Precious moments are creatively transformed into
lifelong memories by Memento Photography in St.
James. Located above TCBY and Subway, about a
half mile east of Rite Way Auto, the Memento
Photography studio specializes in children’s photography, weddings and special occasions, on-location
shoots, studio photography and even portraits of your
favorite pet.
Owners Lisa and Anthony
Raniere pride themselves in what
they say is superior quality photography at reasonable rates.
“We do all of the photo
retouching for no additional
charge,” says Anthony. “At other
studios that can run $40 or $50
or more per photo… There isn’t
anything I don’t go over with a
fine tooth comb.”
A former web designer and
current St. James resident, Lisa
handles the business end of the
studio while her brother Anthony
is an award-winning photographer:
“I was given my first camera
when I was in the fifth grade,
and I’ve been involved with
photography, in some way, ever
since – and professionally for
over 15 years.”
But their exceptional client
servicing and family-oriented
atmosphere is what Lisa and
Anthony feel makes their photography studio special.
“Every child who comes in
here for a
photo
shoot
leaves
with a
smile,”
says
Anthony,
“and every
bride and
groom is
made to
feel at ease
so that

fortable in front of the camera on
their big day… We also try to
accommodate our clients’ individual needs by customizing
packages to their liking.”
Memento Photography also
offers digital camera classes,
including Photoshop and editing
techniques. They offer black and
white photography, color, colorization, sepia tone and videos
as well as family portraits and
on-location shoots, corporate
events, model portfolios, seasonal photography, sports photography, Sweet 16’s, graduations,
photos with Santa and holiday
cards.
Their upcoming in-studio fall
photography portraits include
autumn scenes with hay, scarecrows and hand-painted autumn
backdrops.
If you have any questions, or

transform your precious
moments into permanent memories, please call Lisa or Anthony

Are you a good neighbor?
Most people try to be. They’re glad to pitch in when a
neighbor needs a hand, or do a small favor now and then. But
being a really good neighbor takes more than that.
Before you fall asleep in bed tonight take a moment to think
about the people you’d depend on if you suddenly smelled
smoke, or a family member tripped in the dark and fell
downstairs.
It would be those very special neighbors who staff St. James
volunteer fire and emergency medical service units.
Twenty four hours a day, seven days a week these men and women protect you,
your home, and your loved ones without ever asking for pay... or even thanks.
Now that’s a good neighbor!
Here’s what it takes to be a good neighbor...
The basic requirements are simple. Volunteers must:
• Be 18-45 years of age.
• Be in good physical
health.
• Be of sound moral
character.
• Have a clean NYS
Driver’s License.

CONGRATULATIONS!
St. James Homemakers
Unit #44
Plans For New Season
A new season is fast approaching and so it is
never too early to remind all present and hopefully new members that Rally Day for the St. James
Homemakers is just around the corner. The spring
season ended with a wonderful luncheon at the
Meadow Club and Achievement Day 2006, where
members showed off the projects they did
throughout the year to the many visitors who
came from the St. James community and surrounding areas.
The program committee has worked throughout
the summer to put together a terrific calendar of
events and crafts that they hope all members, old
and new, will enjoy. The St. James Home-makers
Unit #44 looks forward to seeing all the familiar
faces and to welcome new faces in the fall. Come
and join this terrific group of ladies and find out
what the Homemakers Club is all about. Hope to
see you on our “Rally Day” on September 13.
For information, please call Janice at 862-8945.
James Greek of St. James was the happy winner of the
Family Fun Night raffle held on July 19, 2006. James won
a photo-on-canvas portrait of the St. James Train Station.
He’s pictured here holding his daughter with his neice by
his side. Congratulations to James and his family!

Explore Colorful St. James in Vintage Black and White
New book by
Head of the Harbor historian
is a photographic history
of the Town’s fascinating past.
Arcadia Publishing is proud to
present ST. JAMES, the newest
addition to its Images of America
series by Geoffrey K. Fleming.
With close to 200 images, ST.
JAMES brings to life the people
and places of this unique Long
Island town.
Originally a farming community, St. James became a cosmopolitan hotspot in the early
1900s as vaudeville stars moved
in and famous architects built
immaculate estates. ST. JAMES
provides insight into the developing character of this remarkable community.
Highlights of ST. JAMES
include:
• The first book to include
images of the many famous
vaudeville actors who lived in
St. James.
• Elegant hotels, casinos, and
estates.
• Everyday life in St. James,
including images of residents
at work and at play.
• Commentary on the town’s
social and political history.
ST. JAMES - Images of
America will be available at area
bookstores, independent retailers, and on-line retailers, or
through Arcadia Publishing at
(888)-313-2665 or www.arcadiapublishing.com beginning
August 21, 2006. This softcover
book is priced at $19.99 and is
128 pages.
Geoffrey K. Fleming, 32, is a
native of St. James. His keen
interest in local history comes
honestly; his family first settled
in present day St. James over 50
years ago
when his
grandfather,
Thomas
Fleming,
moved his
young family
there to raise
his children
away from
New York
City.
Fleming
received his
B.A. in
Historic
Preservation
from Mary
Washington
College in
1996 and his
M.A. in Arts
Administration
from the
School of the
Art Institute of Chicago in 1999.
He currently serves as the
Director of the Southold Historical Society on Long Island and is
the official historian for the
Incorporated Village of Head-ofthe-Harbor, where his grandfather served as a police officer for
many years.
When not doing genealogical
or historical research, Fleming
enjoys spending his time collecting antiques and fine art and visiting with his extended family.
He was delighted by the
opportunity to compile and edit
this photographic history on
behalf of the residents of St.
James. He hopes that this work
will bring back fond memories
and inspire the telling of more
colorful stories. Fleming regards
the book as a present to the current residents of St. James and a
OUR TOWN • AUGUST 2006
memorial to all those who made
St. James the fascinating community it is today.
Fleming is the author of several articles and books, including
Bridgehampton and Southold,
both published by Arcadia.

