VillageWalk has that small town feel. When you walk down the street, people wave or
say hello. Here in VillageWalk there are no strangers, only new friends. With friendships
comes a sense of belonging. With belonging comes a sense of being part of the
community. The residents here are happy, welcoming & caring. Even when you look up
the word community in the dictionary, it gives a very good description of VillageWalk:
kinship, unity, identity, cooperative spirit, village and neighborhood. This is best portrayed
by the six most repeated words in VillageWalk, “What Can I Do to help?”
Join us on the weekend of January 25 – 27 as we celebrate our wonderful community. This is a

S PECIAL EVENT S
( c o n t. )
“Group Therapy”
Dinner Party Friends
3rd Tuesday of each month beginning February 19.
Organizational Meeting Jan. 15. If you enjoy
cooking and eating good food with friends and
neighbors, Dinner Party Friends is the group for you.
And you don’t have to be a gourmet cook to join!
How does it work?
All members will host at least twice a year and plan
a menu and provide recipes at least once a year.
When you receive the menu and recipes, you phone
the host with the dish you wish to prepare. It’s that
simple. The host couple provides wine, beer or
mixed drinks before dinner. After dinner, the cost of
the ingredients purchased, including the dinner wine
is divided equally among the couples.
Sample menu:
Appetizers: Dates with Bacon
Mushroom Edison
Salad: Fanned Pear Salad
Baguettes and Butter
Entrée: Chicken Marbella
Couscous
Moroccan Carrots
Dessert: Decadent Triple Layer Mud Pie
Wine: Monkey Bay Sauvignon Blanc
And the best news is that the cost of this dinner was
less than $15 per person!
We encourage you to attend an organizational
meeting to be held Tuesday, January 15 at 6:30 PM
in the Great Room at the Town Center. If you can’t
attend, but wish to join, Contact: Kate Kennedy at

1. Encourage neighborhood participation in the program.
2. Welcome new neighbors to your community and

crime prevention efforts.

Movin Out is Broadway’s new, fresh, and extremely
different musical with music by Billy Joel and directed
and choreographed by Twyla Tharp. Since December 2005
Movin Out become the longest performing dance musical
on Broadway. Audiences are talking everywhere about this
distinguishably creative musical in which none of the actors
sing. Movin Out is described as a dance show as an acted
out narrative to the vocals that are performed by the band
and pianist that are displayed above the stage on a platform.
This intriguing theater production tells a story that takes
place in the 1960’s in Long Island, New York where a
group of young American boys act out their experience
with life and the Vietnam War. Yet, Movin Out isn’t a story
about high school romance and being shipped off to war,
it includes drug addictions, depression, and many other
realistic characteristics people faced during the confusions
of the 60’s. With classic Billy Joel songs such as “Uptown
Girl,” “For the Longest Time,” and “We Didn’t Start the
Fire,” audiences everywhere are singing along and making
personal connections to this new, fresh theatre creation.

In the early ‘60s just before The Beatles’ invasion,
four blue-collar guys from New Jersey turned
street-corner harmonies and a fragile falsetto into
millions of best-selling records. Winner of four Tony
Awards, Jersey Boys is the untold story of Frankie
Valli and the Four Seasons. The hit Broadway show,
still playing to sold-out houses in NYC, and fresh
from record-breaking runs in San Francisco, LA
and Chicago, now comes to Tampa in an exclusive
Florida engagement. You remember the songs
– “Sherry,” “Big Girls Don’t Cry,” “Dawn (Go
Away),” “Can’t Take My Eyes Off of You” – but
now experience all the group’s drama offstage along
with the infectious excitement of note for note inshow concerts of The Four Seasons’ greatest hits.

