The apartment looks nice and has two layers. Every apartment is furniture and the utility of apartment is well equipped. There are brown line and purple line shuttle stations on the opposite of street, which can be used for school commute. The rent is reasonable. Outside people have no access to the building without the key and cameras are set every entry. Close to campus, workout facility, pool, small computer and print area Walking distance to IUPUI, great kitchen, furnished, washer dryer, fitness center, pool Furnished and fairly new Ready‐to‐use internet and cable (included) 24 hrs fitness room and pool Affordable (with several roommates) Within walking distance of classes/labs Individual bathrooms for all roommates (even with 4 people/unit) Laundry machines in‐unit Furnished Pretty Complex Good Amenities: Pool, Gym, cable and high speed internet included It is still a nice place to live if you don't mind noise and wish to live close to campus. Your roommates or neighbors might be very noisy and may hold party frequently starting from midnight. You will be assigned to random roommates who you don't know at all. Too much parties may also mess up the building with beer bottles and punching holes on the wall. Too many undergrads, too noisy on weekends (parties, etc.), constructed very cheaply and walls are very thin so you can hear conversations your neighbors are having, too expensive, staff was nice but treated me like a college student living in a dorm rather than a tenant, sometimes sketchy people would show up in the parking lot asking for money VERY NOISY Comparable to an unsupervised undergraduate dorm Great for undergrads, terrible for grad students Majority of residents are undergradutes Parties are held regularly at all hours The use of pot and other substances is common Safety is a concern because of drinking and other drug use No early termination allowed The management is poor and there are odd fee plans The staff loses important paperwork regularly Deposit replaced with a "redecoration fee," which is non‐refundable
All tenants move in on the same day and must wait in a long line for sign‐in, keys, etc. Only one mailbox key per apartment, even with four roommates. Full month's rent due at signing, even though you can't move in until midway through the first month of your lease and these are expensive apartments Incompetent staff Heavily populated by rowdy undergrads Difficult to study/sleep due to noise (at all times of night, regardless of the day of the week ‐ apparently these students never stop partying) Incompetent staff Omnipresent drug use Power must be arranged through IPL and dealt with among roommates Leases are school year‐based (so everybody moves in at the same time) Too expensive Too noisy and a lot of partying, very hard to study or sleep. Not safe Unless your parents are paying for it, it is extremely overpriced and unaffordable and unless you don't ever plan on having fun at your apartment on the weekends it's not a good choice. STAY AWAY! Find something else ‐ anything else. You will not be able to focus on your studies here ‐ I had to do all my exam studying in my first year in the library or at my girlfriend's house. Plus it is just an extremely poorly run complex. Ideal for undergrads, the worst for grad students. If you're looking for convenience and don't mind noise, it might be a good fit for you. Walking distance to many restaurants/activities and even campus. Super cheap rent for downtown Indianapolis. No pet rent and both dogs and cats are welcome. Outdated apartments I have had no issues with the apartment complex or company, but I think it's about taking pictures when you move in and documenting any damage. IU ( I walk to my work) a lot of restuarants, family dollar, downtown all are close newely renovated cheaper than any other apartments in the campus area I believe ‐ It is close to IUPUI ‐ It is close to the goverment buildings, the mall and several bus stations Shared bathroom in the 2 bed room apartment. The buildings are quite old. Very noisy living right above the fitness room. 1. Some buildings are main street, so it is noisy, especially when ambulances pass by. 2. Washers and dryers are in leasing center, a little inconvenient. 3. Bedrooms are small, especially for the secondary one. 4. Air conditioner and heater make some noises. the building are secure. some difficulties getting the mail. ‐ In general I did not like the bus transportation in Indianapolis. It takes too much time to take the bus, specially on Sundays and during the winter. ‐ Regarding Campus apartments, I would say the internet is not as good as you may wish. I recommend this place for anyone who wants to live closer to school and anyone who wants to avoid the stress of commuting during rush hour. It is a good place to start, but not a good one for long time. totally recommend it to anybody ‐ I think it is ok. The apartment building is close to the IUPUI campus (~15 min walk). It is only a block from the beginning of the canal and a 20‐30min walk to the downtown city centre. There is a bus stop right outside the building as well. The apartment itself is very spacious and recently renovated. Some of the apartments have their own washer and dryer in‐unit, which is a huge bonus! However, there are washer and dryers in the basement as well. It is an older building so the walls are pretty thin and you can hear your neighbours and their pets. Also, the apartment is brick and it doesn't hold heat too well so it can get pretty chilly in the winter * Please note these are anecdotal comments from former and current students and postdocs and do not represent

