vacation on St. Maarten. We would like to give a special welcome to Pelican Marina
Residences owners who are joining us for their first vacation in their new resort.

Island activities include water sports, horseback riding,
walking, mountain biking and zip lining through the jungle
canopy. The island’s 18-hole golf course is at Mullet Bay.
Beach & Pool Relaxation
Relax at the L’ Aqualigne Spa
Spend the day relaxing on the powder-white sands of Simpson
Bay; the Pelican Beach is sheltered and safe for swimming and
snorkeling. If you are a beachcomber, you’ll want to explore
further afield and there are 36 other beaches dotted around the
island awaiting discovery.
The resorts have swimming pools and a children’s pool and
kayaks for hours of watery fun. You are entitled to use a kayak
for one hour per day, per villa, if you would like to sign one out,
ask one of the Beach staff.
This European health, fitness and beauty spa offers
services ranging from aqua-aerobics to Shiatsu and
Swedish massages. Spa treatments include deep
cleansing facials, exfoliations, aromatherapy, anti cellulite
and anti wrinkle remedies. The beauty salon offers
waxing, pedicures, manicures and beauty treatments.
Facilities include eight separate treatment rooms,
sauna, steam room and an ice plunge and therapy
pool. Therapists will advise you on fitness and beauty,
nutrition and weight control. Reconstructive cosmetic
surgery is also available.

On the Go
The Pelican Resort has four floodlit courts if you would like to
organize a game of tennis with family or friends during your
stay. Brush up on your skills by taking a private or group class
with José Orteza, the experienced resort tennis pro. Keen
players can challenge him to a match and definitely won’t want
to miss the Thursday round robin tournament. The tournament
costs $10 US per person, pizza is served and there are great

Grand Opening
Located on the shores of Simpson Bay, next to The Pelican
Resort, Pelican Marina Residences is now open with all 83
luxury villas.
Amenities at the resort include a fresh-water pool with a bar,
a gym, a waterfront boardwalk, tropical landscaping and a roof
terrace for events. A restaurant and a spa are also planned for a
future stage of the project. The 24-hour reception and Concierge
desk takes care of guests’ needs and there is a lobby bar for predinner cocktails. Owners and guests also enjoy access to all the
facilities on site at the adjacent Pelican Resort Club such as tennis
courts, the activity program, water sports center, restaurants, bars,
spa, convenience store and a casino.
The upscale two-bedroom, two-bathroom villas sleep six and
have a fully equipped US-style kitchen, a spacious living and dining
area, luxury appointments and central air-conditioning. Offering
spectacular views of the bay, the villa terrace is the perfect spot
for sunbathing, sunset cocktails and al fresco dining.
The innovative villa floor plan offers owners flexible usage
options. They can enjoy the whole villa with their family or invite
friends and use the lock-off facility for a one-bedroom suite
sleeping four and a junior suite for two with a separate entrance.
The Pelican Marina Residences fractional ownership program
gives owners at least four weeks vacation time on St. Maarten.
Each villa was initially divided into 12 fractions or 28-day blocks,
and the concept has since proved so popular that two and threemonth options are now available. A few units are also offered for
full-time ownership to cater to visitors who may be thinking about
moving to St. Maarten permanently.

1. What is fractional ownership?
It is an exciting and fast growing concept in resort home
ownership. Think of it as you and 3 friends buying a vacation home
together. Each of you has the ways and means to own a vacation
home, but you don’t have the time to use it as much as you’d like.
As such, it is analogous to 4 people purchasing a private jet.
Each owner wants the benefit and convenience of having access
to the jet but know that they cannot use it 12 months a year.
Hence they purchase a fractional interest in the jet, match their
investment and ownership interest to their expected use, and
keep their costs down by paying for only that portion of the jet
they actually use. This concept of purchasing only what you need,
or will use, is perfect for vacation homes.
All of this, without any of the hassles normally associated
with owning and maintaining a vacation home. The home is
professionally managed and maintained for you by the Resort
Operator, in this case Royal Resorts.
2. Is fractional ownership like Time-share?
Technically yes, but unlike Time Share where owners may have
the option of purchasing one week or even one week every other
year, Fractional owners are looking for extended stays and while
there usually is an exchange option available, it is of much less
relevance to the fractional owner.
3. How many fractions will each Pelican Marina Residence be
divided into?
Each unit is initially divided into 12 fractions, but the eventual
number will be less as many members have decided to purchase
more than one fraction.
4. May I purchase more than one fractional interest in my esidence?
Yes. The minimum purchase is 4 weeks or one block, but you
do have the option to choose anywhere between 4 and 12 weeks.

