But persistently tight lending standards are making it difficult for creditworthy, financially responsible families to
buy a home and threaten to ultimately prevent millions of
families from ever becoming home owners.
Homeownership has always been – and continues to be –
the single best long-term investment for most Americans.
It is a primary source of wealth and financial security for
many households, helping to provide for education, retirement, and more.
Current and aspiring home owners need to choose carefully before voting for political candidates this fall. Your
vote could ultimately determine whether policies are enacted in the next Congress that impact your ability to buy
a first home, keep your current home, or enter into the
move-up market.
Legislative and regulatory proposals that would greatly
harm home owners, home buyers, the housing market, and
the nation’s economy are under consideration by government policymakers. These include ongoing threats to the
mortgage interest deduction, instituting a standard 20 percent down payment on home loans, and ending the federal
backstop for housing, which would make the 30-year
mortgage less accessible and more expensive.
As the debate over housing policy unfolds, it is crucial to
ensure that homeownership remains attainable and that
access to safe, decent, and affordable housing remains a
national priority. Make sure that politicians know where
you stand on homeownership issues by attending the

including new construction of single-family and multifamily homes, remodeling, and services provided by existing
homes. Building 100 average single-family homes generates 305 jobs, $23.1 million in wage and business income,

Gobble and Jarrelle Custom Homes, “your hands on
builder,” has 40 years experience building custom homes in
Richmond and the surrounding area. We have combined my
experience as a real estate investor with the Jarrelle family tradition of building that started with Francis Jarrelle, Sr. Now,
Francis Jarrelle, Jr. and his son, Francis Jarrelle III, are on the
construction site daily both managing the project and completing much of the work themselves and using our own employees.
We are truly a custom builder by encouraging changes and
working closely with our clients to build their dream home.
What has been your best business decision?
Deciding to debut our new brand, Gobble and Jarrelle, along the
Robious road corridor in Riverdowns / Queens Grant. The excellent school district and popularity of this area has given us
great exposure.
Your worst decision?
Passing up many real estate deals due to over analysis.
Biggest challenge/opportunity in the next 5 years?
To take the step from builder to builder/developer. Also, to
continue growing and building more homes while still providing the attention of a custom builder.
What are your hobbies?
I love sailing, especially out of Deltaville.
Family:
I have two beautiful and talented girls, Taylor (16 yrs. old) and
Madelyn (12 yrs. old).
What’s your dream vacation?
Mediterranean cruise with many port stops.

We are a sustainable design firm, specializing in architectural and interior design for residential new construction,
renovations, and additions.
What has been your best business decision?
Our best decision was taking the leap to start Terre in the
first place, although moving out of our home offices into a
“real” office is a very close second. Having a shared creative space to work in has made a big difference in what we
have been able to accomplish.
Your worst decision?
Trying to take on too many things ourselves. We know we
should outsource some of our overhead tasks. Unfortunately this is a lesson we are still trying to learn!
Biggest challenge/opportunity in the next 5 years?
We’d like to purchase and renovate our own investment
properties.
What are your hobbies?
We are passionate about all things home and are constantly
designing and creating things to make our own everyday
lives a bit brighter. When we really need to blow off steam,
we attempt to play tennis.

Tim Parent, sales and marketing manager at Gumenick Properties, and Andrew Ryan, a partner with marketing and communications firm Commonwealth Partnerships, provided insights and best practice tips for home
builders. Their presentation addressed market research and sales tools that home builders can use to develop
and implement effective marketing and sales strategies. Among the topics addressed were surveys, secondary
research, segmentation studies, and CRM systems. A copy of the presentation is available on the HBAR website under “News.”
HBAR 1ST ANNUAL FAMILY SUMMER PICNIC
AUGUST 16TH
HBAR held the first annual Family Picnic on August 16, 2012 at
the Kanawha Recreation Association. The event was sponsored by
the HBAR Associates Council that promotes “Do Business with a
Member.” Members grilled food for HBAR families, served popcorn, popsicles, and cake to the kids, and enjoyed a wide variety of
games that included swimming, a piñata, face painting, corn toss,
and a playground. The atmosphere was great and it was an event
to remember.

HBAR Survey to Track New Housing Trends

The cautious optimism in the new home market is palpable. Home builders, developers, Realtors, and others are
seeing the market finally rebound as more houses are sold
and more orders to build processed. For the first time in
recent memory, we’re also seeing consistent and positive
news coverage about new housing sector and new home
developments across Central Virginia. This anecdotal evidence is great and reassuring. However, HBAR believes
that it’s important to more closely track the health of our
market and provide analysis for our members and the public at large. Working with Commonwealth Partnerships, a
marketing and communications firm that focuses on the
real estate sector in Virginia and provides market analysis
through the Virginia Real Estate Blog, HBAR is going to
undertake a new project to track new home sales trends
and gauge the current state of the new home market in the
Richmond region.
Many HBAR members are familiar with informal reports
that track the number of new home sales and prices. These
reports can be valuable for the industry and HBAR is
looking to provide an additional source of information and
analysis, which will further benefit our members. The
HBAR report will be based on a survey sent to all builder
members. The survey will be comprised of four short
questions covering the number of builds, number of sales,
average square feet, and average price. This information
will be collected and aggregated to provide a picture of the
entire new home market in the Richmond region. No specific builders will be highlighted and there won’t be any
rankings of builders. We believe the information is most
valuable when we combine the total number of homes
sold, for example, and compare that figure to previous
years. This comparison will give HBAR and its members
a good sense of where the market stands.

In terms of next steps, builders will receive the 2011 survey questions via email in October and the 2012 questions
in January. Please be sure to complete the surveys as
quickly as possible. When the results are released early
next year, we hope that all members will review and share
them with friends and colleagues. Many other organizations have issued similar reports about their industries on
an annual or quarterly basis. We are excited about the survey and its potential benefits for HBAR and our members.

We’re not picking winners and losers or publishing information on specific builders, but simply providing objective analysis about the market as a whole. The first set of
survey questions, which covers 2011, will be sent to builders in October. The second set of questions will cover
2012 and be sent to builders in January.
This survey will be yet another valuable benefit for HBAR
members. Once compiled, the brief report will be shared
with all HBAR members. It also will be distributed to the
media and we’ll work to secure positive coverage of the
report and HBAR. Creating this branded report will allow
