Location
The property is located at 5005 Mackay Road in Greensboro, North Carolina.
Lot Size
Approximately 3.198 acres, or 139,305 square feet.
Improvements
Construction was completed in November 2013 of an approximately 14,534 square foot drugstore with a prescription drivethru for Walgreens. There is ample parking on site.
Lease
Leased to Walgreen Co. for 20 years from November 2013, to November 2033, at an initial annual net rent of $496,587.
After the base term of 20 years, the lease automatically continues in force for 55 more years unless Walgreens cancels.
Walgreens may cancel at the end of the 20th lease year and every five years thereafter, with 12 month’s notice. Walgreens
pays all taxes, insurance, and maintenance including roof and structure. In addition to base rent, Walgreens is potentially
liable for percentage rent. (See “Percentage Rent”). Walgreens has a right of first refusal.

Percentage Rent:
The tenant pays the higher of fixed rent or percentage rent. This lease has the standard Walgreens percentage rent clause.
The percentage rent calculation is 2% of general sales and 0.5% of food and prescription sales (excluding third-party
prescription plans). Real estate taxes and insurance costs are then deducted from this, the net amount after this deduction
being the percentage rent.
Notwithstanding the paragraph above, it is unlikely Walgreens will “ever” pay percentage rent, on this store or any store.
The calculated percentage rent, which excludes prescriptions covered by insurance, HMO’s, or Medicare, is far too difficult
to reach.

Tenant Information
Incorporated in 1909, Walgreen Co. (NYSE: “WAG”) operates 8,516 locations comprising 8,058 drugstores, 369 Health
& Wellness/worksite facilities, 80 home medical facilities, and 9 “other” stores (corporate store, mail order facilities,
specialty pharmacies, and institutional pharmacies) in 50 states, the District of Columbia, Puerto Rico, and Guam. The
company also owns 37 strip shopping malls and operates 367 Take Care Clinics (in-store clinics providing a wide range of
healthcare services for patients aged 18 months and older).
For the fiscal year ended August 31, 2013, Walgreen Co. reported revenue of $72.217 billion with net income of $2.450
billion and net worth of $19.454 billion. Walgreens enjoys a Standard & Poor’s rating of “BBB” and is ranked 32nd in the
2012 Fortune 500.

About the Area
Site Information
The Walgreens recently relocated to an oversized 3-acre lot on the southwest corner of High Point Road (25,800 AADT as
of 2012) and Mackay Road (19,100 AADT as of 2012).
Prior to being relocated, Walgreens had successfully operated directly across High Point Road since 2005 and a Rite
Aid pharmacy occupied the present day Walgreens parcel (See aerial on page 6). The Walgreens relocation is a result of
the condemnation of several parcels (previous Walgreens, Rite Aid and McDonalds) on both sides of High Point Road in
preparation for the future widening of High Point Road. High Point Road (U-2412) will be widened and partially relocated
from Hilltop Road to US 311 in High Point. The interchange with the Urban Loop will be the area’s first Diverging Diamond.
The annual average daily traffic is projected to rise significantly due to the widening of the road. By 2032 the North
Carolina Department of Transportation has projected that the annual average daily traffic will be 38,500 vehicles on High
Point Road and 26,200 vehicles on Mackay Road.
Prior to the condemnation, Walgreens and Rite Aid competed for market share. Today, Walgreens is the sole freestanding pharmacy at the intersection and benefits from their existing customer base, as well as the established Rite Aid
customer base.
The property is located across the street from Adams Farm Shopping Center, anchored by Harris Teeter, a large chain
supermarket. Harris Teeter is in the process of a substantial remodel/renovation to meet the growing demands of the
market. Additional retailers in the near vicinity include Bank of America, SunTrust Bank, McDonald’s (2014), The UPS
Store, Subway, Dollar Tree, and many others.
The property is located amongst some of the most affluent Greensboro neighborhoods, with median home values ranging from $236,000 in Latham Park to over $368,000 in Irving Park and surrounding area. The average household income
within one mile of the property is $84,285. Additionally, the property is located in the vicinity of Sedgefield Country Club,
Adams Farm and the Grandover Resort Golf Club which features 1,500 acres of landscaped grounds.
General Overview
Greensboro is the third-largest city by population in North Carolina and the largest city in Guilford County and the
surrounding Piedmont Triad metropolitan region. The city is part of a thriving MSA called the Triad, which includes three
major cities (Greensboro, High Point, and Winston-Salem) with over 1 million people. According to the 2012 U.S. Census,
Greensboro’s population is 277,080. The city is located at the intersection of two major interstate highways (I-85 and
I-40) in the Piedmont region of central North Carolina.
Greensboro is becoming an up-and-coming center for relocating businesses and is now the corporate headquarter
location of the Honda Aircraft Co., Kayser-Roth, VF, Syngenta Crop Protection, Volvo Trucks of North America, RF Micro
Devices, NewBridge Bank, among others. According to the City’s 2010 Comprehensive Annual Financial Report, some
of the largest employers in the city are: Guilford County Public Schools, Cone Health, City of Greensboro, United States
Postal Service, Guilford County, and University of North Carolina at Greensboro.
The city is served by Piedmont Triad International Airport, which also serves the nearby cities of High Point and WinstonSalem as well as the surrounding Piedmont Triad MSA. Major interstate highways running through Greensboro are I-40,
I-85/Business, I-73, I-785, and I-840. Highway 20, which travels through the southern, eastern and northern sections of
the city before heading northeast toward suburban Reidsville, is a major route in Greensboro and offers freeway access
to the more urban and central areas of the city. A major thoroughfare, High Point Road, is expanding into a six lane
roadway to enhace connectivity between US 311 Bypass (Future I-74), the Greensboro Western Urban Loop (Future I-40),
and the Southwest Guilford County transportation network. This project is underway due to the increasing transportation
demand in the Jamestown area of Guilford County.
