The Essential Guide to Sunrooms A Sunroom History Sunrooms, or more traditionally, conservatories, began as places for potting and preserving tender plants. originally, they were outbuildings to country houses and stately homes and very much the domain of the gardener. over time, sunrooms were refined and became increasingly popular during the eighteenth century as glass became less of a luxury and as our intrepid ancestors returned from their voyages with exotic botanical specimens to cultivate at home. often, citrus trees were sheltered and nurtured here and the sunroom became known as the “orangery.” These early buildings were usually made with an iron framework and small glass panes. In the early nineteenth century, building techniques greatly improved while mass production made glass less expensive and more widely available. This made even grander conservatories possible, with more delicate, elaborate structures, and also meant humbler homes could aspire to a conservatory. as so often happens, a purely functional space began to take on decorative aspects. People became aware that the sunroom could also be a garden room, a delightful spot in which to enjoy outdoor views and an al fresco atmosphere while remaining sheltered from the outside elements. The first part of any major remodeling project has to be a kind of “Needs Assessment”. “What do I want to do in this room?” It seems like a simple question, but almost everyone will have a different answer. Some people might want to add more space to their kitchen, while others are looking for a home office. Some may want a new game room, while others are looking for a family room. There are hundreds of uses for your sunroom and every one is unique to the person or family that will be using it. Is it just for you? What about the rest of your family? Your sunroom is going to be with you for a long time. Think about how you would use it today, as well as how you may want to use it five, ten, even twenty years from now. Think about this for a while and discuss it with your family. Then write down your conclusions and you’ll be ready to move on to the next phase. What Will It Look Like Inside? now that you know how you will use your room today, and in the future, you can begin to think about what you will put into your new sunroom. Close your eyes and try to visualize your new room. Will you put kitchen cabinets in it? a dining room set, computer desk, or couches and chairs? a television? exercise equipment? With these answers, you’ll have an idea of how big your new sunroom must be to accommodate the furnishings you want to include and the way you plan to use it. measure the furniture you plan to put in the room and try to locate it in the space you have planned. Some people find it helpful to draw outlines of the furnishings on graph paper and then cut them out and play around with different arrangements. This can be a fun activity for the whole family and opens up a range of possibilities that you might not have thought of before. Try different arrangements until you find one that works best. Don’t forget to think about where you might like a door to your yard at this time so you can avoid blocking that exit. You can also begin to think about your flooring choices. Would you like carpet, ceramic tile, or hardwood flooring? The choice is yours! Be sure to think about your electrical, heating and air conditioning needs now, also. Do you want to use this room 365 days a year? We expect you will, and since our rooms are built to accommodate year-round use, you’ll likely want some kind of heating and air conditioning in the room depending upon where you live. How will you accomplish this? Will you extend your existing systems or add a new one just for your addition? While we recommend that you consult with a heating, ventilation and air conditioning (HVaC) specialist to properly address your heating and cooling needs, we strongly suggest that your addition be on its own “zone,” independent of the rest of the house. Where Will You Locate Your New Sunroom? now that you have an idea of how you’ll use your room and the size you’ll need to accommodate your activities and the associated furniture, take a walk outside your home to look at where you would like to locate your new sunroom. Think about where you would like your new sunroom and how it will “connect” to the rest of the house. If you want to locate it in the back yard, do you already have a back door that would serve as an access point to the new room? If not, it is usually not a problem to add one where you want it. Do you even want a door into the new room? maybe you want to open up a whole wall and make your new sunroom a part of an existing room in your home. Review this document carefully. Your design consultant is a professional who wants to give you everything you need to create the room of your dreams, but you probably discussed many things and it’s possible that something you thought you agreed upon was honestly and accidentally overlooked. If there is anything you thought you were getting that is not listed in the proposal, now is the time to bring it up. This document will be your contract and it’s easier to change it now than after work begins. 3 Paperwork and Permits Like any room addition, your Four Seasons Sunroom will likely need a building permit from your local building department. This can be a timeconsuming, but necessary, part of the process. Try to remember that building departments exist to protect you and your family from shoddy and dangerous workmanship. All Four Seasons Sunrooms are engineered to withstand the toughest building codes in the world, but some building departments are understaffed and it may take time for your permit application to be approved. You can be confident that your Four Seasons representative is doing everything he can to expedite the process and will have your permit as soon as possible. Once your permit is approved, your Four Seasons representative will schedule a date to begin construction. 4 The Start of the Dream: The Foundation The first step in the construction of your dream room will be the foundation work. Even if your room is going to be built upon an existing deck, there will likely be some work to insulate and maybe even reinforce the deck for the new sunroom. If you are having your room built on a foundation, the first step will be to dig a big hole or trench in your yard to be filled with concrete. This may not be your idea of a dream, but remember, you have to break a few eggshells to make an omelet. The foundation is critical to the longevity and successful completion of your room, and it will all be worthwhile in the end. There is usually an inspection by your local building department official required at this time. 5 Site Preparation In preparation for the construction of your new Four Seasons Sunroom, some work is likely to be required to the exterior of your home to tie the room into the existing structure of your house. This will probably entail the removal of some exterior siding and perhaps some structural bracing. The room will be laid out on your new foundation.
