Two year celebrations for the ‘friendly’ gallery
Art galleries are sometimes, with some
justification, thought to be a bit snooty and elitist.
Nothing could be further than the truth at The
Little Red Gallery in Bailgate, which celebrates
two years in business this month.
This family run gallery started by art lover Hazel
Venn celebrates modern art and artists and its
ethos comes directly from Hazel. “I want
everybody to enjoy the fantastic range of original
artworks and prints on sale here. I believe it’s our
job to show people a wide variety of
contemporary art which they will hopefully buy
and enjoy. There really is something to suit
everyone”.

about for me,” said Hazel.
Hazel runs the gallery with
fellow art lovers Manager,
Ashley Graham and Hazel’s
daughter Bethany who lives on
the third floor of this Victorian
townhouse. Ashley, Bethany and Hazel are very knowledgeable
about the art on show, and one of them is always on hand to
advise. The final member of the team is Hazel’s son Alastair who

I noticed that Rick Metcalfe, City
Council Leader has backed the call for
employers to pay the ‘Living Wage’ if
they can afford to do so.
It’s very easy for people not in business
to make that call. Like most people I
agree in principle, but most small (and
sometimes large) businesses suffer a
lack of cashflow at times. Paying extra
to staff now, could tip a company into
trouble at a later date. Unless you are a
cash rich business it’s very easy to get it
wrong, resulting in laying people off or
cutting hours - just the result not
desired!

I do wonder if politicians, from
government to local level, really
understand small businesses.You can’t
make declarations of intent and expect
businesses to follow that intent without
some material help. Instead we are now
told to increase pay, contribute to
employees’ pensions, pay extortionate
corporation tax (Limited Companies
only) etc. Where will that money come
from? Perhaps the extra pumped into
public service pensions should be
diverted to the lifeblood of the British
economy - small business.

“Guys And Dolls” rolls into Lincoln.
The smash hit musical comedy
illuminates the LPAC this April
The high rollers are in town for the next presentation from Lincoln
Amateur Operatic & Dramatic Society (LAODS).
This period classic set in 1950s New York tells the story of Sky
Masterson, a successful gambler, who is challenged to take the uptight
missionary Sarah Brown on a date to Havana. Meanwhile, small time
gambler Nathan Detroit is trying to finance the illegal floating crap
game he runs without the knowledge of Adelaide, his fiancee of
fourteen years. The Hot Box dancers add that extra spice to the mix
making Guys And Dolls a safe bet to entertain!

Historic year for Lincoln Castle
Work to transform this local landmark into a world-class visitor
attraction is nearing completion - just in time for the 800th
anniversary of Magna Carta.
The ‘Lincoln Castle Revealed’
project is now in its final stages,
with the site set to re-open to the
public on 1 April.
The centrepiece of the £20m
refurbishment is a new vault to
house Magna Carta and the
Charter of the Forest, including an “in the round” cinema. There will
also be a complete medieval wall walk (with disabled access), restored
Victorian and Georgian prisons, and a new shop and café.
Cllr Nick Worth, Lincolnshire County Council’s executive member
for culture and heritage, said: “2015 is going to be one of the biggest
years in the castle’s history.
“Not only are we unveiling the new-look site for the first time, we’ll
also be celebrating 800 years of Magna Carta.
“The castle is the only place in the world where Magna Carta and the
Charter of the Forest can be seen together, and these improvements
will give them the home they deserve.
“This will put us on the map, both nationally and internationally,
drawing thousands of visitors to the county and giving a major boost
to the local economy.”
The work has been funded by the county council, the Heritage
Lottery Fund, the European Regional Development Fund and the
David Ross Foundation.

New Brayford taxi
Visitors to Lincoln this Summer
will have the chance to see more of
the area’s beautiful scenery by
boarding a brand new taxi. The
exciting new water taxi service, is
being launched by Monna Owen,
owner of the city’s popular Brayford Belle service.
The American Pontoon will be sharing the same mooring as the
Brayford Belle and they will alternate river trips.The water taxi will
transport people to and from The Pyewipe pub, which is a 30 minute
journey (one way) and to and from Burton Waters (45 minutes one way).
People will just be able to turn-up to use the service, although the water
taxi can be booked by private groups for social and special events. The
daily service will run from Brayford Pool at 11.30am, 1pm and 2.30pm.