‐ Affordable ‐ No extra charges for parking ‐ Pet fees were low ‐ Heard good recommendations from fellow peers ‐ Midway between downtown and broad ripple, and easy access to interstate ‐ Indoor pool and hottub, also outdoor pool ‐ Front desk attendant 24/7 ‐ Good security measures ‐ Drive to school takes 10 minutes ‐ Close to Goose the Market ‐ Some crime. Car got broken into in the parking lot. That happens pretty much happens ‐ Apartment is next to Fall Creek, so I went for a walk along the creek and happened across a homeless "tent city" about 2 blocks away from the building. Very close to campus (less than 5 minute drive) Really new (just opened summer of 2014) Accessibility to the bus if you don't have a car and can easily bike to campus Close to good restaurants downtown Things to do on the complex property/grills available for use Affordable with a roommate especially for the area Pretty secure as it is fenced in and requires prox access to get in as well as keycode entry to the buildings Utility bills are generally low Leasing office is very helpful Amazing location right near campus and access to running trails. The actual community was friendly and interactive with great leasing staff. Cat Friendly. Laundry machines in unit. New building, close to campus and the office staff are professional. Its also cool to live in what use to be a baseball stadium. The complex offers community bbq grills (gas) and common areas for socializing and of course playing in the old baseball diamond. Of all the places my wife and I have lived this is our favorite. In a bit of a random/industrialized immediate area (there isn't much west of the property until you get to Speedway/Avon) Walls are somewhat thin (I can hear my neighbors in the apartment next to me talking if they are in the room adjacent to my bedroom) Rent can be pretty high if you do not want a roommate or if having your own bathroom is a priority, but compared to most places in the downtown area it is inexpensive. Apartments aren't very large There is a monthly parking fee that is fairly expensive. Guests must park in a designated area that can fill up very quickly on weekends. None. Rent is not the cheapest but you also get what you pay for. For a graduate student with a room mate it should be manageable but still on the upper end of the budget. I would certainly recommend this property for incoming IBMG students. Most of the people living in the apartments are either graduate or medical students as well as a few older IUPUI undergrads. It is pretty quiet in the complex most of the time. I would HIGHLY recommend people live here. Best management and maintenance people I've seen/heard of Allows pets Good rent rates Studios don't get a lot of sunlight, as they are on the bottom floor I wouldn't exactly go walking around at night outside of the gates You will have to drive/take a bus to get to campus, as it is over 3 miles away Have to drive/take bus to get either downtown or Broad Ripple, since it is right between both of them. Somewhat shady area of town. You may not want to walk alone at night. I would recommend this place to people. Nice people/staff, well‐
maintained, good price, has up to 4 bedroom apartments. If you are the party type, you would probably be better off closer downtown or in Broad Ripple, though, as it is about 3 miles to each so you will either have to hitch a ride off a friend or pay for a cab each time you want to go out. If you have a car and don't mind paying for a cab/having someone DD if you decide to go out and drink, I would highly recommend this place. Once during a very cold night, the power went out in about a 4 block radius around my place for about 5 hours. The pipes froze and when the power came back on, the pipe started leaking and caused part of my ceiling to collapse. I called management and within 10 minutes people were there trying to fix the problem and they repainted/replaced everything within a week. Rates are reasonable and they allow pets. Surprisingly, many places don't. This neighborhood is directly next to Mass Ave. You are walking distance to everything it has to offer. You are approximately 1 mile from the center of downtown. You are just shy of 2 miles from campus. I bike everyday instead of paying for parking. There are apartments, houses and condos to rent in the area. Even though you are downtown you still feel as though you are in a quaint little neighborhood. staff. You have to pay for parking. Close to major intersection of Michigan