The majority of the events took place in the 600-acre purpose-built Olympic Park in east London. The Park includes: an 80,000-seat stadium, aquatic centre (pictured right) and velodrome, as well as a handball arena, basketball arena, a media centre and an Olympic Village. As part of CLM, the delivery body responsible for the programme and project management of all the projects delivering the infrastructure and venues for the London 2012 Olympic and Paralympic Games, Mace was integral to the coordination of all the activities and interfaces across the project, achieving key milestones and receiving industry recognition for health and safety performance. Mace has also been appointed by the Olympic Park Legacy Company as project manager to help transform the site into a focal point for regeneration in east London post-Games. This means that Mace is the only company to have worked on the Olympics and its legacy from conception through to completion. Abu Dhabi, UAE Under the patronage of His Excellency Sheikh Zayed bin Sultan Al Nahyan, Abu Dhabi Cricket Council was granted funds to develop a stadium capable of staging international cricket events. As project managers, Mace helped to deliver the 22,000-seater stadium featuring the largest cantilevered roof in the Middle East. The stadium also includes conference facilities, VIP stadium boxes, bespoke broadcasting facilities to provide televised coverage, changing rooms, kitchen and restaurant areas, and a 9 www.macegroup.com Hotels, leisure and sport Hyatt Regency Hotel Kiev, Ukraine Appointed as project manager to this stalled project, Mace quickly and efficiently adapted the works to successfully deliver a high quality hotel for operator, Hyatt. The scope of works included the delivery of a new presidential suite in addition to restaurants, bars, meeting rooms and car parking – all in difficult conditions with temperatures fluctuating between -20C and +30C. 10 Four Seasons Hotel Client Value Completion CJSC Sofia Kiev £32m 2007 Despite these challenges, Mace successfully completed the new building and achieved one million working hours on the project, without a reportable health and safety incident. By combining effective processes with strong and resourceful management, Mace delivered an exceptional hotel property befitting the international brand. Baku, Azerbaijan Mace was originally appointed as the principal’s representative for the development of this beaux-arts style 175-key luxury hotel. As the project evolved, our role was also extended to include project management, construction management and commercial management services. As part of the team, our input was critical to the success of the project; ultimately delivering the hotel faster than expected. Client Value Completion Confidential Confidential 2012 Meeting the demands of a high quality finish – sourcing materials from around the world – was balanced with Mace’s reduction of the budget overrun. This involved implementing strict monthly payment assessments and creating a package procurement sign-off process and variation management system. 11 Emirates Air Line London, UK The UK’s first urban cable car, Emirates Air Line, is part of the Mayor of London’s vision for east London transforming the area into a new metropolitan quarter boasting new businesses, homes and job opportunities. Mace was appointed as the design and build contractor to deliver the cable car scheme and lead a consortium of experts. The complex project involved stretching 50-millimetre steel cables to more than one kilometre in length between steel towers 90-metres high. The cables carry 34 cars, each capable of carrying 10 passengers, and a provide a low-emission, quick, direct and fully accessible link connecting Greenwich Peninsula and the O2 with the Royal Victoria Docks and ExCeL. Completed in under 14 months, Mace’s role on the project continues with Macro, Mace’s facilities management business, who are now running the entire operation including all front of house services, ticketing, security and maintenance – with a supply chain employing a large percentage of people from the local area. Nine weeks after the official launch of the capital’s newest mode of transport, more than one million passengers had travelled across the river. Client Value Completion Transport for London Confidential 2012 www.macegroup.com Hotels, leisure and sport Starwood Aloft Hotel Abu Dhabi, UAE Mace was appointed as project manager on the Starwood Aloft Hotel in the second phase of the Abu Dhabi National Exhibition Centre development. The three-star hotel comprises 400 guestrooms and is built across the concourse of the new exhibition centre. As a boutique hotel chain combining modern, high-end design (from the David Rockwell Group) with a sophisticated mixture of service and features, Starwood Aloft offers a selection of restaurants, bars and meeting rooms. In addition, it houses a wedding hall, an open swimming 14 Café Royal Client Value Completion ADNEC £50m 2009 pool, gym and spa, all of which serve the exhibition guests and the capital. Mace was also involved as project manager on the adjacent five star Hyatt hotel, the leaning ‘Capital Gate’ tower, and phase two of the exhibition halls development. London, UK Mace has transformed the Café Royal, once a chic hangout for the stars of literary London, into a 160-key luxury