Dunnottar Park S T O N E H A V E N A stunning community of 3, 4 and 5 bedroom family homes set within the beautiful coastal town of Stonehaven. 1 A wonderful place to call home Dunnottar Park, Stonehaven, is a pioneering development in the Stewart Milne Homes portfolio. Designed by renowned urban designer Karen Cadell and her team of architects, AREA, this award winning site of bespoke homes embodies contemporary house design that has become increasingly popular in modern day living. Dunnottar Park is a bespoke range of housing that has been designed exclusively to fit well within the coastal setting of Stonehaven. Some of the bespoke range encompasses beautiful winter gardens set at the entrance to the home, whilst other have breath taking 1½ height windows in the living area, allowing light to flood into these open-plan homes. Inspired by the historic housing formation within Stonehaven, Dunnottar Park comprises a range of outward facing homes, garden walls, turf walls and hedges to create soft boundaries between homes, reinforcing a sense of ‘place making’ within the development. Houses are designed to create character and to contribute to an attractive and unique streetscape. Differing house types are designed to create strong street frontage, to turn street corners, to overlook lanes, parks and to achieve a well-used, attractive and well supervised public space. The level of consideration to the heritage of Stonehaven and the design-led approach on this development makes Dunnottar Park completely unique and something truly breath taking. 2 1 Nothing beats coming home to Dunnottar Park. The town is a popular choice for commuters who work in Aberdeen and within Stonehaven itself, but also those who work slightly further south in the surrounding Aberdeenshire towns of Montrose, Fettercairn, Brechin and Arbroath. Residents of Stonehaven are also just a stone’s throw away from the picturesque countryside which makes up Royal Deeside. A scenic 14 mile drive over the Slug Road takes you to the heart of the Aberdeenshire countryside. There are a variety of walks, activity days-out, restaurants and fishing hot spots in Crathes, whilst neighbouring Banchory offers all of the amenities of a rural town, country pubs, boutique shops, cafes, and golf courses with views like you’ve never seen before. Stonehaven itself boasts a huge amount of convenient amenities, including restaurants; an award-winning take-away; supermarkets such as the Co-operative; beauty salons; legendary ice-cream shop, Auntie Betty’s, located on the beach front promenade and a community centre which aims to serve up a variety of sports and recreational activities to suit the needs of all Stonehaven residents. Stonehaven has something to keep you entertained all year round; from the historical Dunnottar Castle to the magnificent views of the sea and harbour, restaurants offering up some of the best seafood in the North East, open-air swimming pool, playgrounds and golf courses, plus, the legendary Hogmanay celebrations. OUR COMMITMENT Buying a home at Dunnottar Park, gives you the reassurance of long lasting value and peace of mind. We design all our homes to be stylish and to meet the needs of family living. You’ll find spacious interiors, stunning kitchens and attractive exteriors to suit buyers from growing families to professionals wanting a contemporary product and an abundance of extra space. Dunnottar Park is a bespoke range of housing that has been designed exclusively to fit within the coastal setting of Stonehaven. Some of the bespoke range encompasses striking 1½ storey windows, open plan living areas, master bedrooms that look out onto these 1½ storey windows, private winter gardens situated at the front of some house types and internally a range of very high specification finishes. The use of non-standard materials throughout the construction process make this development completely unique and something truly breath-taking. The varied 6 Elevation treatments, specification and landscaping may vary from those shown. Please refer to architectural drawings for details. OUR QUALITY selection of family homes at Dunnottar Park, are open-plan, spacious, light and airy. They’ve been designed to provide flexible accommodation spaces that suits the ever-changing needs of modern family life. Complete with wellplanned living areas for entertaining and family time, high specification kitchens that have integrated appliances, and sumptuous bathrooms, there’s no room in a Dunnottar Park home that won’t wow from the minute you walk through the impressive front door. Dunnottar Park’s formation is inspired by the gridded layout seen in central Stonehaven. This concept is created at Dunnottar Park through the use of outward facing homes, garden walls, turf walls and hedges. Streets are designed as shared spaces to prioritise people and activity over vehicle movement, these are well defined with discrete car parking. Streets open out to face views of the adjoining river valleys and the wider landscape - another feature which pays homage to the historic streets in central Stonehaven. Houses are long and narrow in plan, simple in form with 45° pitched roofs, reflecting indigenous 18th and 19th century forms, both urban and rural. All house types are designed to benefit from environmental design: good solar orientation of living rooms with kitchens overlooking streets and courtyards; south facing gardens and sheltered outdoor spaces. At Stewart Milne Homes, we pride ourselves on building innovative and high quality homes. Each home is quality checked at various stages of its build and inspected by the National House Building Council. We use a high level of specification in materials, and apply superior craftsmanship. In particular, we build to exacting standards, and create homes that are long-lasting. All our homes come with a 10 year warranty, giving you peace of mind. *subject to plot status, terms and conditions. 