EXECUTIVE SUMMARY
A Collaborative Approach to Delivering a Quality, Cost-Effective CAB
The planned Central Academic Building (CAB) at Principia College captures the essence
of Bernard Maybeck’s statement: "If the architectural composition which is to be Principia College
lives up to the ideals of the institution and properly expresses them, the physical form of the college
will have the power to move the hearts of men and to lift their spirit – and the world will care."
Bernard Maybeck’s “Mistake House” on the Principia College
campus, where he worked with contractors and crafts
persons to test and perfect the use of new materials and
techniques, embodies the collaborative approach our team
wants to bring to the CAB project.
The successful execution of this project will require:
1. Understanding of and respect for Principia College; its students, faculty, and staff; the operational methods of the facilities team; and the campus’ architecture;
2. Project managers, superintendents and crafts persons who can emulate the quality of construction demonstrated on the Principia College’s landmark buildings;
3. Program managers who can integrate this massive undertaking into campus life with an absolute
maximum of efficiency and minimum of disruption;
4. Experienced LEED managers who can shepherd Principia through the process of environmental responsibility and energy savings; and
5. A team that is willing and able to practice respect, collaboration and transparency in a complex, highly-visible project environment;
6. Delivering bottom line value, dollar-for dollar.
Our Approach:
You have requested qualifications for an At-Risk Construction Manager. You have also alluded in your
RFQ documents to an interest in Integrated Project Delivery (IPD) We can operate in any
environment which you ultimately deem to meet your needs, but feel that some form of an integrated
approach will ultimately result in the most cost-effective, and best-quality construction for Principia. In
order to effectively address the CM qualification parameters you presented we have formed a project
collaboration. The members of our collaborative entity will be:
1. Helmkamp Construction Co.: General conditions, site, civil, carpentry, project management; and
2. KWAME Building Group: Program management, phasing and scheduling, move management,
diversity and sustainability management;

Helmkamp/Kwame will operate in a transparent “open book” environment in collaboration
with PrinicipiaCollege facilities staff representing the owner and with other team members. We
are willing to explore all methods of project delivery with you – from At-Risk CM, to an
Integrated Team Approach, to pure Integrated Project Delivery (IPD), IN which all construction
team members (owner, designers, CM, and prime subs) share in the risks and rewards
associated with the project, thus making the success of the project the first priority.
The Construction Management Association of America explains Integrated Project delivery in
these terms:
“Organizationally, all IPD projects share at least one thing in common: construction
managers and at least some key trade contractors are involved in the project with the
owner and designers from the early stages of design. Thus, these CMs and trade
contractors are selected on the basis of qualifications and not on price (although fee
percentages may be considered).
“Bringing the key constructors together with the owner and the designers from the
early stages of the project allows the major players to develop a much higher level of
common understanding of the project. This has several salutary effects. The design
moves forward with continuous input from the constructors about cost, constructability
and value, allowing designers to make better decisions with fewer and less intensive
negative loop-backs. This affords the constructors some ability to both influence the
design and take some psychological ownership of the design. Perhaps just as importantly,
the designers and constructors develop a closer, more productive relationship as they
work side-by-side, solving problems together and gaining insight into the other’s
workings. A new project culture emerges.”
How Principia College Benefits from Our Approach
You have a living testament to the effectiveness of this approach on the campus of Principia
College in “The Mistake House.” This structure is a physical embodiment of Bernard Maybeck’s
belief in working collaboratively with his builders to stretch the envelope on what was possible
in the built environment. Per the name of the building, some things worked, some things were
less successful. But the issues were worked out with the materials, the process, and the roles of
the team before they were applied to an actual building.
Today we have Building Information Modeling (BIM) to help us test materials and approaches
and to avoid clashes. But at the end of the day the best tools are still collaboration, teamwork,
and transparency. We have assembled a team with demonstrated ability, inherent trust in one
another, and respect for your institution and its past and future.
Together we can build a CAB that will carry forward Maybeck’s legacy and vision for buildings
that “have the power to move the hearts of men and to lift their spirit”.

