DEVELOPMENT IN PRAIRIEWOOD AND LAKEVIEW
CORPORATE PARKS
PRAIRIEWOOD CORPORATE PARK: PrairieWood Corporate Park is a mixed-use real estate
development located in Pleasant Prairie, Wisconsin. The park is located off I-94 midway
between Chicago and Milwaukee, one mile north of the Wisconsin/Illinois border. The original
project included approximately 270 acres business/office park on the west side of I-94 and
south of 104th Street. The business/office park could accommodate office, industrial and
warehousing uses. WISPARK LLC, a Milwaukee based utility holding company originally created
the Park, sold approximately 69 acres to Jockey International, Inc. in 2001 and sold the
remainder of the Park in 2007 to Center Pointe Properties. The development plan is flexible to
meet the needs of a variety of prospective tenants. When fully built out, the Park could support
approximately 600,000-square-feet of office development and 2 million square-feet of
warehouse and/or manufacturing space with employment at full build-out estimated at 2,500 to
3,500 jobs.
The following is a listing of PrairieWood Corporate Park tenants as of January 1, 2009.
Uline Corporate Campus: In 2008, Uline purchased approximately 196 acres of land and
began construction on a 274,705 square foot corporate office building and 1,086,400 square
foot distribution building. The campus is located south of Highway Q just west of the West
Frontage Road.
Corporate Office Building:
A
203,000 square foot office building plus

provided with four (4) elevators that serves each floor level. Two of the elevators are
sized to accommodate ambulance stretchers. When the building is complete in the
spring of 2010, the corporate offices will house 650 employees with 850 employees
projected by 2015.
Distribution Center: A 1,086,400 square foot distribution center includes a 30,000
square feet office area in the northeast corner of the building. The office function will
support the distribution center functions including Human Resources and break and
lunch room facilities. Upon completion of this building, at the end of 2009, the
distribution center will have 200 employees with 250 employees anticipated by 2015.

LAKEVIEW CORPORATE PARK:
LakeView
Corporate Park is a mixed-use real estate
development
located
in
Pleasant
Prairie,
Wisconsin. The park is located off I-94 midway
between Chicago and Milwaukee, one mile north
of the Wisconsin/Illinois border.
The original
project includes a 1,542-acre business/office
park and a 425-acre nature conservancy area on
the Des Plaines River floodplain.
The
business/office
park
accommodates
office,
industrial, warehousing and service/retail uses.
WISPARK LLC is a wholly-owned subsidiary of
Wisconsin Energy Corporation, a Milwaukee
based utility holding company that development
the Park. LakeView Corporate Park has become
LakeView Corporate Park
a joint venture with WISPARK LLC and
CenterPointe Properties. The development plan is flexible to meet the needs of a variety of
prospective tenants. LakeView is located in a park-like setting with abundant green space and
high quality amenities. In addition to the 425-acre nature conservancy area, a 110-acre
spring-fed lake is immediately northwest of the business park. Land immediately around Lake
Andrea has been developed as the Prairie Springs Park with the LakeView RecPlex recreational
facility and the Village IcePlex facility.
As of January 23, 2009 there were 84 companies located in the LakeView Corporate Park,
representing approximately 7,010 jobs. It is anticipated that LakeView Corporate Park, when
fully built out will be home to approximately 10,000 to 12,000 jobs. It is also estimated that 20
million square feet of business space will be constructed. The park is having considerable spinoff effect on the greater Kenosha community in terms of additional industrial companies located
in Kenosha's Business Park as well as additional residential and retail construction throughout
the Kenosha and Racine metropolitan area.
The following is a listing of LakeView Corporate Park tenants as of January 1, 2009.
Albany-Chicago Company, an aluminum and zinc die casting machine manufacturer, moved
from Chicago, Illinois to a 148,000 square foot manufacturing and distribution facility on an
8.2-acre site in September 1993. A 7,700 square foot addition was constructed in 1998. In
2001 Albany-Chicago expanded its operation into an adjacent 28,290 square foot building
located at 8100 100th Street. In 2007, the two (2) exterior dust collectors on the west side of
the existing building were installed.
