Urban Achievers
Multi-Culti Mosaic
Low Rise Living
DISTRICT 36
Concentrated in the nation’s
port cities, Urban Achievers is
often the first stop for up-andcoming immigrants from Asia,
South America, and Europe.
These young singles, couples,
and families are typically collegeeducated and ethnically diverse:
about a third are foreign-born, and
even more speak a language other
than English.
An immigrant gateway community,
Multi-Culti Mosaic is the urban
home for a mixed populace of
younger Hispanic, Asian and
African-American singles and
families. With nearly a quarter
of the residents foreign born,
this segment is a mecca for firstgeneration Americans who are
striving to improve their lowermiddle-class status.
The most economically challenged
urban segment, Low-Rise Living
is known as a transient world for
middle age, ethnically diverse
singles and single parents. Home
values are low--about half the
national average--and even then
less than a quarter of residents can
afford to own real estate. Typically,
the commercial base of Mom-andPop stores is struggling and in
need of a renaissance.
Bohemian Mix
Urban Elders
A collection of mobile urbanites,
Bohemian Mix represents the
nation’s most liberal lifestyles. Its
residents are an ethnically diverse,
progressive mix of young singles,
couples, and families ranging from
students to professionals. In their
funky row houses and apartments,
Bohemian Mixers are the early
adopters who are quick to check
out the latest movie, nightclub,
laptop, and microbrew.
For Urban Elders -a segment
located
in
the
downtown
neighborhoods of such metros as
New York, Chicago, Las Vegas and
Miami- life is often an economic
struggle. These communities have
high concentrations of Hispanics
and African-Americans, and tend
to be downscale, with singles living
in older apartment rentals.

Found in urban neighborhoods,
City Roots is a segment of
downscale retirees, typically living
in older homes and duplexes they’ve
owned for years. In these ethnically
diverse neighborhoods--more than
60 percent are African-American
or Hispanic--residents are often
widows or widowers living on fixed
incomes and maintaining low-key
lifestyles.

Close-In Couples is a group of

of mid-sized metros. High school
educated and empty nesting, these
mostly older residents typically
live in older city neighborhoods,
enjoying their retirements.

Midtown 6 & 7
Midtown 5 offers the ideal
blend of elegance and edge
with 400 brand new rental
apartments. Built with sustainable materials and design for
LEED certification, Midtown 5
presents innovative floor plans,
54,000 square feet of indoor
and outdoor fitness amenities,
covered breezeways, gathering spaces, a rejuvenating pool,
spa, sauna and green space.
Hyde Midtown Hotel & Residences is the brainchild of visionary developer Jorge Pérez,
Chairman and CEO of The Related Group, lifestyle creator
Sam Nazarian, Founder and
CEO of sbe, and design genius
David Rockwell, Founder of
Rockwell Group. Every space
within Hyde is a dream brought
into reality. It is a celebration
of the essence of Midtown – its
unique light, color, vibe, and
texture. This modern marvel
will contain 440 condo units.
District 36 is a brand new development located right in the
heart of
the Miami Design
District/Midtown area. The
site spans the entire northern
block front of NE 36th Street,
from NE 1st Avenue to NE 1st
Court, perfectly situated on
the edge of the two Districts.
This development will contain approximately 63,000 of
retail space, of which 27,000
SF will be on the ground floor
and 36,000 SF on the second
floor. In addition, there will be
195 hi-end rental units on-site.
AMLI Residential, a Chicagobased developer of luxury
apartments, bought the 6.6
acres of vacant property, which
was the former site of a Chiquita
Banana shipping facility. AMLI
has approved plans to develop
about 700 apartments on the
site, between 2900 to 3010
Northeast Second Avenue in
Miami, according to CBRE, which
brokered the sale. AMLI plans
two rental building, designed by
Zyscovich Architects. The north
building would have 485 units
in 12 stories. The south building
would have 215 units in eight
stories, according to a release.
South Florida developers Adler
Development, Encore Housing
Opportunity Fund and Fifteen
Group are teaming up to build
a rental apartment tower in
Miami’s Midtown neighborhood. The companies formed a
joint venture to develop Midtown 29 at 190 Northeast 29th
Street, according to a written
statement released on Tuesday.
Plans call for about 309 apartments, with a mix of studios and
one, two and three-bedroom
units. Retail space would be
located on the ground floor.
Triptych, a mixed-use hotel development proposed for the
northern border of Midtown,
received unanimous approval
from Miami’s Urban Development Review Board on Wednesday. The developer, HES Group,
is a firm that got its start redeveloping hotels in Venezuela and is now headquartered
in Miami. The group’s plans are
for a 20-story building on the
empty lot at 3601 North Miami
Avenue, which saddles up to
I-195’s Midtown exit. The building will house 297 hotel rooms,
21,441 square feet of commercial and retail space, and 65,494
square feet of office space.
A large parcel in Midtown Miami
where the Midtown 6 condo was
once planned is in contract, and
the buyer also has an option to
purchase the Midtown 7 site.
An affiliate of Commingled
Pension Trust Fund (Strategic
Property) of JPMorgan Chase
Bank signed a memorandum
confirming the contract on the
93,140-square-foot
Midtown
6 site and an option on the
80,365-square-foot
Midtown
7 site.

Baltus House - a co development
with Related Group of Florida in
the Design District. It will be a
15 story building with 167 units
overlooking Biscayne Bay . 4300
Biscayne Blvd. Miami, Fl. 33137
Surrounded by amazing scenery, Bay House at East Edgewater offers fortunate owners,
wide open views across the
blue waters of Biscayne Bay,
overlooking the isles of Miami
Beach and Key Biscayne and the
vibrant city lights of Downtown,
Midtown and the Miami Design
district. Bay House will be a 38
story building with 165 units.
The mixed-use building at 1550
Biscayne Boulevard is now slated to contain 15 floors of parking spaces, 10 floors for offices
and 23 floors of condominiums.
Under the plan, there will be 675
parking spaces, 222 residential units and 170,564 square
feet of non-residential space.
The Crimson is a 19 floors with
90 exclusive residences located
at the upcoming Edgewater District neighborhood, featuring
1, 2 and 3 bedroom residences
featuring gorgeous views of
Biscayne Bay and Miami Beach.
Related Group, which has developed a number of luxury
condo developments in South
Florida, is the developer behind
Icon Bay in conjunction with the
world-renowned architectural
firm Arquitectonica. Icon Bay, 40
stories with 299 units each with
private elevator access and panoramic views of Biscayne Bay
and the Miami Beach skyline,
offer 1-3 bedroom units ranging from 928-1530 square feet.
The glassy condominium tower,
called MBay, will rise 39 stories,
or 444 feet, and is designed by
Arquitectonica. The property is
located on the bay, between NE
26th Street and NE 26th Terrace.
Hyperion, the developer, is planning to build 129 residential
units, the maximum permitted
on the .85 acre property. The
project will contain 205 parking
spaces on levels 2-7, the minimum required under Miami 21.
Nearly a month after receiving
a $93 million construction loan
for its 53-story tower at Paraiso
Bay, Related Group poured the
foundation for the tower, the
first of four in the complex.
The first tower will have 325
units out of the complex’s
planned 2,000 units, the
Next Miami reported. The
first tower, designed by Arquitectonica, is scheduled for
completion in 2016 and will
have swimming pools, tennis
courts, and other amenities.