and Indiana Ave so you can get some road noise (especially emergency vehicles). Walking around the area after snow or ice can be a little difficult as the sidewalk clearing is a little patchy. If one dose not have a car it takes about 20 minutes to walk to the campus. Little expensive, if you are living by yourself, but I find quite reasonable if shared with a roommate. It used to be affordable on a grad student stipend but over the years downtown is getting expensive and that might be something to consider Both Canal Square & Canal Overlook: The rent is increasingly becoming expensive. Parking rates are very high and difficult for students to afford. Nice and good maintenance. I would highly recommend, great place to live in. Not too fancy but good value for location, size and condition. I have had a good time living here. Have had no problems in this property. Been here ever since i joined IBMG program at IUSM. Awesome experience since the last 3 years. I would highly recommend either of these apartments. Go for it if the rents work for you ‐ the management is really good. Both Canal Square & Canal Overlook: The properties are good for someone to begin with until you know about Indy. Once you are familiar with the place, you can move further away from campus. My main complaint is that the apartment has primarily carpeted floors (except in kitchen and bathroom). The complex does offer complimentary carpet cleanings every year though. Living on the un‐gated side of the complex creates some parking issue occasionally. It is very difficult to have non‐residents park near the complex. Responses to maintenance requests can be slow if it requires an outside contractor. Cannot open gate from inside apartment (i.e. no way to buzz in delivery people or guests, you have to physically go down to the gate). Sometimes have had loud neighbors ‐ management has been pretty good about addressing those concerns. Highly recommended. Friends that live here likes it. I highly recommend the Gardens of Canal Court. I have lived there for two years and plan on remaining in that apartment until I graduate. The location is unbeatable, the property is maintained well, I feel safe, and it is not a large building so it feel Highly recommended. While it is quite costly, it is very safe, well‐maintained, close to campus ‐ directly across from the Law School and IT Building (with 24‐hour/day computer center for recording music, computer/printer/scanner use) ‐ it is a 15‐minute brisk walk to the University Hospital and most buildings in the center of campus. It is a 15‐minute walk to Circle Center shopping downtown. It is a 5‐
minute walk to the newest Marsh grocery store. It is directly on the canal ‐ a beautiful and safe place to walk for exercise, relieve stress, etc. The gym at Canal Square is now 24‐hours/day, and was newly remodeled ~1.5 years‐ago. They remodel things (paint, gym, grounds, etc.) every other year or so. There is a nice pool and several outdoor bbq's for residents. Most apartments have the washer/dryer inside each apartment. There is an international market (Saraga) that is a ~15 minute drive (Indiana Ave. to Lafayette Road). There is another international market (VietHua) up near Costco, next to the Castleton Mall. Canal Square is very safe and secure, clean, maintained nicely (fresh carpets and paint annually). A 15‐minute walk to the downtown mall and restaurants. There is a 24‐hour computer center directly across West Street (in the IT Building) ~40 computers, and three private study/music recording rooms.. The somewhat costly rent is a fair trade off, compared to paying for wear‐and‐tear on your vehicle, parking costs on campus, driving/commuting ‐ gas prices, etc. I have lived here for 5 years. 24‐hour business office with 3‐4 computers For late nights at the lab, there is a 24‐hour Security Escort service offered by IU. They will walk or drive you over to the Law Building or IT Building, which are both directly across from Canal Square. The management workers are friendly and there is usually someone always at the front desk. Riley Towers is very close to Marsh Grocery store and all the bars and restaurants on Mass Ave. It is right on the cultural trail so biking or walking to almost any part of downtown or Fountain sq is easy. They also provide a free shuttle service for residents to the IUPUI campus weekday mornings and evenings which is very convenient. Good amenities that are free to use; Business center, fitness center, pool Convenient to live close to campus as well as the restaurants and bars. Can cycle to work instead of having to drive and pay for parking etc. Great location. You live really close to Mass Ave and its cornucopia of bars and restaurants. There is a Marsh literally a block away to buy groceries. The apartments are also really nice and if you get one of the apartments on the higher floors, the view is pretty good. The leasing office is very helpful and there is a 24 hour concierge who are also very nice and helpful. The amenities are pretty good too. This place is a little over a mile