Allen Firm LLC/ZUMA Entertainment Corporation:
an attorney office for the
entertainment industry occupied a 287 square foot office at 10505 Corporate Drive, Suite 201
B, in 2007.
All Solutions located at 11200 88th Avenue, occupies the original 153,000 square foot building
constructed in 1998 and the 98,370 square foot addition constructed in 2008. All Solutions
warehouses and distributes a variety of Ocean Spray-related products.
Avarto Digital Systems (f/k/a Sonopress, LLC) occupies the 534,384 square foot building
located at 11150 80th Avenue that was constructed in 1997 for the manufacturing, warehousing
and distributing of DVD and VHS and CD’s in 2007.
ASM Company occupies 9,500 square feet of office space on 1.59 acres.
BP Connect (f/k/a Amoco), a 2,000 square foot a gasoline station located in Lakeview West
was built in 1992 at 10477 120th Avenue. In 2001 the existing facility was razed and a new
4,200 square foot facility was constructed on the site. In 2003 a 203 square foot addition was

under construction to add additional restroom facilities. In 2007, permits were issued to
replace the Wild Bean Café inside the facility with AM PM food services.
Calumet Diversified Meats, Inc., a meat processing company, is located in a $3 million,
37,700 square foot facility constructed by WisPark Corporation on a 59 acre site in 1990.
Central Storage & Warehouse, Inc. has constructed a 74,600 square foot public refrigerated
warehouse on a 12-acre site.
Chancery Pub and Restaurant, completed in 1998, is a 7,420 square foot restaurant and pub
which seats 182 persons and has three (3) dining areas, including a private, more formal
executive dining room with a big screen TV and VCR.
The Chancery is attached to the
Radisson Hotel and Conference Center.
Cherry Electrical Products occupies approximately 65,509 square feet of office space at
11200 88th Avenue. No manufacturing of electronic and mechanical switches is conducted at
this site anymore.
Colman Cable, Inc. located at 11290 80th Avenue, occupies the entire 500,000 square foot
warehouse/distribution building in 2008. Coleman Cable, Inc. is a leading manufacturer and
innovator of wire and cable products servicing the electronic and automotive markets. Coleman
Cable’s design and production capabilities serves cable and wire users throughout the world.
The company has over 1 million square feet of manufacturing space within six (6) facilities in
the U.S. Coleman Cable serves the voice and data, communications, electronic, industrial,
Building construction, HVAC, automotive and government market segments. Coleman Cable
has several trademarked brands (Signal, Baron, Seoprene, Polar Solar and Road Power) that
are recognized names in the industry.
CPI Plastics, located at 10680 88th Avenue, began construction in 2003 on a 99,775 square
foot manufacturing, warehouse and office facility for the production of plastic bags.
Culvers Restaurant opened in the summer of 2001 at 10484 Corporate Drive.

Dallas & Mavis – Greatwide Logistics Services, a trucking company occupies the first and
second floor office space (21,924 square feet and 1,855 portion of the first floor warehouse
storage space) within a portion of the building located at 8201 104th Street to perform office
functions (i.e. dispatch, sales, marketing, administration and minimum storage) in 2007. In
late 2008 it was announced that this company will close.
Dr. Michael Skaredfof, M.D.S.C. In 2004 Dr. Skaredfof occupied a 914 square foot medical
office for pain management at the building located at 10411 Corporate Drive.
E-bullpen, LLC opened a 2,221 square foot office at 10411 Corporate Drive in 2005. E-bullpen
specializes in internet employment recruiting.
Elite Metal Finishing Services obtained permits in 2002 to occupy 21,000 to 23,000 square
feet of the 58,000 square foot building located at 10555 86 th Avenue (the former Form Corp
building). Elite Metal Finishing Service was started in 1988 and services welding, polishing and
electro polishing needs in the biopharmaceutical, food and dairy, medical and semiconductor
industries.