BOY SCOUTS AT CAMP – Some members of Boy Scout Troop 301, of
St. James, braved the heat as they earned merit badges and had fun
during a week at Baiting Hollow Scout Camp in mid July. On August
3 the boys were off to the Adirondacks where they enjoyed day hiking trips, earned more merit badges and had the option to do an
overnight backpacking hike in the mountains toward the end of the
week? Congratulations to all the boys and their sore feet for all their
accomplishments.

Hey, Mozart Music Project
Do you know a child who
loves to invent melodies? Hey,
Mozart, Hartwick College’s
child composer project is sponsoring a competition for melodies composed by children up
to age 12 who live in the northeast. The deadline for application submissions is September
10, 2006.
To download an application
for submitting a melody – visit

submitted to:

The Sun Will Rise
For more information call
602-431-4802.
The winning melodies will be
arranged and orchestrated for
performance by a professional
orchestra by the upper-level
music students at Hartwick. The
Hey, Mozart Orchestra will
then record the arranged
melodies on the Hey, Mozart!
CD and perform a live concert.
The hills will roll on
The rivers will flow
The Sun will rise
With its golden glow
With its mountains, valleys
Oceans and streams
The Earth keeps turning
Amid wartime screams
So much can be done
To benefit all
Just from the money spent
On the bombs that fall
I pray someone will come up
With a scheme
To make a peaceful world
More than a dream.

‘Fuel’ Your College Student With a
‘Care Package’ From Home
submitted by the
St. James Post Office
Snacks, encouragement, and
cash – the three sources of “fuel”
for college success.
If you are thinking about energizing your favorite college student with a “care package from
home,” make sure to follow these
coaching tips:
Pack your ‘care package’
with care
Nothing short of a handful of
cash says “I love you” better than
baked cookies, cakes and other
snacks sent from home. To keep
your culinary contribution in
good shape, select a container
that is strong enough to protect
your contents during handling.
Cushion the contents to make
sure they don’t move around.
Place the delivery address inside
the box, just in case. Clearly label
the outside of the package, writing neatly, and put the label on
one side of the box only. Use
strong filament or reinforced tape
for closing and securing the box
flaps and seams. Do not use
wrapping paper or string.
Confirm the mailing address
with your scholar (or better yet,
his or her college or institute).
Make sure to use the dorm name,
suite number, box number and/or
other specific coding and delivery
information. Some universities
have tens of thousands of students, so help us make sure your
gift gets where it should go.
For more tips on successful
packaging, or to get packaging
materials, including envelopes,
padded bags, boxes, mailing
tubes, cushioning material and
more, you can go to the St. James
Post Office™, or go to
www.usps.com and click on
“Shipping Tools.”
Skip the cash – Send Money
Orders instead
Do not send cash through the
mail. Send Postal Money Orders
– they’re the equivalent of cash,
only more secure. Domestic and
international money orders are
available at any Post Office in
amounts up to $1,000, and can
be cashed at banks or at 38,000
postal outlets nationwide. There
is no expiration date, and if they
are lost or stolen, simply present
your receipt to apply for a
replacement.
If your student’s cry for help is
urgent the Postal Service can
help. Priority Mail® will deliver in
2-to-3 days at a price that won’t
break the bank.
For emergencies, Express Mail®
is the fastest service, with guaranteed next-day delivery by noon to
many destinations. The St. James
Post Office has Express Mail
envelopes, packages and other
materials you can use at no
charge.
‘Confirmation’ removes
all doubt
“I never got it... send more!” If
you are tired of hearing this line,
or just want to make sure your
shipment gets to your favorite student, you have several mailing
options for First-Class Mail. You

Package Service parcels. With
Delivery Confirmation, you can
verify the date, time and ZIP

delivery was attempted, and
whether your package was forwarded or returned. With
Signature Confirmation™, there is
no more guessing about who
received your shipment. You will
know exactly who signed for it,
along with the date and time of
delivery. You can have a copy of
the signed delivery record faxed

Registered Mail™ is the most
secure option offered by the
Postal Service. It provides added
protection for valuable and
important items, along with
access to delivery information.
Registered Mail articles are
placed under tight security from
the point of mailing to the delivery office. The Hope Diamond
once traveled by Registered Mail,
as did 500 railroad cars full of
gold worth more than $15 billion
from New York to Fort Knox, KY.
Registered Mail will protect your
valuables, too, including anything you wish to bestow on your
college student.
Help them say ‘thank you’ –
they might do it more often
Just in case your college student wants to thank you for your
“care package,” you can include
a book of stamps or selfaddressed postage-paid postcards. Then he or she has
absolutely no excuse for not writing home.
And to make sure they don’t