New boutique reflects Debbie’s love
of fashion

for clothing and a keen interest
in fashion. Five years ago after a
career spanning 30 years in
finance, Debbie decided to turn

A new hands-on approach to
marketing in Lincolnshire
Mindy Arora does
not rest. While
others might use a
Saturday afternoon
hairdresser’s
appointment to
relax and flick
through a glossy
magazine, Mindy,
who set up her
company Arora
Marketing last year,
is tapping furiously
on her laptop.
Mindy laughs. “I
hate having my
hair done, it’s such
a waste of time.
The day I found a
hairdresser with
great wifi all my
dreams came true!”
As they say, it takes one to know one. “I understand how busy
entrepreneurs are,” says Mindy, who worked in London with big
names like Calvin Klein PR, Unilever and Heat Magazine before
moving to Lincolnshire with her RAF Typhoon pilot husband to
start a family and work as a Business Studies teacher. “So I’ve tried
to deliver a personal service that gives them what they need so they
are free to deal with clients.”
The company aims to help transform time-poor small businesses by
boosting their online and social media presence. “I like to get to
know the client’s business inside and out,” Mindy says. “Then I
think I’m well placed to conjure up creative and relevant ideas to
help promote them. I’m reliable, very available and driven by
success.”
Typically, Mindy first sits down with the client to identify the gap in
their needs - whether sharpening up (or starting from scratch) a
website or Facebook page, looking after site rankings, logos,
branding and competitor analysis, or managing promotion in print
media.
The results speak for themselves. Personal trainer Craig Barton saw
his website go from nigh-on invisible to the top of popular search
engines after working with Mindy. “My business grew by 25% in
just two months of using Arora Marketing,” he says. “Mindy’s
knowledge of marketing is incredible, she is very professional and a
great communicator - she’s really fun to work with.”

Innovation and refurbishment at the Tower Hotel
One of the signs of a good business is how it changes and shapes itself
to keep its customers happy and to hopefully attract new ones.
The Tower Hotel sited adjacent to the castle walls on Westgate, just off
Bailgate, has regular refurbishments to refresh and keep the venue an
interesting place to visit. The latest of these is a makeover to the dining
room. This L-shaped room is a great dining space, not too big to feel
impersonal but not so small you are bumping into people! It’s a
gorgeous place in which to dine.
The latest changes incorporate muted coloured walls interspersed with
striped wallpaper and contrasting gold patterned curtains to give a
sophisticated, modern look. There are lovely and interesting accessories
throughout to avoid it looking bland - it’s absolutely NOW.
If you haven’t dined at the Tower before, give it a try. Their award
winning chef Darren Rogan is very inventive and the food is
mouthwatering.

overlooking the castle walls.

Tom Kha Goong / Thai coconut soup with king prawns
INGREDIENTS (SERVES 3)
METHOD
6 Fresh king prawns
Bring the coconut milk and chicken stock to the boil.
1 Fresh galangal root
(thinly sliced)
3-4 Kaffir lime leaves
3-4 Fresh Thai chilli
(diced or cracked)
400ml Coconut milk
The soup requires two king prawns per
person. Chilli, salt and sugar can be altered
to suit your taste. Coriander roots can be
purchased from local Chinese
supermarkets.
200ml Chicken stock
1 teaspoon salt
6 Button mushrooms,
each one cut into 4
2 Lemongrass stalks

6 Cherry tomatoes
halved
2 tablepoons lime juice

Add the thinly sliced galangal, lemongrass, kaffir lime

Simmer on medium for 10 minutes.
Add the prepared king prawns (whole but do not stir)

