The Estate
Set within a 4,500 acre private country estate, Wilderness Reserve is a unique luxury
collection of manors, farmhouses, country cottages and follies in the heart of rural
Suffolk, available for family holidays, anniversaries & celebrations, corporate events
and weddings on an exclusive-use basis.
Sibton Park Estate was developed from the 17th Century on land to the east of
Sibton Abbey, a picturesque ruin itself dating from 1150. The current house was built in
the Greek manner by Robert Sayer, once Sheriff of Suffolk, to replace an earlier
Queen Anne house and features giant pilasters and a central bay of full height Ionic
columns forming an open semi-circular portico to create a dramatic entrance.

Sibton Park, the largest property available at Wilderness Reserve, dates from
1827 and is a spectacular example of a Grade II* listed Georgian country
house designed by the celebrated architect Decimus Burton.
The manor house, with twelve bedrooms and eleven bathrooms, is set in
hundreds of acres of rolling parkland, woodland rides, lakes and pleasure
grounds and is accessed via its own private serpentine drive. Guests are
invited to enjoy this five-star luxury property available fully-serviced with
chef, butler, waiting staff and daily housekeeping.
Receptions
In the classic Georgian style, the main ground floor receptions
lead directly off the stunning triple-height entrance hall.
Guests can choose from the sun-lit morning room, stunning
drawing room with original Chinoiserie wallpaper, dramatic
dining room seating twenty-four and luxurious study.
All the main receptions feature working fireplaces and
discreet technology.
Elsewhere on the ground floor, the snug gun room houses the
original gun safe and the large family kitchen with AGA and
seating for twenty-four leads directly to the fully-equipped
commercial kitchen. A long vaulted corridor with hand crafted
table and benches makes an ideal space for informal dining.

bedroom is fully integrated with thoughtfully placed
technology. Wi-Fi, iPod docks and hidden flat-screen
televisions ensure our guests stay connected at ease,
whilst still enjoying the country manor house aesthetic.

Luxury comes as standard with the bathrooms and shower rooms at
Sibton Park. Whilst each is unique, all feature opulent marble floors
with under floor heating and the finest furniture and fittings. Many have
indulgent freestanding roll top baths and separate showers. All feature
endless piping-hot water, soft gowns and luxury toiletries.

Service
We aim to deliver a completely bespoke service depending on your needs
and desires. Our General Manager, Lyndon, is your concierge throughout
your stay and can take care of excursions, activities and day-to-day requests.
Prior to your stay, he will discuss menus and drinks options for your special
celebration or holiday as well as any additional staff you require, such as
butlers, chefs and waiting staff. Our friendly and discreet daily housekeepers,
who ensure rooms are guest-ready at all times, can also deal with any
laundry requests.
House activities
Sibton Park Estate provides a sprawling natural playground in
which guests are free to roam.
If guests prefer to stay inside, there are endless possibilities
for play. The lower ground floor features a large games room
with pool, table tennis and table football, a fully equipped
gym and private cinema complete with sumptuous armchairs
and the latest Blu-ray technology.
For the ultimate pampering, guests can choose from a range
of bespoke spa treatments on request.
There is a plethora of different activities to
enjoy such as relaxing in the unique naturally
filtered outdoor oval pool or play a game of
tennis on our private tennis court situated in
our pleasure grounds.

From the thrill of the shoot to the tranquillity of fishing or simply
exploring the wilderness, Wilderness Reserve offers a wide range of
exciting country pursuits.
Sailing, golf and horse riding can also be arranged nearby, as can
kite-surfing, waterskiing, parachuting, gliding and flying lessons for
the adrenaline seekers.
Flora and Fauna
English nature is at the heart of everything we do at Wilderness Reserve
and our conservation efforts mean Sibton Park Estate is becoming a
haven for wildlife with well over 100 different bird species. Over 2,000
nest boxes have been erected, including 38 owl boxes as part of the
Suffolk Barn Owl project and the Estate is home to significant breeding
populations of raptors, including a dozen pairs of Barn Owls and eight
pairs of Buzzards, as well as many other at risk species.
We are establishing a reed bed for migratory wetland species, particularly
the Reed Bunting and Reed Warbler plus there are significant mammal,
amphibian, moth and butterfly populations developing through the
planting of woodland, field trees and hedgerows and the introduction of
ponds, lakes and meadows.

Set deep in the Yox Valley in the county boasting the greatest
expanse of sky and cleanest air in England, Wilderness
Reserve is nestled between the pretty Suffolk villages
of Peasenhall and Yoxford yet just a short drive from the
celebrated Heritage Coast.
Southwold, on the mouth of the River Blythe, has a fine
Victorian pier, colourful beach huts and is home of the
famous Adnams Brewery. Nearby Walberswick is a favourite
spot for crabbing with the children and is connected to
Southwold via the quaint ‘foot ferry’. Equally fashionable is
historic Aldeburgh, with its spectacular beach, world-famous
festival and renowned fish & chips.
Eating & Drinking
Within the Yox Valley, guests can choose from a wide variety of award-winning traditional
and gastro-pubs, such as The Westleton Crown, a delightful country pub serving a hearty
British menu, the Sibton White Horse, an informal pub serving home-cooked food and
fine ales and The Queen’s Head in Dennington, a fine 16th Century pub serving excellent
cuisine. Restaurants include the Crown & Castle in Orford and Mains, in nearby Yoxford.
The Crown in Walberswick and Brudenell in Aldeburgh, both within easy reach of Sibton
Park, are also not to be missed.
Culture
Aldeburgh and nearby Snape Maltings are a mecca for musicians, artists
and poets. Together, they play host to the Aldeburgh Festival, a yearround cultural event founded by composer Benjamin Britten.
The Snape Maltings Concert Hall, operated year-round by Aldeburgh
Music, hosts a wide array of recitals, travelling theatre companies and
musicians and Aldeburgh also hosts its own poetry festival.
Excellent shopping and even more culture can be found just over the
county boundary in the world-famous university city of Cambridge. Peer
into the many colleges with their manicured quadrangles, hear the choir
sing in spectacular King’s College Chapel or go punting on the River Cam,
a must for any visitor.