DESIGN IDEAS:
Decorating College Dorms
by Natalie Weinstein,
Allied ASID
I’ll never forget my first college dorm experience as my son
David embarked on his freshman
year at Carnegie Mellon. I had
read the brochure. I was smart. I
was organized. I was ready to
take my first-born to the netherland of higher learning in style.
Was I ever clueless! Today, I
look back and chuckle at the
remembrance of my husband
and me “walking” a newly purchased occasional chair through
the streets of St. Louis to the
Washington University freshman
dorm for my younger son, Jason,
only to find that it couldn’t fit in
his room when we got there.
You’d have thought we’d learned
something by then. But no one,
absolutely no one, designer
included, can imagine how
small a dorm room shared by
two students, two beds, two
desks, one closet, a refrigerator,
a microwave (if allowed),
mounds of books, luggage, computer equipment and sundry and
other clothing and necessities
can be. Maybe you can when
you realize how unbelievably
small they are with nothing in
them!
So here are some tips (from
someone who’s been there) to
help the “getting ready and setting up a viable dorm room”
stage of life for you and your
child.
• If you can, try to get the size
of the assigned room in
advance. If by some good fortune you can get information
on the size of the bed or other
provided furniture, as well as
closet space, you’re ahead of
the game. Lay out the room
on graph paper and think vertically. A clever arrangement
we devised for David and
later, Jason, was to raise the
bed (or mattress) above the
dresser drawers and storage
area to maximize floor space.
• Next, find inexpensive but
workable organizers to utilize
every area of closet space,
including the back of the
door. Choose clothes carefully and make sure your college
student gets a lesson in doing
laundry as well as judiciously
organizing drawer and hanging
space.
• Desk and study areas are most
important. If sharing a room,
back-to-back desks may provide more space for both students to work and allow for
wall shelving for textbooks and
other materials, while being a
natural room divider.
• Before buying bed linens,
remember to ask if the dorm
mattress is extra-long. You will
need to buy sheets to fit.
Consider buying a “husband”
– not the kind you marry, but
the kind you lean back against
in bed for reading or studying.
• When you arrive in town,
locate the nearest hardware
store for incidentals. You may
need to hang a fixture, buy a
window treatment, or make
repairs in a hurry. Then kiss
your grown-up college kids

COLLECTOR’S CORNER:
Sand Pails
by Carol Gibbons
Every summer when I was a
child we would wind down the
season with a family picnic at the
beach. Not what Long Islanders
know as the “the beach,” it was a
lake beach called Kettletown, in
Connecticut. My grandmother
would spend the morning putting
together a picnic hamper that
would have Martha Stewart
drooling. It was typically loaded
with homemade goodies, salads
and sandwiches. It was kept cold
with a recycled mayonnaise jar
that was filled with ice. We
would meet up with aunts, uncles
and cousins and spend a day in
the lake, while grandma set up
her picnic under the shade of a
tree. Part of the day was spent
with the sand castles we built,
complete with a moat and a forest
of mud trees. Lake sand is half
sand and half mud, creating an
interesting effect when piled up in
wet globs. We used buckets and
pails to create castle towns and
fortresses that would extend into
other children’s lake front territory. One of the younger cousins
was always the “runner.” This
meant that he had to take a sand
pail and run to the lake fill the
pail up with water and fill the
moat, or get water to create more
blob trees. This was a very important job but one that my pail
could not perform, because my
pail had a few pinholes at the bottom. And though it was great for
building castles it could not hold
water.
My favorite sand pail had been
my dad’s sand pail when he was
my age. It was an old colorful
metal one with “old fashioned”
graphics on it. It showed children
playing in the sand at the beach,
and there was a little bit of rust
around the lip, handle, and bottom rim. Grandma often tried to
coax me to use the bright new

Sand Pails
continued from page 62
plastic pail she bought at the 5
&10 store, but I was always
drawn to the other one. “It’s just
a bucket,” I would say, “and I
like it.”
In the Victorian era sand toys
that were intricate and delicate in
nature were very popular, however few have survived. By 1900
American manufacturers were
putting out sand pails, spades,
sifters and molds with colorful
graphics. They were tin lithographs put out by J. Chein & Co.,
T. Cohn Inc., Marx Toy Co., Ohio
Art Co., and many more. They
depicted children’s storybook
characters, like Little Red Riding
Hood, The Three Bears, Snow
White, Mickey Mouse and others. They varied in size from
about 4” to 8”, and they had handles. Some were wires and oth-
ers, like mine, were coordinating
colorful tin. Grandma often commented that there once was a
shovel that matched the pail, but
that was long gone, probably left
behind one summer after a long
day at the beach. However, that
was long before I ever played
with the pail.
After an enjoyable day in the
sun using my pail to bury an
uncle or two in the sand, and
using my pail again to build a
small sand village, we would
stand at the waters edge and my
dad would lift us out of the lake
with water dripping off our feet.
“Hold on tight” he would say as
he carried us one by one to the
blanket with our clean toes to
where my mom would be waiting
to dry them off and put on our
socks and shoes. Our summer
was complete with the ritual of
the family picnic and the lake
behind us. Always a little sad,
because summer was practically
over, but I knew that when I
returned next year my toys would
be where grandma kept them,
almost waiting for me to return
and give them another summer of
use, and fun in the sun. As
grown-ups say “time goes by
quickly” and I can remember the
summer I was proclaimed “too
big” to be carried back to the
blanket. I can not, however,
remember the summer I abandoned the sand pail for a bottle of
Coppertone suntan lotion and a
transistor radio.

