Grado is at the heart of the new Europe: close to magnificent Venice, a

international airports: the FVG Airport in Ronchi dei Legionari and the
Marco Polo Airport in Venice, with arrivals from all over the world. Over
all, transport links, the motorway (A4 and A28) and rail (closest stations
Udine and Cervignano) are convenient and easy.

The Masseria Tenente country estate is located in Fasano (Brindisi).
The Masseria, built in 1300, has been completely restored and consists
of a large master apartment on the first floor, with large terraces, and
nine smaller apartments, common outside areas and swimming pool.
The property covers a 75 hectare area overlooking a 1km stretch of the
seafront. 36 hectares of land is planted with olive trees whereas the
remaining 39 hectares is made up of arable land.

The area in question is situated in the municipality of Fasano (Brindisi), near
the small town of Torre Canne: overlooking the sea and with a coastline
stretching 340 m, it borders with the Torre Canne Thermal Spa.
The area is accessible via the SS 379 state highway, approximately 500m
from the Torre Canne exit. The area extends over 155,722 sq. m and is
currently divided as follows: 62,000 sq. m arable land, 78,000 sq. m grazing
land, 14,000 sq. m water basin, 2,000 sq. m built-up area.
The area also comprises a 230 sq. m villa with several outbuildings.

The Monteruga property is located in the Salento region (municipality
of Lecce) and extends over three districts: Veglie, Nardò and Salice
Salentino. The property, which has been uninhabited for a long time,
covers 590 hectares, 250 of which are olive groves and 315 arable land.
Surrounded by lush Mediterranean vegetation and bordering with two
other, smaller estates, the property comprises several buildings: the
main country estate, an old tobacco factory, a church, a school and olive
mill. The current layout of the property provides excellent opportunities
for renovation and redevelopment as a multi-purpose tourist resort with
its own hotel and apartments: the property might be a large holiday farm.
The project for tourist accommodation will preserve the historical
essence of the estate/village which is at the heart of the central courtyard
while at the same time offering an extremely flexible structure which
can be modified over time.
Each apartment will have a private garden with external entrance and
direct access to the sheltered pedestrian walkways.
The building, which
currently houses the tobacco factory, will house a multimedia centre
with a small screening room, a chamber music hall and a Museum of
Rural Life. The school and olive mill will be transformed into a series of
sheltered squares with shops and the Resort’s business offices.

The property is located in Nardò in the Salento region (Lecce) and covers
an area of about 70 hectares.
The project involves a multi-purpose
development with tourist activities and seasonal accommodation.
The layout of the development is designed to reduce environmental impact;
the layout of the buildings will provide sweeping views of the coast from
almost every part of the estate.
The buildings will echo the traditional
architecture of the region, using local stone and white plaster for the
exteriors.
Special care will be taken to use eco-friendly design methodologies and
construction technologies. The apartments, each with an independent
entrance and private garden, fall into two categories, 2-bedroom
apartments and studio apartments. Moreover, each apartment will have
its own independent sun roof and solarium.
The hotel resort will provide
communal facilities along the main street axis (lobby, lounge, restaurant
and shopping arcade). The guest rooms (35 double rooms) will be detached
from the communal areas and will be positioned around the gardens and
outdoor pool. A small group of sports facilities, a conference hall with
meeting rooms and a small office building complete the development.
The buildings will be linked by sheltered walkways that pass through large
green spaces full of trees, tree-lined squares, water features and open
courtyards.

Puglia stands for fine sandy beaches, gentle hills and craggy coastlines,
romantic whitewashed villages, rich Italian wines and excellent countrystyle cuisine.
Selva di Fasano is a village (in the municipality of Fasano, Brindisi), 5km
from Fasano and 15km from the sea.
Fasano sits at over 400m above sea level, making it the highest point in the
province of Brindisi.
“Tresassi” is located in a prime position on at top of the Selva di Fasano hill
amid centuries-old olive groves.
The site consists of luxurious trulli which have either been newly
constructed using traditional methods or have been fully restored.
They are tasteful, comfortable and of high quality. There are also three
ancient and completely restored trulli set in extensive land, with garden
and sea view.

This project provides for the construction of a site intended for residential
use and related activities (central business activities and services) in
Udine. The project will be located in a strategic position directly connected
with the by-pass, the historic city centre and the hospital.
The project is focussed on the concept of a “green development”. The site
will include 176 apartments of different sizes. The project will offer a new
urban landscape: plants will penetrate into and wrap up buildings, create
hanging gardens and become a distinctive feature of all courtyards as well
as of the backbone of the project. A bio-lake will also be created as an
innovative solution to mitigate the microclimate.
Furthermore the residential area “former Domenichelli” will
offer sustainable, highly innovative and low energy consumption
accommodations. To this end, it will maximise the performance of
buildings and passive contributions, this minimising the need for energy
and maintenance.

This residential and commercial development project will involve a land
in Ronchi dei Legionari (Gorizia). This municipality is strategically located
both because it can be easily reached (50 km away from Koper, 130 km
away from Ljubljana and 130 km away from Venice) and because it is very
close to the international airport of the Friuli Venezia Giulia region.
The land is delimited by a valuable ancient stonewall, which will convey a
feeling of “safety” and “privacy” to this project. This is an added value for a
site that is already longed for by medium-high-end customers.
The site development plan provides for three different uses: a business/
administrative area; a residential area intended for investment (very close
to the business/administrative area); a high quality residential area in the
innermost part of the site, which will accommodate energy class A houses,
green areas and a fully equipped leisure park.