from Van Nuys Medical Science building so it is pretty close to campus as well. I walk to and from campus everyday but it is a pretty long walk. This place also has a desginated parking garage so that is very convenient. It is also really close to a series of parks and circle center mall and all the sports location downtown. The building is older (1963) so there may be a couple issues that come with an older building. However the management is friendly and will have someone fix any repairs. Some of the apartments are a little old and I have heard complaints that the cost of rent is a little steep, but compared to all the new apartment complexes that have recently been built in the last couple of years downtown I think Riley is a good price. Expensive Noise‐sirens Cost of living downtown. As with any apartment living, some neighbors can be loud at times. The walls here are good at blocking most of the noise so I do not find this to be a huge problem. The building is old (over 50 years) so there may be some issues such as water damage. However, the staff at this apartment are very helpful and they can fix the problems. It is probably a little bit more expensive than living a bit further out of the city. Cost. It is pretty expensive when there are other cheaper alternatives available. But if you can afford it or share with someone, it is completely worth it. I recommended this property. I have lived at Riley for fours years and have been very happy there. I would recommend it. Yes, would recommend due to proiximity. It is also reliable if moving from another country. I highly recommend Riley Towers. apartments, arched entries, and nicely tiled bathrooms. Located right by 86th and ditch, with Kroger, Marsh, and Walmart less than 5 minutes from the complex. Local restaurants and chain restaurants minutes away from the apartments (86th street has everything on it). Allow large dogs and cats. Neighbors are very friendly, and have not had any problems with noise. Awesome waterviews (waterfalls, streams, etc), and the layouts are top notch. Maintenance can be a hassle. Floor plans are tight fits for bringing couches into and out of the apartment. Ask about this before you move in. For the most part apartments are well kept. It is also about 12 miles from IUPUI, which can be a 15‐25 minute drive depending on traffic. Rent runs slightly above normal prices, but includes a garage (usually 70‐100 per month for a garage elsewhere), Luxury views, washer dryer, etc. I would give this place an 85% satisfaction rating. The apartments are brand new, which has contributed to some growing pains as well as perks‐ among the perks are the well appointed interiors (granite countertops, modern wood cabinetry, plush carpeting) and relatively spacious floorplans. I was prepared for the 20‐30 minute commute from this property and expected to move into a quiet, suburban area that fit myself and my family. The complex sold itself as "luxury living" and while the interiors are quite nice the rest of the property could not possibly fit anyone's definition of luxury. Nearly a year after construction was completed the property remains unfinished. The "landscaping" is a muddy mess, the bark park (a major selling point for me) has been unfinished and unusable for the majority of our stay here and ongoing projects like sprinkler installation, botched landscaping efforts and building touch‐ups have disrupted many a day of studying as workers frequently arrive before 8 am (on weekends as well) and treat the property as if it were just a work site. Remnants of building materials, utility flags, tools and trash litter the grounds to the point where I actually feel embarrassed to have anyone over during daylight hours. As the complex fills up more problems like inadequate parking and thin walls and floors have become apparent. Rent prices are extremely high and I've seen comparable apartments with superior amenities going for a much lower rate in this market. divulged by the management‐ I had to find out through the news media after signing a lease. We spent several tense months following the developments in Wal‐Mart's efforts to build a supercenter on said land, and while their latest proposal was shot down by the town I wouldn't count on them giving up anytime soon. Also, to the east of the property is the unfinished service road leading to Wal‐Mart's lot and several retail outlots just waiting to be developed‐ an eyesore at the very least and a raging construction project right outside your window at it's worst‐ a real nightmare for anyone who wants to work, study or even sleep in their home. I would absolutely not recommend this property to anyone. The long commute, possibility of construction and unending work on the property and the steep rent prices are enough to make anyone run in another direction. Area is nice Has everything you will need (groceries, restaurants, movie theaters, fast food, bookstores...) very close. There is easy access to I465 (about 20 minute drive to campus). Very affordable. A single individual can easily live there