HEALTH VIEWS:
By Gregory R. Thomaier, D.C., C.C.S.P.
This article is part of an ongoing series presented in order to bring you the
very best and latest information about exercise, health and diet.
How is Your Posture?
Posture plays an important
role in a person’s overall
health. It is generally an indicator, not a condition. Because
normal posture has been
defined over the years, poor
posture can be an indication of
muscle imbalance, or compensatory changes in the spine.
The spine is not a single
rigid unit, but is more like a
multi-link chain, with the ability
to change direction. These
directional changes are the
result of the body’s need to
keep the head centered over
the body. A balanced posture
is the position that causes the
least amount of stress on your
body.
Normal posture is considered
when a person presents, in the
front to back view, with their
head, shoulders and hips level
and in the side view with their
ear centered over their shoulder, hip and ankle. A person
with good posture stands tall,
erect and creates an aura of
self-confidence, while a person
with poor posture does the
opposite.
There is a greater negative
effect of poor posture then just
not “looking our best.” One of
the most common postural profiles is the “forward head” position. This postural position is so
common, that it has been
almost accepted as normal.
Research reveals that for every
one inch your head is held forward of normal posture there is
a ten-fold increase in pressure
on your neck muscles.
Therefore your neck muscles
have to overwork substantially
to maintain this position and
under this stress they will often
fatigue, spasm or become
extremely tight, which is a common cause of headaches.
Faulty posture also robs the
person of normal range of
motion, of muscle strength,
of long joint life, and can

REALTY WISE:
Attract Buyers With A Home That Has Eye Appeal
by Rita Clous
The housing market has
become much more competitive.
Many communities are beginning
to see homes remain longer on
the market and the bargaining
pendulum swing in favor of the
buyer. This is called a buyer’s
market, as the number of available homes outnumbers the buyers. As a seller, your challenge is
to turn a buyer’s market to your
advantage.
The right price is vital, because
overpricing your home can cause
you to eliminate potential buyers
and lengthen the time that your
home stays on the market. But
equally important is making sure
that you give your home a competitive edge by giving it creative
eye appeal.
Many homeowners make the
mistake believing they are selling
“their home,” but once on the
market your home is actually a
product. You need to create an
environment the buyer can’t
resist. In other words, do everything you can to make the home
so attractive, charming, cozy,
inviting, comfortable and exciting
that a buyer will want to buy that
lifestyle for himself.
This can be accomplished by
making just a few improvements
in your home’s presentation.
Here are some guidelines to
make your property distinctive
and memorable.
1. Eliminate clutter.
Have you ever noticed how
model homes are perfect with no
mess, clutter, or mass of personal
belongings heaped about? There
should only be a few exquisite
and well-placed accessories on
tables, desks, chests, etc. Also,
clear kitchen and bathroom
counters and furniture of everything except decorative accessories. Put the personal things –
cosmetics, toiletries, clothes,
bills, papers, and homework –
out of sight. Tuck wastebaskets
under counters or inside cabinets.
Clutter and personal belongings
detract from the important features of the home.
2. Create a color theme.
If you embark on any investment decorating, like painting,
draperies or new furniture purchases, create a color theme
that’s consistent. Wall-to-wall
carpeting should be the same
throughout the house. Neutral
colors are best to please all tastes.

Wallpaper is out these days, so
eliminate it whenever possible.
3. Rearrange the furniture.
Just the slightest readjustments
can make a big difference. Pull
the furniture from against the
walls to create a more intimate
setting. Move furniture from one
room to another. That extra armchair in the living room may create a cozy sitting area in the guest
bedroom.
4. Create custom spaces.
Luxury master bathrooms, decorator kitchens, built-in cabinets,
computer workstations, exercise
rooms, and children’s play areas
are the kinds of features that generate sales appeal. Even if you
don’t have these specific custom
spaces, you can fashion them or
suggest the potential for creating
them. Accessories, mirrors,
plants and fluffy new towels can
generate a feeling of luxury even
in a plain-Jane bathroom. Turn an
extra bedroom into an exercise
room if you’ve got the equipment, or a loft space into a child’s
play area or hobby center.
5. Keep it clean and pristine.
Dust, vacuum, mop and polish
on a regular basis. You’re not selling the furniture, but a high shine
on wood furniture and floors can
make a room sing. Touch up
nicks on walls and make sure the
porcelain sinks and tubs and
metallic fixtures shine. Windows
should sparkle. Keep yards and
landscaping neat and attractive.
Add color spots of flowers to perk
up entryways and yards.
6. Consult with a professional.
There are professional decorators trained to “stage” a home for
sale. This is something you can
also depend on your realtor to
do. They are able to offer an
objective view of what buyers are
looking for in your competitive
market. Depending upon location, neighborhood, demographics and price range, the special
touches that turn on buyers may
range from splashy master bath-
&
G A R D E N
rooms and gourmet kitchens to
children’s play areas or home
offices.
You don’t have to spend a great
deal of money to give your property the competitive edge. Just try
to imagine the kind of lifestyle
your target buyer would enjoy,
and use a few decorative touchups to create it.

