Midway Artist Lofts at Channel Center
Boston, MA
For the last 25 years, many artists have been living and working in
the former warehouses and factories in this area. The 24-38 Midway
Street Artists Building provides 100 units of artist live/work space.
The project is a result of a joint venture of the Fort Point Cultural
Coalition and Keen Development Corporation. Finegold Alexander, in
association with Spalding Tougais Architects, designed the adaptive
use of three warehouse buildings to accommodate live/work artist
loft space. The building also includes a 200-seat theatre, gallery,
cafe, arts related office space and public lobby on the first floor, and
basement parking.

Parris Landing, Charlestown Navy Yard
Boston, MA
Parris Landing is a national landmark, five building, 367-unit residential
complex in the former Charlestown Navy Yard. The original industrial
shipbuilding facilities, built over 150 years ago and known as Building
42, were adapted for use as rental apartments by Finegold Alexander
in 1982 utilizing Federal Historic Preservation tax credits. With 17 acres
of greenspace associated with the property, and its waterfront location,
Parris Landing is one of the most sizeable and recognizable residential
properties in all of metro Boston. New owners began a conversion to
condominiums in May 2004 and retained Finegold Alexander as
architects. The design, which transformed 80’ high atrium spaces in
each building, added a new health club, and renovated housing units,
was carried out in association with Philippe Stark as interior designer.

Pier 7, Charlestown Navy Yard
Boston, MA
Finegold Alexander designed a new luxury condominium community
situated on the 720-foot long Pier 7 in the center of the inner harbor
overlooking downtown Boston. The multi-level design for 66 new
townhouses features units along the west side of the pier, facing the
city. Along the eastern edge of the pier, another row of units is raised
on a new deck level with parking below. An internal street runs the
length of the pier between rows of units.
The condominiums are set at an angle along the pier to maximize the
spectacular harbor views. At intermediate points along the Boston
side, the townhouses step back from the edge to form bridges
above the internal street and to create open spaces with look-overs
along the water. The overall expansiveness of the complex suggests
ship-like forms and recalls the industrial structures nearby.

Neihu Residential Project
Taipei, Taiwan
Lung Shan Lin Enterprise Co. Ltd. hired Finegold Alexander as Design
Consultant Architect for a luxury residential project in the heart of
downtown Taipei, Taiwan known as the Museum Residences. The
project amenities include ground floor retail, private entry lobbies
with museum quality artwork, walled in garden with fountains, secure
parking, streetscape glass canopies and storefronts, and interior
courtyards. We worked in collaboration with the local architecture
firm, Taipei International Group as Architect of Record, as well as
WATG based in Seattle who were involved with the interiors. Our
involvement concentrated on the development and refinement of
the exterior design.

420 Boylston Street / Berkeley Building
Boston, MA
Completed in 1907, this Beaux Arts building, designed by C.D.
Despradelle, contains both office and retail space. The building is
both a city and a national historic landmark and received federal preservation tax credits. The Berkeley’s delicate white glazed facade, one of
the best examples and first uses of terra cotta in Boston, is cast in an
elaborate sea motif and used in thin, vertical bands to accommodate
large windows. Using old photos, The Berkeley’s highly detailed balustrade - removed in the 1930s - was recreated in fiberglass. Because
only two of the eight Art Nouveau storefronts had survived the years,
Finegold Alexander restored them and then carefully duplicated the
missing six, based on a 1906 watercolor rendering by Despradelle
discovered in the building’s basement.

Penny Savings Bank
Boston, MA
This project involved the complete restoration of the exterior of
the former Penny Savings Bank (ca 1911) plus an addition of three
stories and underground parking. The building provides retail space
at the ground level, loft housing and three floors of new structured
housing added inside the existing shell. The basement contains
parking for 28 cars and storage and mechanical spaces. Design
of the new addition was conceived in clear and textured glass to
reinforce the white marble and stone that characterizes the existing
building. The project contains 23 condominium units with a gross
square footage, not including parking, of 44,000 sq. ft.

Monarch Lofts on the Merrimack at Wood Mill
Lawrence, MA
Finegold Alexander and client MassInnovation developed a master
plan for the quarter mile long mill and eight acre site. Phasing and
design plans were prepared for the design and construction of the
mixed use complex including the Lawrence Riverwalk, a pedestrian
walkway along the Merrimack River. The ultimate vision was is to
establish a mixed used community that not only captures the industrial
character of Lawrence’s historic mill corridor, but also serves as
a pioneering project, ultimately leading to the revitalization of this
important city. Aligning with Smart Growth policies of the state,
the Wood Mill development is ideally located adjacent to a new
intermodal commuter station that includes an MBTA commuter rail
station, 900 car parking garage, and bus station. Promoting green
technologies, Monarch utilizes geothermal wells, green roofs and
recycled materials.

Two Atlantic Avenue at Lewis Wharf / Pilot House
Boston, MA
Located on Boston Harbor, the original Pilot House was constructed
in 1845 as a hotel for passengers of the Eastern Railroad, and served
a variety of commercial and industrial uses until it was converted
to offices in 1972. A new six-story building, designed by Finegold
Alexander, adds 70,000 square feet to the historic Pilot House.
Despite the challenges of the constrained footprint, a three-level,
underground parking garage provides parking for 120 cars. The
garage was constructed using a combination of slurry walls and
pre-cast concrete.

110 Broad Street
Boston, Massachusetts
The design of this new, high-rise residential building addresses
multiple characteristics of this corner location: the transition from the
Custom House district and Broad Street to the new Kennedy Greenway Park created by the “Big Dig.” The principal façade overlooking
the Greenway and New Center for Culture and Art will combine
contemporary glass technology and green building design with a
more traditional masonry façade along Broad and Wharf Streets. The
building, a 100,000 sq. ft., 11-story structure, is 120’ high and relates
in scale to other new construction on Broad Street. It embraces the
four-story Bulfinch Warehouse building which will become the signature entry lobby and social spaces for the high rise housing. Parking
will be contained within a five-story automated underground parking
structure containing 40 parking spaces.