To serve
When your are ready to serve, remove the coriander roots
and then add the lime juice and cracked chilli and top
with coriander leaves (or leave these ingredients in the
centre of the table for people to add themselves).
I made this soup and it was delicious - not as good

Trevor Gibbs from Kodak Express and I met up
with Louise this for a quick coffee at Carluccios
before starting our day. We then headed to Agatha
Boutique where we were greeted by Roberta,
Hollie and Chloe. They chatted with Louise to get a
good feel for her style and what she loves to wear,
and then selected some great outfits, they really
encouraged her to try different styles and
experiment with colour and presented her with a
£100 gift voucher.
I’d recommend anyone to let the Agatha team
advise them to liven up their wardrobes.

Steep Hill, where we enjoyed fresh coffee and
homemade fudge while Pip gave Louise a

Thinking inside the box
How refreshing it is to see a business thinking outside of the box.

milk, stirrer, scrummy biscuits. As with the advice and service, this
little gem is tailored to the client’s individual preferences. The last
box delivered to the Estate Agents the day before completion
included decaf tea and coffee for the lady as this was her preference.
Her partner liked fully caffeine loaded alternatives, so these we in
there for him too (this surely must have helped with his productivity
on the big day!). Their three dogs were also moving, so packs of
tasty dog chews were nestled in there.

Identifying damp in residential properties

E
ach year the average home in the UK copes
with around 25,000 gallons of rainwater. It is no
surprise therefore that damp problems are a
common occurrence. If left untreated damp can
lead to ruined decoration, timber decay, rot and
mould. In extreme cases it can even affect
structural timbers. It is important therefore that damp problems are identified
as early as possible to minimise the cost of repairs.
When considering damp issues there are three main types of damp
commonly found in residential properties: Rising Damp, Penetrating Damp
and Condensation. Identifying the correct type of damp is the first step to
being able to arrange suitable repairs.
1. Rising damp
This is water that enters a building from the ground through the floors and
walls. It carries hydroscopic salts, which it then deposits on wall surfaces as it
evaporates. The salts then attract moisture from the air, which cause damp
wall surfaces and break down plaster and decorations. Symptoms include
stained wall and floor surfaces, peeling paint and wallpaper. Older properties
can be vulnerable to rising damp where the original damp proof course
(DPC) has failed or does not exist. Damp proof courses can also be bridged
by raised internal floor surfaces or external ground levels. Rising damp can
be costly and disruptive to remedy, with internal plaster work needing to be
removed and either a new plastic membrane or injection damp proof course
installed.
2. Penetrating damp
This is water that enters a building through leaks in walls, windows, doors or
roofs. Older solid wall properties are often vulnerable as there is no cavity
to prevent the water from reaching the inner surface of the building. To
prevent water penetrating a building it is important that rainwater
guttering, external brickwork, pointing and rendering, roof and chimney
flashings, window and door seals and window sill throats are regularly
checked and well maintained.
3. Condensation
This is the most common form of damp found in residential properties. It
occurs when moisture in the air from everyday living activities such as
washing up, bathing, drying clothes inside and even breathing gets trapped
inside a property and reaches a cold surface, often a window or external
wall, whereupon it condenses causing ideal conditions for mould growth.
Modern homes are well sealed, which can lead to a lack of ventilation,
trapping the water vapour within, whilst older homes often have poorer
thermal efficiency, leading to lower internal temperatures and cold surfaces.
Condensation can be eradicated by ensuring that your property is always
adequately ventilated and that it is well heated during the colder winter
months.
When purchasing a property an RICS Home Survey will identify any such
damp problems, allowing you to either avoid often costly and disruptive
remedial works or re-negotiate the purchase price to allow you to carry
out the necessary repairs after completion.

expanding array of methods by which they can
reach decisions on how to divide their assets and
ensure that there is financial support for

the Private Rental Sector

How will the county’s small business
employers cope with the challenge of
Auto-enrolment?