NATURALLY SPEAKING:
Take Time to Enjoy Outdoor Living
by June A. Liardi
It is almost September and fall
is just a matter of weeks away,
calendar-wise anyway. But there
is still so much outdoor living to
do.
Your houseplants, however,
should be coming inside now.
Repot any that look like they
need a new home. It is not the
ideal time to do so, but it is so
much easier to do outside. Fluff
up the soil in the pot and give the
plant a little new potting soil.
Give them a nice shower to
knock off any unwanted pests.
You can spray them, soil and all,
with insecticidal soap before
moving them inside. The plants
do much better if they are moved
in before the outside temperature
goes below 55º and before your
heat goes on.
You can give your lawn its last
feeding and your peonies would
love a good helping of bonemeal.
Dig and divide your summer
blooming perennials and transplant or give away any “volunteer” perennials (those that just
pop up wherever they want).
While you are there, mark them
so you can avoid damaging early
emerging ones during spring
cleanup.
Dig up tender bulbs such as
cannas, caladiums, tuberous
begonias and gladiolus. Shake all
dirt off and let them air dry. Then
store in dry peat moss in a cool
place.
Pot up any pepper plants that
still have immature peppers on
them and they will ripen in the
house. You can keep that plant
going all winter and plant in the
garden again in the spring. They
can go from year to year.
While out in the vegetable garden, plant your last lettuce and
spinach seeds. This is the time to
plant garlic too. It is a good idea
to have some row covers or old
sheets handy to cover any
remaining vegetable plants,
should an early frost happen.
Make sure to dry remaining
herbs to use in soups and stews
this winter, or you can pot up the
herb plants to grow inside.
Clean up the garden beds and
roughly turn over the soil. Put
any undiseased garden plants on
the compost pile. Turn the compost pile to get it ready to receive
those fall leaves. If you don’t
have a compost pile, this is a
good time to start one. Take
advantage of all those free leaves
that fall.
Have the children on the lookout for some pretty fall leaves.
They can collect different kinds
and colors. Put them in or under
a heavy book to press. When
completely dry and flat, they can
create with them. Put them in a
frame for a pretty fall decoration.
Laminate them and they can
make placemats for the table. Use
small leaves glued on paper and
laminate to make book marks. Or
just toss them around on the table
to bring the beauty of nature
inside.
If your landscape is lacking
structure or interest in the winter,
plant some conifers. Fall is the
perfect time, as long as you keep
them well watered. Dwarf
conifers are a good choice, they
will slowly grow to be much
taller than a person. There are
many textures, colors and shapes
to choose from.
OUR TOWN • AUGUST 2006
Grasses are also good choices.
The wheat-color of so many
grasses looks great against the
white of the snow. Carefully
placed rocks or boulders add
wonderful interest in the dead of
winter as do obelisks, trellises
and benches.
Leave seed heads on plants
such as iris, cone flower and
black-eyed susan. In addition to
the birds enjoying them, they too
add interest during the winter.
As the flowers and plants in
your hanging baskets fade, you
can use them in a couple of different ways. Just remove the spent
plants and use as a bird feeder.
You can also add some dried
plants in them. Hydrangea flowers, sedum flowers, interesting
seed heads such as cone flower
or sunflower, dry grasses, branches of colored leaves or rose hips.
Create a nice arrangement, you
can change the items by the season.
Don’t let the structure of
September chase you inside for
meals. Decorate your patio or
deck for the season too. Have the
children use some of those pretty
dried leaves. Get them to collect
dried flowers, plants and grasses
too. Create pretty arrangements
for outside. Use those terra cotta
pots as vases.
Get some chrysanthemum or
aster plants to put around.
Ornamental kale and cabbage are
colorful too. Fill a bushel basket
with squashes, gourds, and
pumpkins for a bountiful look.
This will be a wonderful place to
start your day or a quiet oasis to
relax at the end of a busy day.

you will understand everything
better.”

What is the Value of My Home?
by Jim Winter
Some of you may be asking
yourself, “Does my insurance
coverage fit my needs?” “Do I
have enough coverage to replace
my home in the event of a serious
loss?” “What affects my premium?”
These questions create a need
for you to regularly review your
Homeowners Insurance and to
consider other questions such as:
“Have you recently remodeled or
improved your home?” “Has the
rate of inflation risen since your
last appraisal?” “What influences
the building construction costs in
your area?”
As you consider these issues, it
is important to understand that
real estate values measure the
market value or selling price for a
home. For insurance purposes, it
is important to estimate the current replacement cost which is
the amount needed to hire a contractor to repair the damage or to
rebuild the home to its pre-loss
condition. Dwelling replacement
costs used by insurance companies do not include the value of
the land. Market conditions in
your area may impact the amount
it will cost to rebuild your home
if you experience a loss.
Building contractors or professional replacement cost appraisers are a good source for obtaining an estimated replacement
cost for your home. Estimates
from these sources should reflect
your home’s specific features and
details. If you are unable to
obtain a detailed estimate from
these sources, your insurance
professional can help provide an
estimate.
Once you know the estimated
cost to replace your home, you
can decide how much insurance
coverage fits your needs. You
should also consider other policy
endorsements such as back up of
sewer and drain coverage, or
additional coverage for personal
articles with high values such as
jewelry, fine arts, and col-
lectibles.
You may want to consider
higher personal liability coverage
or the need for Flood Insurance
which is provided by a separate
policy. In addition to the amount
of coverage you decide to pur-
chase, your premium is impacted
by optional endorsements you
select, your claim history, the
amount of your deductible, company longevity and multiple policy discounts such as home/auto.

MONEY MATTERS:
Consider These “Words of Wisdom” About Investing
by Scott Posner, CFP, A.A.M.S.
Many of us are inspired by
great quotations. And you can
find plenty of them related to
investing. Let’s take a look at
some of these quotes to determine what they may have to offer
us.
“The four most dangerous
words in investing are: ‘This time
it’s different.’” – Sir John Templeton, legendary investor and philanthropist. Templeton points out
that many investors tend to repeat
their mistakes – or the mistakes of
others. For example, has the
Enron debacle taught us to not
put too much money in company
stock? After all, Enron employees
who participated in their company’s 401(k) plan had invested
about 58% of their assets in
Enron stock when it lost almost
all its value during 2001. Yet
today, many people are still
“overloading” their 401(k)s with
company stock.
Of course, Enron was an
extreme example. Still, any company’s stock can fluctuate in
value. And if these fluctuations
are significant and occur at the
wrong time – such as when
you’re retired and want to start
taking distributions from your
401(k) – you could take some
“hits.”
As Templeton says, simply
hoping that bad things won’t hap-
pen again is not a sound investment strategy. Pay attention to
mistakes – and learn from them.
“The individual investor should
act consistently as an investor
and not as a speculator.” –
Benjamin Graham, author and
economist. An investor looks for
good investments that are reasonably priced, while a speculator
”bets” on risky vehicles. An
investor holds high-quality stocks
for the long term and anticipates
gradual price appreciation. But
speculators hope for rapid gains,
so they can sell quickly and move
on to their next gamble.
Sometimes they win, and sometimes they lose.
If you want to achieve your
long-term financial goals, you
might want to heed Graham’s
advice: Be an investor, not a
speculator.
“We simply attempt to be fearful when others are greedy and to
be greedy only when others are