50 Saint Peter Street /
Historic Salem Jail Residential Complex
Salem, MA
This development adapted an historic three-building complex into
a mixed-use development of housing, restaurant, and small exhibit
displaying the history of the property. The original jail building,
constructed in 1813, with a major addition by Gridley J. F. Bryant in
1884, contained apartments that were converted into condos and
a restaurant. The jail keeper’s house, possibly designed by Samuel
McIntire, was converted to three private entry homes. The carriage
house hosts a single unit and exhibit space and the new building
houses eight duplex homes. The original complex and the new
structure face a landscaped courtyard with gardens and hardscape
of materials consistent with Salem’s history.

7 Harcourt Street
Boston, MA
Finegold Alexander is currently planning the design and renovation
of this two story building to include three new additional upper
floors. The building will include office space and a residential lobby
on the ground floor with the other four stories being allocated to
nine rental apartments. The exterior of the existing building will be
restored, re-pointed and cleaned. Windows will be updated for energy
efficiency but replicated to match the existing windows. Existing
floor slabs and interior walls will be removed. Replacement floor
slabs and the addition will be supported by a new separate structure.

226 Causeway Street / Strada 234
Boston, MA
Finegold Alexander created a mixed-use complex for the existing
building and a new six-story roof top addition. The building provides
170,000 sq. ft. of office space, 108 residential units, approximately
20,000 sq. ft. of street level retail space, and interior basement level
parking. The parking ramps, aisles and diagonal layout are based
on an efficient one way loop system, resulting in 85 parking spaces. The design recognizes the original six-story base by integrating
its materials and scale into the first three stories of the six-story
addition. The top three floors utilize a gently curving contemporary
curtain wall as a contrast to the massive base. This distinctive
building, located at the gateway to the North End of Boston, was
originally designed by Coman and Despredelle and constructed
in 1906 for the Austin Biscuit Company. Until the mid 1980s, the
building housed the entire baking, warehousing, administration, and
shipping operations for Stop & Shop, a major supermarket chain.

303 Congress Street
Boston, MA
Finegold Alexander designed a distinctive new commercial building
on the Fort Point Channel in South Boston’s emerging waterfront
area. The design of this building features a unique approach to a
glass curtainwall system, providing depth and movement through
the layering of patterned and reflective glass in a ‘shadow box’ grid.
The multiple reflections from the subtly textured dot pattern on the
glass create a moire effect as one moves around the building. The
sleek and sophisticated building design has a crisp and dynamic
quality that presents a fresh face to Fort Point Channel and Congress Street, while the use of brick and traditional design elements
provides a visual link to its industrial neighbors. This design also
maximizes two key features of the location: the prime views of the
Boston skyline and a protected extension of Boston’s Harbor Walk
along the Fort Point Channel.

The Royal
Boston, MA
Prominently located on the corner of Blackstone Square in the South
End, this project is the adaptive use of the former 19th century
Salvation Army Harbor Light Center and the adjacent five-story brick
rowhouse. The combined buildings provide 12 gracious residential
units, ranging in size from one to three bedrooms, and a nine car
parking garage. The design approach architecturally resolves the
multiple levels between the two adjacent structures with modern
and upgraded systems and finishes throughout. The red brick and
limestone exterior was completely restored, with all new windows,
masonry repair, individual control systems, roof decks, new
landscape planting and a newly configured entry lobby at grade.

The Godfrey Hotel at 505 Washington Street
Boston, MA
Two adjacent buildings on Washington Street are being converted
into a boutique hotel with 230 rooms. The new hotel will be an
important contributing business to the downtown crossing area
and part of the city sponsored revitalization of Washington Street.
The project involves coordination with the Boston Redevelopment
Authority, multiple city agencies, downtown business groups and
historic preservation organizations. Finegold Alexander is working
closely with the Oxford Capital Group on the development of this
significant property. The ground floor retail and restaurant space will
be designed to enliven and activate this currently underutilized block.
Elements of this boutique hotel project include renovation to the
historic terracotta façade, a high-end restaurant and retail space.

40-50 Battery Square / Burroughs Wharf
Boston, MA
Located on an historic wharf on Boston Harbor, Burroughs Wharf,
also known as 40 and 50 Battery Square, has 68 units of waterfront
housing, a marina, and underground parking. Each unit features
panoramic views of the harbor to the east or the city’s skyline to
the west.
Development of the site conformed to the Harbor Park master plan
guidelines, providing a public waterfront park and docking stations
for the Boston Harbor fire boats. In designing the project, Finegold
Alexander addressed a range of issues such as, ensuring the two
new structures work together as part of the city’s distinctive urban
waterfront neighborhood, resolving challenges unique to pier
construction, and providing public waterfront access around the
entire site.

2 Clarendon Street
Boston, MA
The Clarendon Street Baptist Church, located in Boston’s South
End, was a burned out shell following a devastating fire in 1982.
Finegold Alexander redesigned the building for use as residential
condominiums. The materials for the new structure are compatible
with the original elements: brick masonry with cast stone trim;
copper for dormers, trim and cupola; and a slate-like roof. New
openings in the existing walls were treated simply with brick lintels
and sills, rather than the limestone trim at the existing windows.
A new 22-foot-diameter stained glass window, designed by a local
artist, replaced the destroyed rose window. The seven-story building
has 60 condominiums, with a mix of studio, one- and two-bedroom
units, and 13 indoor parking spaces.