on the stipend. Nice amenities (Gym, Pool, Tennis Courts). All apartments have washer dryers included. Several apartments have balconies and fireplaces. The staff is generally helpful and friendly. There is also a bus route (#34 – see below)) . They also plow the lots in the winter. The area has a lot of shopping options‐‐‐Wal‐mart is within walking distance and SuperTarget is within a few minutes drive. There are lots of restaurants around. Traffic is less busy than the northeastside. The commute is easy ‐ will take about 30 minutes in traffic and still ~25 minutes in less traffic. When the price of gas figured into your budget, this neighborhood ends up costing more than it seems worth at times. On the bus, the commute takes an hour 1 way. A vehicle is a must to live here. Lack of places to socialize ‐ drive to Broad Ripple and its youth scene is ~20 minutes. Lack of a substantial Indianapolis library branch. The one close is sub par compared to other libraries in the city. Common entry ways and doors are not always maintained. The appliances work well, but they are all older model. In the winter – when the lot is plowed, it is done in such a way that the cars are trapped in their parking spots. The noise of living in an apartment with loud neighbors. I would recommend them to someone looking for a good "starter" apartment. They are low cost, maybe not the nicest; they are certainly not bad. It is kind of isolated from downtown (thus IUPUI) and other areas of Indianapolis, but it will have most everything a person could want. Commute as the biggest flaw. The apartment complex is outside of Broad Ripple but still very close thus the rent is a lot lower than living in Broad Ripple. There is plenty of restaurants and stores near by for everything you need. Parking is free at the complex, and the rooms themselves are a very good size and in good condition. Relatively cheap in terms of rent and utilities. Very close to keystone, and all of the shops/restaurants. Near the Monon, so great for running/walking. Near several international markets. Very close to an LA Fitness. Close to a target, movie theater, Kroger/Marsh, and other nice ammenities. Applied for a loan and purchased a condo. Mortgage is comparable to rent if you find the right place. Safe neighborhood and everyone that lives there is great. Mostly younger people, some young families. Suggest getting a roommate to make living expenses decrease. Home Owners Association dues ‐ covers insurance for the exterior of my building and covers lawn mowing. Travel to get groceries‐ it takes me about 15 mins to there. If you are looking to purchase a place, I would definitely look in this neighborhood. The prices vary as the condos vary. Very affordable Nice neighborhood Very close to a branch of the public library, Kroger, Meijer, Wal‐
Mart, Washington Square Mall, many restaurants, and several other stores. We rented a house. We were able to rent a 3 bed 2 bath house with a garage and yard for ~$775/mo. For the space, it was a great value. Our subdivision was very quiet and safe. We rent a 2 bed 1 bath house with a basement for ~$700/mo. This is a very nice historic community. There is a neighborhood association and a sense of community. It's a very safe and quiet neighborhood with lots of very cute 1920's bungalow houses. It's ~5 miles from IUPUI and the bus route is very close. There are bike lanes nearby and it's a short ride to the shops/restaurants in Irvington. It's ~15‐20min drive to campus. We have access to the essentials but we're frequently driving downtown, to the north side, or Greenwood to go out to eat or shopping. It's a bit of a drive to IUPUI (30‐45 min+ depending on traffic). We're almost in Hancock Co. Our area is very safe but there are some "bad neighborhoods" and crime on the near east side. It was quite a commute. We lived almost in Hancock County so it was ~30 min of highway driving every morning. There are things to do within a short drive but most of the places we wanted to go were downtown so we found that we were driving for school and for social things. The bus route does not go this far. You have to drive to Meijer or Washington Square mall to catch a bus. Due to this, I've never taken the bus but I imagine if would take awhile. I don't have any complaints about this area. I would recommend renting a house in a nice neighborhood if you're looking for a house. Overall, I wouldn't recommend the area. I think this would be great for someone with a family and doesn't mind a long commute. We moved closer because we didn't like the drive and although we liked having the space, because we don't have children, we weren't using it all. Unless you are renting a house in a subdivision or neighborhood, I would not suggest far east Indy. Be aware that some areas on the edge of Irvington aren't as nice as closer to the center of Irvington, Emerson Heights, Little Flower neighborhoods. Some parts of the Near East Side are much nicer than others. If you can, I'd suggest you drive around the area and check it out before signing a lease. This