Marriott Courtyard Hotel
Starts Construction
LBA Hospitality, the developer for the four-story Marriott hotel
has purchased the land, and started construction with plans to
open the Hotel in the winter of 2012. The new Courtyard by
Marriott is a 124 room hotel and will feature 70 kings, 43
double queens, 9 studio suites and 2 one-bedroom suites. Guest
rooms will feature large desks, sofa beds, and complimentary
WiFi and broadband internet access. In addition, the hotel
features the latest Courtyard by Marriott design: a lobby that
fuses high-tech, high style, and The Bistro food and beverage
concept. The hotel includes a business center, outdoor pool with
fire pit, fitness center, convenience market, and guest laundry.
This Courtyard will offer 1,750 square feet of meeting space.
The Hotel ties directly into the Saturn Lane Parkway extension
and fountain area, and will connect to the Norris Conference
Center, and city garage. The hotel and conference center are
designed to serve the travel and meeting needs of the NASA/
Clear Lake area.

Opens October 15, 2011
The first office building started construction November 2010
with occupancy taking place October 15, 2011. The 4-story,
102,000 square foot building was 60% pre-leased to Hamilton
Sundstrand, Keller Williams Clear Lake/NASA, Texas American Title Company and Maxim Insurance Services, Inc. MEI
Technologies has since leased 22,826 square feet and DKI Consulting leased 4,207 square feet. Other tenants are now working for the remaining 13,476 square feet available. The building is Gold LEED Certified designed by Ambrose, McEnany
and House and constructed by D.E. Harvey Builders.

and will be the mirror image of Phase I (see pictures page 2).
Pre-leasing of Phase II is starting now and already has Five Guys

Preleasing for the six-story, 160,000 sf Saturn Two Office Building will begin January 2012. Construction for the second office
building is anticipated to begin by mid-year 2012. Similar to
Saturn One, Saturn Two will feature Gold LEED certified
construction, 27,000 square foot floors and covered parking.

Norris Conference Center
The lease is signed and a working design for a 27,000 square foot
conference center has been approved by Norris Conference Center. The center is a single story building with glass entry, meeting
rooms, and ballroom adjacent to Nassau Bay, City Hall and the
Marriott Hotel. There is plenty of convenient, free parking.

Saturn Lane Entrance
The project infrastructure development is nearing completion. All
roads and utilities are in place, the
intersection of NASA Parkway and
Saturn Lane is open and functioning. The extension of Saturn Lane
into Nassau Bay Town Square
opens the project to a 210 ‘
expanse from building to building
with a 60’ wide landscaped parkway pictured above. The parkway
will feature landscape, water
features and house artwork displaying historical milestones from the
space program. These features offer
a central conversion point for
retail, office, multi-family, and
hotel tenants, guests or visitors.

center and city parking garage,
the area offers not only a prestigious entrance but also an area for
gatherings to celebrate and spend
time.
NASSAU BAY TOWN SQUARE
Nassau Bay Town Square is a 31 acre mixed-use development located at the intersection of NASA Parkway and Saturn Lane, directly across the street from the NASA Johnson Space Center Campus. The development, when completed, will consist of three office
buildings containing approximately 500,000 square feet, a 313 unit multi-family project, a 124-room Marriott Hotel, approximately 73,000 square feet of retail, a 27,000 square foot conference center and Nassau Bay City Hall.