Excel, a distribution center for S.C. Johnson Wax, Inc., has occupied a 302,500 square foot
warehouse distribution center since late 1996. They also occupied an additional 256,240
square feet of warehouse in a WisPark Speculation Building. In 2001 construction commenced
on a 602,950 square foot building located at 9800 72nd Avenue. With the new facility, Excel no
longer occupies the 302,500 square foot or 256,240 square foot spaces within the park. In
2003 permits were issued for a 288,000 square foot warehouse and distribution addition to
their facility at 9800 72nd Avenue. In 2008, Excel leased the westernmost 20,000 square feet

of the building located at 10100 Jelly Belly Lane in 2008 for the temporary warehousing of
product.
Fair Oaks Farms Inc., (f/k/a Brooks Sausage), completed a 50,000 square foot processing
facility in the Park in the summer of 1992. Fair Oaks Farms is a major supplier to McDonald's
Corporation.
Fair Oaks Farms West, occupied the 66,000 square foot building located at 8922 102 nd Street
(f/k/a Duerson Foods) in 2007 for the operation of a sausage/meat processing facility in the
LakeView Corporate Park.
Fidelitone, Inc., occupied 108,439 square feet of the approximate 256,400 square foot
building located at 8508 100th Street to warehouse and distribute AERO BEDS in 2007.
Fresenius USA, Inc. occupies 50,000 square foot of the building located at 8201 109 th Street
for the warehousing and distribution of medical supplies associated with kidney dialysis. This
facility closed in 2007.
Focus Products Group occupies the entire 150,000 square feet of the building located at 9501
80th Avenue for the storage and distribution of steel and wire tubing products including steel
and aluminum shower rods, bake ware and wire shelving.
FS Depot In 2005, EPG (a division of Federal Signal Corporation) occupied 35,000 square feet
of the building located at 8901 102 nd Street as a parts distribution center for Federal Signal
Corporation’s environmental product group that includes garbage trucks (Leach), street
sweeping trucks (Elgin) and sewer cleaning trucks (Vactor). In 2006, FS Depot leased and
expanded into 50,000 square feet of the warehouse located at 8901 102 nd Street for a parts
distribution center for Federal Signal Corporation’s environmental product group garbage trucks
(Leach), street sweeping trucks (Elgin) and sewer cleaning trucks (Vactor).
General Binding Corporation (Supplies) completed construction of a 100,000 square foot
facility in May, 1997 on 10.1 acres. The Company converts paper and other flexible materials,
such as plastic, into covers and binders for various office products.
General Binding Corporation (Plastics), located at 10150 – 80th Avenue, completed
construction of another 58,000 square foot facility on 8.3 acres in 1998. It was announced in
2008 that the Acco Brands division of General Binding Corporation will no longer be operating
from this building.
GE Automation Services occupies approximately 5,160 square feet of office space in the
multi-tenant building located at 8400 104th Street.
Geneva Risk Services is a commercial wholesale insurance brokerage office that was opened
in 2007 at 10411 Corporate Drive, Suite 208. This office closed in 2008.
Global Safety Solutions, Inc. leases 2,000 square feet within the Colerget Campus building
located at 10555 86th Avenue for the company’s corporate headquarters (office use) and for a
fenced-in storage area.
The company evaluates the safety of electrical and electronic
equipment. There will be no manufacturing occurring at this site.
Hexion Specialty Chemicals (f/k/a Lawter International, Inc.), a producer of products
for the graphic arts adhesives and coatings for industries, constructed a 235,000 square foot
building on a 30-acre site. Construction of a corporate office building was completed in August
1997. Other additions were completed in late 1997 including a 17,500 square foot office
addition, a storage room remodeling, a 1,083 square foot Resin Plant addition, and a 3,200
square foot office remodeling. In 2002, permits were issued for the construction of a 8,109
square foot railcar/truck loading and unloading facility. In 2003, permits were issued for the
installation of two (2) mixers and a cooling tank in the existing vehicle plant, for the installation
of a modular office building inside the facility for the expansion of the maintenance office, for

two thermal Oxidizers, the construction of flammable and combustible rooms, and a new
nitrogen storage tanks. In 2005, permits were issued to install a 200 foot long resin cooling
belt along the side of an existing 200 foot cooling belt in the resin manufacturing building and
to install a new re-circulating cooling water tower on the south outside wall of the resin
manufacturing building located on said property. At the end of 2008 it was announced that this
facility will be closing.
