The first phase of the development calls for 165 historic apartments, 83 new townhouses, 24 new singlefamily homes, a clubhouse, a swimming pool, and historic retail and commercial components - the Chapel and Powerhouse. 306 West Apartments Madison, WI | 2015 306 West is located in the heart of downtown Madison just two blocks from Capitol Square. The building is a newly constructed 172unit, upscale, residential apartment community and the final phase of the awardwinning Capitol West Master Development. a new housing core of 255 apartments to a previously sterile area. The Alexander Company’s involvement began in 2005 with the former Crescent Macaroni building. Next was Waterloo Mills, which opened in 2006. It was followed by the 4th Street Lofts in 2008, Kerker Lofts in 2012, and the 5th Street Lofts in 2014. 2650 Novation Parkway Rail Corridor Master Development Madison, WI | 2008 Madison, WI | 2012 The 13-acre site was a contaminated rail and scrap yard. The rehabilitation spawned an office park and several apartments in the heart of downtown Madison. This development required expertise in the use of Tax Incremental Financing and a public offering. The complexity of the contaminated site required the removal of thousands of tons of soil before construction could commence. Courthouse Lofts Crescent Lofts Master Development Davenport, IA | 2014 Located in what was once an area filled with dilapidated vacant warehouses along the Mississippi River, the master development involved the rehabilitation of five buildings, providing 9 Kansas City, MO | 2011 Situated in the heart of Kansas City, the vacant 1930s era federal courthouse has been rehabilitated and converted into 175 workforce housing apartments and prime retail space. Madison, WI | 2009 The 115,000 square foot building includes a significant data center and is served by two separate MG&E substations offering a redundant power supply. 309 W. Washington Condominiums At the structural core are the concrete bones of the former hospital that once stood at the site - a recycling project that saved thousands of tons from the landfill. Other green building practices included a demolition recycling rate of 98%, the use of zero VOC paint, low-E glass, and wood from certified forests. Professional Building Kansas City, MO | 2006 The redevelopment of the Professional Building brought 132 high-quality, affordable apartments to the downtown area and drastically improve the appearance and utility of one of the downtown’s major thoroughfares. National Park Seminary Master Development Silver Spring, MD | 2005 One of the most unique historic sites in the country, National Park Seminary has sat mostly vacant for nearly three decades. Cayuga Court Middleton, WI | 2002 Cayuga Court was designed to provide a gateway into Middleton from Madison’s beltline. The ideal location supports the surrounding neighborhood and community with convenient retail and offices, and was part of the Downtown Middleton Master Development. National Terminal Central High School Cleveland, OH | 1996 South Bend, IN | 1995 Originally a massive cold storage warehouse, National Terminal was rehabilitated into 248 apartment homes and 9,000 square feet of retail space. Constructed in 1911, the 219,000 square foot high school was reinvented into 106 apartments, each with a unique floor plan boasting original features. City Hall Square Milwaukee, WI | 1996 Lahr Hotel Apartments This master development on the Milwaukee River was a major component in the city’s riverfront revival, bringing 136 apartment homes and 32,000 square feet of prime retail space through the rehabilitation of several historic storefronts and structures. Lafayette, IN | 1994 Wisconsin Department of Revenue Madison, WI | 2000 This project involved the rehabilitation of an existing historic 18-story office building into 106 apartment homes and 8,000 square feet of retail space. Also featured is a 50 stall parking garage and rooftop garden. Forth Worth, TX | 1995 Central Station Memphis, TN | 1999 Renovation of a 170,000 square foot landmark railway station and adjoining buildings into 63 apartments and 35,000 square feet of commercial space including a passenger train station, police station, transit authority office, and retail uses. A four-story hotel with a rich history of notable guests, including United States President Ulysses S. Grant, was renovated into apartments. Fox River Mills Appleton, WI | 1992 Electric Building New construction of a 240,000 square foot facility to house the State of Wisconsin’s Department of Revenue. 10 LeClaire Hotel Apartments Moline, IL | 1996 A 15-story luxury hotel that hosted celebrities and presidents, including John F. Kennedy and Ronald Reagan, was renovated into apartments. The Fox River Milles project involved the rehabilitation of an existing historic paper mill encompassing three city blocks into 188 apartment homes and commercial spaces.