fearful.” - Warren Buffett, wellknown investor. How do people
act greedy? By chasing after “hot”
stocks in hopes of ever-higher
gains – even if the stock prices
are not supported by earnings
and other key fundamentals.
How do investors express their
fear? By trying to “cut their losses” through selling stocks when
the price drops – even if the
stocks still offer good long-term
growth potential.
As his quote suggests, Buffett
has achieved his tremendous success by doing just the opposite. If
he can find no good reasons for a
stock to be “hot,” he probably
won’t buy it. And if a good
stock’s price is temporarily
depressed, he’ll jump in enthusiastically, because he recognizes a
bargain.
In short, Buffett likes to “buy
low and sell high.” And that’s
good advice for all of us.
Going beyond the Quotes As
we’ve seen, some investmentrelated quotes can impart genuine wisdom. But you can’t
always make investment decisions just on the basis of pithy
sayings. Your financial picture is
not exactly like anyone else’s, so
you will need to create investment strategies that are tailored to
your needs, goals and preferences. You may benefit from

MORTGAGE MATTERS:
Mortgage Loan Options
by Ann Mondrone
products available for financing
the purchase of a home.
For those who are old enough
to remember, mortgages used to
come in two varieties, Conventional and Government Insured
(FHA & VA). Borrowers had little
to choose from, making the decision an easy one. If you had a
reasonable down payment (usually 20%), you took a Conventional
loan, if not, you took a Government Insured loan. Rates were
pretty much the same with every
lender.
By contrast, it is extremely different (and difficult) for consumers today to understand the
vast array of mortgage options.
While there are many loan products available to a home buyer,
the best home mortgage loan is
the one you can afford for as long
as you plan to own your home.
Affordability varies with the types
of mortgage loans. In the rush to
make an offer on a home, you
might not think that you have
time to spend sorting through the
many options and loan products
available. But taking the time to
consider the different types of
loans can pay great dividends. If
you consider only the variables of
interest rates and monthly payments, you could pay thousands
of dollars more than you should
over the life of your loan.
Examine the various types of loan
1. FIXED RATE LOANS – the
interest rate is set before you
close the loan and remains the
same for the entire term of the
loan. With each monthly payment, you repay a portion of the
original loan amount (the principal) plus interest. The monthly
payment will completely repay
(amortize) the original loan
amount by the end of the term of
the loan.
2.ADJUSTABLE RATE LOANS –
also known as ARMs, differ from
fixed rate loans in that the interest
rate and monthly payments move
up and down as market interest
rates fluctuate. Most ARMs have
an initial period during which the
borrower’s interest rate does not
change, followed by a much
longer period during which the
rate changes at preset intervals.
Interest rates charged during the
initial periods are generally lower
than those on comparable fixed
rate mortgages. Most adjustable
mortgages have fixed rates for the
first three, five, seven or ten
years, followed by rates that
adjust
annually
thereafter.
Borrowers have some protection
from exceptional changes in the
rate because ARMs come with
rate caps. These caps limit the
amount by which ARM rates can
adjust. The most common caps
are period rate caps that limit the
amount by which an interest rate
can rise in any given year and
lifetime caps that limit how much
the interest rates can rise over the
life of the loan.
3. INTEREST ONLY LOANS –
an interest only loan allows you
to pay just the interest on the loan
for a set period, often the first five
or ten years. You don’t have to
pay any principal during that
time. These loans are available as
either Fixed or Adjustable. When
the interest only period is up, the
monthly payment will increase as
you begin to pay principal over
the remaining term of the loan.
You always have the option of
making more than the minimum
payment and having it applied
toward principal. This type of
loan can be used to minimize
your monthly debt service and
free cash that would otherwise go
toward paying principal.
4. OPTION ARMs – combine
the features of an ARM and an
Interest Only loan. This loan is
often used by a savvy buyer who
wants to be in control of his
monthly debt service. The borrower is offered monthly the ability to pay a minimum monthly

PLANNING FOR THE FUTURE:
The Importance of Financial Protection for Senior Women
by Lawrence Glazer, CLU
You likely have great plans for
your senior years and have saved
money to fund those plans. But
some people forget to plan for an
extended retirement, inflation, or
health and long-term care
expenses.
Senior women face a unique
set of realities that makes it even
more crucial to ensure assets are
protected. Since women, on
average, live longer than men
and the rate of divorce has risen,
many senior women are alone.
According to the Women’s
Institute for a Secure Retirement,
more than 20% of older (65+)
single women – those who were
never married or were divorced
or widowed – live in poverty.1
They can’t count on a spouse’s
finances, and may not have familiarity with managing money to
make what they have last.
Fortunately, it’s never too late
for senior women to put some
strategies in place to help ensure
that their golden years stay that
way. Some of the goals worth
considering include estate planning to help conserve your estate
for your beneficiaries, accumulating funds while maintaining an
income, and creating contingency plans in the event of longterm health needs.
Getting Started:
Keep Your
Life Insurance Policy in Force
Many seniors think that they
no longer need life insurance
once they’ve retired. After all,
they have likely paid off their
mortgage, college bills and other
major debts. However, life insurance can be a vital part of an
estate plan because – unlike
many other assets – life insurance
proceeds are not subject to probate and are immediately available to your heirs, usually
income-tax free. Permanent life
insurance offers additional benefits, such as tax-deferred accumulation, and access to policy cash
values via a loan.2 And life insurance can also be used to fund a
trust.
Consider a Fixed Annuity
If you have a lump sum of
money you have earmarked for
retirement – perhaps from a pension or an inheritance – and are
looking for a less risky vehicle
than the stock market, one option
can be a fixed annuity. Fixed
annuities can provide taxdeferred growth of your money,
competitive rates of return, and,
depending on the option you
choose, guaranteed income for
the rest of your life. Money paid