5. If I purchase more than one fraction, may I sell some but not
all of my fractions at a future date? Alternatively, may I purchase
more fractions later?
Yes. The beauty of fractional ownership is the flexibility it
provides you in both of these and so many other ways. The ability
to purchase more blocks will of course be based on availability.
6. Do I purchase an interest in one specific unit, or will my vacation
home vary from visit to visit?
You purchase a fractional interest in one specific unit and will
be accommodated in this unit during your visits to St Maarten.
7. How often can I use my resort home within the fraction I purchase?
You may use your resort home as often as you wish, without
restriction, during the periods you have purchased.
8. What are the benefits of fractional ownership?
With fractional ownership, you own an exclusive vacation
property. You are buying your vacation home in partnership with
others who share the cost with you. At the same time, you have
an interest in the property. You can sell your property at any time,
at any price, bequeath your interest to your heirs, rent it, allow
friends to use it and invite guests to share it.
It is luxury maintenance-free living at a fraction of the cost of
owning or renting a “traditional” vacation home.
It matches your investment to the amount you actually want to
use your vacation property.
9. Why should I buy a fractional interest?
Despite their best intentions, many people recognize that they
are just not able to use their vacation homes as much as they
would like. For many, one to two fractions or four to eight weeks
matches the available leisure time available.
With a fractional interest you are able to match your investment
with the quality and level of luxury you want for the time you
actually plan to use your vacation home.

This picturesque waterfront town is a blend of Caribbean color
and Continental chic. French sidewalk cafes, bistros, boutiques,
art galleries, gift shops and even gourmet delicatessens line the
streets. The Port La Royale Marina, Rue de France (Port Road), Rue
de la République, Rue du Géneral de Gaulle and Le West Indies
mall are the main shopping and dining districts.
The bustling Marigot Market is worth a visit to purchase locally
grown fruit, vegetables and spices, carved wooden figures and
other crafts and to sample freshly caught fish and seafood. Every
Wednesday and Saturday on the waterfront.
Built by the French in 1767 to protect Marigot, Fort St. Louis
dominates Marigot Bay. The ten-minute walk from the harbor
to the fort is well worth it for the panoramic views of the island.
Make sure you wear comfortable shoes.
A variety of the world’s most colorful tropical butterflies are on
display in the gardens at the Butterfly Farm. Find out about the
importance of butterflies as indicators of a healthy environment;
they are sensitive to pesticides, insecticides and other sources of

Plan your Sightseeing Schedule
Nestled on the shores of a picturesque bay, this tiny fishing village
on the north coast is a must for visitors who like to indulge in the
art of fine dining. Its waterfront street is lined with restaurants,
many in traditional wooden houses painted in pastel colors and
with gingerbread style carved shutters and columns, and all
highly acclaimed for their cuisine. Menus feature everything from
seafood and Creole dishes to French, Italian, Indian, Indonesian
and fusion recipes.
Philipsburg
Sint Maarten Park
Founded on the shores of Great Bay in 1763 by John Philips, a Scotsman serving in
the Dutch Navy, Philipsburg soon became an important port, a role that it maintains
to this day. A major cruise ship and duty-free shopping haven, this waterfront town
boasts a variety of stores stocking luxury goods, jewelry, clothing and electronics.
There are also restaurants, cafes, casinos, bars and night clubs.
Apart from the beach boulevard, affectionately known as the Boardwalk, the
most important streets are Front and Back Street, which are linked by a series of
alleys called steegjes. Look out for the colorful wooden houses with carved fretwork
railings, eaves and shutters. These typically Caribbean homes are found throughout
the island and the style is called “gingerbread”.
Front Street is the site of the Courthouse which dates from 1793 and was once
John Philips’ home. Over the years it has served as the council hall, weigh station, post
office, jail and fire station before being renovated and given to the courts.
Also on Front Street, the Sint Maarten Museum has interesting displays of
Arawak pottery and artifacts from the Colonial period, including plantation records
and cargo salvaged from HMS Proselyte, a British Navy ship that foundered off the

In colonial times, the approaches to the port of Philipsburg were guarded by two
hilltop forts, Fort Amsterdam, built in 1631, and Fort Willem, erected by the British in
1801. They still survive today and Fort Willem is easily recognizable as the site of a
television transmission tower.
Over 60 species of mammals, birds, reptiles
and fish from the Caribbean and tropical South
America are on display at this small forest park.
They include squirrel and golden lion tamarin
monkeys, bats, ocelots, parrots, macaws and
toucans. Located at Great Salt Pond. Open daily:

Orient Bay
Beaches
Baie Longue is the longest beach on the
island and is secluded and very quiet.
Clothing optional. Visit Baie Longue and

Island Hopping
You have seen them on the horizon: the long, low-lying island of
Anguilla, the witch’s hat peak of Saba, St. Bart’s and Saba, why not
include island hopping in your St. Maarten vacation? Each one has
its own charms, whether it’s beaches, jet-set ambiance, coral reefs
or rugged scenery. Day cruises and ferries are available to these
islands and flights to those that are further afield such as St. Kitts
and Nevis.
Start your island hopping closer to shore with a cruise to the

vacation and to help our staff maintain the Resorts in tiptop condition. Help us to help

