle. Moments from Watermouth
Cove, with its sheltered harbour and rocky shoreline it is superbly located for guests wishing to explore
the stunning North Devon Coast, South West Coastal Path and nearby Exmoor National Park.
Situation
Watermouth Cove is situated in one of the most beautiful areas of the North Devon coast and is
surrounded by many inland beauty spots which are a delight for walkers and photographers.
The village of Berrynarbor (1.5 miles) is a picturesque village with quaint houses at the coastal end of the
beautiful Sterridge Valley. A consistent winner of both “Britain in Bloom” and “Best Kept Village” there is
a community post office/general store, beautiful church, 13th century village inn (Ye Olde Globe) and a
well-respected primary school.
Combe Martin (2 miles) has the longest street of any village in the UK and leads down to a pretty beach
and bay. On the very edge of Exmoor it’s surrounded by amazing coastal views, medieval field patterns,
and is rich in silver and tin mining history.
Ilfracombe (3.5 miles) has more extensive facilities including supermarkets, schools, leisure centre and
Landmark Theatre. Plus of course Damien Hirst’s 66 foot high bronze-clad sculpture “Verity” which stands
at the entrance to the harbour.
Smugglers Cove Cottage
Barnstaple (11 miles) is North Devon’s regional centre and provides the area’s main business, commercial,
leisure and shopping venues. At Barnstaple there is access to the North Devon Link Road leading to
junction 27 of the M5 motorway where via Tiverton Parkway railway station there are fast trains to London
Paddington.
The surrounding countryside and coastline provide excellent recreational facilities with lovely beaches at
Broad Sands (a deep, double cove between Watermouth Cove and Combe Martin), and slightly further
afield at Croyde, Saunton (also with championship golf course) and Woolacombe which are also known
for their surfing. Walkers can join the South West Coast Path at Watermouth Cove and enjoy some
strenuous and spectacularly wild and beautiful sections with steep ascents and descents along with easier
paths across windswept farmland.
Exmoor National Park Exmoor is within easy reach and is Europe’s first International Dark Sky Reserve.
The commitment to reduce light pollution makes it an amazing place to marvel at the starry skies.
North Devon offers a wide range of visitor attractions including the adjacent Watermouth Castle, Lynton
& Barnstaple Railway, Combe Martin Wildlife & Dinosaur Park, Ilfracombe Aquarium, Chambercombe
Manor, Arlington Court (National Trust) and Hele Corn Mill.

The Properties
The cottages are stone built and some retain features such as large arched
windows and panelling hinting at the buildings’ previous use as stables and a
coach house. Set in a U shape they all look onto a courtyard with garden and
patio areas. The cottages provide well-equipped self-catering accommodation.
The current owners let all 8 properties, although Smugglers Cove (3
bedrooms) has full residential consent. It may be possible to swop the
residential consent from Smuggler’s Cove to another smaller cottage on
site. Other options may be possible and interested parties should make
their own enquiries to the local Planning Department.
Smugglers Cove (has full residential consent and sleeps 6-8)
This single storey cottage is currently used as a holiday let but it has full residential
consent and could be used as owner’s accommodation. The Porch leads to
entrance hall with cloakroom. The sitting room is dual aspect with parquet
flooring, beamed ceiling and wood burning stove. Kitchen/diner with window
overlooking the courtyard. Range of wall and base units, electric cooker, fridge
and dishwasher. Door to bedroom 3. Archway to inner hall leading to
bedrooms 1 and 2 (both with built in wardrobes). Bathroom adjacent to
cloakroom with sink and bath with shower over.

Outside
The cottages face onto a courtyard with seating
areas, brick barbeques, grass areas and mature
planting. Seashell and Seadrift have patio areas
to the rear and shared use of a garden. Steps
lead up to a further area of garden with mature
planting and a summer house. There is a side
entrance to this part of the garden from the lane.
There is a laundry room on site with washing
machines and tumble dryer. There is also a public
payphone.
Parking
There are two parking areas providing ample
parking for guests staying in the cottage. A single
garage off the lane to the property is included in
the sale.

Mains electricity, mains water, private drainage.
Although not in use there is a mains gas supply
pipe to the property. Wi-Fi on site.

Directions
From M5 J27 take the North Devon Link Road
(A361) towards Barnstaple. Pass through the
roundabouts for Tiverton and South Molton. At
the North Aller roundabout take the 3rd exit (A399
signposted Combe Martin, Ilfracombe, Lynton and
Lynmouth). Follow the brown tourist signs for
Watermouth Castle. Turn left into Watermouth
Castle and immediately bear right following the
signs to Watermouth Cove Cottages. There is
parking to the front and side of the property.