Honeywell (f/k/a Genesis Cable Systems LLC) occupies the entire 252,800 square foot
building located at 7701 95th Street. The facility produces computer cables and connectors. In
2002 an overhead railcar unloading system was added. In 2005, Honeywell leases 50,000
square feet of the building located at 8901 102 nd Street to store plastic coated cable. In 2006,
Honeywell began storing plastic coated cable and related materials within 88,492 square feet of
the building at 8201 109th Street.
Hospira, Inc. occupied the building located at 10501 80th Avenue in 2005 to house
temperature controlled warehouse operation for hospital products. Approximately 200,000
square feet of the building is used for storing finish products including intravenous bags; semirigid polypropylene bottles; small plastic and glass vials; ready-to-use plastic syringes filled
with aqueous solutions placed into corrugated boxes; solutions such as sterile water, saline
solutions, glucose, potassium chloride, sodium chloride and some drug solutions; medical
devised such as syringes and catheter kits. Approximately 60,000 square feet of the building
will be dedicated to incoming materials and supplies that will be stored and later shipped to
manufacturing sited. These materials include pallets with rolls of thin film poly resins used for
making IV bags, pallets of knocked-down corrugated boxes stacked on wood pallets, pallets of
empty glass bottles and plastic vials and other consumable supplies such as Tyvek bunny suits,
gloves and booties to be worn in clean room areas. Approximately 10,000 square feet will be
used for offices and the remaining area for mechanicals. Hospira/Abbott also occupied 41,722
square feet of the building located 8400 104th Street for offices and 43,559 square feet of the
8401 102nd Street building for offices in 2004. In 2005, Hospira constructed a 10,000 square
foot mezzanine, for a controlled temperature warehouse area for the storage of controlled
drugs and hospital products within the existing facility located at 10501 80th Avenue.
Hubbell Special Products, Inc., in spring of 2001 occupied the 56,000 square foot facility
located at 10800 88th Avenue, and manufactures linear actuators and gear motors for home
care, exercise and dental markets; fractional horsepower electric motors for air conditioning,
heating and ventilating and gear motor markets; and control and stop valves and peripheral
equipment for the industrial air conditioning and refrigeration markets. The site was formerly
occupied by Chicago Lock. Hubbell combined two existing manufacturing facilities into this site.
Insty Prints of Kenosha, in 2005, occupied 9,544 square feet of the building located at 10555
86th Avenue for office space and commercial printing.
Insulation Plus is located at 10795 72 nd Avenue occupies approximately 25,000 square feet of
the approximate 37,000 square feet of the Towne II Industrial Building. Insulation Plus
warehouses and distributes a wide variety of commercial and residential building products primarily to contractors.
Iris U.S.A., Inc., a maker of plastic consumer products, occupied a 373,575 square foot
production, distribution and corporate headquarters facility on 23.3 acres in 1996. Iris also
occupies an additional 87,962 square feet of tenant space in a WisPark speculation building. In
1999, permits were issued for Iris to occupy 148,700 square feet of tenant space for
warehousing in the WisPark spec building at 8201 109 th Street. In 2005, a 245,000 square
foot warehouse addition to the existing facility located at 11111 80 th Avenue was constructed to
be used for warehousing, shipping and distribution. In 2007, a thrid rail spur was constructed
and an existing spur was extended. In addition, in 2007, Iris was issued a permit to construct
an 853 square foot plastic-walled and metal studded grinder room enclosure within the

building. In 2008, IRIS constructed one (1) additional railroad spur (3 rd spur), located between
the two (2) existing railroad spurs and the Union Pacific main railroad line and to extend the
existing railroad spurs.