area is a nice quiet neighborhood not too far from downtown (5.5 miles from campus). We like the short commute and the older homes. We also LOVE that we can rent a 2br house for $700/month. IndyGo routes are very accessible from this neighborhood. We're renting a 1920's house, 2 bed, 1 bath, with a basement and garage for $700/mo. The neighborhood is very pleasant and we're only a 15‐20min drive from downtown/campus. We're close to Michigan and New York Streets so bike lanes are also accessible. We are also near 10th street so IndyGo is within walking distance. I wish we lived a little closer to downtown or Irvington so we could walk places. We're within a bikeable distance to many things but often end up driving. We rented a 3 bedroom, 2 bath, with a garage for $775/mo. We had a yard and lots of space. This would be a good location for a family. It's a typical subdivision. We were very close to Washington Square Mall and many grocery stores. The commute was too long ~45 min on 70. The furthest ends of the IndyGo line were still a drive away. We like to do things downtown and it was a little too far. It's fine if you need a lot of space and have a family. I didn't like being so far from campus/downtown. The only commuter option was by car. LOVE this place! They are brand new apartments, and I live in a 1 bedroom. It's one story, so it feels much more like a condo. We have our own yard, and the apartment itself is beautiful. Nice appliance‐‐washer and dryer included in every unit. Like, I said, brand new, so we are the first people to live here. It's also in a very quiet area‐‐feels like the country, 2 horse farms across the street. Honestly, the only thing is it is a bit in the middle of nowhere. Over all I have loved living here. Close enough to campus (20‐30 minute drive) but not so close that you're still in the city atmosphere. (I find living outside of downtown much more preferable to being closer to downtown). Eagle Creek Park and surrounding trails are great for running. There is a Marsh and Target in walking distance, along with a nearby Meijer and Walmart. Fitness center has been shut down for about half a year now because all the machines broke down. Not ideal for living with small kids I can no longer recommend the apartment. I like living in the suburbs near downtown because it's quieter and more peaceful. Living on the west side is great, because you can take 10th Street or 16th Street to Indiana Avenue straight downtown without having to deal with the hassle of getting on the interstate. Living on the north side near Carmel or Fishers is really nice in terms of the area, but the commute is terrible. Avon and the west side of Indy are great places to live. All of the members of my lab live in the Speedway/Avon area, and we're all very happy there. It takes a little more time to get to campus, but that's not too bad. I own a small home on the west side of Indianapolis right around Speedway. The area where I live is very quiet, mainly residential. The houses are small but well kept The commute isn't too bad (10‐
15 min), since campus itself is on the near west side of Indianapolis. Avon and the West side of town (outside of the I‐465 loop) is a great place to live. It is a nice, safe suburban area, and it is extremely easy to commute downtown from the West side. It is very quick and simple to take 10th Street all the way from the West side directly into downtown and onto campus. This avoids having to get on the interstate, which makes commuting much simpler in times of heavy traffic and icy/snowy weather. Living in many other outer areas of town requires traveling on the interstate, which can lead to long commutes in terrible traffic. I have really enjoyed living on the West side and would highly recommend it. easy. The West side is not quite as nice an area as the northern suburbs in terms of affluence or shopping and restaurant options. Areas like Castleton, Fishers, and Carmel have wonderful restaurants and shopping options that the West side does not have. If you want to eat at more unusual/non‐chain restaurants, you will have to drive to other places for the most part, and there aren't any big malls near the West side (other than Metropolis which doesn't really have that many choices). It does separate you a little more from the cultural options of downtown, but it's not too bad. I am from the Indianapolis area, and grew up on the west side, so that's why I own a home :) If anyone is looking to buy instead of rent for their time here in Indianapolis, the housing prices are very affordable. There is nothing positive to say about this property management company. This is a property management company that manages properties for home owners. They have many properties around the city, mostly older houses in lower income parts of town. They do not take care of the properties and the house we were living in had mold which Alpine refused to take care of. There was also many other problems with the property that they would just not take care of. • Clean the dwelling thoroughly, removing all trash.