PROJECT TEAM
Team Leader: Rob Johnes, Vice President, Helmkamp
Rob has assisted owners in value-engineering complex
renovation/addition projects.
Rob Johnes has been the driving force behind Helmkamp’s steady growth in education and
healthcare expertise.
Joining Helmkamp in 1997 after completing his bachelor’s degree in construction education from
SIUE, Rob quickly displayed an ability to creatively address client issues on complex projects, first at
Washington University and later at a number of area healthcare facilities.
Rob managed Washington University Continuing Services projects for six years. Projects there
included numerous laboratories and classrooms with significant amounts of IT, AV, and
Mechanical/Electrical/Plumbing technology.
At Principia’s Elsah campus he managed the renovation of Old Watson.
He managed interior renovations for a Quest Communications hub site.
Rob has headed numerous healthcare renovation and new construction projects, ranging from
cardiac cath labs, to cancer care facilities, MRI units and PACU facilities.
Rob has been the project director for all of Helmkamp’s recent work at Principia’s Elsah & St. Louis
campuses.

Craig heads KWAME’s efforts in the
K-12/Higher Ed field. He was project executive
for a number of LEED-certified and technologyintensive projects.
Craig Lucas heads KWAME’s efforts in the K-12/Higher Education field. Craig Lucas has 30-years of
experience in the fields of project management and design engineering. Craig is experienced in the
areas of construction, project supervision, total quality management, vendor and client interface,
and project scheduling and cost analysis. He is a licensed engineer with a BS in Electrical Engineering from University of Missouri Rolla and an MBA from Webster University,
His experience relevant to the CAB project includes:
• Project Executive for the $10 million construction of the St. Louis Community College William J. Harrison Northside Education Center in St. Louis. The 30,000-square-foot, LEED
Gold-certified, two-story building includes new classroom facilities, wet and dry lab space,
and common areas for use by both students and community organizations.
•
Project Executive for construction of Harris Stowe State University's new $17 million William L. Clay Sr. Early Childhood and Parenting Center. The LEED Gold certified facility contains high-tech audio and video systems, Other amenities include a parents' library and education room, a computer lounge for students, a multipurpose room with full kitchen, smart
board technology in all classrooms and a large multimedia classroom/lecture hall

Project Executive for the $15 million, 82,000-square-foot Gillespie Resident Hall
and Student Center. The 57,000-square-foot, four-story housing center can accommodate approximately 230 students. Half of the ground floor is devoted to the 25,000-squarefoot student center with such amenities as a computer lab and exercise center.

Project Management: Jeremy Sneddon, Project Manager
Jeremy has managed all of the life safety improvements on
The Principia’s Elsah campus.
Jeremy Sneddon has managed a number of complex education and healthcare projects since joining
Helmkamp in 2004.
Jeremy has been the project manager on approximately $12 million in life safety updates to residence halls
on the The Principia’s Elsah campus, in addition to numerous other projects. He managed the construction
of a new Environmental Health and Safety Facility – a sophisticated repository and depot for hazardous
laboratory materials – at Washington University in St. Louis, and has managed a variety of other classroom
and laboratory projects there.
Among his other recent work is a surgery/PACU suite for Gateway Regional Medical Center that was
constructed in an active patient tower. That project included the relocation of an ICU. Other recent
projects a sprinkler retrofit, also in an operating patient tower, and an emergency room triage.
Jeremy is currently managing a cardiac catheterization unit upgrade/remodeling for Gateway Regional.
Over the last year he has managed a variety of projects for HMA’s Poplar Bluff Regional Medical Center,
including emergency room, procedure areas, code corrections, and various administration areas. He is also
managing projects for various data centers for AT&T throughout Southern Illinois.
Prior to joining Helmkamp he managed projects at Northern Illinois University for Harn Construction of
Freeport, IL. He joined that firm after earning his Bachelor of Science in Construction Management from
Southern Illinois University at Carbondale in 1999.

Project Superintendent: Ricky Verdun, Project Superintendent
Ricky has managed all the life safety
projects on the Principia College campus.
Ricky Verdun joined Helmkamp in 1981. His education includes the construction management
programs at Lewis and Clark Community College and Southern Illinois University at Edwardsville.
Ricky has been an integral art of the education construction team at Helmkamp. He managed the
continuing service work at Washington University in St. Louis for 15 years. Notable projects include
the Givens Hall remodeling, the Presidential Debates sound stage, Simon Hall Auditorium, Simon
Hall Food Service and the Waste Management Building.
At The Principia projects he has managed include the Howard Center Kitchen Renovation, the residence hall life safety projects, the Old Watson renovation, and the Hexberg Center.
Ricky’s two decades of work on college campuses have enabled him to develop an understanding of
the intricacies of campus life and the best methods for completing projects with maximum efficiency
and minimal impact.

