Anacortes Home Anacortes, WA Specifications: Deck type: plywood Ventilation: code Underlayments: 30# felt Anacortes Home Anacortes, WA Why Asphalt: When Old School Roofing was hired to re-roof a beautiful home in Anacortes, Washington, it was clear from the start that we had to have a product that could withstand the high winds that come in off of the Puget Sound. The house is exposed to the water and on a bit of a hill, so preventing wind damage was a major concern. Although metal and wood shakes were a consideration, their performance in a salt water environment was a bit of a concern. They also did not provide the look that the homeowner desired. After careful consideration, we showed the owners Paramount Advantage from PABCO Roofing Products and they loved it. They chose Antique Black because the elegant look really fit the style of their house and worked well in their neighborhood. Paramount Advantage seemed to have a much cleaner look than shakes, but still offered great texture. The last major concern the homeowners had was preventing algae from forming on their roof, since it is prevalent in this area. Paramount Advantage has Scotchgard™ Protector, which prevents the black streaks caused by algae for 20 years. Scotchgard™ is such a well-known brand name that the homeowners were thrilled that it was available for their roof. The installation was completed pretty quickly since Paramount Advantage is fairly easy to install for our crews. We like the repeating 5" offset and can really get cruising without sacrificing quality. We nail shingles by hand to ensure all around consistency and quality paired with high standards set by PABCO Roofing Products. All in all, the homeowner was pleased and we are confident that this roof will be performing to our standards for a long, long time. C.W. Dickey Historic Home Honolulu, HI Why Asphalt: Built in 1935, designed by C.W. Dickey, a renowned Hawaiian Architect, the house was built for a close friend of Dickey’s. The home is now registered as a historical landmark in Hawaii. The original roof was designed to be cedar shingles but when built they changed the plan to a diamond shaped composite shingle from J.M. in 1950, the roof was built over with plywood and Certainteed shingles were installed with the same look. In 2012 with Wayne Goo as the owner and an architect, he started searching for a replacement product that would fit the design of the home. He came across PABCO Cascade Signature Cut Shingles. He saw a sample at the 2012 Pacific Trade Expo and he knew right away that is what he wanted for the home. It took three years to mitigate termites and rework some of the structural damage caused by the termites before they could start on the roof. The project was tedious because they had to take off the old roof in layers. The J.M. product had asbestos. They laid new plywood and installed the shingles in early August of 2015. To everyone's delight, the roof looks spectacular and keeps it within the original look necessary for a registered landmark in Hawaii. They are 3 layers of the industry’s thickest, toughest and heaviest shingle with the beauty of old world but a better performance and at a fraction of the cost. In our experience over the years with asphalt shingles, the homeowner has had better performance and maintenance than with other roofing materials. Asphalt shingles are more durable and incur less call back issues and overall claims. The Presidential Shake that we chose was similar in appearance to the wood shake that the client had previously and really added to the beauty of his home. The homeowner was extremely pleased and stated that he wished he'd done this sooner. Montello Lane Boise, ID Why Asphalt: Before selecting KD Roofing as their contractor, the homeowner had done extensive research to find out what type of roofing provided the best fire rating. Their home is in the Boise foothills and fire protection was their primary concern. The homeowner was adamant that he wanted asphalt shingles because of the Class “A” fire rating and the wide variety of colors and styles available. We initially bid the project with PABCO Premier® laminated shingles, but the homeowner had a specific design style and laminated shingles were not the right fit. We spent about a month looking at various options until we decided to show him a new color from PABCO called Rocky Beach. I knew we were on to something when he said that he really liked the color name and wanted to see samples. We were able to get a sample of the Paramount® Rocky Beach and the open-tooth design was just what he was looking for. Before committing to this product, he wanted to at least see a photo of a home with Rocky Beach product installed, which was a challenge since it was a brand new color. We worked with PABCO to get a photo and, as it turned out, there was a home in Boise that recently had Rocky Beach installed. My homeowner was able to drive by the other home and he knew right away that this was the right product for his own. After finding the right product, everything else was pretty simple. My crew has extensive experience installing designer shingles. We appreciate that Paramount is designed to install with