boutique hotel with spa facilities, retail, business centre and a swimming pool. It is the centrepiece of The Crown Estate’s Quadrant development, which is designed to revitalise the southern end of London’s Regent Street. Appointed as construction managers, Mace oversaw a complex demolition and structural re-engineering to convert three buildings into the new, bigger and more luxurious Café Royal. Client Value Completion Alrov £100m 2013 Not only was the design and build technically complex, but also the stakeholder management. Mace worked tirelessly with a wide range of stakeholders to clarify requirements, approve licenses and ensure compliance throughout the programme including the client, The Crown Estate and its representative, Regent Street Direct, Westminster City Council and its public realm contractor. 15 www.macegroup.com Hotels, leisure and sport Dartford Judo Kwai Kent, UK Dartford Borough Council commissioned Mace to replace the Dartford Judo Club’s existing premises with a brand new £3.5m state-of-the-art facility. The project was completed under a two-stage design and build contract. The two-mat Judo Kwai is a national centre of excellence for the sport and has been used as an Olympic training facility. 16 Travelodge Client Value Completion Dartford Borough Council £3.5m 2006 As well as providing space for coaching, training and competition events at local, national and international level, the main ‘dojo’ arena also accommodates between 300 and 400 spectators, a gym and a seminar room. Various, UK As one of the largest and most established budget hotel brands in the UK, Travelodge operates in a highly competitive market meaning control over quality and consistency is pivotal to the company’s success. Internal control of these issues takes good systems, technology and people, and Travelodge decided to outsource this function in order to improve it. Travelodge appointed Macro, Mace’s facilities management business, to provide helpdesk services for their internal facilities management, supporting regional and hotel managers 24/7, which represented a major efficiency and cost Client Value Completion Travelodge Confidential 2007 improvement on the chain’s previous in-house operation. Macro’s own highly developed facilities helpdesk service, fm24, was ready to deploy quickly, and the team’s responsibilities grew to include managing the hotels’ facilities management budgets, improving reporting and invoicing. This integrated set of services supported the client’s ultimate goal: keeping the hotels working at full capacity at a level of quality that its customers have come to trust. 17 www.macegroup.com Hotels, leisure and sport Sochi Winter Olympics 2014 Sochi, Russia Mace was appointed by the Russian Federation Olympic Bid Committee to prepare an independent deliverability report for presentation to the International Olympic Committee. The presentation was the final pitch on behalf of the Black Sea resort of Sochi in their bid to be appointed as host city for the 22nd Winter Olympic and Paralympic Games. The Sochi 2014 deliverability report draws on the lessons learned from Mace’s work on the preparation of London’s winning 2012 Olympics bid. The Mace team helped the Russian team to prepare the city for the 18 Xanadu Mall Client Value Completion Russian Olympic Bid Committee Confidential 2011 Games, providing preconstruction scheduling, phasing and logistics planning on more than 200 individual projects within two Olympic Parks (coastal and mountain), the Sochi district and the interlinking transport corridors. Madrid, Spain Mace established its reputation in delivering complex leisure facilities with this major leisure and retail development incorporating an indoor ski slope. As project manager and design consultant, Mace delivered this new take on the traditional retail mall, complete with cinemas, an indoor ski slope, restaurants, and nightclubs. The multi-purpose development meant the team was able to draw on its strength in coordinating largescale projects involving a myriad of suppliers in a well-timed and smoothly executed programme. Client Value Completion Mills Corporation £90m 2004 Identifying key dependencies early on was critical to ensure quality was maintained across the entire project. The snow dome in particular brought unique challenges to the project and required the coordination of many highly technical suppliers. Mace was able to ensure the client’s ambitious vision was turned into a reality for shoppers and retailers alike. 19 www.macegroup.com Hotels, leisure and sport The Savoy London, UK The Savoy, a hotel which is synonymous with quality and luxury, has been a fixture of London life since 1889. The hotel was closed in 2007 for a complete refurbishment and Mace was appointed in 2009, when the project was mired in a series of problems which added 12 months to the expected delivery date. Our first task was to bring clarity to the project for the client, to understand the project challenges and to provide a plan for the remainder of the project. The team reorganised the project, reappointed the consultants, and agreed a full scope of works with 20 National Gymnastics Arena Client Value Completion Fairmont Hotels Confidential 2010 the main contractor, suppliers and craftspeople to meet the opening date. With hard work and determination, Mace and the