is proud to present an opportunity to purchase
approximately 866 acres in southern Bosque County that has been passed down from
one generation to the next for the past century. Locally known as the Pool Property, this
hilltop ranch is currently being managed for the heirs of an estate by First Financial Trust
and Asset Management Company of Abilene, Texas.
The Pool Property is about 4.5 miles northwest of the town of Valley Mills, roughly 8 miles
southeast of Clifton, and 28 miles northwest of the intersection of State Highway 6 (SH 6)
and Interstate 35 in Waco, Texas. Lake Whitney is a short 15 miles away. The ranch is
rectangular in shape and has approximately ¾ miles of frontage on the east side of
Bosque County Road 3310 (CR 3310) , also known as River Road. The Bosque River is
approximately ½ miles west of CR 3310. The ranch is approximately 2.7 miles from the
intersection of SH 6 and CR 3310.
There is no known history of oil or natural gas drilling activity on the Pool Property and
there has been no apparent oilfield activity on any of the surrounding properties in the
past few years. One-half of the owned minerals are offered along with the surface rights.
There are no structural improvements with any contributory value. Both electricity and
treated water are readily available to service a new owner’s proposed structures.
Secluded building sites are numerous. Elevations range from 635 feet to 800 feet above
sea level. From the hill tops, landmarks beyond Clifton and Valley Mills are easy to
identify.
The Pool Property is heavily wooded, with various species of oak and elm trees being the
dominant hardwood species. Mature cedar trees are also prevalent in the canopy, while
smaller mesquite, oak and cedar trees make up the majority of the understory.
Wildlife consists of most native Central Texas species along with feral pigs. Bosque County
is noted for game-fenced ranches focusing on the management of white-tailed deer.
Wild turkeys and doves are also present in huntable numbers on the Pool Property.
Several of the surrounding ranches have established wildlife management programs.
Hunting pressure has been minimal for at least the past three years.
Several wet-weather creeks traverse the Pool Property. When these creeks are flowing,
waterfalls over limestone bluffs are prominent in at least three areas. Small springs in the
north and eastern portions of the property provide adequate water for wildlife and
livestock along creek beds even in the dryer years. These natural springs are
supplemented by several earthen stock ponds, which rarely go dry.

LOCATION:
East side of CR 3310, a caliche/gravel road maintained by Bosque
County. The property is approximately 28 miles northwest of the
intersection of Interstate 35 and State Highway 6 in Waco, Texas. By
road, it is about 5 miles northwest of Valley Mills and 8 miles southeast of
Clifton, Texas. Lake Whitney is approximately 15 miles northeast.
DIRECTIONS:
From Valley Mills, go north on SH 6 approximately 2.2 miles and turn right
onto River Road/CR 3310. From the bridge over the Bosque River,
continue approximately 2.4 miles to the ranch entrance, on the right.

ELEVATIONS:
Approximately 685 feet to 800 feet above sea level, with the higher
elevations in the central and eastern portions of the property.
WATER:
Seasonal creeks traverse the property from the east and northeast to
the west and southwest. Several small springs exist on the property,
which keep small pools wet in several locations along creek beds year
round. There are two earthen stock ponds along these drainages in the
central and eastern portion of the property. During seasonally wet
times, waterfalls of 5 to 10 feet are prominent in at least 3
locations as water flows over limestone outcroppings along the creeks.
SOILS:
Primarily Brackett-Eckrant; Eckrant; and Purves-Maloterre associations.
These are generally well drained soil types and are underlain by
limestone.

TREES:
Oaks (Live Oak, Spanish Red Oak, Post Oak and others) are dominant.
However, heavy cedar cover inhibits hardwood growth on several hillsides.
Mature cedars may exist in marketable quantity. Tree canopy and brush
covers more than 70% of the property.
MINERALS:
There are no current oil and gas leases on the property and there is no
evidence of production on surrounding properties. The seller will convey
50% of owned minerals. Deed records do not indicate any mineral
reservations since 1917 and the seller’s ownership may be 100%.
WILDLIFE:
Native wildlife game species include whitetail deer, wild turkeys and
doves. In addition, wild pigs have been frequenting the northern and
eastern portions of the ranch recently. There is no cross-fencing to hinder
game movement. There is an ample supply of available forage, brush
cover and water which supports a sizable wildlife population.
FENCING:
The northern property line borders a high-fence in excellent condition.
Portions of the southern fence line are cable and net wire.
However, the eastern and western fences are in poor to fair condition and
consist primarily of 2 or 3 strands of barbed-wire over net wire between
cedar posts and fence stays. There is no cross-fencing.
CEMETERY:
The Centerpoint Cemetery, comprising less than an acre, is located near
the northwest corner of the property. It is about 200 yards from CR 3310,
southeast of an old church site located on the adjoining game-fenced
ranch. A few legible headstones mark graves from the 1880’s to 1910.
LEASES:
None. Grazing and hunting leases were terminated early in 2011.
PRICE:
$2,600,000 (approximately $3,000 per acre).

