The building is located in a region with a 90 mph basic wind speed, and the surrounding terrain is considered to have a surface roughness exposure of C. The roofing area is reported to be 244 ft. by 155 ft. and 26 ft. tall. The slope of the roof is ¼ in. per ft. This project references FM Approvals RoofNav assembly number 341116-0-0, which is rated 60 psf for wind uplift, A for surface fire spread, and SH for hail. The 22 gauge steel deck will be fastened to the structure with Hilti X-HSN 24 deck fasteners. A 4 in. layer of Johns Manville ENRGY 3 insulation will then be added to the assembly. Next, a ¼ in. layer of Johns Manville Invinsa Roof Board will fastened through to the steel deck with Johns Manville UltraFast #12 Fasteners and UltraFast Plates at a rate of 5 fasteners per 4 ft. by 8 ft. board in the field, perimeter, and corners. Finally, a 60mil layer of Johns Manville JM TPO 60 membrane will be fastened through to the steel deck with Johns Manville High Load Fasteners and Johns Manville High Load Seam Plates at 12 in. on center and a row spacing of 8 ft. in the field and a row spacing of 4 ft. in the perimeter and corners. The distance between support joists varies in the field, perimeter and corner areas, and was found to be between 3 ft. 2 in. and 5 ft. 95⁄8 in. Subject to the resolution of comments #1 and 2 below and compliance with the other recommendations, the plans are acceptable. Final acceptance of the installation is subject to a field review by an FM Global representative. Scope of Review: The submittal included an FM Global Form 2688, shop drawings, and material cut sheets. Review Comments: Roofing Subcontractor: Please issue correspondence to comply with Items 1 - a. b. c. 1. In order to meet FM Approvals RoofNav assembly number 341116-0-0, there can be no substitutions or deviations in the materials or installation. The following should be noted: a. In order to provide adequate securement for this particular assembly, the spacing between membrane fastener rows should be no greater than a spacing of 7.5 ft. at 12 in. on center in the field and a spacing of 3 ft. at 12 in. on center in the corners. The proposed row spacing between membrane fastener rows in the perimeter of the roof will be adequate. b. The membrane laps should be at least 6 in. wide sealed with a minimum 1.5 in. wide heat weld. The submittal included material cut sheets for various Johns Manville UltraFast Fasteners and Johns Manville UltraFast Plates. It was unclear as to the combination of Johns Manville UltraFast Fasteners and Johns Manville UltraFast Plates that will be used to pre-secure the insulation layers to the assembly. The following fastener and plate combinations (taken from the fasteners and plates detailed in the Johns Manville material cut sheets provided) are Approved for use together. i. UltraFast Metal Plate (round) and UltraFast Fasteners #12 Phillips Head ii. UltraFast Plastic Plate and UltraFast Fasteners #12 Phillips Head iii. UltraFast Metal Plate (square) and UltraFast #12 Phillips Head iv. UltraFast Metal Plate (square) and UltraFast #12 Hex Head If the above guidelines cannot be implemented, FM Global should be consulted prior to proceeding. 2. The steel deck should be secured to structural supports in accordance with FM Global Property Loss Prevention Data Sheet 1-29, Roof Deck Securement and Above-Deck Roof Components, Sections 2.2.13.1.2 – 4. Provide deck fasteners or welds at a maximum spacing of 6 in. on center at all supports in the field of the roof and 6 in. on center at all supports in the roof perimeters and corners. 3. The membrane fastener rows should be installed perpendicular to the steel deck ribs as shown in the figure below. 4. The membrane fasteners should be sized to engage the top flanges of the steel deck with at least ¾ in. protrusion through the deck underside (please note that the insulation fasteners may engage either the top or bottom flanges). Although the proposed pre-securement of the insulation layers is acceptable, it would also be acceptable to pre-secure them at a rate of 4 fasteners per 4 ft. by 8 ft. board. Perimeter and corner enhancements are not required for the pre-securement of this layer. 6. Based on the building dimensions and plan view provided, the perimeter area for this project should be considered the 10 ft. wide portion of the roof adjacent to the edge. This assumes that the adjoining roofs do not have heights that are within 3 ft. of the height of the project area. If this is not the case, FM Global should be consulted. 7. Only as much insulation as can be covered should be installed each working day. Loose roof cover edges should be sealed at the end of the day to minimize moisture damage. 8. All roof edge flashing should be FM Approved or installed in accordance with FM Global Property Loss Prevention Data Sheet 1-49, Perimeter Flashing. 9. The space between nailers in roof expansion joints should be filled with noncombustible, compressible insulation such as glass, mineral, or ceramic fiber type.