extended team made sure The Savoy reopened, as promised, at 10:00 on 10 October 2010, to full bookings and with great acclaim. Baku, Azerbaijan The National Gymnastics Arena will provide all the facilities training gymnasts require, from training halls, gyms and auditoriums, to canteens and offices. On completion, the venue will host a number of international sporting competitions including the 2014 European Rhythmic Gymnastics Championship. Mace’s appointment as construction and project manager was assisted by our experience in building the London 2012 Olympic and Paralympic Games venues as part of the CLM consortium. Client Value Completion Confidential Confidential 2013 When complete, the arena will include a 9,000-seater stadium, a 2,500 square metre training hall, medical centre and 16,000 square metres of landscaped gardens. Our project team has been praised for raising the standard of health and safety management in the region, with the team becoming the first of Mace’s international projects to adopt our health and safety improvement programme ‘Safety first. Second nature.’ 21 www.macegroup.com Hotels, leisure and sport Porto Montenegro Tivat, Montenegro Mace is providing project management and technical services for Porto Montenegro, a luxury 650-berth marina development in Tivat, Montenegro. The project comprises secure yacht berths, residential and retail units, and a five-star waterside hotel. Mace’s fit out business, Como, is also delivering the residential and retail parts of the development. Mace brought its management expertise to the development – improving local construction processes such as introducing the industry standard FIDIC (International 22 Manchester Commonwealth Games 2002 Client Value Completion Adriatic Marinas Confidential 2013 Federation of Consulting Engineers) contracts, adapted for local systems, for the construction and engineering works. This contract management has reduced both the cost and the risk of the project. Mace worked hard to engage the local community in the development by employing the local workforce and holding informative and social events for nearby residents. Manchester, UK Mace was appointed as project manager to help deliver facilities and programme management for the Manchester Commonwealth Games 2002. The Games were, at the time, the largest sporting event ever to have been hosted in the UK – attracting over one million visitors and 4,000 competitors from over 70 nations to the city. In its pivotal role, Mace programme managed and integrated the work of more than 200 functional groups involved in every aspect of Games preparation. This was wide ranging, from construction to catering, and Client Value Completion Manchester City Council £120m 2002 implementing a master programme that became the focus for planning throughout the lead up to the Games. The project team was also responsible for stakeholder consultation, liaising with public sector bodies such as the city council on issues extending from transport to ‘dressing’ the city streetscape. After the Games, Mace remained involved with the conversion of the stadium into its present form – the Etihad Stadium, home of Manchester City Football Club. 23 www.macegroup.com Hotels, leisure and sport Marina Bay Sands Singapore, Republic of Singapore Marina Bay Sands occupies 20 hectares of reclaimed land and was conceived as a lifestyle destination with a distinctive identity that would set Singapore apart from other cities in the region. With luxury hotel accommodation provided in an ambitious multi-tower design topped by a 200-metre high SkyPark, the development also incorporates a blend of retail, dining, gaming, entertainment, expo and convention space. Appointed in mid-2006, Mace and its joint venture partner Hsin Chong provided the preconstruction services 24 Grove Hotel Client Value Completion The Las Vegas Sands Corporation Confidential 2011 Hertfordshire, UK required to establish the project, from designing the programme to developing package and logistics management strategies. Mace worked in partnership with the client’s team, to transform the Grove Hotel in Hertfordshire into a new fivestar hotel and country club. Successful completion of the sizeable project was predicated on finding solutions to some significant construction challenges, from the issues posed by building on marine clay, to realising complex designs such as the sloped hotel frames and 7,000-tonne SkyPark. The dilapidated Grade II* listed mansion house and outbuildings were extended and converted to the highest standard. Mace’s experience in dealing sensitively with listed buildings was essential in supporting the client’s in-house development team and achieving the balance between a high quality modern hotel and the historic setting of the original buildings. Client Value Completion Ralph Trustees Limited £110m 2004 As project managers, Mace assisted with the launch of the design competition and the appointment of consultants, as well as working with the architect and helping coordinate the involvement of English Heritage. Accolades for the Grove Hotel are numerous: in 2005 it was named ‘AA Hotel of the Year’ and Condé Nast included it in the 50 Coolest New Hotels in the World publication. 