The main clean room is approximately 10,000 sf with a 31’ ceiling height, Air-lock with a 30-ton overhead crane,
compressed air and a 27’ x 24’ OHD. The second clean room is approximately 3,350 sf and has a 7½-ton crane
with a 25’ hook height. There are five clean room labs on the first floor and seven additional clean room labs on
the second floor. These two floors have a common elevator within the clean room area. The clean rooms are
equipped with dry fire sprinkler systems; the other areas have standard wet sprinklers. Total 1600 amps, 480 volt,
3-phase power.
There are 4 buildings on the property: the main building (49,757 sf) is two stories, 100% air conditioned and
houses the clean rooms, multiple private offices, conference room, control room and shipping and receiving docks.
There are three other buildings: 828 sf, 525 sf and a 2,250 sf garage with 25’ x 25’ OHD. The buildings are secure
and property is fully fenced. There are 100 parking spaces.
LOCATION: From SR 528 (Beachline Expressway) go north on 401 to the north side of Port Canaveral and turn
right on Grouper Rd and then take your first left onto Magellan Rd. Property is on the north side of the cruise
terminal just outside the main gate to Cape Canaveral AFS.