Protect Yourself
In Case You Fall Ill
We all hope we could stay
with an adult child if we became
seriously ill or incapacitated.
Unfortunately, with dual-income
families on the rise, this is not
always feasible. Even if you
remained in your own home, it
still could be difficult for children
to care for you or quickly reach
you in an emergency.
That’s why it’s important for
senior adults to plan ahead and
make contingencies for declining

College-Bound Students with Learning Differences:
Help from the Internet
by Linda De Motta
For college-bound students with learning differences, the internet can be a valuable instrument for
narrowing down the college search process. But even
with the internet, searching through all the sites for
various bits of information related to learning differences can be time-consuming and overwhelming. So
I’ve listed below a few sites that my business partner
and I have found helpful in our consultant work as
well as our coaching work.
Financial Aid Sites
www.college-scholarships.com/index.html
www.financialaidsupersite.com/
www.fastweb.com/
www.finaid.org/otheraid/disabled.phtml
add.about.com/cs/offtocollege/a/scholarships.htm
www.ldonline.org/
www.centerforlearningdifferences.org/
www.schwablearning.org/
www.ldanatl.org/
Employment Sites
www.ncwd-youth.info/index.html
www.cete.org/acve/docgen.asp?tbl=pab&ID=110
www.vesid.nysed.gov/
Most of the sites listed have links to other related
sites. But you can also use the titles of these organizations as keywords if you wish to continue searching for more sites. I have found that getting the right
keywords from the start can eliminate much time and
frustration, not to mention the strain on one’s eyes
from staring too long at a computer screen.

Special Days are Great Adventures at

Scattered throughout the year,
Great Adventure Special Days at
Village Presbyterian Pre-School,
located at 175 East Main Street in
Smithtown, reinforce the learning
adventure.
Children concentrate on a
topic for several weeks and
immerse themselves in the subject intellectually, socially and
creatively. This multidiscipline
approach often involves science
experiments, math, social studies, art, language arts, literature,
music, a class trip and a tie-in
with the dance program. The culmination of all these activities is
the Special Day.
When learning about the solar
system and space exploration, the
walls may be covered in dark fabric with planets and stars hanging
in the air. Air mattresses are used
to simulate walking on the
“moon,” while “junk” is used to
make robots and hanging space
stations.
Finally, they use the most
important learning tool that a
young child possesses – PLAY.
Through play, imaginations give
a voice to intellect. Pretending
and reality merge and true learning takes place. What a Great
Adventure.

Kick Off a Stress Free School Year
by Elizabeth Martin
For many children, the first day
of school doesn’t just mean new
teachers and new friends – it can
also be a source of anxiety with
homework assignments and tests
just around the corner. Fortunately, starting the year off on the
right foot can help minimize a
child’s stress levels throughout
the year. Parents can help ease
anxiety and make a smooth transition from summer to school by
starting a routine with their child
early in the year.
Back to school tips
• Get back in the routine.
Ease transition from lazy summer days to the structure of the
school year by re-establishing
bedtime, mealtime, reading and
homework routines.
• Set education goals early.
Whether it is striving for an A
in reading, handing in all home-
work on time or preparing for
tests well in advance, setting
goals can help set the routine for
the new year.
• Develop a relationship with
your child’s teacher.
Meet your child’s teacher at
the beginning of the school year.
Teachers can be the best source
of information and can recommend ways to help your child
with any difficulties.
• Homework routine and place.
Designate a specific time and
place to do homework. Choose a
quiet atmosphere free of distractions.
• Stay on schedule.
Your child should keep a
schedule of all classes, assignments and key dates, such as
project deadlines and tests.
Organization minimizes late
nights completing homework
assignments, cramming for tests,
etc.
• Emphasize organization.
For some students, having
color-coded binders for each subject helps them stay on track.
Keeping notes organized helps in
test preparation. Work with your
child to determine the best
method for them.
• Encourage learning at home.
To nurture reading skills, spend
at least one hour per week – 10
to 15 minutes a day – reading
with your child. To enhance math
proficiency, try allowing your
child to help plan the next family
trip and encourage him to compute miles, cost of gas, food,
hotel and entertainment.

