SPRING 2012
The Annual Meeting of the Membership
Was held on Wednesday, March 14th. There
were 22 homeowners in attendance or by
proxy, providing the required quorum to hold
the meeting.
The purpose of the annual meeting of the
membership is to elect members to the Board
of Directors. This year there were four seats
open on the board. The following members
were elected:
Bob Carey
Cindy Soltys
Narendra Kambam
David Chambers
Mark Roz
Because the election was extremely close (one
vote separating two candidates) an additional
person was elected to the Board. Each board
member serves a term of two years.
The BOD presented the approved budget for
fiscal year 2012-2013. The budget fully funds
the capital improvement reserves, the operating reserve fund, and the drainage and erosion
project, without increasing the quarterly
assessments.
Accomplishments This Past Year!
Front Entrance Renovation:
The sign was rebuilt by Jack Carbone,
repainted and installed. The stacked stone
retaining wall was built up on both sides to
showcase new perennial and annual plants.
Trees were pruned and replanted. A huge
THANK YOU to Cindy Soltys, Jack and Teda
Carbone and other members of the board for
their efforts in getting this project completed.
Island Renovation:
The driveway island in “B” court was
nothing but a mud pit, making it difficult to
even get the mail without stepping into dirt
and mud. Garden Designers and Landscape
came up with a cost-effective plan to regrade
the area, add pavers and ground cover. The
area now not only looks nice, but it is not unpleasant when getting to and from the mailboxes.
Drainage and Erosion Project:
This is an on-going project but one that
is well underway. The Board has engaged
several engineers and contractors to identify
what is causing the drainage problems and
now they are in the process of selecting a contractor to do the work.

COMMON GROUNDS
ASSESSMENTS
PLEASE SIGN UP FOR ACH
COMMON GROUNDS belong to the Association.
Individual property lines extend to the end of your
fence.
Homeowners are reminded that it is a violation to
place anything on the common grounds—including
patios, sheds, wood piles, compost pile, storage of
any kind. It is also a violation to plant anything on
the common ground without prior written
authorization from the Board of Directors.
Anything found on the common grounds that was
not authorized in writing will be picked up and
either returned to the owner or disposed of.

LITTER FREE
Trash containers are not to be placed on the curb
for pick up earlier than the evening prior to the
day of pick up and receptacles are not to remain
in public view except on the days of trash collection (Monday and Thursday). This means that
receptacles may not be stored in the driveway, by
the front door, or in the front or side yard.
Trash is picked up on Monday and Thursday
Recylcing materials are picked up on Thursday
Placing trash at the curb too early attracts birds
and other scavengers and creates an unsightly
appearance in the Community.
You can avoid ever being late again with your
assessments by signing up for ACH. Fill out the
application found on the web site or call MMI
and an application will be sent to you.
Payments are deducted on or about the 7th of
the month directly from your checking or savings account. You can verify that the correct
funds were deducted by checking your account
on-line, or by logging into VMS and looking at
your account.
This is a safe and efficient way of paying your
assessments.

ARCHITECTURAL
MODIFICATIONS
As weather continues to warm up and you
consider new home improvement projects,
please make sure to review the ARC application
and procedures. All applications for exterior
home improvements and modification MUST
be submitted and APPROVED through Reston
Association prior to beginning any work. And
remember, the time period that the ARC has to
review applications is 45 days after you have
submitted a complete application package. A
complete application includes all documentation such as pictures of materials samples, detailed drawings (side elevation as well as above
views), a plat, neighbors signatures, etc.

THE YEAR AHEAD
The Board of Directors and MMI have been busy all winter preparing for the spring
thaw at Newbridge Cluster.
The Board has established the following goals for the months ahead:

Survey of all hazardous trees to include disease control, pruning and removal
Improve overall appearance of the common areas to include weed control,
turf appearance and planting areas
Inspect tot lots and provide necessary maintenance
Remedy all drainage and erosion issues on the common grounds
Encourage homeowners and residents to maintain and improve home exteriors.
Some owners have requested that we clean out the wooded area along Golf Course adjacent to our
entrance— pull out the underbrush and dead wood. If you have a project you would like the Board to
consider, or if you see an issue that should be addressed, please email Carol Stirner, your community
manager at [email protected].
The Board signed a contract with BLADERUNNERS LAWNCARE to maintain all the common areas
this year. Terry Turner is your project manager and he has met with the Board to discuss the needs
of the community and the priorities for this year. If you see them on the property, please assist by
removing anything that may be in the path of the mowers. Please call MMI if you have any questions
regarding the service or a comment that needs to be passed onto Terry.

VOLUNTEERS NEEDED
Volunteers are need to help with:
socials,
watering the front entrance
keeping track of metro plans
and a host of other community issues. Please
consider volunteering a few hours to care for
your Community. The Board of Directors is
made up of volunteers—who cannot do it all.
Please contact Narendra Kambam or David
Chambers if you have time to give back to the
Community.

Account Services and enter your log on information (which is your account number) and your
password. You may check the balance of your
account, change your personal information, see
if there are any open violations listed against
your lot.

NEWBRIDGE CLUSTER IS ESTABLISHING A WEB SITE!
Narendra Kambam and Mary Weber have taken on the task of developing a web site for
Newbridge Cluster. This will be a comprehensive, one-stop portal of information for all of your
community needs.
Included will be the governing documents, minutes from past board meetings, announcement of
events, information on the pool, architectural issues such as paint colors and approved designs and
guidelines.

This is just one area in which residents can volunteer their time and talents to enrich the
community experience!
