programme for this year.
The work on offer will depend on your existing bathroom. This means you can tailor your
upgrade to reflect your personal taste and keep parts of your bathroom that are in good
condition.

We aim to keep any disruption to a minimum and would ask for your cooperation in helping
achieve a smooth running project, our contractor will use dust sheets whilst undertaking
works within your home and will make every effort to keep the work area clean and tidy.
Please take a moment to read the Health and Safety information section on page 4.
This information booklet includes the range of attractive choices on offer which have been
agreed by our tenant led stock investment task group. We look forward to working with you.
Work will be done in a number of homes at the same time. This means that there will
be times when no one is working in your home.
Please don’t let this worry you, it is quite normal for the bathroom works.

Frequently asked questions
What is included in a bathroom refurbishment?
This depends on your property type, heating type and what condition your existing fittings
are in. The surveyor will make an assessment of your bath, wash hand basin and toilet
and let you know what will be replaced to bring your facilities up to a modern standard.
Health and Safety information
This leaflet contains the full range of items on offer but the surveyor will discuss these with
you. For example, if you have had a new bath fitted fairly recently we would leave this in
place and upgrade it by installing an over bath shower. Generally we will also provide:

n Please make sure any of your personal possessions that are usually kept close to
the work are moved before any work starts.
n For their safety your pets should be kept secure when work starts at your home.
n Our operatives will try to remove all dirt and debris both during and at the end of
each working day. But, there may occasionally be reasons why certain areas are not
completely cleaned. If this happens please avoid the affected areas to prevent
damage to your property or the works.
Each bathroom is likely to have varying works depending on what is fitted at the moment
but our aim is that your bathroom can be improved by introducing a range of quality
fittings and upgrades.
Design changes to the layout of your bathroom will be considered if necessary to improve
access to the facilities.
If you have any special needs we may ask your permission to be referred for an
assessment by an Occupational Therapist who will advise if any bathroom aids or
adaptations are required. Any special adaptations may be done at a later date than your
neighbours due to the process involved. (We will fit or refit any minor aids such as grab
rails in your existing bathroom as required).
n When in your home, please give the operatives the required working space they
need to undertake their work safely. Please maintain a safe distance from the works.
n We understand that building works have a natural attraction to children. However for
their safety please ensure all children are kept away from the work area.
This health and safety Information is aimed at minimising the disruption to you caused by
the works. If you have any queries or any problems please contact us on the telephone

What will I get choice of?
Can I have a choice of bath with a shower or shower tray with glass screen?
Our surveyor will run through the choices available for your bathroom. Your choices will
depend on what is installed at the moment and what type of heating you have.
This depends on your property type. If you live in a house for families you will be offered a
bath with over bath shower. If you live in a flat you will have the choice of either a shower
tray and glass screen or a bath with over bath shower.
You will be able to choose from a selection of;
n Style of sanitary ware
n Colour of shower curtain
n Style of wash hand basin taps and bath taps
n Vinyl Sheet flooring
n Colour and design of bath panel
n Colour of emulsion to paint walls
n Colour of WC seat
Can I have a choice of electric or gas boiler operated shower?
Our surveyor will talk to you about this but our standard is to install a shower powered
by your gas boiler. However, if the boiler is not suitable to run a shower off or you have
electric heating an electric shower will be fitted.
After the improvements have been done what will be maintained?
The only items that will not be maintained are the floor covering, shower curtain and
decorations. These will need to be replaced by you at some point in the future. Toilet
seats are guaranteed for 5 years but will not be replaced after the guarantee runs out.
What area of my bathroom will be tiled?
Our surveyor will talk to you about this. It is likely that we will tile over the bath up to the
ceiling, or in your shower area to approximately 5m2.
Will you refit an electric shower I have installed at my home?
Yes, if it is in good, safe working order. An electrical test will be needed to confirm this.
The shower head will be cleaned as part of an annual service and showers will be
maintained after installation.
I have a separate toilet and bathroom with a dividing wall between will it be
made into one bathroom?
Where possible we will accommodate these requests as long as the wall being taken
down will not cause problems to the structure of your home.
I have toilet down stairs as well, will this be improved?
Just bathrooms are being improved on this programme.

