Along with on-site facilities support, TDIndustries provides incremental service and support from the company's Houston branch office. ID's goal with the HCC is to ensure a mutually responsive partnership that considers both short and long-term facilities needs and costs. The Solution For technical support, TD employs the Maximo Computerize Maintenance Management System (CMMS). TD has also designed and implemented a preventive maintenance program based on the reliability centered maintenance (RCM) approach. In addition, TD has implemented a do-it-now (DIN) team to respond to customer needs. One of the greatest transitions for HCC was moving from outsourcing to multiple vendors to bringing their facilities work back in-house and using additional resources as needed. To effectively make this transition, TD met with existing suppliers and evaluated those outsourced activities versus on-site work. The outcome was a zone maintenance approach along with a highly skilled all zone Business System Group, M/WBE business partners and backup support from ID's Houston branch office. The need for innovation and continuous improvement methods has never been greater. With our leadership and training programs, we will put in place highly trained personnel to provide a turnkey project performing all key technical, management, and financial functions. Code Compliance Auditing TDIndustries uses a holistic approach that combines visual inspection, technical analysis, and interviews with facility staff in order that we may provide NCPA with a detailed review of the current state of buildings fire alarm and fire suppression systems and current code issues that may impact the building and its occupants. This approach enables our engineers to construct a detailed report and a current code compliance matrix that will provide the highest capacity for improvement and the best value to NCPA. Benefit to the Agency Members of NCPA—Successful life safety system and infrastructure improvement programs resulting in increased building occupant safety and current code compliance. Design Engineering The design engineering process emphasizes minimi7ation of cost while providing quality designs. The same engineers that participated in the audits will complete the project design, create bid specifications, assist with construction management, and consult on operations. TDIndustries refers to this approach as the "closed-loop" management strategy, which insures consistency and a high degree of quality control throughout the project life cycle and is essential in providing NCPA with an integrated best value solution. Construction Management TDIndustries construction management team will inspect the work of all subcontractors for compliance with the design documents and project intent and will develop specific project acceptance criteria, startup, commissioning, and retro-commissioning processes. TDIndustries will focus intently on scheduling work in a manner that minimizes disruption while maintaining a safe environment. In early 2010, UT Arlington had the opportunity to access funding provided by the American Recovery and Reinvestment Act (aka "federal stimulus funds") through the Texas State Energy Conservation Office (SECO) to obtain a low-interest loan to fund capital improvements necessary to achieve further energy efficiencies. The University, however, had only 45 to 60 days to develop a program that would maximize (up to a $10 million cap) the use of stimulus funds and meet the SECO guidelines and application deadline. Equally challenging was the fact that UT Arlington had completed an energy savings project two years earlier that had addressed the "low hanging fruit" within campus' facilities. TDIndustries MIMS BILLY RYAN HIGH SCHOO L Moving to the Head of the Energy Class TDIndustries Implements Smart Energy-Saving Solutions for Denton ISD The Denton Independent School District is located approximately 25 miles north of Dallas and Fort Worth, Texas. It encompasses 180 .00le square miles and contains all or parts of 15 cities, communities or major developments. Currently, Denton ISD operates 35 facilities and is the secondfastest growing school district in North Texas. TA4-4.444.4-t4.,-;° ° THE FACE OF INNOVATION tdindustnes.com ta„, The Situation Effective September], 2007, the Texas Legislature enacted HB 3693 requiring school districts to establish goals to reduce their annual electric consumption by five percent for each state fiscal year through 2013. Denton ISD is making every effort to reduce utility costs while maintaining sustainable operations. To proactively manage utility costs, Denton ISD is investing in building upgrades and new operating procedures. In the spring of 2010, Denton ISD engaged TDIndustries to complete a $1.3 million energy retrofit project for 18 school buildings. The scope of the project for the K-12 district included: • Providing a lighting retrofit to existing fixtures; • Installing room lighting occupancy sensors; • Installing emergency lighting systems; • Providing a Building Automation system retrofit; and • Installing a new Intelligent Irrigation System to control irrigation to sports fields and green belts adjacent to District facilities to lower water consumption. The Solution To further Denton ISD's twin goals of green design and sustainable operations, the TD team proposed efficient and effective system solutions and processes that combine quality plumbing and electrical performance with cutting costs. TD brought extra value to the project by: • Ensuring that the lighting retrofit contractor and TB's electrical team stayed slightly