7 N 1 D 3 2 8 4 C 7 A Your surroundings Helping you feel right at home. While the particulars have been prepared with care and are believed to be accurate, no liability for any errors or omissions therein or the consequences thereof will be accepted by Stewart Milne Group. Please note that the development plan was drawn before building started on site. Whilst it is always our intention to build in accordance with this plan, there are occasions when boundaries and layouts may change as the development proceeds. Please check the details of your chosen plot with our sales consultant when you are making your reservation. The deed plan will be sent directly to your solicitors and should be inspected by you. The floor plans in this brochure show approximate dimensions for each room, of a typical house of its type. The dimensions for any specific house may vary, within NHBC guidelines, because each house is built individually and the precise internal finishes may not always be the same. 9 Step inside As soon as you step inside a Stewart Milne home, you’ll see and feel the difference. This is no ordinary property – this is something special. A home where clever design achieves the perfect balance between elegance and practicality. Where every fitting and appliance is of the highest quality. Where the renowned Stewart Milne Homes’ attention to detail ensures a superb level of finish. 10 11 Start at the heart.. The kitchen is the heart of our home, and it’s likely this is where you’ll head first as you explore. For most families, the kitchen is a busy hub where they will gather together, eat with family and friends, where the kids will do their homework and of course, where all the meals are created. So we design our kitchens to be particularly spacious and we also take care to locate the kitchen in the optimum position, given the likely flow of traffic through the household. Practical connections to a dining or family room, a utility space or the garden through French doors make the kitchen more effective and welcoming than ever. Naturally details vary depending on the house style, but the common factor is 12 that we’ve thought about how you’ll use the kitchen most, and designed it to work perfectly. Look a bit closer at our kitchens and you’ll notice there is an array of appliances. Typically you’ll find stainless steel hobs, cooker hoods and multifunction ovens integrated in to your kitchen. Fridge freezers, microwaves, dishwashers, optional kitchen island units, and breakfast bars will also feature in many homes. We understand your home needs to be functional as well as comfortable so in many homes for instance, to maximise space, we have created a practical and discreet “Laundry Zone” available in certain house types. Just open two Getting comfortable.. bi-fold doors and you’ll find the space, plumbing and wiring for a washing machine and tumble dryer, some with shelves above for your linen, some even have a convenient space at the side for hanging clothes and storing your ironing board. If there isn’t a laundry zone, then these house styles will usually either have separate laundry or utility room with space and plumbing for washing machines and tumble dryers as well as plenty of cupboard storage. If you reserve your new Stewart Milne home early you will have the opportunity to personalise it with a choice* of kitchen unit finishes, worktops, handles and tiles. *Choice of kitchen and choice of fittings subject to build programme. Information is correct at time of going to print but is subject to change. For more information speak to one of our team of Sales Consultants. The specification included in this brochure gives a general specification applicable to this development. Please check the specification relating to the individual plot you have chosen with our Sales Consultant at the time of reservation. Next stop on your tour is likely to be the main living room. For welcoming friends, keeping the family entertained or relaxing at the end of a long day, this is a space to really enjoy. We’ve designed ours to make the very most of what sunlight we get in Britain, with large feature windows and, in some homes, French doors opening onto a patio for a lovely inside-outside living space. In most of our properties, for a little extra cost, early buyers can decide whether or not to have a fireplace fitted – there’s a range of styles to choose from if you’d like to create a traditional focal point in the room. Different people, different lifestyles. That’s why we build homes either with a separate dining room – if you entertain regularly, a formal dining room may be essential – or we combine the dining area into a large open kitchen dining space that’s great for family and friends alike. 13 Moving on upstairs.. Climbing the stairs, complete with a striking oak handrail, leads you to sanctuary. That’s how many people think of the bedroom – and as you spend about a third of your life in it, it has to be just right. Our current range of homes have two, three, four or five bedrooms, ranging from palatial master suites to cosy single rooms. Every master and guest bedroom has either a luxury walk-in wardrobe or fitted wardrobes with sliding doors and shelving. Television and telephone points are conveniently positioned in all master bedrooms. Today the bathroom is as much a place to enjoy as a functional necessity, so we build bathrooms and en-suites with indulgence and pampering in mind. 14 Take a closer look.. We have also designed them to be exceptionally modern and stylish – angular double ended baths, countertop basins with clean straight lines and wall mounted mixer taps; floating W/Cs with slow close seats; showers with sleek ergonomic mixer controls and elegant semi-frameless doors – all from quality manufacturers. We provide a superb choice of co-ordinated Porcelanosa tiling and, in many houses, fitted vanity furniture for the bathrooms and en-suites. Many