Will heating be installed to bathrooms where there isn’t any at the moment?
Yes, our surveyor will discuss this with you.
Will the contractor remove my fittings and fixtures such as mirrors?
Yes, our contractor will ask you what you want to keep or what can be thrown away and
ask you to sign a note.
Will grab rails be fitted?
Yes, one in the shower area. Any existing special grab rails will be refixed.
Do I have to have the work done?
No, it is your choice. We are offering to improve your the bathroom, but if you are happy
with what you currently have, or do not want the disruption you do not have to have the
work done. We can do partial refurbishment works, i.e. just decorating, new lighting, or
flooring etc.
n
The contractor will work with you directly to arrange access times and carry out
the various phases of the work. Because work will be carried out to a number of
properties all at the same time there will be times when no work is carried out to
your home. It is anticipated that the entire job will take no longer than two weeks
(10 working days maximum) to complete.
n
Our contractor will be available to deal with any queries you may have or you
can call Wigan and Leigh Homes on 01942 486618. For out of hours
emergencies you can call our contact centre on 01942 489005.
n
When the works are complete, our Contractor will ask you to sign a Satisfaction
Note to confirm that you are happy with the works and that your home has been left
in a satisfactory condition.
n
Once all the work is complete we may carry out a final check of the work, and pass
any defects to the contractor to rectify, if there are any.
n
A satisfaction survey may be given, or posted to you by Wigan and Leigh Homes
asking for feedback. The results of these surveys are very helpful to us as it helps
us to improve the service.
After the works have finished;
n
The contractor guarantees the work for 12 months from the date they are
completed, so any defects that arise during this period will be passed to them to
resolve. If you happen to experience any problems after this period, these should
be reported as normal to our contact centre.
n
At the end of the guarantee period, we may visit you to inspect the bathroom one
last time. This will be to make sure that any defects reported to the contractor have
been put right and to identify any that you may have missed or not noticed.
We understand that these works can sometimes be disruptive and appreciate co-operation.

What happens if I am not happy with the choices available?
Customer Charter
When the surveyor visits your home you will be able to discuss the choices available to you.
You will also be able to discuss personal choices that you may wish to purchase yourself.
We have a ten point code of conduct that we expect all of our staff, contractors and
sub-contractors to keep to at all times.
Will I still be able to use my bathroom facilities whilst the work is being
carried out?
The contractor will organise the work to make sure that a working toilet and washing
facility, including hot and cold water, can be used at the end of each working day. Whilst
works are in progress there will be times when you will not be able to use your toilet, wash
hand basin, or bath as they may be disconnected from services (water/electricity). There
may be instances where a bath may be unavailable for one evening during works. If
temporary unavailability or service disconnection is likely to cause problems, please discuss this with our contractor who will make the necessary arrangements.
What happens if I don’t think a walk in shower will be suitable for my needs?
If you believe the facilities on offer will not be suitable for your needs please discuss
with our surveyor who will refer this matter back to us which will be dealt with by a
qualified Occupational Therapist Assessment.

What happens and when?
Before the works start;
n
An appointment will be made with you to have a survey carried out of the bathroom.
n During this visit our surveyor will ask you to make your selection from the given
options.
n
You will be asked to sign a form confirming the choices you have made and your
agreement on items that need removing and refixing.
n
If you have a medical condition that affects your ability to use your bathroom, tell
the surveyor and they will give you a form to complete to refer you to the
Occupational Therapist. The Occupational Therapist will visit you and assess your
needs for suitable equipment and/or adaptations.
n
Once we have appointed a contractor we will write to you giving you details and contact numbers for the contractor.
n
The contractor will call you to introduce themselves and will agree a start date with
you, usually giving at least seven days’ notice. An electrical safety inspection will
be needed but this may be done well in advance of the bathroom improvement works.

Important information for tenants about wall tiling
Tiling options
If you wish to keep your own wall tiles
Wigan and Leigh Homes policy regarding wall tiling on this programme is as follows:
This may not always be possible depending on the scope of works being undertaken in
your bathroom. For example, your wall tiles may be damaged if you already have a shower
unit that is being replaced and perhaps re-sited in a new position.
n
Our contractors will supply and fit white 200mm x 200mm, 6mm thick ripple finish
tiles to your bathroom walls.
n
This will cover approximately an area of 5m2 of your walls. Usually around and over
your bath/shower area and over the wash hand basin.
The contractor would try to accommodate your wishes but could not be held liable for any
damaged tiles.
However, there are exceptions to the above;
If you already have partially tiled walls over 5m2 or fully tiled walls please note:
You would still be offered the 5m2 of wall tiling in white, but if you would rather have the
same areas retiled as you have now, the contractor will do this on request. Please note that
white 200mm x 200mm tiles would be offered by the contractor.
If you would to prefer to purchase your own wall tiles and have our contractor fit them
please note:
If you are interested in supplying your own tiles then the contractor will only fit them with the
following conditions:
n
Please do not purchase your own wall tiles until you have discussed this with
your contractor.
n
The preferred size of tile for the bathroom upgrade is 200mm x 200mm x 6mm thick.
It may not be possible for the contractors to fit tiles of different sizes and thicknesses.
Please note that this includes border tiles.
The contractors will do their best to accommodate your request for the fitting of your own
tiles but it is your responsibility to discuss this with the contractor with as much advance
notice as possible. Also, please bear in mind that your request remains at the discretion
of Wigan and Leigh Homes.
