Q. Dear Nick, I heard you speak in
it was them.
Florida and I thought you were a true
creative problem solver. Well here is a
problem I have. I have a four unit property and I have a garbage problem.
Some of the tenants have garbage cans,
others don’t. Someone keeps putting
theft garbage next to the garbage cans
and the dogs and cats keep getting into
it and spreading it around the yard. The
garbage is picked up once a week by
the City, but the tenants frequently forget to put it out by the curb.. Our City
picks up recyclables every other week.
The tenants either put it out on the
wrong week, or they don’t put it out at
all, so the stuff builds up in the hallway.
Here are some suggestions on
how you can get the cans taken
out to the street on time.
Do you have any suggestions that could help me deal
with this trashy problem?
A. You said that some tenants had
garbage cans and some don’t. I suspect
that the tenants who don’t have cans
are the ones that are putting their trash
out next to the cans. Spend a little
money and invest in a garbage can for
each unit. Label them with the address
and the apartment number so that each
tenant has his own can. If you still have
a problem with trash being stacked next
to the can, check in the garbage for
mail or something else that will identify the culprit. Confront them, but
don’t tell them how you found out that

Have each tenant responsible
for taking their own can to
the street.

Have them rotate on a
monthly basis (i.e. Unit #1:
May, Unit #2: June, Unit #3:
July, Unit #4: August).

Choose the most responsible
tenant in your building and
give them a $15 rent reduction if they are willing to take
the garbage and recyclables
out to the street at the appropriate times. Then raise the
rent on the other three units
by $5 each. I’ve found that
this technique works best.
Now for your recycling problem. The most effective way to
deal with recycling is to make
sure that the tenants have instructions about the process, and
have the pickup schedule. Give
them a copy of the instructions,
and post another copy in the
hallway of the building. In addition, you should give them directions on how to deal with

ten years ago.
Let me talk a little about
debt. Debt is one of the most important aspects in acquiring property. Most real estate purchased
with borrowed money or by going
into debt. In today’s economy, with
high employment and low interest
rates, people tend to worry very little about debt. Today’s economic
growth has never been seen in our
lifetime. I believe it is foolish to
think it will continue unchecked!

in real estate or are a long time pro sit
back and ask yourself, am I making
the most of my business or am I just
getting by. Success is a continuous
process, one that is never achieved,
but if you have the courage to step out
of your comfort zone you will be
amazed at what life will allow you to
achieve. We are embarking on a new
year, what are you going to do differently? Will you buy your first property? Will you learn more about
taxes? Will you form some entity for
business? If you don’t have any plans,
I challenge you to make some. Running your business without a quarterly
or yearly plan is like trying to drive to
California without a map. You get
lost or side tracked.
If you are not a very organized
person I suggest you take a time management class and use a daily planner.
When I started my first job out of college, my employer enrolled everyone
in a time management class. Today I
find myself on a daily basis using the

down their debt to realistic levels
are a time bomb waiting to explode. At least ninety percent of
the people in this business who
lost everything did so by having
too much debt. What is too
much? I don’t know, but if everything you own is mortgaged at
85% to 95% of its appraised value
that is way too much for me to
sleep at night. How do we prepare for a downturn in the market? We refinance debt for short
term payoffs. We use cash flow to
pay down existing debt, rather
than acquire more property with
high leverage.
There is a wealth of
knowledge in this group, if you
look for it. I hope everyone will
plan for the inevitable changes
our businesses and our lives will
give us.