a repeating offset, giving us a great deal of flexibility during application. In the end, the homeowner was pleased with his choice of roofing material and how the open-tooth style and color blended with his home. It was satisfying for us as his contractor that we were able find the product that met his design and quality requirements. The options specified by the HOA were wood shake, concrete tile, metal, or composition asphalt shingles. As aesthetically pleasing as real wood shake roofing can be, the homeowner had serious concerns over the long term durability of wood shake because of the level of maintenance that is required to maintain a roof over its lifetime. Metal roofing, while durable, did not possess the visual charm that the homeowner desired, and - being that the home is located in an area of the country which sees a lot of rainfall - there were concerns over the acoustical effects of rainfall on metal roofing. Concrete tile did not possess the visual impact the homeowner wanted in a roof, and is not traditionally as watertight as other roofing options. With asphaltic products – in this instance CertainTeed Presidential TL composite shingles and WinterGuard underlayment – the homeowner was provided outstanding acoustic and waterproofing qualities, and the appearance of real wood shake with a low level of maintenance. Additionally, the proven durability of a triple laminate asphalt shingle, backed by a long-term warranty and exceptional wind and algae resistance, made asphaltic roofing the optimum choice for the homeowner when it came to protecting their home. Salt spray, high winds, and extreme rain events are common throughout the year. Therefore, it is ideal that the right roof system can endure these fierce conditions, while maintaining aesthetic appearance and quality. These factors were important to consider when deciding the type of shingles to use for our newest renovation project located in Caspar, CA. In addition to the weather conditions, we experienced design challenges in the conversion from a flat roof to a steep-slope roof system. PABCO Premier® Elite laminated fiberglass shingles were chosen to fill this “tall” order. On a steep slope roof, appearance is a key element. To comply, a roof must be a Class A fire rated laminated asphalt shingle weighing at least 320 lbs. per square. The homeowners chose PABCO Roofing Paramount Advantage in the Oakwood color. Paramount Advantage runs about 495 lbs. per square, so it easily exceeded the requirements. More important was that the shake-style appearance and natural color was perfect for their tree-lined property. Although the appearance was the deciding factor, function was a major concern. This house happens to back up to a golf course and the occasional wayward golf ball strikes the roof. The homeowner felt that the thickness of Paramount Advantage would make it more resilient, which has proven to be the case in the months since the roof was installed. Winter weather in Arlington often brings high winds, heavy rains, and occasional snow. It was imperative to have a roof that can withstand these conditions, which is why the 130 mph wind rating offered with Paramount Advantage was so important. We installed ice & water shield on complete roof surface. Rainforest Drive Ottawa, Ontario Why Asphalt: Our motivation was to show our skills and knowledge to build pictures on the roof surface from existing roofing materials respecting existing installation instructions. It is nice to see something different, at the same time it is good commercial for our company. We chose asphalt shingles because we are familiar with the material, and it is cheaper and easier to install than other competitive products. Rust Road New Boston, MI Why Asphalt: The stark contrast in color coupled with the Class 4 hail resistant protection made this a no brainer on this classic farm house. The Stormmaster Slate provided a cost affordable, high-end look with the long-term protection that this homeowner was searching for. Shadow Mountain Circle Gardnerville, NV Specifications: OSB Jack Hall Construction is an advocate of heavyweight, upper-end, open tooth asphalt laminated shingles because of their record of solid performance and color options. This project utilized materials and colors to compliment the geography and landscaping around the home, with rock used as retaining walls and part of the siding to complement the rock seen on Shadow Mountain. PABCO Paramount Advantage was used for the expansive roof in the Oakwood color to match the paint on the dormers, entry posts and the landscape bark around the perimeter of the home and property. Shadow Mountain Circle Gardnerville, NV Why Asphalt: The homeowners chose PABCO Paramount Advantage in the Oakwood color because it was the heaviest open tooth laminated shingle in a style and color that fit the design, and had the high windresistance performance criteria they were looking for. The roof on this house will be subjected to a lifetime of constant high wind events, and choosing the right product to be able to perform effectively against such extremes was the main factor in the selection. The fact that asphalt roofing was able to meet the