Alberta’s Mandatory “1-2-5-10” COVERAGES 1 YEAR Labour & Materials - coverage for defects in materials and labour (e.g., baseboards, flooring, fixtures) 2 YEARS Distribution Systems – coverage for defects in materials and labour related to delivery and distribution systems (e.g., heating, electrical and plumbing systems) 5 YEARS Building Envelope - coverage for defects in the building envelope, which the Act defines as the system of components that separate the controlled interior air from the exterior (e.g., roof and exterior walls) 10 YEARS Structural - coverage for the key structural components of your home (e.g., frame and foundation) COVERAGE LIMITS Single-family: the lesser of the purchase price paid (excluding land) and $265,000 Multi-family unit: for a unit registered under a condominium plan, the lesser of the purchase price paid (excluding land) and $130,000 Multi-family common property: for warrantable common property in a multi-family dwelling, or for the property for which a condominium corporation is responsible under its bylaws, the lesser of $130,000 (excluding land) times the number of single dwelling units in the condominium or multi-family dwelling to a maximum of $3,300,000 For additional details about your warranty coverage, please visit anhwp.com or refer to your Home Warranty Insurance Policy. BUILDER OF CHOICE According to the new legislation: • Every homebuilder must provide proof of warranty coverage to obtain Alberta building permits • A Government-managed registry will provide public access to key dates and specific information about new home warranties • At a minimum, a new home warranty must provide “1-2-5-10” coverage.
