TIOC d/b/a Title Insurance of Dayton has been in business for 35 years. They currently have 23 employees with 3 in the Dayton office. Title Insurance is a full service title and escrow company. They issue title policies and perform both residential and commercial real estate closings. Title Insurance of Dayton has been in Dayton and a member of the Dayton Chamber of Commerce for 15 years. Hailey says the best thing about being in the title insurance business is “helping buyers and sellers smoothly and painlessly facilitate one of the most important transactions they will have in their lifetimes, the buying and/or selling of their home”. Hailey also stated the hardest thing is “time pressure and getting closings ready and completed by the date all parties have agreed to”. When asked to share something about their company people might not know, Haley said they can write “title insurance for transactions we do not close. Second mortgage, HELOC’s, etc. Anytime real estate is being mortgaged, we can write the insurance”. Congratulations to our April Member of the Month. REALESTATE CORNER by Anneke Wilkey Contingencies There are lots of unknowns when you’re buying a house. Contingencies clauses in your home purchase contract might help take away some of the uncertainty of buying a home by detailing conditions that must be met before closing will take place. Mortgage contingencies Gives buyers added security during the home-buying process; it states that a buyer will try to get a particular kind of mortgage at or below a certain interest rate for a set amount of the purchase price (generally 80 percent) by a specific date before closing. If the buyer is unable to secure a loan at the stated terms, he can back out of the contract, and the earnest money deposit returns to him. Appraisal contingencies If a buyer can’t get an appraisal that is at least as high as the seller’s asking price, the buyer may back out of the deal. Or if the buyer can’t get an appropriate appraisal, the buyer can ask the seller for a lower purchase price. Then, if the seller refuses, the buyer may back out. Inspection contingencies Give the buyer a certain period of time to perform whatever inspections are needed to confirm his or her interest in the home. If these inspections reveal any problems, the buyer can back out of the deal or re-negotiate for the seller to do certain repairs. There are many other possible contingencies, such as insurance contingencies or mold inspection contingencies. Pay attention to the fine print The wording of a contingency is key—they’re not just filler in your contract! If you’re not paying attention, you could lose money, miss deadlines and, worst of all, you could be liable for buying a property even if you can’t procure a loan.