25 www.macegroup.com Hotels, leisure and sport Fairmont The Palm Dubai, UAE Acting in a programme and project management role, Mace has delivered Fairmont The Palm, a development that stretches over 460 metres of beachfront on the trunk of the famous Palm Jumeirah. This five-star beachfront hotel comprises 381 luxury rooms and presidential suites, an exclusive lounge and a Willow Stream Spa overlooking Dubai’s shores from the trunk of the Palm Islands. The Venetian Client Value Completion IFA Hotels & Resorts £200m 2012 At 14 storeys in height, the property includes luxury penthouses and 10 luxury residences that form the Fairmont Heritage Place, The Palm private residence club. In addition to the hotel, the resort will also feature seven food and beverage outlets, a spacious health club, outdoor leisure facilities, beach club, kid’s club and three swimming pools set in extensive landscaping. Macau, SAR China The Venetian was conceived as a world-class, multi-operator resort environment to compete with Las Vegas. In order to deliver this immense development, the world’s second largest building on completion in 2007, the client, Las Vegas Sands Corporation, appointed joint venture partners Mace and Hsin Chong which combined the construction management expertise of Mace with the local knowledge of Hsin Chong Engineering, a well-established local construction company. Client Value Completion The Las Vegas Sands Corporation £1.4bn 2007 comprehensive procurement and logistics management strategies. For logistic and management purposes, the site was divided into a series of zones, with each zone treated as a major project in its own right with its own stand-alone construction management team. A range of sustainability measures were also implemented during construction, ensuring the development minimised its water, and energy consumption and waste production in operation. Successful delivery on such a vast scale required intensive planning and 26 27 The London Eye London, UK The London Eye, at 135 metres, is the tallest cantilevered observation wheel in the world and one of the most complex engineering projects in modern history. Situated on the south bank of the river Thames, the 1,200-tonne wheel was constructed to a demanding and complex schedule with Mace coordinating the multiple work packages and developing unique and innovative solutions to create significant savings in time and cost. This included the assembly of the wheel on barges in the river Thames from which they were hoisted into place during a 17-hour, two-stage lift. Off-site manufacturing for the 32 passenger capsules, which were designed and fabricated in France and transported by road to the site, also created significant efficiencies. Since opening in March 2000, the Eye has won more than 75 awards for national and international tourism, outstanding architectural quality and engineering achievement. Client Value Completion British Airways £75m 2000 www.macegroup.com Hotels, leisure and sport Mall of the Emirates Dubai, UAE Mace has helped long-term client Majid Al Futtaim to realise many projects but few as complex and ambitious as the Mall of the Emirates, which at 60,500 square metres, is the largest retail and leisure mall outside North America. The project incorporates two hotels, which include swimming pools and spas, a vast selection of retail outlets, and a 400-metre indoor real snow ski centre. The project was successfully completed within 23 months in an aggressive construction programme. The Mall of Emirates opened to great acclaim and was named winner of the ‘Best Design and Innovation’ category in the International Council of Shopping Centres International Design and Development Awards in 2007. Sint Maarten, The Caribbean An international leisure and luxury travel company wanted to create a prestigious development consisting of a luxury yacht marina, exclusive retail and leisure areas, and a comprehensive range of accommodation from two-bed apartments to multi-million pound penthouse suites. Client Value Completion Confidential Confidential 2010 Mace continued its role into 2010 to support and direct final phases including completion, commissioning and final contractual close-out, to ensure its client gained the maximum value from construction and delivery. As project manager, Mace was able to support the client’s objectives throughout. Initially undertaking technical feasibility and audit reports in 2008, Mace then graduated to the client’s representative, helping to enforce cost and project controls in a tough local market. 31 www.macegroup.com Hotels, leisure and sport Algarve Motor Park Portimao, Portugal The Algarve Motor Park is a facility of great value to the region and also for the country, bringing international sporting events and greater visibility to the area. Its design also incorporates a state-of-the-art drowning detection system making it one of the safest pools in the UK. Mace provided an integrated project and programme management service on the construction of the complex, as well as health and safety supervision which is of paramount importance on projects of such technical complexity. Mace was appointed to project manage a new swimming pool and leisure facility in Corby, East Midlands as part of a wider regeneration framework for the Parkland Gateway area of the town centre. Identified as a training pool for the London 2012 Olympic and Paralympic athletes, this first-class facility includes 50-metre and 20-metre training pools as well as a 70-station gym, dance facilities, a health suite and fun pool with a flume. Completed in 2008, the autodrome was built in a record period of 12 months and has already hosted a number of key sporting events The 50-metre Olympic-standard pool is equipped with moveable floors and booms to provide a flexible space capable of holding international On completion the project received a BREEAM ‘Very Good’ accreditation. 