of our house styles with four or more bedrooms include an additional ensuite shower room to the guest bedroom and a few even have an en-suite to a third bedroom. As you make your way through a Stewart Milne home, be sure to have a close look at the fittings and finishing – we are very proud of the high quality we offer in all of our homes. Internal walls and ceilings are painted with at least two coats of paint, and internal woodwork with three. Internal doors are finished in oak with three stylish vertical panels and are fitted with contemporary chrome lever handles. Our homes are wired for the modern world, with an abundance of socket outlets, telephone and TV points, while smoke and heat detectors are wired to the mains. Whatever the season, your visit to a Stewart Milne home will be a warm and comfortable one. At the heart of the central heating system there’s a modern, highly-efficient and environmentally responsible gas boiler, while thermostatic radiators give you independent control for each room. Out and about.. Depending on the home you’re visiting, there’ll be more to explore outside – such as a high specification garage with steel doors and built in power-sockets, turfed and landscaped gardens or smart monobloc driveways. Whatever the location and the specifications, you’ll find the exterior space as attractive and as welcoming as the inside of the home – although naturally a new garden needs a little time to develop and look its best. To ensure that the open landscaped areas and private front gardens are kept in pristine condition, a factoring company will be appointed and a small monthly maintenance fee for this service will be applicable. As you complete your viewing – and listen to the reassuringly solid sound of the door closing behind you – you’ll leave with an idea of just how good it could feel to call a Stewart Milne home your own. If there is anything you’d like to know about a specific development, house-style or plot, then please get in touch – we’re here to help. 15 Stewart Milne Homes, Creative Interiors, Jane’s Interiors and John Lewis Aberdeen, have come together to create three stunning new show homes at Dunnottar Park. Arlene and Margaret of Creative Interiors, Westhill have turned their hands to designing the interiors of plot 1, The Dunnottar, at Dunnottar Park with the very on-trend ‘Scandi’ based theme. This theme immediately conjures up a vision of fresh, bright rooms in whites, greys and blues with splashes of pastels. Jane’s Interiors are a local interior design firm based in the home of Dunnottar Park, Stonehaven. With over ten years of interior design experience, and with invaluable amounts of knowledge of Stonehaven, the local designers were enlisted to kit out, plot 2, The Allardice, housetype at Dunottar Park. Renowned for simplicity, utility and beauty, Scandinavian homes have a pure, pared back style that is centred around functionality, clean lines, and understated elegance. The use of light is considered to be important in Scandinavian homes and this is reflected here in the amount of full length glazing in the open plan lounge/dining area and also the kitchen, giving a light and airy feel to these spacious living areas. Jane’s Interiors have based The Allardice showhome around the Flora and Fauna of the Dunnottar Woods parkland area. Inspiration has been taken from the natural beauty of the woodland, foliage and striking wild flowers of Dunnottar Woods. This inspiration can be seen throughout the use of colours, patterns and artwork used throughout the home. Other influences for the showhome included the plethora of Scottish Heritage on the doorstep of Stonehaven and Dunnottar Park’s close proximity to the famous Dunnottar Castle. Creative Interiors have used a lot of plain, textured fabrics throughout but with some simple patterns to create a contemporary feel to the five bedroom home. The flooring on the ground level is a washed wood look, which is typically Scandic, with large rugs for warmth and, of course, the include the iconic “egg chair” designed by the renowned Danish Architect and designer Arne Jacobsen to give an authentic ‘Scandi’ feel to this home. 16 Jane’s Interiors have showcased a home which is ideal for a young and vibrant family who would enjoy living by the seaside and immersing themselves in the long walks and nature trails that Stonehaven has to offer. John Lewis, Aberdeen, have used their well-honed design skills to showcase Stewart Milne Homes’ Carron showhome, plot 3, at Dunnottar Park. A palette of colourful textured wallpapers are offset against white walls which highlight the shapes of the interior space throughout the show home. With the use of comfortable modern furniture with colourful accent pieces, the use of patterned textured fabrics, leather, wood and a mix of metals, from brass to copper and chrome this creates an eclectic look to the home throughout. Bursts of burnt orange, sapphire and teal are used in the patterned textiles, rugs and decorative accessories which are brought to life against the neutral backdrop. against surrounding walls, suspend at a low level to create a relaxed glow. The modern kitchen with its neutral high gloss finished doors, concrete worktop, large expanse of glass overlooking the garden and family seating area is very much the heart of the home. Leading from both the hall and family area the open plan dining area and living room with central pillar are both flooded with light from the large expanse of glass overlooking the garden. This home is designed to appeal to an established family who needs lots of space and flexibility within the home. The pendant lighting in the main living areas adds atmosphere with different finishes of glass, fabric and woven shades. These create dynamic patterns 17 “I would definitely recommend Stewart Milne because of the whole experience: the quality of the build, the site manager and the customer services team.
