Property description
The property is some 35 years of age and built to last within a sturdy pre-stressed concrete frame structure.
The roof of the villa is constructed of red tile with an appropriate angle of decent to professionally installed aluminium guttering.
The external walls of the villa are of a concrete render which is painted every 4 – 5 years.
The internal walls are either flat plastered, or coated in the fleck finish called “gotele” or in the case of the kitchen and bathrooms are tiled –
fully or part according to room.
Internal floors are tiled in the kitchen, downstairs cloakroom and landing. The dining room, lounge and TV terrace are presented in white
marble. The stairs from the ground level to the upper floor are white marble.
All the windows are aluminium and in good order and had their single pane glass panels upgraded to double glazed sealed units by Garry
Aluminios - a local company in Crevillent – in 2008. All the window persianas (window privacy / security drop down blinds) function as they
should.
The Villa is fully serviced by gas central heating with a radiator to every room except bedroom 4.
There are 3 radiators in the lounge diner. There is also a radiator on the landing fed by the gas central heating system. The gas central
heating boiler was renewed and upgraded in the winter of 2011 for a superior model to handle the central heating and hot water supply.
There is a fireplace in the lounge for logs / coal which has a glass front, and has a fan assist with three stage output if required. The chimney
rises up through the third bedroom and so heats this as a bi-product of the fire being lit.
The downstairs main terrace / conservatory area is fully glazed in single pane units and the glass has been treated with heat reflective film
which also provides extra privacy and security. The TV terrace has lighting, power and TV sockets.
From the dining room there is access to the downstairs utility and cloak room. The cloakroom is a sub-room – within the utility room. The
utility room has a washing machine and space for a tumble dryer, various cupboard spaces and is where the central heating boiler is
positioned.
The upstairs landing is tiled and the tile style has been taken through the whole upstairs flooring so it is the same in every room. The upstairs
open terrace has been enclosed with aluminium double glazing. There is a small terrace outside the upstairs fourth bedroom which has its
own outdoor marble stairs to the ground floor.
The landing leads off to the four bedrooms and the family bathroom.
The family bathroom is equipped with Bidet, basin, toilet and full length bath with shower over. Lighting in the family bathroom is provided
by ceiling recessed dichroic lamps and two wall mounted lamps. The walls are fully tiled – floor to ceiling.
The Master bedroom has an A/C unit, a ceiling fan and double wardrobe. There is an en-suite to the master bedroom which has a built-in
double wardrobe / airing cupboard, large shower cubicle, toilet and basin.
Bedroom 2 is a double, has a central heating radiator and a ceiling fan and a double wardrobe built in.
Bedroom 3 is a double, has a central heating radiator and a ceiling fan. There is sufficient space to install a large built in wardrobe.
Bedroom 4 is a double and was once an open terrace. It is now fully enclosed with aluminium double glazing.
While it is a 20 minute drive from the villa to Alicante airport – there is little if any noise from air traffic as the villa is not below any of the
standard flight paths, local or international.
Renovation of the villa and grounds was carried out during the first six years of our ownership as it was our only family home – not a holiday
home. We carried out the work as we had the time, the money, the inclination and the love of the property – we still do love it which is why
it has been on the market for so long – we have not been really keen to let it go.
While the property is in a rural location where no further construction is allowed, it is still council maintained as the property attracts a
“SUMA” tax for waste collection. A postal delivery service to the letter box on the gate of the property and mains water supply. The
roadways approaching the property are of tarmac construction and maintained by the town council roadways department. The driveway to
the villa is off the town council maintained tarmac road and is made of concrete and this too was the subject of repairs and renewal in
December 2010.

