The street front location, with world famous Mastro’s Steakhouse as its neighbor, provides exceptional visibility for both our brand and our agents. The Pinnacle Peak office was reopened in December of last year to the delight of the agents, some of whom viewed it as a homecoming of sorts, while others enjoyed the smaller, more intimate space and excellent location. The office itself is comprised of nearly 8,000 sq ft and is home to a highly productive team of sales associates as well as our Director of Training, Kristie Farnworth. The Pinnacle Peak La Mirada office carries exclusive and unique listings ranging from small golf retreats to several of the priciest estates in the Valley. The local landmark, Pinnacle Peak and the McDowell Mountain Range, is the towering backdrop for such communities as Troon North, Estancia, Desert Highlands, Troon Country Club, DC Ranch and Silverleaf as well as several boutique desert communities. It brought us increased REO and distressed sale business, regionally stabilizing prices, and a year over year increase in units, volume, and average price. In summary, it showed us the beginning of a lengthy Arizona real estate recovery. As most major indicators, locally and nationally, show signs of a stabilizing and improving economy we can look forward to continued gradual improvement in our markets. We've all adapted to this new reality, and our unique differentiators in the marketplace will continue to set us apart from the rest and continue to define us as a Company. We are proud to have been able to introduce The Art of Partnership in the 4th Quarter of 2010. Our RL Learning Institute under the capable leadership of Kristie Farnworth, our dynamic Relocation Services Group led by Connie Swenson, our Business Development Director Cheryl Preston, our talented collection of Affiliated Businesses, our unique agent-based profit sharing vehicle funded by those businesses, our own RL Title Agency interfacing with two of our most professional Escrow providers, First American and Greystone, and several new office locations are the culmination of months of effort by your ownership and executive management teams. In 2011 we will continue to bring you the services and tools necessary for success as today's Russ Lyon Sotheby's International Realty professional. We look forward to unveiling a revitalized Properties of the Southwest, a new lead generating web-based property, agent, and development marketing platform closely aligned with Sotheby's International Realty, and a strategic new location at the Scottsdale Perimeter Center. In closing, get ready for a fantastic year! By Deems Dickinson At our most recent Continuing Education seminar in September, Bill Gray’s discussion topic pertained to scams and fraud in the real estate and mortgage industry. The same week, I was privileged to attend a seminar with Judy Lowe, Arizona’s Real Estate Commissioner, pertaining to the same subject and issues. As a panel member at the seminar, I was asked to give a ‘job description’ of a real estate licensee. My answer was a reference to two places, the Arizona Commissioner’s Rules, and the National Association of REALTORS Code of Ethics, with an emphasis on Article 1. National Association of REALTORS, Code of Ethic, Article 1 When representing a buyer, seller, landlord, tenant, or other client as an agent, REALTORS® pledge themselves to protect and promote the interests of their client. This obligation to the client is primary, but it does not relieve REALTORS® of their obligation to treat all parties honestly. When serving a buyer, seller, landlord, tenant or other party in a non-agency capacity, REALTORS® remain obligated to treat all parties honestly. (Amended 1/01) Arizona Administrative Code, Real Estate Department, R4-28-1101. Duties to Client A. A licensee owes a fiduciary duty to the client and shall protect and promote the client's interests. The licensee shall also deal fairly with all other parties to a transaction. In both instances, the message is clear, you have a fiduciary duty to your client AND an obligation to treat all parties honestly (NAR) and fairly (ADRE). If you conduct your business activities by these standards, your professionalism will shine through and the temptation to consider the ‘alternatives’ will diminish. I am often asked where our concerns are about agent conduct. In today’s market, the answer is in the short sales transaction, and the potential for ‘advice’ to be given to owners on their short sale options. In short (no pun intended), the only advice we can give is no advice. The owners need to seek independent legal or tax advice, and not rely on us for their counsel. The use of the Short Sale Seller’s Advisory is critical to this process. It has useful information AND links for the Seller to receive help. Quite often, the seller pressures us for advice on the premise that they cannot afford to seek legal counsel. Again, the Short Sale Seller’s Advisory offers contact information and links for the seller to receive free advice and counsel. The Advisory can be downloaded from the following link: http://www.aaronline.com/short-sale-seller-advisory/ By Yvonne Kemmerer In June, 2008, we became Russ Lyon Sotheby’s International Realty. A comment frequently heard in the first few days following the announcement was, “Sotheby’s is for the elite, high-end inventory; it doesn’t fit our market place!” Of course, after we analyzed the Sotheby’s image, we quickly realized that their ideals fit every market place and every price range. The business model of Sotheby’s International Realty is actually no different from the business model that was adopted and lived for many years prior to the Sotheby’s presence. This business model is one that is based on always adhering to the highest quality level of service, acting with integrity and treating all with respect and dignity. That model has always been based on the premise that it is our character that builds relationships and relationships build our business. Not so different from Sotheby’s brand of “Artfully uniting extraordinary properties with extraordinary lives”. Sotheby’s International Realty does not equate extraordinary with price – extraordinary defines the white glove service that we provide all of our clients. The Positioning Statement of Sotheby’s International Realty is “To those who value the unique, Sotheby’s is the local and global real estate services provider that offers unrivaled access to qualified people…” We certainly fit that image, priding ourselves in being more knowledgeable and more professional than the majority of the agents in the industry. S otheby’s International Realty uses the following words to describe our service: INVITING: DISCREET: SAVVY: We have a warm and welcoming atmosphere in all of our offices and to all of our clients and real estate peers. We are an extraordinary collection of professionals, diligently representing our clients. We are sophisticated professionals consistently becoming more