IN THE OWNER'S WORDS
''It is with great sadness that we have decided to sell our home. We
love the area of Lamorna, with its wonderful flowers and trees and
so close to beaches and country walks. We have met so many
interesting people and made real friends of our regular customers.
However we are both now ready for retirement to have the time to
travel.''
PROPERTY
The property consists of two large detached dwellings sitting to the
north of large gardens in the beautiful Lamorna Valley.
The larger of the two properties is currently used as a shop and tea
room with five bedroomed B&B accommodation above. However
the building could be converted back in to a large family home with
3-4 reception rooms, 4 bedrooms, conservatory, large garden and
private parking (subject to obtaining the necessary planning
permissions) without substantial change to the fabric of the
building. The building is of granite construction and has double
glazing throughout and gas central heating.
Next door is a detached double garage with adjoining pottery and
large storage area which once housed stables. The garage and
pottery has a recently lapsed Planning Permission (2015
PA12/00039) for conversion into an additional holiday letting flat.
Above this is the owners flat.
Again, subject to obtaining necessary planning permissions, this
property could potentially be converted in to a single dwelling
having a private garden and established parking areas.
OWNER'S FLAT
Added by the current owners, this attractive one bedroom flat sits
above the pottery offering privacy and delightful views over the
private garden.
Vaulted ceilings with velux windows increase the sense of space and
add light over a semi-open plan layout of sitting room, office, dining
room and kitchen. A balcony runs the width of the property with
doors leading out from both the dining area and sitting room, ideal
for al-fresco dining.
The kitchen has a range of matching white cabinetry with a wood
effect counter to three sides with a projecting breakfast bar with
display cabinet over. The adjoining dining room has an attractive
stained glass window as a focal point.
The large lounge overlooks the garden while a dais to the rear acts
an office or study area.
The bedroom has built in wardrobes and there is a shared en-suite
with separate shower and bath.
SHOP, TEA ROOM & GARDEN
The ground floor of the main building has been converted to create
a shop for the pottery and a tea room with kitchen. A conservatory
runs the breadth of the house overlooks the large rear garden and
has tables for 28 covers. The three adjoining rooms have a mix of
wall mounted shelving and free standing units displaying the pottery
for sale along with other artistic gifts. The Garden has a collection
of picnic tables allowing for a further 50 covers.
B & B ACCOMODATION
Above the shop and café, there are five bedrooms, one of which is
an en-suite, another with an adjoining self-catering kitchen. The
accommodation requires decorative updating. However has ample
potential, with the en-suite room having an attractive private garden
whilst three of the other bedrooms have views over the tea garden.
A long-ago converted loft with staircase is ideal for storage or as a
children's playroom.
GARAGE & POTTERY
There is a double garage as previously mentioned with inspection
pit. There are two W/C's with outside doors for use with the café.
The pottery is adjacent. Split into two rooms, a workshop with
plumbed in Belfast sink and a storage and drying area and includes a
kiln, 2 clay mixers & moulds. Adjacent to the pottery is a former
stable with two loose boxes. This is currently used as an additional
storage area.
DIRECTIONS
When approaching the property from the east on the A30, take the by-pass around Penzance and
then follow the signposts to Newlyn. At the village crossroads take the B3315 signposted
Porthcurno, Lamorna and Paul. Upon entering Lamorna, the property will be found on the right
hand side.
SURROUNDING AREA
Lamorna, just five miles West of Penzance, is renowned for the artists working in the area during
the first quarter of the 20th century. It retains this artistic tradition largely inspired by the quality
of light, the lovely woodland valley and stream that flows down to rugged Lamorna Cove.
There are primary schools at Mousehole and St Buryan, while Penzance offers local shopping,
college, secondary schools and health facilities. St Ives, with further artistic interest, notably the
Tate Gallery and Barbara Hepworth Studios, is twelve miles away. Lands End (8 miles) and St.
Michaels Mount (11 miles) are nearby, drawing plenty of custom to the area. There are abundant
local opportunities for beach and water sports, golf and, of course, wonderful walking on the
Cornish Coastal Footpath.
COUNCIL TAX
For Council Tax purposes the flat at the property is currently in Band A, Whilst the house is rated
commercially, with a rateable value (2010) of £13,250 according to the VOA.gov.uk website.
A BRIEF HISTORY
The Lamorna Pottery opened in late 1948 and was in production by the middle of 1949. It was
set up by Chris Ludlow and Derick Wilshaw. Ludlow had run a china and glass shop in St. Ives
before the war, and did not want to resume his old occupation when he left the RAF at the end of
the war. He joined Butters Ltd of Stoke on Trent as a trainee potter and there he met Chris
Ludlow who came from a family of potters and was a good thrower.
Ludlow took Wilshaw back to Cornwall and they set up their pottery in a building known as The
Old Milk Factory in Lamorna Valley. They were helped by Bernard Leach of the Leach Pottery
in St. Ives who pointed them towards sources of supply for their materials and experienced potters
who could help them out.
Today the pottery is well known for its range of colourful glazed pottery, in the colours which
reflect the surrounding landscape - blues, browns and a hint of green.
