You will be involved every step of the way with our custom-built AUCMON™ Software. It is a highly specialized contact
management system developed to manage the marketing campaign and the multi-step buyer process, while enabling
sellers to track and review campaign progress.
With your exclusive “Seller’s Login” tab, you’ll enjoy access to the number of prospects added every day and to each
advertising medium in which your property is promoted. You will also see how much interest is generated from that
medium to assure maximum return on investment for your marketing dollars.
Educating the Buyer
The primary focus of all marketing, advertising, and promotional efforts are to ensure that we assemble the largest group
of informed, qualified bidders for your property on auction day. We employ an integrated 9-step process for monitoring
and contacting each and every individual that has expressed an interest in your property.
From the initial contact point through auction day, our proprietary and systematic approach allows our staff to maintain
and cultivate a relationship with each prospective bidder. The process includes personal phone contact, emails, direct
mail, and social media. From initial contact from our Auction Information Department, the 9-step process ensures that
each potential buyer is provided all available information on the auction property. The steps continue through an
arranged property tour by our Showing Staff, a determination of serious interest, a proof of certified funds and finally the
presence of informed, qualified bidders on auction day. This process is monitored daily by both the Project Manager
and President of Albert Burney. This allows the Albert Burney staff to fully communicate with Sellers on a measurable
response to the marketing campaign.

Warren Ward – President
Warren formed Albert Burney in 2001 as a result of identifying a need for alternative ideas and solutions for sellers of
high value properties. He has been instrumental in developing aggressive marketing and promotional solutions to
complex real estate issues.
Warren has over 15 years of luxury real estate auction experience having marketed properties in 39 states, Canada, the
Bahamas, and the Caribbean. Some of his high profile clients include Dean Witter, III, Director Chuck Maitland, Milan
Turk, Michael Grasso, and Vivian DuBose.
Warren holds the CAI (Certified Auctioneers Institute) designation, a 3-year program achieved by only 3% of all
auctioneers. He also holds the Accredited Auctioneer of Real Estate (AARE) designation as well as numerous broker and
auctioneer licenses.
James Morgan – Project Manager
James has served as Albert Burney’s point man on luxury real estate projects for the past 8 years. With over 14 years of
service as a Project Manager, he takes great pride in ensuring that our clients receive the highest level of service the
industry has to offer. James is involved in all aspects of the marketing, advertising, and promotional phase of the auction.
His attention to detail and experience make him a valuable member of the Albert Burney team. James has conducted
real estate auctions upwards of $28M in 35 states and 8 countries. Mr. Morgan graduated from Northwest University.
Mark Hogan – Creative Director
Mark has over 17 years in the marketing, graphic design, web development, and social media industry, and is the driving
force behind the development of our brochures, website, ads, social media, and promotional materials. A 10-year U.S.
Navy Veteran, Mark’s travels have taken him all over the world, including extended assignments with the State
Department in London, Tokyo, and Washington D.C. He spent almost 3-years working in Taiwan in the bicycle
manufacturing industry and almost a decade for NASA’s graphics and publications department.
Niki Ward – Communications Director
Niki has been in the marketing and advertising industry for over 20 years, winning numerous awards for copywriting and
placing advertising on a local, regional, and national basis. National clients have included U.S. SPACE CAMP &
AVIATION CHALLENGE, Jim Henson's Bear and the Big Blue House, and New Line Cinema's home video department.
In addition to working on Albert Burney’s advertising, marketing, and public relation campaigns, Niki works with the
Auction Information team to ensure due diligence on its proprietary 9-step process.
Amy Smith – Marketing & Licensing
Amy brings to the table expertise in marketing, copy writing, and customer relations. She has managed various marketing
promotions, including web development, advertising, and print media. Amy’s organization and attention to detail ensure
that potential buyers and sellers receive materials needed to make informed decisions about the auction process. Amy
manages extensive licensing requirements, as Albert Burney has sold property in more than 40 states and 8 countries.

Keith Davis – Auctioneer
A veteran auctioneer with over 20 years experience in the real estate auction business, Keith is licensed in multiple
states as both a broker and auctioneer and has conducted auctions in 38 states and 7 countries. As a bilingual
auctioneer, Keith can conduct auctions in English and Spanish. Having a background in multi-property, as well as luxury
homes, Keith has a feel for the everyday real estate in addition to high end luxury property. Keith is familiar with the
complete cycle from the initial contact all the way through closing.
Bobby Welch – Site Director
A native of Gadsden, AL, Bobby is a licensed real estate agent with Albert Burney, Inc. He and his wife, Pat, have three
sons and are active in their community. Bobby is a seasoned professional with an excellent work ethic. He enjoys
developing relationships with potential bidders as they do their due diligence on upcoming auction properties. Bobby
works closely with sellers in the showing stage of the auction process and has excellent people skills.