Jelly Belly Distribution Center began construction in the summer of 2000 on a 233,000
square foot warehouse and distribution center which serves as the primary warehouse and
distribution center for Goelitz Confectionery Company. About 100,000 square feet of space is
leased out for short-term warehouse use.
All necessary offices that support the sales and
distribution efforts for Goelitz are housed at this facility. A retail “warehouse outlet” store and
visitor’s center attracts customers to the site and allows Goelitz to educate their customers
about the Jelly Belly product and operations. In the future, as business needs indicate, Goelitz
anticipates the construction of a production facility to meet the growing customer needs. In
2009, Jelly Belly obtained permits to create a packaging area for Jelly Belly fruit snack products
and other Jelly Belly items within this building.
JHT Holdings, Inc. occupied the 36,000 square foot building located at 10801 Corporate Drive
in 2007. Also, in 2007 a majority of the existing covered, lower level parking area (13,991 sq.
ft.) was converted into office space for the corporate headquarters for JHT Holdings, Inc. JHT
Holdings, Inc. transports new and used medium and heavy duty trucks as well as new and used
automobiles throughout the United States, Canada and Mexico. In 2008, permits were issued
for the interior 1st & 2nd floor office renovations (5,100 sq. ft.) for its corporate headquarters.
Johnson Diversity, Inc., in 2005, took occupancy of 108,039 square feet of warehouse space
within the LakeView IV Building located at 8505 100 th Street for the storage, shipping and
receiving of S.C. Johnson consumer products.
K & K Screw is located at 10790 Green Bay Road occupied the entire 82,000 square foot
Towne 1 speculative building in 2008. K & K Screw was founded in 1969 and is the leading
manufacturer of custom, precision metal components for use in a wide range of end markets,
including electronics, automotive, residential and commercial construction, consumer
appliances and fire equipment. K & K manufactures thousands of unique precision components
consisting primarily of brass, steel, aluminum and bronze and has a broad base of blue-chip
international customers. K & K currently has operations in Carol Stream, IL; Bristol, WI, East
China, MI; and Monterrey, Mexico.
Kenosha Metal Products, Inc. has been located in the 35,471 square foot building formerly
used by Northern Screw since 1998.
The company manufactures metal stamping from raw
materials. In 2001 Kenosha Metal Products also took occupancy of 12,500 square feet of the
building located at 8201 109th Street for warehousing. In 2002, permits were issued for the
construction of a 32,400 square foot Manufacturing Warehouse addition and a 2,100 square
foot office addition.
Label Makers, Inc., occupies a the 72,000 square foot facility located at 8911 102 nd Street
that was constructed in 1994. It is a printing company which produces heat seal lidding for
food products such as yogurts, pudding, juices, applesauce and coffee creamers.
LakeView XII Speculative Building located at 8123 116th Street, is a 452,769 square foot
warehouse/distribution/office building. Construction of this building began in 2008.
LakeView Technology Academy is located at 9449 88th Avenue. WisPark Corporation and
the Kenosha Area Business Alliance in cooperation with the Kenosha Unified School District and
Gateway Technical College, along with the assistance of UW-Parkside, Carthage College and
area businesses, created a career academy for 9th through 12th grade students. The 20,000
square foot LakeView Technology Academy was completed in time for the start of the 19971998 school year. Each year, the Academy added about 100 students to the school with a
maximum of 400 students in grades 9 through 12. In 1999 interior modifications were made to
an additional unused 20,000 square feet area of the building.

The Longaberger Company occupied 15,000 square feet of the building located at 10100
Jelly Belly Lane in 2009 for a retail store for selling a variety of home décor and personal
accessories such as purses, baskets, pottery, beauty accessories, costume jewelry and fabric
items.
Lotus Light Enterprises, Inc. occupied 21,504 square feet of the existing WAREHOUSE space
within the existing 44,300 square foot building located at 8201 104 th Street to warehouse and
distribute shoes/sandals (e.g. “Crocs”- rubber/plastic sandals) in 2007.
