OLD PINE INN
HISTORY
Moore’s Old Pine Inn may be a very difficult property to put a dollar value on.
Some items of consideration include:
The Innkeepers have run this business to meet their own personal desires and needs. They left
corporate life and high paying jobs to have a more wholesome and fulfilling lifestyle. In doing
so they have elected to generate the majority of their income through room rental and have
put a lesser importance on areas of income potential that is typical of an Inn this size. Areas
of growth with great income potential are food, gift shop, ATV rentals to non guests and being
open to pursue winter business.
This property is UNIQUE and is embodied with historical significance. It was built in 1882 and is
“Utah’s Oldest Historic Hotel” (this can be verified by Utah Historian Kent Powell). The original
Pines Hotel was built during the height of the Cowboy Era and the feeling of the Old West still lives.
The infamous outlaw Butch Cassidy made his presence here and Western Novelist Zane Grey
hung his hat here while doing research for his writings. There are many antiques of the time
period in the Inn including (2) covered wagons.
Pine Creek runs through the
property, mature trees over 100 years old
provide a city park atmosphere, 2 acres of
property on Highway 89 and centered in the
very heart of the Piute ATV Trail system (the
largest and best known ATV Trail in the USA.)
This property is inherently valuable on many
fronts.

OLD PINE INN
OUR GUESTS
The majority of the Inn’s guests are destination oriented. They come to ride the Paiute ATV Trail. The ATV
Trail has immediate access from the Old Pine Inn, and requires no trailering of machines.
The majority of Inn guests are groups and families that come on an annual basis. Many have been coming
to Old Pine Inn for over 20 years. Their stay is up to 10 days per visit. They come as far north as Logan,
Utah and south to Las Vegas, Nevada. Many come multiple times per year. Old Pine has a solid book of
business and strong customer loyalty.
Many of the guests have standing reservations for the same time period every year.
The Inn’s motto is: “Leave Your Stress at the Door.” More often than not, that is the feeling the customers
have after leaving their stressful and hectic lives behind at home.
PAIUTE ATV TRAIL
The Paiute ATV Trail is a 275-mile loop trail that has no beginning and no end. It passes through valleys
and three mountain ranges from 5,600 to 12,000 feet in elevation. It includes nearly 1,500 miles of other
marked side trails and another 1,500 miles of Bureau of Land Management and Forest Service roads and
trails. The trail system leads to several ATV Friendly towns.
This famous trail is home to the ATV Jamboree every August, and to the Rocky Mountain Jamboree every
September. Dirt Wheels Magazine, ATV Illustrated and other notable publications have rated the Paiute
ATV Trails as one of the “BEST ATV Trails” in America. A National Geographic Paiute ATV Trail Map is
available to purchase at the Inn.