Texas law requires all real estate licensees to give the following information about brokerage services to prospective buyers, tenants, sellers and landlords.
INFORMATION ABOUT BROKERAGE SERVICES
Before working with a real estate broker, you should know
that the duties of a broker depend on whom the broker
represents. If you are a prospective seller or landlord (owner)
or a prospective buyer or tenant (buyer), you should know that
the broker who lists the property for sale or lease is the
owner’s agent. A broker who acts as a subagent represents the
owner in cooperation with the listing broker. A broker who
acts as a buyer’s agent represents the buyer. A broker may act
as an intermediary between the parties if the parties consent in
writing. A broker can assist you in locating a property,
preparing a contract or lease, or obtaining financing without
representing you. A broker is obligated by law to treat you
honestly.
IF THE BROKER REPRESENTS THE OWNER:
The broker becomes the owner’s agent by entering into an
agreement with the owner, usually through a written listing
agreement, or by agreeing to act as a subagent by accepting an
offer of subagency from the listing broker. A subagent may
work in a different real estate office. A listing broker or
subagent can assist the buyer but does not represent the buyer
and must place the interests of the owner first. The buyer
should not tell the owner’s agent anything the buyer would not
want the owner to know because an owner’s agent must
disclose to the owner any material information known to the
agent.
IF THE BROKER REPRESENTS THE BUYER:
The broker becomes the buyer’s agent by entering into an
agreement to represent the buyer, usually through a written
buyer representation agreement. A buyer’s agent can assist the
owner, but does not represent the owner and must place the
interests of the buyer first. The owner should not tell a buyer’s
agent anything the owner would not want the buyer to know
because a buyer’s agent must disclose to the buyer any
material information known to the agent.
IF THE BROKER ACTS AS AN INTERMEDIARY:
A broker may act as an intermediary between the parties if the
broker complies with The Texas Real Estate License Act. The
broker must obtain the written consent of each party to the
transaction to act as an intermediary. The written consent must
state who will pay the broker and, in conspicuous bold or
underlined print, set forth the broker’s obligations as an
intermediary. The broker is required to treat each party
honestly and fairly and to comply with The Texas Real Estate
License Act. A broker who acts as an intermediary in a
transaction:
(1) shall treat all parties honestly;
(2) may not disclose that the owner will accept a
price less than the asking price unless authorized in
writing to do so by the owner;
(3) may not disclose that the buyer will pay a price
greater than the price submitted in a written offer
unless authorized in writing to do so by the buyer;
and
(4) may not disclose any confidential information or
any information that a party specifically instructs the
broker in writing not to disclose unless authorized in
writing to disclose the information or required to do
so by The Texas Real Estate License Act or a court
order or if the information materially relates to the
condition of the property.
With the parties’ consent, a broker acting as an intermediary
between the parties may appoint a person who is licensed
under The Texas Real Estate License Act and associated with
the broker to communicate with and carry out instructions of
one party, and another person who is licensed under that Act
and associated with the broker to communicate with and carry
out instructions of the other party.
If you choose to have a broker represent you, you should
enter into a written agreement with the broker that clearly
establishes the broker’s obligations and your obligations. The
agreement should state how and by whom the broker will be
paid. You have the right to choose the type of representation,
if any, you wish to receive. Your payment of a fee to a broker
does not necessarily establish that the broker represents you.
If you have any questions regarding the duties and
responsibilities of the broker, you should resolve those
questions before proceeding.

The real estate licensee asks that you acknowledge receipt of this information about brokerage services for the licensee’s records.