MACSTEEL (Nitro-Steel Division), completed construction of a 31,500 square foot facility on
a 4.6-acre site in 1992.
Nitro-Steel is a specialty heat treating operation that utilizes a
patented process which replaces the need for chrome plating steel.
Matthew's Paint Company manufactures specialty outdoor paint products.
McDonald’s, a fast food restaurant which opened in 1993 in Lakeview West.
MG Design took occupancy in this WisPark Speculation Building (Speculation A) in 1999. The
85,000 square foot facility, located on 7.1 acres, is used for wood manufacturing and display
work. In 2004, a 40,200 square foot addition on the east side of the existing facility was
constructed. Additionally, two areas internally were expanded with two story spaces to provide
for storage; additional conferencing facilities and growth for the Graphics Department and
Project Management.
MG Scientific, Inc., is an 18,250 square foot facility which sells and distributes laboratory
supplies, apparatuses and chemicals to industrial and research companies nationwide, is
located on a 2.5-acre site.
Millstone Coffee, Inc. distributes Millstone Coffee and occupies 7,800 square feet of tenant
space.
Nitto-Americas, Inc., acquired 84 acres from WisPark, LLC for the location of the Nitto
Americas’ Corporate Headquarters and Facilities Campus. Over the next 5 to 10 years, NittoDenko of Japan and Nitto Americas, Inc. had proposed to develop a corporate campus
consisting of Corporate Headquarters, the firm’s Research and Development facility, four
manufacturing facilities and associated warehousing facilities. The company is an international
manufacturer and distributor of technologically advanced industrial and electrical products
including pressure sensitive adhesive products and compound for computerized products. The
first phase consisting of the first manufacturing facility at 150,000 square feet located at 7201
108th Street was completed in 2001. In 2007, permits were issued for interior building
alterations consisting of the build-out of 6 interior offices (2,072 square foot) in the office.
Norstan, Inc., took occupancy of the former Kirsan Tools building located at 10333 82nd
Avenue in 2002. In addition, the company constructed a 2,160 square foot mezzanine within
the 45,000 square foot building. Norstan, Inc. is a 35-year old company that manufactures
precision electrical contacts, sometimes referred to as contact-rivets, electromechanical
assemblies and stampings. The products are used in switches, relays, timers, thermostats,
controls and other types of electromechanically operated systems.
Ocenco Incorporated is a designer and manufacturer of products for the underground mining
industry. Ocenco's three main products are: trailing cable splice kits, electronic illumination
products, and breathing apparatus. Construction of the 39,750 square foot facility located
10225 82nd Avenue was completed in 1991. Ocenco also has purchased land for an additional
32,000 square foot addition. In 2004, a permit was issued to enclose the mezzanine and use it
for light production of valves and regulators. In 2007, permits were issued for interior
alterations--two (2) offices, a conference room and a training room.

The Olds Products Company, a producer of mustard and other similar condiments,
constructed a 75,000 square foot facility on a 15.0-acre site in 1995.
Orbis Corporation (f/k/a Nucon Corporation), constructed a 46,000 square foot
manufacturing facility on 5.3 acres in the fall of 1995 at 10001 78 th Avenue to manufacture
plastic pallets.
Remodeling work was completed in 1997. In 2003, a 24,735 square foot
addition was constructed for an expansion of its operations.
Parker Plastics occupies an 85,000 square foot tenant space at 8201 109 th Street. The
company manufactures plastic products and has been in the LakeView Corporate Park since
1995. In 1999, the company added a mezzanine, and outdoor silos for additional raw material
storage. In 2008, an additional 10,000 square feet of the total 85,000 square foot area was
occupied by floor storage due to increased business growth and the fact the existing leased
Parker Plastics warehouse space is nearing capacity.
Pepsi Inc. Warehouse/Distribution Center began construction of an approximate 90,000
square foot warehouse and distribution center with administrative offices, which will
accommodate the warehousing of product, loading and delivery of product, truck maintenance
and vending machine maintenance at 8500 100th Street.