The clockhouse
This handsome Grade II listed Georgian former coach
house to Sibton Park dates from 1827 and has been
thoughtfully converted to provide guests with an
eclectic, yet modern, country cottage. All of the
rooms, which are on ground floor level, wrap around
the central south facing courtyard resplendent with
ornamental flower beds and a large table for dining
under the stars.
The Clockhouse provides beautiful openplan living with a choice of dining areas,
a magnificent drawing room and four king-size
bedrooms, all with en suite wet rooms.
The property can be booked on its own or in
conjunction with The Barn with which it discreetly
interconnects.

This traditional Suffolk timber barn blends lightfilled interiors and whimsical furnishings with
classic features and essential luxuries. High
ceilings, flagstone floors and exposed beams are
complemented by under floor heating throughout,
en suite wet rooms to all bedrooms and views across
rolling parkland as far as the eye can see. Sleeping
six guests over the three bedrooms, The Barn can
be booked on its own or in conjunction with The
Clockhouse with which it discreetly interconnects.
The true hub of this country bolt hole, its kitchen and
dining area features a cook’s kitchen complete with range
cooker and all modern conveniences, antique furniture
and large floor-to-ceiling French windows opening
onto private parkland. There are exposed beams and
spectacular views aplenty in the first-floor sitting room,
which also features sofa beds and adjacent wet room to
accommodate up to two additional guests if needed.

The GAte Lodges
Expect the unexpected at The Gate Lodges located a short drive
from Sibton Park Estate. These Grade II* listed lodges, designed by the
celebrated neoclassical architect James Wyatt, have been ingeniously
extended and marry historical architecture with modern comforts.
The interiors are chic and clean, with luxurious finishing touches
to reflect the character of the property.
Entering via the west lodge, itself a cosy reading ‘snug’, guests descend
the main staircase to find a well-appointed kitchen complete with
all modern conveniences. The cavernous drawing room beyond
complements Wyatt’s style perfectly with curved walls and high ceilings
with floor-to-ceiling French windows opening to a private sun terrace.

the farmhouse
Once the Home Farm to Sibton Park and without doubt
the oldest building on the estate, the Farmhouse has been
faithfully restored and extended using Suffolk materials
to create an unusual family homestead. There are beams
aplenty beneath a thatched roof that uses Norfolk Reed
and locally grown long-straw and traditional Suffolk
pargeting details inside and out. The oak-frame of the
house, which has its origins in the 17th Century, has been
rubbed back and polished with beeswax, and Suffolk brick
floors re-laid to take under-floor heating.
There are six en suite bedrooms (including
two on the ground floor) each with king-size
Hypnos beds and stunning views. The original
17th century leaded lights and later Georgian
windows have been reinstated affording
wonderful views across the park to the lake
and wider estate. The kitchen and breakfast
room has a large central island, professional
range cooker and leads directly to terraces
overlooking the parkland. The triple-height
hall, at the heart of the home and perfect for
gatherings or parlour games, leads to sunny
terraces and the cosy sitting room with open
hearth and comfortable sofas.

Hex Cottage is our first ‘Lost Collection’
country retreat, a beautiful thatched
forester’s cottage set within its own
meadow and surrounding woodland.
The cottage comes ‘without electricity’
so our guests can experience undisturbed
peace and a real sense of bygone times,
however, the Esse wood-fired range
cooker in the kitchen & dining area
expertly heats the cottage and provides
endless piping-hot water.
Creature comforts abound in the roar of a log fire, the fairy-tale bedroom and quirky
bathroom complete with luxurious roll-top bath. Come to rejuvenate, come to unwind
and to be as one with our natural heritage. The romantic experience continues in the
bedroom with its king-size bed complete with fairy-tale canopy. Accommodating up to

Directions:
By Car :
Sibton Park lies just two miles west of the A12. From Tower Bridge in central London,
take the A1203 (The Highway) east through the Limehouse Link tunnel onto the A13
until the M25 and go north to Junction 28 for the A12 towards Ipswich. At Junction 33
of the A12, the Ipswich roundabout, most factory-fitted and other satellite navigation
systems tend to direct you to continue into Ipswich town centre or to turn left onto
the A14. Ignore these instructions and instead turn right onto the A14 and leave at
Junction 58 for the A12 towards Lowestoft. Continue on the A12 until you reach the
village of Yoxford, where you should take the A1120 towards Sibton and Peasenhall.
Continue on this road for approximately 1.5 miles until you will reach a road sign
indicating you have entered the village of Sibton. The entrance to Sibton Park Estate,

By Train :
It takes two hours from London Liverpool Street station to Darsham station
(approx. one mile from Wilderness Reserve). Guests can arrange to be collected from
either Darsham or Ipswich stations, where fast direct trains from London Liverpool
Street station can take 55 minutes.
By Air :
The closest international airports are Norwich International Airport (approx.
40 miles) and London Stansted Airport (approx. 78 miles), which can both
accommodate private jets. There is also a private airstrip adjacent to the Estate
for light aircraft and helicopter landings can be made within Wilderness Reserve.
Private transfers to and from London Battersea Heliport can also be arranged.