H o m e o w n e r ’ s Ass o c i a t i o n U p d a t e
Happy
New Year!!
From the entire staff at the HOA office,
we wish you and yours a happy and healthy New Year.
Neighborhood Election
Meetings
All Meetings will be held in Town Center. The dates are
as follows:
Moray Drive
6:00 p.m. Wednesday, January 9, 2008
Nautica Lane
6:30 p.m. Wednesday, January 9, 2008
Please make plans to be in attendance or give a proxy
to an Owner on your street that can vote for you in your
absence. The meeting cannot be held without a quorum
of 33% of the homes on your street represented in person
or by proxy.
Reminder
All hurricane shutters must be removed from all homes
until the next hurricane season begins (June 1, 2008).
No exceptions.
Water Shortage
We are all aware that we are lacking rain this time of
year and we are in a critical time as no relief is in sight.
We irrigate our homes and common areas with the lakes
and the lake levels are very low. We may have to reduce
our irrigation times to once weekly as mandated by the
State of Florida, County and the South Florida Water
Management District. Therefore, I request everyone’s
patience as we may stop all planting and we may loose
some turf and plants.
Keep in Mind
No trees may be removed or installed without approval by
the Architectural Control Committee.
Mail
When you begin to reside and receive mail within
VillageWalk, please notify Southwest Property
Management so that we may change your mailing address.
The same would apply when you return to your northern
20 ~ Talk of the walk January 2008
homes. Please call Michele 261-3440 ext. 25 and she will
be happy to update your contact information.
2008 Annual Members
Meeting
Mark your calendars. The Annual Meeting of the
members is 7:00 p.m. Wednesday, March 12, 2008.
The meeting will be held in the Town Center Ballroom.
Formal notification will be mailed.
Holiday Lighting
All Holiday lighting should have been removed by
January 10, 2008. Any and all other exterior lighting
must be approved by the Architectural Control Committee
prior to installation.
Street Lighting
If you notice a street lamp out, please write down the
number on the pole the adjacent address and street. Then
contact the HOA office at 239-949-9909 so that we may
contact FPL. FPL typically takes 7-10 business days to
make repairs.
Brinks Security
The VillageWalk account with Brinks for your home
is for monitoring ONLY. If you wish to add additional
services or require repairs, please contact them directly by
calling 239-275-5085. They will bill you separately for
additional services.
Neighborhood Committees
As stated in the Declaration of Covenants, Conditions
and Restrictions, every Unit shall be located within a
Neighborhood. These neighborhoods are determined
by streets. Therefore, each street is considered a
neighborhood. The Neighborhood Committee members
from each street shall be elected on an annual basis after
H o m e o w n e r ’ s Ass o c i a t i o n U p d a t e
the first election scheduled by The Board of Directors. The
number of Committee members will be determined by the
amount of residents represented at the meeting either in
person or by proxy. If 30% of the residents are present,
then there shall be three (3) representatives elected if
there are 50% of the homes represented then there shall
be five (5) members elected. The members within the
Neighborhood will have one Voting Member for every 50
homes. The individuals with the highest number of votes to
serve on to serve as a Representative will act as the Voting
Member. The Voting Members will vote on all Association
matters requiring a Membership vote.
The Importance of the Neighborhood Committee:
Each Homeowner is entitled to vote for the Board of
Directors and on any amendments to the Declaration
of Covenants, Conditions and Restrictions. All
other voting is done by the Voting Members of the
Neighborhood Committees. For example, suppose the
Board of Directors proposed to special assess for a large
unbudgeted item. The Voting Members would represent
your Street in voting on the matter. In addition, the
Committee will assist in deciding if your street would
like to pay for additional services. For example if you
( c o n t. )
are on a cul-de-sac and would like to install a fountain
in the lake or would like to collectively clean your roofs,
you would vote, if the majority approve bring the matter
to the Board of Directors and it would be reviewed and
subsequently approved or denied by the Board.
Mailings will be sent to each Owner notifying you of
the dates, times and location of the meetings. If you are
interested in serving as a Committee member simply
notify the Association office in writing. Nominations

Pets
The Declaration of Covenants, Conditions and
Restrictions for Villagewalk states each Owner must
clean up after his or her pet, (we suggest you make your
means of cleanup visible so there are no questions) no
dog is to be in common areas unless under a leash and the
Owner may be required to dispose of the pet if the animal
becomes obnoxious to other Unit Owners.
