Parcel 3: Employee Parking
The Northern Outdoor Adventure Club is a timeshare parcel that
fronts on Martin Pond and is surrounded by the beautiful 80 acres
of The Forks Resort Center parcel. The timeshare parcel consists
of more than 25 acres and includes four modern, comfortable
rental cabins participating in a timeshare program. This timeshare
program includes 73, 40-year leasehold interests, the first of which
expires on March 5, 2040 and the last on January 7, 2048. There are
21 leases for one-week of usage annually and 52 leases for one-week
of usage biennial. All together, they consist of 47 weeks of usage per
year which is the equivalent of approximately 0.9 units.
The employee parking parcel is nestled on the western side of Route
201 across from the main parcel. It consists of 1¼ acres. This parcel
includes a gravel parking lot for employees and two small sheds for

Northern Outdoors Adventure Resort consists of four

Parcel 4: Campground & River Wild
Features & Attributes:
The campground is located along Route 201 across from the
main parcel and consists of nearly 20 acres with frontage on the
Kennebec River. The parcel is owned by Central Mail Power
(CMP) Company; the lease with CMP expires March 31, 2016.
This parcel includes a bathhouse, well, and septic system, and
an improved campground with 53 campsites, 17 of which have
platform tents. The Northern Outdoors’ cabin tents are large,
bright, airy tents that are suitable for two to four campers and
feature a wooden floor, screen door, electric lighting, and single
beds with foam mattresses. Fire rings and picnic tables are also
available at each cabin tent site. For guests who want to camp in
style while still being economical, these comfortable wilderness
accommodations will do the trick.

and a one story house that is currently used for employee housing;
it provides living quarters for up to 10 staff members. This site

The Resort

Kennebec River Brewery is located in the main lodge at Northern Outdoors which is the only rafting
and adventure resort with its own brewery in New England. Guests can relax in the casual comfort
of the brewery where they can enjoy a specialty Maine beer after a long day of fun and adventure.
The Kennebec River Brewery creates handcrafted beers that are always on tap and offers a unique
addition to the Northern Outdoors adventure resort experience.
The Cabin Rentals

The Rafting
Since 1976, Northern Outdoors has been known as the pioneers of whitewater rafting and is one of

Earle has been involved in commercial real estate industry for thirty-four years. He maintains an excellent relationship with some of the
fastest growing hotel companies in the Northeast, other New England commercial real estate brokers and New England hotel brokers. He
holds the CCIM designation and has held positions as the president of the New England CCIM Chapter the president of the New Hampshire
Commercial and Investment Division of the NH Association of Realtors.
He specializes in the structuring and management of all aspects of hospitality transactions and has brokered more than 250 hotel/motel and
resort sales in the last 20 years. Several of Earle’s initial clients had only one or two hotels when he began working with them, now these
clients have up to 35 hotels. Earle takes pride in his very strong track record of confidential brokerage of hotel facilities and specializes in the
structuring and management of all aspects of hospitality transactions.