Hotel Palermo Si c ilY
This hotel development planned for Palermo will be sited in the area
between Via Sampolo and Via Puglisi, a short distance from the city centre
and harbour. The site covers approximately 12,500 sq. m.
The 18-storey hotel will include a 2-storey underground car park with
utility rooms (around 175 parking spaces). The first two floors of the hotel
will house restaurants, meeting rooms, a wellness area and swimming
pool. The 13 remaining floors will house 189 double rooms and 8 superior
rooms, while the penthouse floor will contain a suite and VIP area with
terrace and relaxation area.
Plans to make the hotel the first Italian football-themed hotel - the Hotel
U.S. Città di Palermo - are currently under assessment.

This project provides for the construction of a hotel in Bagnaria Arsa Palmanova (Udine), one of the most strategically located areas in the Friuli
Venezia Giulia region in terms of logistics: the hotel will be erected along
the Venice-Trieste motorway, about one kilometre away from the exit
Palmanova, within a business area (former emmezeta shopping centres)
that is partly existing and partly to be designed and built.

Poggio Torselli is one of the largest, most prestigious and elegant villas
found in the hills of San Casciano, in Val di Pesa, in the Chianti Classico
region (above Florence). Once known as the “queen of the villas” it has
been owned by some of the most illustrious Tuscan aristocratic families,
from the Machiavelli’s to the Corsini’s.
The beautiful landscape offers sweeping views of lush greenery extending
over about 42 hectares, 25 of which are given over to vineyards and 13 to
olive groves. The villa was built between the late 1600s and early 1700s by
Lorenzo Merlini, an architect who was very popular
with the Florentine nobility of the day.
The building consists of a central block and two
“L-shaped” wings which house apartments and
offices, a chapel and winter garden; to the south, the
wings enclose a beautiful Italian-style garden.
The interiors are a celebration of colour, tromp l’oeil and allegorical
paintings - created at the end of the 17th century by Pier Dandini, Matteo
Bonechi and students - adorning the ceilings of the two rooms adjacent to
the main hall on the ground floor.
The rooms and parlours on the upper levels, which can be reached via the
splendid staircase, are varied in style and luxury.
Today, Villa Poggi Torselli is a national monument.

Montedomini stretches into to the heart of the Tuscan Apennines, covering a
vast area of land that borders with three historic towns (in the Municipality of
Florence) surrounded by beautiful scenery. Once a de’Medici game reserve,
the property boasts a magnificent 1,500 sq. m 16th-century villa surrounded
by about 700 hectares of land, with farmsteads, woods and fields of rare
beauty. The villa is situated in Dicomano at an altitude of 600m above sea
level, just 30 minutes’ away from Florence and the Mugello racetrack.
The square-plan building, with a small internal courtyard designed to filter
light to adjoining rooms, is reminiscent, albeit on a smaller scale, of the
grand Medici villas like Castle Petraia.

valley.

pool and a self-contained outbuilding. Il Palagio has now been completely
renovated and tastefully furnished.
The villa covers a total area of 1,305 sq. m and is arranged over three floors.
There are also two adjacent and completely restored buildings, comprising
four apartments and covering a total of 510 sq. m.
The view from the pool, located at the higher end of the park, delivers
stunning vistas of the surrounding hills and valley below.

Villa Montroni is a marvellous property in Castel San Pietro Terme (in the
province of Bologna), along the Via Emilia, midway between Bologna and
Imola.
It is an ancient farm including several buildings: the villa or master’s
house, the farmer’s house and other minor buildings used as agricultural
storehouses. The property also includes a small pleasant lake.
The master’s house has been recently refurbished and contains valuable
furniture, artworks and antiques. The master’s house has two floors: the
ground floor accommodates the living area; the first floor accommodates
the bedrooms and a lounge. The villa has also a large arcade. The total
surface is about 400 sq. m.
The land belonging to the property (about eleven hectares) is mostly (about
seven hectares) covered with orchards and vineyards (local vine varieties
such as Trebbiano and Pignoletto).

The business park in Udine will be developed on a strategic area directly
connected with the by-pass, the historic city centre and the hospital.
The park will include a single building divided into medium and large
specialised areas - Food, Electronics, Hi-fi, Footwear, Sports Equipment,
Clothing and House Furniture - totally covering 13,500 sq. m.
The first floor of this building will also accommodate an area devoted to
restaurants and cafés (about 500 sq. m).
Next to the business park, there will be an area to be devoted to the bus
terminal and a methane service station, one of the few service stations of
this kind at the regional level.
The park will also include parking areas totally covering about 26,000 sq.

The Club, over one hundred years old, is
full of history and boasts an interesting
beginning. The Unione Sportiva Città di
Palermo was established thanks to the
passion and spirit of initiative of one Ignazio
Majo Pagano, a young man from Palermo
from an upstanding family who was sent
to London at the age of 22 to complete his
education. It was while in London that he
discovered and promptly fell in love with
football. On November 1st 1900, Pagano
founded the Anglo Panormitan Athletic
and Football Club: the team colours were originally red and blue but that
changed in 1907 when they became pink and black.
Over the years Palermo has enjoyed mixed fortunes. After World War II, it
yo-yoed between Serie A and Serie B until it was relegated to Serie C2 in
the 1980s. In 2002, with Palermo in Serie B, Maurizio Zamparini acquired
the club and within 2 seasons the club rose again to Serie A after a 31-year
absence.
In its first year in Serie A, and in the 2 years after that, Palermo secured
qualification for the UEFA Cup. The club qualified again in the 2009-2010
season, just missing out on qualification for the UEFA Champions League.