Pleasant Prairie Physical Therapy opened a 4,975 square foot office within the 8400 104 th
Street in 2005. The physical therapy clinic has three (3) doctor offices, six (6) patient
examination rooms, gym space, X-ray facility, second floor mezzanine training room, waiting
area, vestibule, restrooms and other office space.
Pleasant Prairie Renaissance School began construction in 1998. The 19,784 square foot
day care center opened in 1999 and can accommodate up to 240 children primarily as a service
to LakeView Corporate Park employees. In 2000, the facility added a Head Start program with
a capacity for additional 60 children.
PPC Industries Inc., a producer of flexible packaging for food, medical and industrial use,
completed a 56,440 square foot plant in the fall of 1994 on a 6.2-acre site.
In 1999 PPC
completed a 31,971 square foot addition for the expansion of their manufacturing operation. In
2006, PPC industries occupied 25,000 square feet of space in the building located at 10001 78 th
Avenue to warehouse plastic products and store dormant manufacturing equipment.
Prime Outlets of Pleasant Prairie (f/k/a Lakeside Marketplace), is a 260,000 square foot
manufacturer's direct retail outlet center. A number of national chains including Nike Shoes,
Liz Claiborne, Calvin Klein, J. Crew, Bass Shoes, Oshkosh B'Gosh and others have signed longterm leases.
The renovation of the existing development and a 140,000 square foot
additionwas completed in 1999 and 2000. In 2005, Phase V expansion began with permits
being issued for two (2) retail buildings--Building A is 59,267 square feet and Building B is
94,311 square foot retail building. In 2006, a 13,618 square foot food court area known as the
Pavilion was constructed.
Radisson Hotel and Conference Center is located on five (5) acres located north of Prime
Outlets. The six (6) story, 122 room/suite high quality lodging facility features a 4,000 square
foot conference/banquet room, an indoor swimming pool, large lobby/lounge area.
Rentsys Recovery Services, Inc. began construction on a 12,000 square foot building
located at 8500 116th Street in 2007. Rentsys is a data storage and disaster recovery operation
providing products and services to ensure businesses have the technology, workspace and
communications necessary to maintain their clients’ operations and critical business processes
in the event of a disaster.
RCA, Inc. (Regulatory Compliance Associates, Inc.): In 2004 the company occupies
2,942 square foot office space in the building located at 10411 Corporate Drive. RCA, Inc.,
supplies regulatory compliance information for drug companies. This office closed in 2008.

Rehrig Pacific Company, a leading manufacturer of plastic product containers, constructed a
75,609 square foot facility located at 7800 100 th Street. The facility began operations in the
spring of 1996. In 2001 the company created 4,887 square feet of additional office space in a
mezzanine area of the facility. In 2007, permits were issued to install two (2) additional
exterior plastic pellet storage silos, an exterior cooling fan system, and a pier for a material
piping bridge to span over the existing fire lane from the existing railroad spur to the silos.
RoofOptions: a startup company specializing in the roofing industry opened an office in 2007
at 10411 Corporate Drive in Suite 108.
Rust-Oleum Corporation has a 250,000 square foot, $20 million production and research and
development facility on a 28.2-acre site. The facility commenced production in December
1989. Additions to inject propellant into aerosol cans of Rust-Oleum and to recover paint and
propellant from returned/rejected aerosol containers were completed in 1996.
As of 1997,
Rust-Oleum also occupies 144,381 square feet of warehouse space in a WisPark Speculation
Building on 10.8 acres.
Rust-Oleum will use the second facility as a warehouse and
distribution facility for aerosol and liquid paint products. In 2001, Rust-Oleum occupied the
240,000 square foot building located at 8619 109 th Street. This building is used for the
warehousing and distributing of packaged paint products. In 2007, a 3,320 square foot
addition was constructed to be used for testing new products with proper temperature and
humidity controls. In 2008, it was announced that all distribution operations in Pleasant Prairie
will be re-located to the City of Kenosha.