design and performance criteria with a product that was visually attractive made this decision easy for him. Since the time the roof was completed, two major wind events have hit Gardnerville and the surrounding cities and towns. The first major wind event had gusts in excess of 90 mph. This was followed by one with a storm that packed eight hours of 90 mph winds and gusts at the residence nestled just out of town. Against the mountain range, winds were in excess of 120 mph. The roof withstood these storms without issue and is poised to continue to look and last beautifully, even in this violently windy environment! South 178th Street Omaha, NE Why asphalt: Being a CertainTeed Quality Specialist, the homeowner requested the best roof he could get. We recommended the CertainTeed Landmark 30 Year Architectural. Carp's Complete Exteriors chose the roof for durability, which is an important factor her in Nebraska due to severe year-round weather. The homeowner, however, chose the roof for aesthetic reasons, as well as overall value. Carp's Complete Exteriors will always recommend the Landmark line to all prospective homeowners. Star House Fort Bragg, CA Specifications: GMC 3036 felt; Lionguard Ice & Water shield; Pabco Universal Starter; Pabco Shasta Ridge 10”; Stainless Steel nails; Copper flashings; Soffit and gable-end ventilation Star House Fort Bragg, CA Why asphalt: The Star House was originally built by a family as a vacation cabin overlooking the beautiful Pacific Ocean. They wanted to honor their Texas roots so they built the house in the shape of the Lone Star. The original roofing and siding on the home consisted of heavy redwood shakes. The homeowner planned an extensive remodel; they wanted to update the appearance and durability of the exterior products. Ft. Bragg is known to experience high winds, heavy rain, and frequent fog. The damp, salt air environment seemed to age the wood shakes, so they felt it prudent to go with a more durable product. The general contractor used PABCO Roofing Products asphalt shingles on his own home in Esparto, California and cabin in the Sierra Nevada Mountains. He had first-hand experience with asphalt shingles and knows how they perform in challenging climates. They choose the shingle that best fit the strict aesthetic and performance requirements of the Coastal Commission. They needed an asphalt shingle that would complement the unique design of the house. With so many asphalt shingle choices, they zeroed in on the PABCO Premier Advantage Granite. It weighs about 400 lbs. per square and is about as thick as you can find for a standard laminated shingle because it has granules on the back, instead of sand. They loved the granite shingle because it complemented the house and the ocean backdrop and did not disappear in the bold design of the structure. When it came to performance, wind resistance was of utmost importance. The house sits on the cliffs overlooking the Pacific Ocean and there is no protection from the high winds on stormy days. Premier Advantage has a 130 mph wind warranty when applied with 6 nails, so we were confident that it would stand up to the weather. The final step was to get approval from the Coastal Commission, which ensures that products meet strict standards for performance and aesthetics. The roofing choice was approved and the project proceeded without any issues. The roof design was a bit of a challenge, but the roofing crew had little trouble applying the shingles. Premier Advantage Granite was a perfect choice for this home. It not only looks great, but the homeowners have not had any problems with the shingles during high winds. Spring Valley Lane Little Rock, AR Why Asphalt: The IKO Dynasty Asphalt shingle offers a high-end look at a affordable cost. This home is located in a very upscale neighborhood and the Dynasty shingle provided the high-end look without the designer shingle price for the project budget. The shingle fits the upscale home and neighborhood naturally, and provided the look the homeowners were looking to achieve in replacement of their old standard architectural shingle roof. All products were GAF and contractor is a GAF Master Elite Certified. St. Johns Road Wilton, CT Why Asphalt: We chose asphalt roofing due to architectural appearance and performance expectations. The house sits on a lake and faces heavy snow, ice and winds. The area experiences huge ice dams. This area in Connecticut requires additional two-ply ice and water barrier, and we also custom designed a no-fault ice lock flashing system. Which wraps around the back of the gutter and extends between two pieces of ice shield with an inbuilt drip edge, which hermetically seals the roof edge and gutter line and prevents ice from melting and entering through the gutter into the eave. Trevor Way Sudbury, MA Why asphalt: I am a fan of all GAF products, and chose asphalt because you can tie-inn/lace inn your materials properly to get a great sealed roof. Valley Meadows Drive Greenbrier, AR Why Asphalt: We chose IKO Dynasty asphalt shingles because of the high performance wind rating and shingle strength due to armourzone component of the shingle. The Dynasty also provided a color