Legal Matters
Access to the Pelican Resort Club and
Pelican Marina Residences is controlled.
All owners, guests and other visitors
to the Resorts must register at the
Front Desk upon arrival. The Resorts
assume no responsibility for those not
properly registered. We suggest that
you use discretion when inviting new
acquaintances to your unit.
All owners, guests and visitors must
agree to follow the published resort
regulations and those of any affiliated facility
whose amenities they may use during their
stay. The Resorts also reserve the right
to terminate the use of resort facilities to
anyone refusing to comply with the rules.
An independent doctor provides
24-hour medical services to members
of the Resorts. You must pay all medical
expenses, such as doctor’s fees, hospital
charges, ambulances and prescriptions,
directly to the provider. The Resorts
assume no responsibility for any medical
service provided.
The law of the Netherlands Antilles,
to the exclusion of the laws of any other
jurisdiction whatsoever, shall apply to
and shall govern, and the courts and
authorities of the Netherlands Antilles shall
have exclusive jurisdiction over any claim
arising from any accident, injury, or illness
occurring during your stay at the Resorts
or as a consequence thereof.

Compensation for inconvenience
is not possible at The Pelican Resort
Whether you think of your Pelican Resort or Pelican Marina Residences unit as a Resort
home, timeshare or condo, it is your exclusive property for the interval purchased. When
you stay at the Resort, you are not a guest in a hotel. The Resort is not a hotel, nor is it
managed as such. Accepting this fundamental difference is essential to understanding
why compensation is not permitted for any minor inconvenience you might encounter
during your visit.
As in your home, unexpected problems can occur. If a drain clogs or the safe will not
open, call the Front Desk for assistance. You can rest assured that the matter will be taken
care of as quickly as possible, often within minutes. Any form of compensation for the
inconvenience involved is not feasible nor should it be expected or requested.
Aside from the infrequent repairs, situations sometimes occur as a result of
miscommunication or human error. For example, suppose your name is Johnston and you
arrive only to find that a family named Johnson is occupying your unit. Once the error is
resolved and moves take place, complimentary compensation should not be anticipated.
As an additional example, suppose during a Saturday unit exchange something is broken
and the breakage is unintentional but the result of poor packaging or the busy activities
of the day. Accidents will happen. Rather than expecting some form of complimentary
compensation, a sincere apology from Front Desk personnel should suffice.
Guests who insist upon complimentary compensation for inconvenience or honest
mistakes must understand and accept the difference between hotel and Resort
Management. Unlike hotels, the Pelican Resort and Pelican Marina Residences are
non-profit. Owner dues cover operating expenses only. There are no funds to cover free
dinners, extra nights, or gifts. The cost of such compensatory awards would come directly
from owner dues.

Each unit contains two extra sets of bath linens.
Maids do not clean the kitchen and dishwasher detergent is provided. Before Checkout all kitchen items must be cleaned and returned to their storage space. If the kitchen
or the utensils are not clean, a service charge of $75 US will be levied.
Daily maid service is available upon request with an additional charge of $25 US per
day for a Studio and one-bedroom suite and $35 US for a two-bedroom unit.
Please do not remove any articles from the unit. Unit inspections and inventory will
be performed by the Housekeeper prior to check-out. Any shortages and unit damage
beyond normal usage will be charged to the occupant.

with commercial ends is expressly
prohibited including, but not limited to,
resale of Resort ownerships.
No “for sale” or “for rent” signs or other
displays or advertising shall be placed or
distributed in any part of the common
areas or the units. The right to place and
maintain such signs is specifically reserved
by the Management Company.
The turquoise waters and brisk warm breezes of the Caribbean are beautiful and alluring
but at times they can also be very dangerous. For your safety, please observe the warning
flags prominently displayed on the beach.

All beaches in St. Maarten are Federal property and the Resort assumes no

is at the personal risk of the owner or guest. Lifeguards are not available, swimming is at
your own risk. Swimming at night is not recommended.
Do not stake out your territory by placing towels or other items on
the furniture or under beach umbrellas if you are not using them at
the time. All such items left unattended will be removed promptly by
security. It may be possible to reclaim personal items by adequately
describing them; however, the Resort beach towels and other
equipment so removed will be charged to your account.
Pool Rules and Regulations
Pool hours are from 7 a.m. to 10 p.m., daily.
Unaccompanied children under the age of twelve must use the shallow pool area.
Children under parental supervision are allowed to use any pool area.
To check out beach towels please present the towel card you received at check-in.
Please return towels and retrieve your card which must be handed in at the Front Desk
during check-out. Beach towels can be exchanged once a day from 7 a.m. to 6 p.m.
1. Do not use the pool while service signs are posted.
2. No diving or jumping is permitted.
3. No splashing near the swim-up bars.
4. No bonfires on the beach or pool areas.
5. Radios, CD or cassette players are not allowed in
the pool or beach areas without personal earphones.
6. Bottles or glass items are not allowed in the pool
or beach areas.
7. Floats, rafts and beach equipment are not allowed in the pool area except in
the children’s pool.
8. No running or horseplay in the pool area.
9. Do not take the terrace furniture from your unit to the beach or pool area.
10. When returning from the beach, please shower with fresh water provided near the beach.
11. Pool lifeguards are not available. Swim at your own risk.