Could the Pain in My Back
Be Related to a Surgery in My Front?
by Karen Correia, PT, PhD
Q. Do I have to live with this
pain?
A. Aches and pains are not necessarily a part of getting
older. Back pain and spasms
may be caused by abdominal
muscles that are not working
well because of the scarring
and swelling that occurred
after C-Section, gallbladder or
colon surgery.
Q. How does a scar affect muscle function?
A. Ultimately what is good for
healing may not be good for
function. A layer of tissue
forms around a scar or injury
to protect and reinforce the
injured area. While it allows
healing, this tissue can also
restrict the mobility of muscles, ligaments and joints. For
example, if a bandage is kept
on a finger for an extended
period, the finger may
become stiff. It is usually easy
to regain finger motion, but
trained hands are needed to
restore mobility when there
are more severe restrictions
such as those caused by a
scar, ankle sprain or fracture.
Q. Can physical therapy help
when a surgery or injury
occurred a long time ago?
A. Yes. Even after 20, 30, or 40
bone in the body as well as
educate and train people on
safe and pain free movement.
In New York State, physical
therapy can be accessed by
obtaining a prescription from
a physician, physician’s assistant, nurse practitioner, podiatrist or dentist.
years, the body is capable of
regaining muscle function
once the restriction has been
mobilized.
Q. Can I exercise on my own
and regain muscle strength
after injury?
A. Not always. If the tissue is
still restricted, exercising may
only strengthen and overload
compensatory muscles which
can cause pain.
Q. How can I find out if physical therapy can help to
relieve my pain?
A. Physical therapists are
uniquely qualified to evaluate
every muscle, ligament and
Q. I’ve tried physical therapy
before and it didn’t help.
A. If you went to a Chinese
restaurant looking for authentic Italian food, you probably
would not be satisfied.
Similarly, physical therapists
specialize in different areas
such as sports or stroke rehabilitation. To relieve pain and
restore function that has been
altered by abdominal scars or
other injuries, an approach
that has been shown to be
highly effective is hands-on or
manual therapy combined
with specific muscle retraining.

Chiropractic Care Helping You Heal
Did you know that doctors
of chiropractic have been to
college for a minimum of six
years?
They complete as much
course work in anatomy and
physiology as most medical doctors. And after they receive their
degrees from an accredited chiropractic college, all chiropractors must pass rigorous exams
and be licensed by the state
before they can open a practice.
That’s how Doctors of
Chiropractic become experts in
the spinal column and nervous
system.
Chiropractic offers safe and
effective healthcare without
drugs or surgery and is unique in
its focus on the total health of
the patient. So it’s really no surprise that according to the latest
Gallup Survey 90% of all people
by Dr. Linda M. Bocchichio
Chiropractors want to know
where you hurt, but their specialty is finding out why you
hurt.
By using physical examinations and Xrays when necessary,
chiropractors detect, locate, and
correct spinal misalignment,
(also called subluxation). Rather
than treating just your symptoms, chiropractors are trained
to find the root of your problem
and correct it. Once the problem
is identified, the solution varies.
In addition to manual adjustments, your chiropractor may
recommend other procedures or
health regimens. Remember,
chiropractic care works with
your body’s natural strengths and
without drugs or surgery.

using hair color during pregnancy. Is it safe to use hair color
while you are pregnant? This
topic has been up for debate for
many years. Clients will always
ask their hair colorist what they
think, but a hair colorist should
always tell their clients to consult
with their doctor before making
any decisions. After you get a
doctor’s approval then the hair
colorist can offer their opinions
and alternatives.
The Food and Drug Administration (FDA) has not done any
conclusive studies on the effects
of hair color chemicals on a
developing fetus, but it is always
better to play it safe. Therefore,
many doctors will tell their
patients to wait until after the first
trimester to start coloring again.
“Over the years, people have
conducted animal studies trying
to shed light on this matter. Some
but not all, studies have shown a
few of the chemical compounds
in hair dyes to be teratogenic
(meaning they can cause birth
defects). However, in many
cases, the animals were exposed
to extremely high doses of these
chemicals, doses that far exceed
the amount a woman would
receive from coloring her hair
every month or two. Clearly, the
chemicals in both permanent and
semi-permanent hair dyes are not
highly toxic. However, no one
knows for sure whether low-level
exposures are risky. (www.babycenter.com)” For more information contact the Organization of
Teratology Information Services
(OTIS).
Many clients have asked my
opinion on the subject. I would
never presume to tell anyone
what they should do. I simply
explain to my clients that they
need to stop and consider all of
the harmful effects of daily life
and how it influences our health
significantly more than dying our
hair once a month. If you were to
compare the chemicals in many
foods, shampoos and environment to the chemicals in a tube of
hair color, you will notice many
similarities. Most people wash
their hair every day throughout
their entire lives. Consider all the
chemicals we might be absorbing
into our bodies. How does that
compare to coloring our hair
once a month for not even half
our lives

ing the risk of absorbing chlorine
into your body which might be
very harmful or even cancer causing. We also absorb aluminum
into our bodies from deodorant
and even from our canned foods.
We breathe harmful exhaust from
vehicles on the road. We are also
exposed to (EMF’s) electro magnetic frequency from cell phones,
computers, televisions, and blow
dryers. I believe all of these factors might be worse for a developing fetus than hair dye.
There are many other alternatives to using color directly on the
scalp. Any process that avoids
touching the skin and scalp will
prevent the absorption of chemicals into the bloodstream. An
example of this would be highlighting the color into the hair to
avoid direct contact. A form of
temporary color such as a mas-
cara wand or hair pencil will
work from shampoo to shampoo
and is most likely nontoxic. If
someone decides that they can’t
live without their single process
maybe they would consider highlighting for the first three months
then doing touchups less frequently and only a hairline and
part re-touch. This would mean
putting less color on the head.
Many people think that vegetable dyes would be safer, but
there really is no such thing as a
vegetable dye. There are plant
dyes such as henna, but there is
only one color, and that is a reddish brown. If there are henna
dyes in any other color, then they
were most likely chemically
altered. Henna dyes are only
capable of coating hair not lightening or coloring gray.
Another interesting fact about
hair during pregnancy is that the
