Lake Arrowhead has its own private utility company, Lake Arrowhead Utility, which provides
water and sewer services for the community. There is no central gas, however current
residents may purchase propane and propane tanks from private gas companies in the area.
Lake Arrowhead is provided with electric from the Co-Op Amacalola Electric, who buys power
wholesale from Georgia Power and then distributes it to rural communities.

The Purcell Company, Inc. is the original developer of Lake Arrowhead. In 2006 The Purcell
Company, Inc. entered into a joint venture with The Johnson Development Corporation.
With the new joint venture in place, Phase Two officially opened in 2007 including a capital
improvement plan, new finished lot areas and updating the community infrastructure for
future development.
The Johnson Development Corporation is one of the largest and most successful
masterplanned community developers in the United States. Based in Texas since 1975, The
Johnson Development Corporation is responsible for the highly successful residential golf
communities of Towne Lake Hills and BridgeMill, both located along Atlanta’s northwest
I-575 corridor in Cherokee County. Both Towne Lake Hills and BridgeMill have been
widely recognized for award-winning excellence in planning and development. Johnson
Development is also the developer of award winning communities in Texas including the
top selling Sienna Plantation, Woodforest, Riverstone and Tuscan Lakes.

HISTORY OF LAKE ARROWHEAD
Lake Arrowhead was once the heart of the Cherokee Indian nation. The highly civilized nation
used the land around Lake Arrowhead to farm and hunt. After gold was discovered in North
Georgia, Cherokee County was founded and then incorporated, which began the dispersing
of Georgian land to settlers through lotteries. These events forced the Cherokee Indians out
of the area in 1838.
More than 100 years, later the Diamondhead Corporation, now The Purcell Company, began
development on the 540-acre lake and the original 18-hole golf course. Real estate sales
officially began in 1973 with the opening of the original golf course in 1974. Phase One of
development, consisting of more than 1,000 homes and condominiums began selling in
1978.
In 2006, The Johnson Development Company, entered into a joint venture with The Purcell
Company called Lake Arrowhead Community LLC. Phase Two opened for sales in 2007 and
in 2009 major residential development plans came to fruition when the newly redesigned
18-hole golf course and clubhouse, hiking trail system and new activity facility, Great Festival
Park, were completed and open for residents to enjoy.
CURRENT AND FUTURE DEVELOPMENT
Lake Arrowhead presents a unique opportunity to invest in an active, large scale development
project with much of the heavy capital improvements in place. With its close proximity to
Atlanta, Lake Arrowhead has the ability to attract a variety of potential homebuyers including
primary commuters, second home and retiree markets. The community has experienced
tremendous success with the development of Phase One providing momentum for future
developers to finish the community. To date Phase One has nearly 800 lots with either a
completed or under construction home and another 656 unimproved lots which were sold
in earlier phases.
Phase Two will add an additional 1,200+ residences when completed along with numerous
new planned amenities.
Future development at Lake Arrowhead has been segmented by finished lots, development
units and future pods. Unit parcels have been allocated development units and are planned,
while pods are undeveloped and have not been allocated development units yet. The
purchase of Phase II has been segmented into a total of 13 units and 7 pods. Units 1-6 have
been developed and added a total of 334 single family home lots. Future development
plans include units 8-14 and adding an additional 750 single family lots. The developed
lots range in size from 65’x75’ to 100’x150’ and planned future development lots range from
50’x120’ to 95’x150’.

Research by Meyers Research indicates median new home prices to be $243,700 in the surrounding area nearby Lake Arrowhead. Additional research done by Meyers recently indicates a growing
demand for new homes over the past 4 years. Bridgemill and Towne Lake, also Johnson Development projects, are located south of Lake Arrowhead and have sold all available lot inventory. The
success of these communities shows there is major growth occurring in the area and along the new growth sector of Atlanta. The completion of Bridgemill and Towne Lake puts Lake Arrowhead
directly in the path of projected residential growth over the next cycle, making it the best master planned community location for new home starts.
The Lake Arrowhead offering will include ±900 finished lots and planned area of 5,878 acres. Of the ±900 lots for sale, ±631 are in Phase One and ±277 are in Phase Two, allowing for any future

incorporated in 1847 and is currently the 40th largest city in the United States with a population of roughly 444,000 people. The Atlanta Region consists of 5,200,000 people with 223,000 of them
residing in Cherokee County. The region as a whole has been experiencing growth of roughly 37,000 annually, and has also been experiencing tremendous growth in new home construction.

The re-designed 18-hole championship golf course, named the Highlands Course, is one of
the top rated new courses in Georgia. It was designed by DJ DeVictor who has designed other

clubhouse are spread out over 286 acres of rolling hillsides along the higher elevations of the

Mountain Laurel
Stands 5-15’ tall. Foliage is thick and leathery with
a glossy, dark green color at maturity. Large flowers
bloom in summer and vary in color from pink to rose
to red.
Native Azalea
Stands 3-8’. The orange to vivid red flowers open
in late summer and measure 1.5 to nearly 2 inches
across. Can be found in filtered shade.