Sanmina (f/k/a Manu-Tronics, Inc.) is an electronic assembly firm headquartered in
LakeView on 12.6 acres since 1988. The facility is 72,000 square feet in size and was built at a
cost of approximately $2.5 million.
A 125,200 square foot manufacturing expansion was
completed in 1999.
Snyder’s of Hanover is located at 10795 72nd Avenue occupies approximately 14,462 square
feet of the approximate 37,000 square feet of the Towne II Industrial Building. Synder’s of
Hanover is a distributer of snacks.
Sundstrand Aerospace took occupancy of 50,000 square feet of the WisPark Speculative V
building in 1999.
Sundstrand produces permanent magnet generators, servomotors, and
aerospace motors at this facility and will operate as a stand-alone business with research and
development, product design and testes, sales and marketing, production and accounting
functions taking place in this facility.
Super Valu Inc. has completed construction on the first phase of their food distribution center
at LakeView Corporate Park. The initial phase was in excess of 550,000 square feet at a cost
of $32 million with 660 people. The 120-acre master plan for this facility shows a potential
long-term project encompassing 1.7 million square feet.
A 32,838 square foot addition for
office space and freezer warehouse was completed in 1996.
Towne Industrial III Speculative Building located at 10616 82nd Avenue, began
construction in 2008. This building is 82,104 square foot warehouse/distribution building.
Towne Industrial IV Speculative Building located at 8330 107th Street, began construction
in 2008. This building is 51,540 square foot warehouse/distribution building.
TradeWinds Direct, Inc. obtained permits in 2002 to occupy 3,500 square feet of the building
located at 10555 86th Avenue for a medical field/medical equipment consulting operation.
Target Corporation has occupied 14,003 square foot facility since 1992 and employs
approximately 30 people. In 2004 Target Corporation moved to Suite 100 and 200 (6,012
square feet) of the building located at 8400 104th Street. Target Corporation, which designs,
manufactures and tests small electronic components for various products such as aircraft
motors, computer console boards and military equipment.

ULINE Corporation is located at 11400 88th Avenue. They occupy a 301,650 square foot
building that was constructed as LakeView Spec X, in 2005. In 2006 ULINE Corporation
constructed at 300,000 square foot addition to the building. This building is used as shipping
supply warehouse and distribution center for ULINE.
Unified Solutions, Inc., a contract packaging company, has occupied 189,454 square feet of
warehouse and distribution space since 1990. A 25,000 square foot expansion of the company
into another tenant space was completed in 1998. In 2003, a permit was issued for the
expansion of the employee break room (into existing warehouse space), the interior addition of
Human Resources offices and the interior remodel of additional existing office space, totaling
approximately 1,800 square feet. Also in 2003, USI occupied the northernmost 96,000 square
feet of the approximate 900,000 square foot Excel building located at 9800 72 nd Street to
operate the repackaging and conversion function of the warehouse/distribution facility.
Volkswagen of America, obtained building permits in 2002 to construct and occupy a
250,366 square foot building for a parts and distribution center located at 11589 88 th Avenue.
In 2005, a 2,225 square feet in the mezzanine for 10 work stations, a copy/fax room, a storage
room and a manager’s office to accommodate the Volkswagen Credit (VCI) offices (10
employees) was constructed.
WISPARK, LLC (f/k/a WisPark Corporation) is a real estate development group of
Wisconsin Energy which occupies 3,224 square feet of tenant space at the building located at
10411 Corporate Drive.
Wickeder Steel, (f/k/a American Steel Works Inc. and The Nedwick Companies)
occupies a 63, 538 square foot facility since 2002.
Yamaha Motor Corporation, USA, will fully occupy the existing 163,970 square foot building
located at 10801 88th Avenue (f/k/a LakeView Speculative Building VIII built in 1999) with a
parts warehouse/distribution/office facility in 2003. In addition, the site will be used as a parts
warehouse/distribution center to support Yamaha’s dealer network for motorized recreational
products, such as snowmobiles, motorcycles and outboard motors.
There will be no
manufacturing done at this facility.