The gardens
The pool terrace where the guest chalet stands is tiled and treated in the same way as the villa gravel. The cacti bed at the end of the pool
terrace is the only one that demands a little more attention as it needs to be manually weeded in between the cacti. Once done – this is easy
to maintain using herbicide. There is no automatic irrigation as part of the joy of living here is the fact you can go out once or twice a week
and water the gardens with a hose. An automatic irrigation system could be installed cheaply – as there are multiple pressure fed water taps
across the grounds – including at the fruit plot.
The fruit plot is normally manually flood watered once or twice a year – which we have not done since leaving the property in 2009. The term
“flood watered” means that when you want water on the fruit plot (normally once or twice a year) you organise with the water board who
then direct a high flow of water through a permanently installed tube in the grounds – and they let it run for several hours – during which
time sufficient water runs to flood the fruit plot with several inches of water. We normally arrange to have ours done when the neighbours
do theirs – as you get a discount for doing it when the water man is in the same location.
There are no LRU land grabs, no planning for hotels or parks and nothing locally to attract those types of construction. Nothing can be built in
the area.
Condition of the pool and pool house. The pool is kept covered – but empty while no-one is at the villa. This keeps it clean and easy to
maintain. It just needs water added. The guest chalet is in good order. The pool pump and filtration equipment were working when the pool
was emptied.
The pool pump was replaced in 2008 – and if it does not work when the pool is next filled it costs 250 Euros and 1 hour labour to fit a new
one. We will happily replace it if found to be faulty on commissioning the pool again.
There is a double garage and if required a car port could easily be added using the edging of the garage construction and a wall of the villa for
support. There are three further storage areas, one with double glazed patio doors and another with a locking steel door. The double garage
can accommodate two cars if the desks / worktops, storage cupboards are taken out. We chose to use it as a workshop and storage area.
There is a/c to the master bedroom only. As there is also a window and ceiling fan in the room the a/c was rarely used.
Electricity / Telephone land-line / Water / Sewer / TV / Internet Services:
Electricity / mains water / sewerage to private pozo (cesspit) in fruit plot / telephone (2 lines in), TV and DVD player being left as is the aerial
for Spanish TV, internet is via the telephone lines (broadband is available but turned off at the moment) and there is a Linksys router being
left that provide the villa and guest chalet with wi-fi, and in addition an Ethernet cable has been installed to the guest chalet for improved
performance.

Partida Cachapets is to the west of Crevillent once you have left the town boundary on the road toward Albaterra. A tarmac broad will take
you up toward the Sierra de Crevillent mountain range and on the way you will pass over a bridge over the “trasvasse” canal that feeds the
farms of Spain with water. Continuing a short way up this road you will find the villa – in a gathering of other villas in a “cul-de-sac” road. This
means the area is very peaceful as the only traffic on the roads is the traffic that needs to be in order to reach a property – there is no
passing traffic.
The property was built by a family of brothers – none of which survive. The neighbours constitute a mix of Spanish and English. Of the nine
villas that are closest to ours the neighbourhood is comprised;
Spanish family next door across the road: Jose and Consuelo: Retired owners, family in building and car sales. The head of the family is
president of Crevillent gun club. Lovely folk, we sat on their terrace with 200 others for a Christening celebration – we were the only English
there – they were terrific. Spanish family bordering our property: Jose and Maria Dolores: Fantastic people. We were invited and went to
their daughter’s wedding – a brilliant ceremony. They are lovely people. Across the fruit plot – the first villa is owned by Salvador &
Marguerite. Salvador is a bank manager in Crevillent. Next to him are Manolo and Paquita – a lovely Spanish family with children who run a
small rare breed tropical bird farm. Next to them are a Spanish family who run a plumbing business with quite a large retail shop in Crevillent.
The villa behind us is owned by an Indian family and long term rented to a German lady whose profession is translating English / German
documents. Next to that are a couple from Scotland who are semi-retired.
Papers
Are all papers available (the only thing not included are up to date floor plans but enclosed above are very accurate sketches) but the
Escritura is up to date and shows the refurbishment work and all the extra outbuildings are legalised. The property has a mortgage on it with
BBVA bank.
Your security during the acquisition of this property: It is a point of law that upon transaction of the sale of a property in Spain there are one
of two events / routes that bring about the effective change of ownership;

Agreeing on a sale the vendor / purchasers will both contact their respective solicitors – and banks to make sure the buyer has
funding – and take into account whether it is easier to cancel the existing mortgage and strike a new one or transfer the mortgage
to the new prospective owners. Which of these routes taken is normally dictated by the bank with whom the existing mortgage is
seated and to a lesser degree on the financial capability demonstrated by the prospective buyer.
On the day of sale the Notary will ask for all papers concerning the property to be brought to them by the vendors solicitor as well
as the Notary’s office staff who will run searches there and then on the property registry number pulling forward a “Nota Simple”
identifying all those who have a financial interest in the property. As soon as the Notary sees the mortgage details registered they
will ask who is the Bank’s representative, are they present and have they agreed the terms of the sale.
In this way the existing mortgage cannot become a burden to a prospective purchaser – as without the Bank’s representative confirming to
the Notary that their funds are safe the Notary will not process the sale.
