A 50 Year choice!

While working closely with Ernie I
was reminded that in Architecture
we have a responsibility to our client
and society. Each decision is affecting
our future by approximately 50 years.
One example is site grading. When
choosing the Finished Floor height in
relation to the site there are specific
guidelines to ensure that for years to
come our buildings and neighbours
properties are protected. Many of you
can recount a tale or two of a flash
flood that changed the landscape or
filled a basement. These events can
be prevented with good planning.
Today we want to share with you four
very important choices in Property
selection. These choices will effect us
for years to come and can be of great
satisfaction when implemented well.
1. Location,
Location, Location
Remember to look at the property
with 50 year glasses on. Ask questions
like…
• How far will we drive everyday to
School, Work, and Daycare? Family
and Church? -When maintenance is
needed How far do service people
need to travel?
• Are there clubs or sport teams
we need to be close to? When our
children grow will there be places for

• What are the Taxes projected to be?
Can the Neighbourhood promote the
safe and successful growth of your
family?
• Does the site have the services you
need? Gas, Cable, Hydro, Water &
Sewer, Well & Septic approval.
• A great resource your builder should
be using is the Planning Dept. They are
very helpful in citing any obstacles that
are site specific to new construction.
2. Size of Building
Remember to forecast your families
need for space while designing.
The smaller, better designed space,
gives freedom to the occupants.
Less to maintain and organize will be
refreshing and give flexibility in the
future as life changes. In discussions
with Architect/ Builder you should hear
questions like How much time do you
spend in each room? Are you early
risers? Do you regularly have visitors?
Do your guests sleep over? These
all drive the size of the building and
ultimately the selection of your site.
Use of space is really like budgeting.
A wise financial planner will have a
place for every dollar in a monthly
plan. Including Food, Gas, Housing,
Savings, and Giving. Each dollar
needs a category or it will be spent
frivolously. Similarly each Square Foot
of the building needs a purpose and
intended use. If not we will be paying
dearly to maintain, heat/cool, clean
and decorate it. The glamour of excess
gets old when we pay for it over and
over.
The size of building affects the
site through various items, such as
property setbacks, lot coverage
bylaws, height restrictions, line of sight
(position in relation to the street.) Also
the size of the home will affect Septic
design and Plumbing Permitted. You
may need to meet with a builder and
discuss your plans to get a good view
of these guidelines. Remember to give
careful consideration to what may be
built in the near future neighbouring
you. Your new home will be a long
lasting statement and deserves good
planning.
3. Orientation
of the property
Every property has character that
should be made use of. Through
experience Architects and Builders
have developed a process of discovery.
You are unique! Only you can see the
whole picture.
During design it is up to the
professional to ask the right questions
to build a profile for you. When
locating a home on a site we must take
into account
• Orientation to Sun, Views, Traffic, and
Neighbours. How do these choices
affect Privacy, Drainage, Parking, and
Septic design?
• Your life style will show a pattern and
give guidance to properties that reflect
your activities. Such as out door living,
Sunset views, Large yards for team
sports, Private space to work or study.
The Artist is especially affected by the
orientation of the site. Lighting and
inspiration are keys to their success.
4. Exterior Finishes
This is often a place where people
make economic driven choices. Realise
your choice of property will lead to
a short list of exterior cladding. The
exposure to Sun/Wind/Rain/Air borne
pollutants all contribute to the choices.
Also the curb appeal we all strive to
meet is in the balance. The statement
from the road not only affects you
13
when you sell, it drives market value,
which controls financing options and
rates. Also taxes are set by Market
value, these are ongoing costs we
pay everyday. Plus when you or your
neighbour sells, our homes need to be
in good shape exterior speaking. Long
lasting materials installed well will
benefit you and protect your home.
Of course the mentality of “the 50
year Choice” goes far beyond these
four points. We need to realise that
choosing good products will reduce
maintenance and waste. Over 50 years
this will benefit all of our well being
and save money. Don’t forget fuel
costs are a growing concern, so much
so that our building Code
has increased guidelines in
energy efficiency for this very
reason. It has been shown
that to save cost on utilities
is a long term benefit for
all those involved. Interior
finishes and lighting also
need to be discussed in light
these guidelines.
All of our choices are going to affect
our community for 50+ years. Just
think back to some of your favourite
memories. I am sure they include some
well designed spaces.
Please consider all your daily choices
as “a 50 year impact”. This will bring
a positive affect to us all. I hope you
enjoy discovering your new space.

Kitchen work triangle
The kitchen is arguably the most-used
room in the house during waking
hours. Having a kitchen that is laid out
in an efficient manner can improve
productivity and make for a more
enjoyable experience. Designers
often stress having an effective work
triangle in the kitchen. The phrase
“kitchen work triangle” started
with the Building Research Council
(formerly the Small Homes Council) at
the University of Illinois. The idea came
from studies of space usage and the
search for efficient kitchen designs.
What the triangle essentially means
is positioning three key items of the
kitchen for efficiency. The stove, sink
and refrigerator represent the three
main points of the triangle. Having
these items spaced accordingly can
make work easier. Having them too
close together can create a cramped,
ineffective room. The placement of the
triangle points alone does not make a
successful layout. The triangle space
should also be measured accordingly.
Put 4 to 7 feet between the refrigerator
and sink, 4 to 6 feet between the sink

and stove and 4 to 9 feet between the
stove and refrigerator, with the ideal
size resulting in a work triangle where
the three sides total between 15 and
22 feet.

What’s keeping Baby

and possibly slumber-disturbing

Vibration or shaking furnaces could
be an indication that the blower is out
of balance. Vibration of an outside air
conditioning unit may be a result of
poor installation. Either one of these
problems require a certified technician
to readjust your unit.
If you hear clanging or metal scraping
noises, turn off the system right away.
There may be internal damage to
the motor or blower that could cause

Finally, some heating and air
conditioning systems simply operate
at high decibel levels. Adjustments

1. The refrigerator
When dust collects on the coils behind
the fridge, it has to work harder to keep
things cool. Standing in the doorway
deciding what you want to eat doesn’t
help, either. Unplug the fridge and clean
the coils at least once a year.

It might require some extra work, but

after the other means your dryer doesn’t

CODE OF ETHICS
All active members of the Quinte Home Builders’ Association solemnly
promise and subscribe to uphold the following Code of Ethics:
(a) Members of the Quinte Home
Builders’ Association believe and affirm
that:
Home ownership by Canadian families
should be encouraged;
Canadian homes shall be well designed,
well constructed and well located in
attractive communities with educational,
recreational, religious and shopping
facilities accessible to all;
Members shall deal justly with their
employees, sub-contractors & suppliers;
Members shall deal honestly and fairly
with their customers;
Members shall cooperate to extend
the effectiveness of the Association
by interchanging information and
experience and shall encourage research
on materials and techniques in order to
provide better homes at lower cost;
the free enterprise system.
Members shall uphold the principle of
appropriate and adequate compensation
for the service which they render;
(b) To achieve these goals, I/we pledge
allegiance to the following principles and
policies:
Members shall avoid all conduct &
practice likely to discredit or to injury to
the house building industry;
Members shall comply with the Ontario
Building Code as a minimum standard
for construction and shall work toward its
improvement in the interest of structural
sufficiency, safety and health;
These responsibilities are freely and
solemnly assumed as they form part
of an obligation as members of the
Canadian Home Builders’ Association.