32 including the World Superbike and World Touring Car Championships. The delivery of further leisure facilities is ongoing with a new hotel and apartment complex. Replacing an existing pool, the construction of the new facility had to be delivered while the pool was still in operation. The design implemented sympathetic materials due to its proximity to ancient woodland. 33 www.macegroup.com Hotels, leisure and sport Olympic and Paralympic Village London, UK The Olympic and Paralympic Village, which lies adjacent to the Olympic Park, accommodated over 17,000 Olympic and 6,000 Paralympic athletes and officials during the London 2012 Games, along with shops, restaurants, medical, media and leisure facilities and large areas of open space With the Games complete, the Village is being transformed as part of the legacy project. Comprising 2,818 new homes across 11 individually designed plots, it will become a new London neighbourhood – offering a range of high-quality affordable, privately rented or owned homes. 34 Premier Inn Client Value Completion Olympic Delivery Authority £175m Ongoing Of the total homes in the Village, 1,379 properties have been purchased by Triathlon Homes – to provide high-quality affordable housing. The remaining 1,439 homes will be transformed into private housing, after being acquired by UK developer Delancey and the Qatari Diar Real Estate Investment Company. The consortium has also secured six adjacent future development plots with the potential for creating 2,000 more homes. Community facilities, newly created parklands and some of the best transport connections in the capital will help to deliver this sustainable and thriving neighbourhood. London, UK Premier Inn is the UK and Ireland’s biggest and fastest growing budget hotel company. Mace was appointed as design and build contractor on this 165-bedroom hotel in Ealing, west London with restaurant and bar facilities at ground floor. Client Value Completion Tydwell Ltd £14.5m 2012 On completion, the hotel was awarded a BREEAM ‘Excellent’ accreditation. In order to deliver the ground floor level hotel to programme in time for the London 2012 Olympic and Paralympic Games, Mace provided a fast-track solution by installing prefabricated bedrooms and a prefabricated linked corridor section in seven weeks. 35 www.macegroup.com Hotels, leisure and sport JW Marriott Hotel Absheron Great Northern Hotel London, UK The Great Northern Hotel is a 19th century Grade II listed building that has been sensitively restored, refurbished and brought back to life as part of the King’s Cross regeneration scheme. A consortium assembled and led by Robson Asset Management was selected by King’s Cross Central – a partnership between Argent, London & Continental Railways and DHL – to recreate the unique Great Northern Hotel. Mace acted as the hotel’s design and build contractor and was also a co-investor in the project. 36 Client Value Completion Robson Asset Management £22m 2013 The hotel, which first opened in 1854, sits at the southern end of the 67acre regeneration site and is ideally located for both King’s Cross station and St Pancras International, with connections to mainland Europe and the rest of the UK. Completed in 2013, the hotel comprises 91 luxury bedrooms, a bar and restaurant. Baku, Azerbaijan Mace was the employer’s representative on this project which involved the transformation of one of the most luxurious hotels in Baku. With its prime location on Azadlig Square, the five-star Absheron JW Marriott Hotel has become an instant landmark in the city. Client Value Completion Confidential Confidential 2011 Mace’s role involved overall management of the project and all commercial aspects including procurement, change management, cost control and reporting. The building is 21 storeys high with a five level podium. There are 14 floors containing guestrooms as well as meeting and conference facilities, a fitness centre and spa. 37 Jumeirah Beach Residence Dubai, UAE Designed as a ‘lifestyle destination’, the £900m Jumeirah Beach Residence spans 1.7 kilometres of Gulf shoreline comprising 35 towers and incorporates four hotels as well as residential, retail and some commercial space. Mace was the project manager on what was the largest ever singlephase residential scheme. It was a fast-track programme but was completed on time and only 40 months after works began. The team coordinated a large multinational workforce that numbered in excess of 22,000 at the peak of construction, while also maintaining a healthy and safe working environment for the thousands of people working on site. Mace was also appointed to provide all cost management services associated with the development as well as facilities management services through Macro, Mace’s facilities management business. This included the production of operational and life cycle models and leading the procurement of support services.