Tenant Responsibilities
• Document the condition of the property when you first move in and then again when you move out. Make a
written list of all problems and take pictures with a date to document. Have your landlord sign two copies, one

• If you plan to leave the property for a long period of time (such as vacation, spring, or winter break) do not turn
off the heat completely because this may cause pipes to bust.
• Renters insurance is a good idea and does not cost much. It insures replacement of your personal belongings in
case of fire, theft, or other property damage.
• Be careful with portable heating appliances. Many of these appliances are fire hazards and prohibited by health
and fire codes.
• Rental units will have a shower and/or tub to use for bathing. Bathing should only be done in the shower or tub
with a shower curtain.
Landlord Responsibilities
• Landlords must maintain a rental unit in livable condition. Do not be afraid to ask for repairs. Your landlord is
legally prohibited from retaliating against you.
• Landlords have to take care of any infestation problems such as mice, bees, or termites that are caused by
outside conditions.
• Landlords must give you 24 hours notice before entering your dwelling for any reason, unless there is an
emergency. If your landlord enters without giving you 24 hours notice, send your landlord a written notice
asking them to give you appropriate notice in the future.
• If you keep your apartment in good condition your landlord must return your security deposit. Your landlord can
only deduct from your security deposit for any unpaid fees, rent, or for damage that is beyond “reasonable wear
and tear”. If your landlord keeps any portion of your security deposit they must give you an itemized list of
deductions showing the reason why your security deposit was withheld.

Tips on Being a Good Neighbor
It is important for students at IUPUI to remember that, while they are in school, they are a part of the greater
Indianapolis community. Neighbors in Indianapolis, whether students or permanent residents, share responsibility for
keeping Indianapolis’s neighborhoods safe, tidy, and peaceful.
•
When you move into a new apartment or house, it's a good idea to get to know your neighbors. Introduce
yourself to your neighbors.
•
Learn your neighbors' names, should you need their help at some point in the future.
•
Do not use indoor furniture or appliances outside your apartment or house.
•
Obey local traffic laws and stay under or at the speed limit. Remember that your neighbors may have children
playing in the area.
•
Please keep the grounds surrounding your apartment or house clean.
•
If you have pets, please take care of them and be courteous of your neighbors, who likely do not want to hear a
barking dog late at night. Also, remember to clean up any animal waste. And please have your pets spayed or
neutered so they do not add to the pet overpopulation problem.
•
You are responsible for the actions of your guests, so make sure they abide by local ordinances.
•
Remember that noise is a major source of irritation. Keep the party and stereo noises to a minimum. Outside
noises, even talking, especially late at night, can be very loud when neighbors are sleeping.
•
Before throwing a party, inform your neighbors and give them your contact information so they may contact
you if noise becomes a problem or if they have other concerns.
•
Be aware that there are noise ordinances within city limits. Between the hours of 11:00 PM and 7:00 AM, please