ahead of schedule by working in unoccupied buildings during summer recess; • Using their volume purchasing powers and strong alliances with suppliers to reduce costs; and • Developing an intelligent irrigation solution specifically for Denton ISD. The Success Denton ISD goes beyond the State law in measuring and reducing electrical costs by managing the process of providing heating, cooling and potable water to their facilities. For example, the intelligent irrigation system will be installed in more schools in future phases of their capital improvement program. Armed with a well-trained workforce, advanced technologies and capabilities, TDIndustries continues to deliver measurable, energy-savings results. LJT L_JJG y % <71) TDIndustries Stone Tower Owner Optimizes Building Efficiency and Security TD Designs a Robust Building Automation System Stone Tower, located in Dallas, Texas, is a Class-A commercial office building with over 250,000 square feet that offers on-site management, HVAC, food service and deck parking. It was originally constructed in 1985 and is an Energy Star labeled building. ECOM Real Estate owns and manages the building. The Situation Over the years, the owner had made significant investments in updating and maintaining the building's operating systems and amenities. In addition, a wide assortment of equipment and systems for intrusion detection, alarms, access controls and mechanical systems performance had been installed. Monitoring and controlling these isolated legacy systems was challenging, inefficient and costly. The owner was seeking intelligent building solutions that would improve tenant satisfaction and provide greater control and optimization of their mechanical, energy, security and fire systems. The owner also wanted to become more proactive in reducing mechanical issues as well as the ability to track energy usage and costs. TDIndustries was engaged to design and install a Building Automation System (BAS). The Solution TD's Building Systems Integration (BSI) Group specializes in custom integration solutions. TD's BSI team worked with ECOM's building engineer, IT and security personnel to understand more about existing systems and platforms and to design a personalized system to achieve desired outcomes. After completing audits and analyses, TD recommended a comprehensive design solution, budget and timeline for installation and implementation of a robust BAS network architecture. TD installed a Siemens TALON open protocol building control system using a Tridium NiagaraAX Framework along with Vykon SecurityTM from Tridium. In addition, the new BAS allows the chief engineer greater visibility of AC and mechanical systems. The chief engineer can also allow security personnel access to some of the data and systems in order to turn badges off and change credentials remotely through the Internet. The installed BAS allows for more efficient energy management and helps to control costs while producing an optimum work environment for tenants. It is located in Bullhead City, AZ, a town of approximately 41,000 residents located 250 miles northwest of Phoenix, AZ and 100 miles south of Las Vegas, NV. THE FACE OF INNOVATION tdindustries.com The Situation Due to its geographic location and the scarcity of local providers for maintenance and repair support, Western Arizona Regional Medical Center (WARMC) was faced with the challenge of finding a qualified service provider to maintain their facility's central plant. A general contractor, remodeling an operating room at WARMC, recommended TDIndustries to the customer. During TD's meetings with the hospital ON, about the operating room project, TD discussed its capabilities and highlighted the service group. • WARMC's goal was to find a capable service provider who could support their in-house technicians with great service. • With 560 hospital employees, more than 20 practice specialties and 73 physicians on staff, WARMC's facilities were extensive, ranging from an ambulatory surgery center to rehabilitation and hospice, among others. • TDIndustries' challenge was that the hospital was located outside of its service area in the greater Phoenix area. TO viewed the situation as an opportunity and sought to assure the customer that distance would not affect performance or service quality. The Solution TD's experience in the healthcare market ranges from clinics to large hospital systems, so TD Partners brought the expertise necessary to competently serve WARMC's needs. During the sales cycle, TD utilized more face time in lieu of email to promote the firm's people and capabilities. This electrical power outage required emergency services. TD pulled together personnel from Electrical Distribution Engineering, Dealer Delivery Coordination and Electrical Installation to assess manpower requirements and determine an appropriate solution. Austin Energy, Transwestern's electricity provider, and the City of Austin were also involved because of their specific requirements, code compliance issues and inspections. In addition, there was an unanticipated replacement of Austin Energy's primary electrical transformer before power could be restored. Original construction of the facility occurred from 1950 through 1969. The Situation In November of 2009, a parking lot contractor damaged the 40-year-old underground gas line of St. Stephen and could not repair it after several attempts. The local gas utility service provider shut off the church's gas pressure and requested a new line and city inspection before restoring service, leaving the church without heat during its holiday season.
