Thanks to its membership to the Groupe Auchan and the success of its recent openings, Immochan has accelerated its development: the company will introduce an ambitious 700,000 sqm pipeline of identified commercial projects (extensions and creations) and plans to open to new partnerships. Successful openings A dynamic approach to acquisitions Immochan is committed to developing major commercial and life projects that are regional leaders, as part of the development of Auchan. In 2012, Immochan acquired in Hungary 7 shopping centres from Groupe Louis Delhaize (CORA). ZENIA BOULEVARD (Alicante, Spain, 80,000 sqm GLA) and AQUARELLE (Volgograd, Russia, 92,000 sqm GLA), the last two emblematic openings- thanks to their size, their concept, their offer and their qualityachieved successful openings on the 26th September 2012 and on the 27th February 2013. In 2012, the amount of shopping centres under Immochan’s management has increased from 320 to 340, totalling 2 million sqm. At the end of 2012, Immochan’s asset has been evaluated to € 7.8 billion. In Italy, the company acquired 49% of shares owned by Simon Property in Gallerie Commerciali Italia (GCI), to obtain full ownership of its subsidiary and oversee its development in this country. At the end of 2012, Groupe Auchan acquired 91 Real hypermarkets in Central and Eastern Europe and 13 shopping centres in Russia and Romania from German group Metro. 03 Press Release Croix, 8th March 2013 Alegro Setubal Galeria Bronowice A pipeline made of ambitious identified projects A diversified development strategy Immochan launched, in 2012, 10 major projects in Europe and Asia. They are at the forefront of a pipeline of 700,000 sqm identified projects The historical property development activity remains the main focus. It is based on full ownership, a long term vision, responsible and sustainable values, as well as a permanent attention to strengthen retail and the attractiveness of sites. Within 3 years, Immochan has planned the inauguration of 80 creations and extensions of galleries and strip malls. To fulfil this development project, Immochan will invest more than €2 billion, of which 50% will be dedicated to the creation of new shopping centres. Backed by its powerhouse Auchan and the historical and recognized know-how of the company, these projects will be marked by quality and sustainability, both in their design and their operation. At the same time, Immochan plans to open to new forms of development involving public and private investment partnerships. The recent signature of an agreement with a first-rate investor for the sale of seven commercial assets in France (€160 million), of which 20% of the shares are kept by Immochan, is the first achievement of this new strategy. Beyond the outsourcing -in full or in part- of mature assets, the diversification of development forms will be fulfilled in sales development and sales, joint investment, joint development, sale and leaseback and third party operation, at all project stages. The phase 1 of the shopping centre opened on the 29th November 2012. It concerned the Auchan hypermarket as well as the 5,643 sqm of the gallery, including national and international brands of fashion, services and restaurants.