different from their neighbors and accentuated the design and color tones of the house. Willow Court Project Twin Falls, ID Specifications: Decking: 7/16" OSB. Underlayment: 15# felt with ice and water shield in valleys. Willow Court Project Twin Falls, ID For the roofing, a very specific color style was desired. At first, it seemed that tile may be the answer as the earthtone color desired was available, but the dramatic color variation was missing. In addition, the roof would need to be reinforced to hold the weight, and the thickness and texture of tile was not quite right. That is when we showed them the PABCO Premier® laminated shingle in the Oakwood color. The homeowners were thrilled with the color scheme, texture, and thickness of this shingle. Oakwood is a beautiful brown color with some lighter color drops that add a lot of visual interest and fit in with the overall style and color theme of the home. Why Asphalt: The Willow Ct. project presented some unique challenges in that the homeowner had very precise criteria for the texture and look of the roof with high performance expectations. The owners love the mid-century architectural style of Frank Lloyd Wright and designed their home in that spirit. Every detail from windows to doors to exterior were researched in great detail before final finishes were chosen. Since the home is in an area where wildfires are possible, it was imperative that the roof have the highest fire rating. PABCO Premier is Class A fire rated and has a 110 mph wind rating, which is also important in the high desert. Although budget was not the driving force in choosing the best roof for this project, it was a bonus that the asphalt shingles saved significant money over a tile installation. All these factors sealed the deal for the PABCO Premier Oakwood. Woodinville Home Woodinville, WA Why Asphalt: CertainTeed was used due to the high quality and appearance of the product among its competitors. It is a reliable material. CertainTeed is responsive with its customers and contractors. Additionally, the easy to read and understand literature aids in selling it. Low Slope Everglades National Park Homestead, FL Specifications: Deck type: Cementitous Wood Insulation: EnergyGuard Tapered ISO Thickness: 1.5 Adhered to deck with Olybond Base Sheet: Liberty SBS Base/ Ply Membrane Cap Sheet: Ruberoid SBS Heat Weld Plus FR Self Adhered Surfacing: Granules Everglades National Park Homestead, FL Why asphalt: In this project tapered insulation was recommended to the customer to keep the building cool and for better noise control. Due to the location of the building being in the Everglades, they were experiencing high temperatures and levels of moisture. The ISO would act like a barrier to Cementitous Wood deck helping control the heat from the sun. We decided to use Liberty SBS Base sheet and Ruberoid SBS Heat Weld Plus FR self-adhered for higher fire rating as well as lower labor costs and quicker turn around. With this system, we offered a long lasting product they wouldn't have to be constantly servicing. Northeast Regional Library Aventura, FL Specifications: Commercial (low slope/ 1:4) Deck Type: Structural Concrete; Insulation: EnergyGuard Tapered ISO 1.5 Thickness Mopped; Fastening System: Fully-adhered; Roof Assembly: Stratavent Eliminator (loose laid); 3 Plys of GAF PLY 4 (Mopped ); Ruberoid; EnergyCap SBS 30 FR (Mopped); Granules (Distributed throughout where necessary) In this project, we began by priming the concrete deck with asphalt primer. The primer penetrates the concrete and allows a tough bond prepping the deck to receive the hot asphalt. This particular system called for tapered insulation for better water drainage, 3 plys of PLY4 hot mopped and finished off with RUBEROID ENERGY CAP SBS 30 FR. Granules were loose laid at the laps where the asphalt bleeds out and wherever else necessary. Northeast Regional Library Aventura, FL Why Asphalt: We were pleased when the owners of the building went with a BUR system for their new construction structure. The systems durability and performance was something the client was interested in and we knew we were going to be able to deliver. With over 20 years of experience in roofing, I've seen BUR systems last well over 25 years with very few, if any, leak problems. Being the roof system calls for so many plys, the number of leaks tend to be reduced dramatically. As far as costs are concerned, BUR systems tend to defend themselves with there longevity and durability. The overall cost is minimal when considering its long life expectancy of 20+ years. I would recommend BUR system to any design professional and contractor looking for an asphalt roofing system which will help there money go a long way and able to provide several options to best fit there needs and budget. PGA National Court and Cove Buildings Palm Beach Gardens, FL Specifications: Nestled on 26 picturesque acres within the prestigious PGA National Resort & Spa, Devonshire is Palm Beach Gardens’ premier address for catered retirement living. The property, whose residents include mostly high net worth seniors, consists of three buildings built in the 1990’s: Courts (45,900 square-feet), Cove (51,000 