A 21-year industry veteran, Kevin earned his Associates of Applied Science degree in Construction
Management and Technology from Belleville Area College. He worked on institutional projects as a
superintendent for other Southern Illinois firms, prior to joining Helmkamp in 2001
Most recently at Principia, Kevin has been the project manager on a middle school renovation and
addition at The Principia‟s Clayton Road site. On a previous Principia project, completed earlier this
year, a member of the Principia staff wrote to Kevin: “As we come down the home stretch I would like
to express my gratitude to you and all the Helmkamp guys for the great job you all have done. You have
really gone the proverbial „extra mile‟ to meet the time constraints of the tight schedule. We work hard
here with the boys at understanding how hard work and excellence go hand in hand and you all with Helmkamp demonstrate that correlation wonderfully.”
Kevin’s most recent healthcare project is BJC‟s Chesterfield Orthopedic surgical center. He was
the superintendent on the endoscopy/PACU unit at Gateway Regional Medical Center in Granite
City, IL, completed in May 2010. The endoscopy/PACU was selected as a finalist in the Associated
General Contractors of St. Louis Keystone Awards. Following completion of that project, Damon
Brown, CEO of Gateway wrote, “Helmkamp provided quality communication, in-depth understanding
and knowledge of the healthcare construction process, and proactively problem-solved issues."
On that project Kevin addressed constructing the new unit in an active medical tower. He developed a solution for delivering materials to a staging area on an adjacent rooftop. He also helped to
develop a solution for providing access to an adjacent surgery through a sterile tunnel which bisected the work site.

Project Background: Helmkamp has been awarded the contract for life safety work at Anderson residence hall at Principia College in Elsah, IL. Design work is currently proceeding for
life safety work on two more dormitories at Principia College. These projects will represent
the tenth through twelfth such projects Helmkamp has undertaken for the college. The work
completed to date totals $6.5 million, with the program budget set at $13 million. The total
project is currently on pace to be completed ahead of the June 2013 deadline.
The completed buildings are Brooks House, Williams Cottage, Howard House, Buck House,
Sylvester House, Clara McNabb House and Rackham Court. Lowery House is currently being
completed and Anderson House began in December 2010.
The state of Illinois has mandated standards for dormitory life safety systems, which includes
installing sprinkler systems within dormitories. The dormitories at Principia College reflect a
variety of design and construction techniques. Some of them, such as Rackham House, were
designed by distinguished architect Bernard Maybeck in the 1930s and are internationally recognized for their design and construction.
Others are buildings from the 1960s. But all present unique design and construction challenges
in installing state-of-the-art sprinkler systems and reconfiguring certain aspects of the buildings
to meet the new standard.
Owner’s Requirements
1. A combination of wet, dry, and anti-freeze sprinkler systems has been installed in the dorms.
2. In addition to the sprinkler work, each dormitory has had its fire alarm system and de-vices
upgraded to include a voice evacuation system.

3. During each of the safety projects in the dormitories at Principia College, the students and
resident counselors have been relocated to other dormitories during the course of
Helmkamp’s work.
4. On the larger dorms, not all the students can be displaced. This has resulted in our doing
work in phases and swapping students to the completed half when done.

Project Background: KWAME served as construction manager/owner's representative for construction of Harris Stowe State University's new $17 million William L. Clay Sr. Early Childhood and
Parenting Center.
The 47,000-square-foot facility houses the University's Early Childhood Education unit and a childcare
center for children ages six weeks through five years. The center facilitates hands-on experience in
early childhood education based on the Reggio Emilio educational model, and also offers a variety of
parental guidance services.
The facility contains high-tech audio and video systems, and mirrored one-way glass for students and
parents to observe the children from the higher education classrooms. Other amenities include a
parents' library and education room, a computer lounge for students, a multipurpose room with full
kitchen, smart board technology in all classrooms and a large multimedia classroom/lecture hall.
The University is seeking silver LEED certification through environmentally friendly features, including
a highly energy-efficient mechanical system, a rain garden, pervious pavement and recycled rubber on
play surfaces to slow runoff of storm water.

