When to Consider Contingency
Dear Doreen,
I have been trying to sell my home for eight
months. When I finally got an offer, it was
contingent on the sale of the buyer’s home. It
would’ve meant taking my house off the market
and hoping their house actually sold. I rejected it!
Now, it’s happened again! I got another offer
with a contingency. Is this some kind of virus
everyone is catching? Really… What to do?
Looking for Clean Sale
Dear LFCS,
I don’t have your address so can’t be too
specific, but I am guessing your home is in the
higher-price range where properties aren’t moving
quickly. If so, a contingency offer might make
sense given the low number of buyers and the
high number of days on the market.
But, before you accept, ask: Is the buyer’s
property priced right? Get photos and a
description and ask a knowledgeable agent in that
market for help.
Another strategy is to accept with a clause
requiring the buyer to reduce the price of their
home after 45 days. If you do accept, make sure
the buyer’s agent uses the “Buyer Contingency
Addendum” from our association. There is
protection for you in that form. Good luck!

hile some schools still
struggle to prohibit devices
in the classroom, Sandra
Day O’Connor High School has
joined the wave of schools that see
the educational and financial potential
of employing handheld devices in the
classroom.
As an expansion of the “Tech
Rich” program piloted last school
year at SDOHS [See “Students, Take
Out Your Smartphones,” In&Out, Jan.
23], every SDOHS student will be
issued a school-owned iPad this fall,
along with their textbooks. Students
will be trained on the safe and
responsible use of the device which
will be used regularly throughout the
year to hone 21st century skills.
“We saw more engagement
in the [pilot] classrooms,”said
Associate Superintendent Gayle
Galligan. “Students… participated
in more collaboration, learned
self-management strategies, and, of
course, used less paper.” Galligan
said full implementation of the
program can help the district save
money by using lower-cost digital
resources and e-textbooks.
The district intends to gradually
expand iPad integration and campuswide wi-fi into other high schools
followed by middle schools. io

director of student support services.
The task force—a group of parents,
teachers, administrators and at least
one paraprofessional—formed two
years ago to study the gap between the
general education population and those
with special needs.
The good news, Remus said with
regard to the 68 paraprofessionals who
lost jobs, is that many were able to be
reassigned to DVUSD’s new Vista Peak
School, which offers an alternative
program for students with academic,
behavioral and social/emotional needs.
Remus hopes the restructuring will
help the district meet the Arizona College
and Career Ready Standards for all
students. Each special education teacher
will now have a focus subject area to
ensure the curriculum needs of students
are satisfied.
“My goal has always been that
students get a really good education and
their needs met. I’m pleased with the
results. I just want to see more growth.”

additional 28 special education teachers
for the 2015-2016 school year. io