square feet) and Copley (39,700 square feet to be completed by ARI in 2016). While performing a review of the property, the owners discovered many issues to the existing roof system that demanded immediate attention. Because there are many air conditioning units located on the roof that were frequently serviced over time, it caused the roof system to deteriorate faster than normal. At the end of its service life, temporary fixes were made, including patches and coatings. However, these constant repairs were increasing the operational budget while the issues remained unresolved. The roofing system was at risk of eventual failure that could potentially close the building, leaving the elderly residents without a home. Advanced Roofing, Inc. (ARI) was hired by the building owner and property manager, CBRE, to tear-off and install a new asphalt roofing system on the Courts and Cove buildings. ARI selected a highperformance, SOPREMA three-ply modified bitumen roof and new ALSAN Flashing systems that would satisfy Devonshire’s needs for high foot traffic while meeting their performance and budget needs not only now but in the future, due to its beneficial life-cycle cost. To begin the project, ARI first addressed the leaks on the Courts and Cove buildings followed by a complete tear-off of the existing roof system down to the light-weight insulating concrete deck. Following the tear-off, ARI fastening the Sopra ”G” Base Sheet with Twin-Lock fasteners into lightweight concrete, and torched down a Sopralene Flam 180 & Sopralene Flam 180 FR GR cap sheet in accordance with NOA No. 110203.01 page 24. PGA National Court and Cove Buildings Palm Beach Gardens, FL Why Asphalt: ARI selected an asphalt roofing solution for this project because it had a Miami-Dade Notice of Acceptance with testing and approvals for Florida’s High-Velocity Hurricane Zone. Additionally, modified bitumen roofing systems have an excellent track record of being long-lasting and watertight, and having the durability to withstand heavy foot traffic and a lot of equipment. By working together with the building owner and property manager to address the unique needs of their residents while providing a roofing solution that corrected past issues, ARI completed the project on time, on budget, all while exceeding the client’s expectations and avoiding disrupting daily life for the senior residents at Devonshire. ProHealth Care Center Pewaukee, WI Specifications: The system consists of installing a Vapor barrier (CertainTeed Black Diamond) directly to the concrete substrate. The next step requires utilizing a laser to check for any deflections on the concrete substrate prior to submitting a final design layout for construction of the Certified Drainage Assembly on any project. The Certified Drainage System is a requirement on all ProHealth Care projects as they are well aware of the frequent issues that arise from assemblies that are not designed to this degree of excellence. The Certified Drainage polyisocyanurate insulation was tapered at a rate of ¼” per foot. The multiple layers of polyisocyanurate roof insulation, were applied in a typical staggered joint fashion. This included the final application of a ¼” Securerock overall. All layers of insulation were set in CertainTeed Millennium Adhesive at a rate to either meet or exceed a Factory Mutual I90 rating for system attachment. Please note that no fasteners were required to penetrate the concrete substrate and disturb the vapor barrier previously installed. The next step required application of CertainTeed Flintprime. This product was sprayed and rolled over the Securerock prior to installation of the roof assembly. The final waterproofing system consisted of an application of 2 layers of CertainTeed Flintastic Self Adhering Modified Bitumen Ply base, which was followed by another application of CertainTeed Flintastic Self Adhering Fire Rated Cap Sheet. All flashing areas on the project utilized CertainTeed’s SmartFlash product line, which basically creates seamless flashing components. When we set the standard to utilize superior products, as well as the Certified Drainage Assemblies, we feel confident that our clients will receive long term performance. ProHealth Care Center Pewaukee, WI Why asphalt: The ProHealth Care Cancer Center was a brand new project and had no previous construction. The project was originally specified to receive an EPDM ballasted roof assembly, which is installed in many new building projects. Prior to the request for the final bidding process, Paul Crandall was requested by the owners to make recommendations in regards to a longer-term, more durable, waterproofing assembly. Paul Crandall and his associates have been installing modified bitumen roof assemblies for more than 40 years, and recommended a modified bitumen system based upon the need for long-term roof performance and ProHealth Care’s call for a high quality roofing system. Throughout this project we were asked to provide the owners with a more comprehensive roof assembly than the original design, we felt this was both an honor and a privilege as we were able to first suggest and then provide them with a longer-term roof system.