knowledgeable about our ever-changing market. REFINED: We consistently maintain the image of true professionalism in our industry. We are proud of our “Team RLSIR” who participated in the Walk for Hope and raised almost $2,800 for the City of Hope and was sixth in team fundraising. Congratulations to Kathy Harris who was sixth in individual fundraising! The team consisted of 25 Walkers and Runners to help City of Hope continue the research for new, better therapies and to save lives worldwide. Currently there are annual events held in eight cities nationwide powered by a year-round movement of fundraisers, volunteers and donors who are dedicated to ending the devastation of women’s cancers. Russ Lyon Sotheby’s International Realty looks forward to making this an annual event open to all employees, sales associates, family and friends. To those of you who participated this year, thank you very much! We invite everyone to join us next year as we double our goals for both participants and donations! City of Hope is steadfast in its drive to offer more positive outcomes to patients everywhere because people fighting cancer need better options – now. For more information on City of Hope please visit www.cityofhope.org By Kristie Farnworth My grandchildren have taught me to be inspired by the wonder of the world in which we live, to stop to see the little things in life, like squatting down to watch a potato bug roll into a ball, to not be afraid to try new things, and rekindled in me the joy of just being alive. We think we are the ones teaching them, when so often they have become our teachers. Children are gifted with a natural desire to learn. It is as if the world is a great big classroom and they are surrounded by opportunities to discover. Lessons learned and a passion to share and discover more. Oh, if I could only bottle up that passion for learning and infuse it into the adults of the world! My grandson, Gibson, is just starting school and he is so excited! The opportunity to learn and all that goes along with it is an inspiration to him. When Gibson visits, we play school. Once, I showed him a picture of an apple and asked what letter it started with. Gibson proudly wrote an “A” on his chalkboard and lifted it up to show me. We laughed and had so much fun that night. Gibson reminded me that learning can be inspirational. It can re-ignite in us a passion to discover new things. It fills us with a sense of pride as we tackle new challenges and experience success. And you know what? …it is fun and should leave us wanting to come back for more. Isn’t that what learning is about? I think so. So when I teach my classes to agents, I bring the lessons I’ve learned from Gibson into the classroom. I want to inspire you to learn. I want to help you tackle new challenges. I want to rejoice with you when you succeed. And I want us to all have fun while we’re doing it! William Yeats said, “Education is not the filling of a pail, but the lighting of a fire.” I couldn’t agree more. And I’m looking forward to lighting some fires! By Kevin Gonzales An agent today had a contract question. Nothing too unusual. She had a listing and happened to receive two offers on the property. The seller wanted to make a multiple counter offer and the agent had never done one before. After discussing the mechanics of making a multiple counter offer she said, “This market is so tough. I will be happy when things get better!” She had just received two offers on one of her listings! Why was that a bad a thing? How easy it is to lose perspective. The positivism that should have come from the enviable situation of having multiple buyers for a listing was replaced by the negativity of having to jump through a few extra hoops to get the deal done. If it is true that “It takes one negative to wipe out a hundred positives”, then we are all certain to face a depressing future. That is, unless we learn to recognize those positive moments when they happen around us. Little things. A few more bodies in our open houses. A few more showings on our listings. Busy means you have to work harder. In our business, that most certainly is not a negative. Having to jump all those extra hurdles to get a deal done means your job is not as easy as it used to be. But at least you have a deal to work on. Having to be two places at once means you have a lot going on. Considering the alternative, where is the negative in that? The bottom line is this. The front page of the AZ Republic states “Arizona Recession Over”. Are you ready to be positive? Dear Sotheby’s International Realty® Brokers, As many of you are aware, the Sotheby’s International Realty brand has a quality control rule in place that filters all listings below $300,000 USD from being distributed to our online listing distribution partners websites like the The New York Times, The Wall Street Journal, Trulia etc. Many of our companies have asked for that filter to be reconsidered and removed. We are pleased to announce, effective immediately, the removal of the below $300,000 USD filter, allowing all listings that pass the quality control review and meet our 10 photo minimum rule* to be distributed to our listing distribution partner websites. We hope this change will provide even more exposure to your properties and generate more leads to you. We are confident that the quality standards our clients expect from the Sotheby’s International Realty brand will continue to be followed. For more information on our listing distribution partnerships, ListHub reports and all of our listing distribution rules, please visit the Members' site. http://members.sothebysrealty.com/default.aspx?id=8999 This change also applies to the Sotheby's International Realty Web Services. *Other rules may apply, see the Members' site for details. B uyers and Agents Win with Lock and Shop With the uncertainty of the real estate market and the increased level of buyer hesitation, Primary Residential Mortgage created a cutting edge program for purchases called Lock and Shop giving more flexibility to buyers when looking for a home. Lock and Shop gives buyers the comfort of knowing their desired rate is locked for up to 60 days while they shop. It also gives them flexibility if the home purchase falls through, as they have the ability to find another one within the 60 days without the risk of losing their locked rate. “We developed Lock and Shop to help buyers in all interest rate environments. Whether rates go up or down, our clients are protected.” said Mark Monson, Branch Manager, Primary Residential Mortgage. Agents win because they are delivering qualified, motivated buyers who have a sense of urgency to perform within the 60 days. Additionally, Lock and Shop offers rate protection to buyers when they go up and the benefits of a reduced rate at closing if they adjust down. Just another way Primary Residential Mortgage is taking care of their clients. For more information about Lock and Shop, please contact your branch representative today.