T
he first quarter of 2015 has already
proven to be an important time for
residential landlords, with the Department of Energy & Climate
Change (DECC) issuing their response to the public consultation
into Private Rented Sector Energy Efficiency Regulations
(Domestic) on 5th February 2015.
Since October 2008 it has been a legal requirement for landlords
to provide an Energy Performance Certificate (EPC) for
properties made available to rent. The Energy Act 2011 then
placed a duty on the Secretary of State to bring into force
regulations to improve the energy efficiency of buildings in the
domestic and non-domestic private rented sector across England
and Wales.
The consultation sought views on the proposals regarding the
detail of the regulations and the response confirmed that by April
2016, subject to Parliamentary approval, tenants will have the
right to request consent for energy efficiency improvements to be
made to the homes they rent and where Green Deal finance or
subsidies are available to pay for them, the landlord will not be
able to unreasonably refuse the request.
Secondly and perhaps even more far-reaching, the introduction
of minimum energy efficiency standards will mean that from
April 2018, landlords will be required by law to improve the
energy efficiency rating on their property to at least a Band “E”
otherwise it will be against the law to let the property (except
where exemptions apply) with financial penalties imposed where
the law is breached.
The response to the consultation appears to have been generally
well received across the property sector, with many observers
recognising the benefits to both landlords and tenants through the
utilisation of the Green Deal subsidies and other such schemes to
help fund improvements and increase the energy efficiency of
older, draughtier properties in the private rental sector.
Nevertheless, the introduction of such legislation will be an
important consideration for buy to let investors, as a poor energy
rating on a property bought now, could prevent the property
being let later, unless the necessary improvements are made to
comply with the law at the time. Similarly, current landlords must
now begin to anticipate those potential requests for consent to
carry out energy efficiency improvements in a little over 12
months’ time and therefore, it may be prudent to consider
implementing some of those improvements sooner rather than
later…

A
uto-enrolment is a legislative requirement for
employers to provide employees with a workplace pension. Auto-enrolment seeks
to address the fact that the majority of workers are not saving enough for
retirement.
Whilst many employers may have heard about Auto-enrolment, either from
correspondence from the Pensions Regulator or through TV and press advertising,
most, unless they are classed as a large or medium employer with 50 or more staff,
may not have concerned themselves with its impact.
Perhaps now is the time to really start to think about it, as over the next 12 to 18
months those that employ 1 or more and up to 50 staff will be required to set up
and implement an Auto-enrolment scheme.
Where then do you start with dealing with Auto-enrolment?
The starting point for most employers is to find out when your staging date is.You
are more than likely to have received a letter from the Pensions Regulator advising
of this, if you have filed it away safely or it is under that pile on the desk, now is
time to dig it out. If you can’t find such correspondence, the easiest thing to do is to
visit the Pension Regulator’s website and enter your payroll number to ascertain
your staging date. It is important to note this date is set in law.
The next stage is to formulate a plan for the introduction and ongoing management
of Auto-enrolment within your organisation.
To make life simple, there in essence are five main areas that those implementing
Auto-enrolment need to consider:
1 The workforce - identify those workers to be enrolled and the process of
communicating enrolment to them. A process for which you may benefit from is
an HR specialist with experience of dealing with Auto-enrolment.
2 Record keeping and payroll processing - assessing whether your payroll process
and software are robust enough to deal with Auto-enrolment. Perhaps, given the
increasing level of payroll compliance, you may need to purchase new payroll
software or even outsource payroll to a payroll bureau.
3 Choosing a pension scheme - whether you have pension scheme in place or not
you need to ensure you have one that satisfies the requirements of Autoenrolment. Advice on pension suitability can be obtained from pension’s advisers
or from one of the national pension providers including NEST, Now and the
People’s Pension.
4 Assess the financials - including cash flow, the impact of Auto-enrolment and
ensure you update this. Revise budgets and forecasts accordingly.
5 Based on these points, plan the steps and actions you will take to meet your
staging date deadline. Experience shows that the journey from starting work on
your introduction for Auto-enrolment can typically take up to 12 months, even
for the most efficient, well resourced and good intentioned employer.

The need for initial cash to start the business and the requirement for cash on a day