KWAME served as construction manager on the $41.9 million science building and infrastructure
project at the Dallas County Community College - Richland campus in Richardson, Texas.
The new 115,000-square-foot facility is home to the Richland College Bookstore and the Health and
Science Placement Center programs. The new facility includes labs, classrooms, offices and student
study areas to support these programs. The project also includes construction of a new coffee shop,
bookstore, expanded parking, and upgrades and improvements to Richland College's mechanical infrastructure.
A unique challenge was the scope of water reclamation features, which entailed nearly every aspect of
the project, from the green roof and wall design to water cisterns in the parking expansion.
The design of the new building is consistent with Richland College's existing architectural style and incorporates concepts from LEED and Universal Design. The college will pursue LEED Platinum certification on the building.

DIVERSITY
Helmkamp has been committed to inclusion for
three decades.
Helmkamp/KWAME are committed to diversity in all of our business relationships.
Specifically for this project, we are setting an objective of attaining 20% MBE/WBE
participation.
To accomplish this aggressive objective, Helmkamp will actively recruit MBE/WBE participation from
a database of qualified contractors that we are updating on an ongoing basis. We will require the
MEP&FP contractors that we select to participate have a significant MBE/WBE component, whether
that is workforce, JV, or MBE/WBE qualifications of the firms’ principals.
In the 1980s, Byron Farrell, father of the current president of Helmkamp and past president of AGC
of America, met Sam Hutchinson, founder of Interface Construction at the Shell refinery and
encouraged Sam to become a contractor. Byron served as a mentor to Sam, and established a joint
venture corporation during the early years of Interface’s operation. In more recent years at
Washington University, Helmkamp Vice President Rob Johnes and Project Manager Rod Feree
encouraged Marion Hayes of BRK Electric as he left Guarantee Electrical to form his own company.
Sandra Marks, who managed Wash U.’s diversity program, credits Helmkamp with helping to
establish BRK in business. In 2007-2009 Helmkamp averaged 20% minority manhours on Wash U.
projects.
Tom Finan, Helmkamp’s director of business development and marketing and publisher of St. Louis
Construction News & Review since 1976 has been a strong proponent of industry diversity for over 30
years. Finan, who serves on the St. Louis Council of Construction Consumers Diversity Committee,
is working to further develop Helmkamp’s diversity program.
As a Minority Business Enterprise (MBE), KWAME knows that a diverse business community and
workforce are important to the success and competitiveness of our nation. KWAME has a longstanding commitment to M/WBE success, ensuring diversity within its workforce and among its
teaming partners. Diversity has always been at the foundation of KWAME’s mission. 75 percent of
our KWAME's workforce is made up of minority and female professionals - construction managers,
engineers, architects, attorneys and support staff.
The non-profit Kwame Foundation, Inc. has endowed well over $600,000 in academic scholarships,
which enable minority students to pursue higher education at some of the nation's finest colleges
and universities.

SUSTAINABILITY
Helmkamp is currently recycling materials at The Principia Middle School,
located on Clayton Road in West St. Louis County.
We know that it is possible to implement sustainability practices without adversely
affecting construction costs.
For this project we will be utilizing the services of Eco-Recycling for removal of demolition and
construction off-fall material. Eco-Recyling has an established partnership with owners and developers
seeking LEED certification. Ninety-four percent of the material received by Eco-Rycling can be recycled
into new materials or ground as filler for topsoil. Helmkamp is currently working with Eco-Recycling
on the renovation and expansion of The Principia Middle School, located in West St. Louis County.
We will attempt to source materials from suppliers located in close proximity to the jobsite, wherever
doing so makes sound economic sense.
We will coordinate on the front end of the project with a sustainability planning session with all
stakeholders. We will review sustainability efforts on a regular basis throughout the project duration
with BJC PD&C, the project architect, our MEP&FP subcontractors, and other project team members
to determine that we are implementing best practices. We will document results.