Deer
Deer are the only native animals that routinely browse
plants 4 to 5 feet above the ground. They eat about five
pounds per day of hundreds of species of both native
and non-native plants. The best deer habitat contains
mixed ages of pine and hardwood forests.
Eastern Box Turtle
Like other reptiles, box turtles must hibernate during
cold winter weather. They burrow deep under the soil
and leaves, sometime in October, and usually emerge in
April or early May.
Squirrels
Squirrels are the most active in late winter. A squirrel will
break the shell of a nut with its teeth, then clean the nut
by licking it or rubbing on its face before it is buried. This
action applies a scent to the nut which helps the squirrel
find it later, even under a foot of snow.
Brown Thrasher
The state bird of Georgia, the Brown Thrasher
prefers any dense understory to build it’s nest. It is
commonly seen in residential areas and overgrown
fields. This species eats a variety of food including insects, invertebrates, small vertebrates, fruits, and nuts.
Mallard
The Mallard eats plant material (seeds, grains, acorns,
sedges, grass shoots), insects, and aquatic invertebrates.
A surface feeder, it finds food in the water by “up-ending”
(putting its head underwater and its tail end in the air)
and by dabbling. It feeds on land by taking things from
the ground. Both the male and female usually lose their
feathers in late summer or early fall, which renders them
flightless for around 33 days.

Lake Arrowhead is one of the largest master planned communities in the area with its
closest competitor being Big Canoe located 30 miles northeast further into the mountains.
The next closest competitor is Sterling on the Lake which is located an hour east of Lake
Arrowhead. There are several new communities being built near Lake Arrowhead by some
of the top builders in the United States. These public builders include Pulte Homes, Ryland
Homes, and DR Horton.

Big Canoe encompasses more than 8,000 acres that include lakes, streams, an 18-hole
golf course and 2,000+ acres of green space. The community features homes starting at
$200,000 and ranging all the way to $3,000,000+. There are currently 5 neighborhoods
that are actively being built in Big Canoe. In 1997 the Greenwood Development Corporation
and Byrne Corporation joined together to form Big Canoe Co. LLC which is still managing the
community.
Bradshaw Farm
Bradshaw Farm is a golf community built around a 27-hole golf course and is located south
of Canton in Woodstock. The community consists of 621 built homes, 19+ acres of common
areas, multiple pools and tennis courts. Construction began in the 1990’s and was built out
by the early 2000’s. There has recently been some remodeling and improvements done to
the clubhouse, pool area, playground area as well as landscaping updates. Home sales in
this community are ranging from $200,000 - $600,000.

Station at Prominence is located off I-575 N., only about 38 miles north of Atlanta, making
it ideal for commuters looking to be just outside the city. The private community provides
security and peace-of-mind for residents. The community is primarily focused on first time
home buyers and young families. The community is one of Smith Douglas Communities, a
relatively new builder established in 2008 that focuses on giving home buyers more for their
money without sacrificing quality on the entry home market.
River Brooke
This private neighborhood is another Smith Douglas Communities project located off of I-575
North, just north of Station at Prominence. The Community features a large swimming pool
and a playground for young children. These homes are ideal for first time home buyers with
prices starting at $154,000.
Providence Walk
Providence Walk, built by DR Horton, is located in Canton, GA southeast of Lake Arrowhead.
The community features a large community park and easy access to I-575. Providence Walk
is close to shopping and dining, and located within the Cherokee County School District.
Glen at Harmony on the Lakes
This Pulte Homes community features 3 lakes, resort style amenities and a variety of
production home neighborhoods. In addition to the lakes, the resort style amenities include 8
tennis courts, walking trails, fitness center and waterpark. The community features amenities
that appeal to all age groups. Glen at Harmony on the Lakes is 39 miles from Atlanta, in
between Canton and Woodstock.
The Park at Steels Bridge
The Park at Steels Bridge is a single family residential community built by Ryland Homes.
To date the community has sold 94 home sites. It features a community pool and tennis
courts and a park for children to play in. Home prices start at $239,000 for the 2,900 sf

Woodmont
Woodmont is being built by John Wieland Homes and is one of the upper end new communities
in northern Atlanta. The community is broken down into 7 distinct neighborhoods, one of
which is an exclusive Active Adult Community. Within Woodmont there is an, 18-hole golf
course and $14 million clubhouse. The clubhouse is 26,000 SF and features formal and casual
dining, lounge and pro shop. Woodmont is 48 miles from Atlanta, east of Canton.
Manor at Bridgemill
Manor at Bridgemill is a small neighborhood, built by Piedmont Residential, made up of
100 home sites. The Manor is part of the much larger community of Bridgemill. Bridgemill
features an 18-hole championship golf course, and a 52 acre recreation area. The Bridgemill
community is located off of I-575 west of exit 11 and is forty miles from Atlanta.
Summer Walk
Summer Walk is being built by Peachtree Communities and consists of 254 home sites with
floor plans starting at $165,000. Peachtree Communities is actively building 42 communities
throughout Georgia, North Carolina, and South Carolina. The community has a few proposed
amenities including a pool and tennis courts. Summer Walk is located north of Canton off
I-575, 45 miles from Atlanta.
