You can’t win if you don’t play. This universal truth, which
applies to everything from sports to dating to the lottery, is
particularly true of the real estate market. According to Bill
Baldwin, veteran real estate professional, long-term island
resident and broker-in-charge at Dunes Marketing Group,
if you’re still sitting on the sidelines, it’s time to get in the
game.
“With many area properties discounted more than 40
percent from their highs of just a few years ago, Hilton
Head Island is a field of dreams for buyers. In addition to
the large selection of available properties, interest rates are
at their lowest since the 1950s, and properties are priced to
sell,” Baldwin said.
The good news for sellers is that prices are stabilizing
and buyers are here. Area sales were up 16 percent for a
12-month period through July. Hilton Head was the most
improved sales area in South Carolina for 2011 and, with
a 23 percent increase in transactions YTD, is on track to
number one again. The median sales price for area real estate is flat through July 2012 compared to the same period
last year, indicating that prices have likely reached bottom.
In fact, we are beginning to see some price increases in our
marketplace.
Perhaps the most compelling reason for buyers to act
now is that inventory is shrinking—down 30 percent YTD. “First-time buyers are recognizing that it makes more sense financially to own than to
rent. At the same time, investors are scooping up homes and villas and
renovating them for rental rather than flipping them. We are seeing multiple offers on the best properties,” Baldwin said, i.e. best location, view,
price and condition.
“It’s all about supply and demand,” he continued, pointing out that
the inventory varies considerably based upon price range. In the $100,000

or less range, we now have a 4-month supply. In the
$650,000-plus range, there is a 26-month supply,
meaning that greater selection and better values are
available in the luxury home category. Second-home
buyers and buyers planning to relocate and make
their residence here are clearly more comfortable
buying this year and are being rewarded. Overall,
there is a 9.6-month supply of the total Hilton Head
Island area inventory. “Generally, six months is considered good,” Baldwin said, “so we are getting close
to the magic number.”
Looking ahead, home values will rise again, and
those who will benefit most are those who purchase
now. It’s hard to put a price on the natural beauty,
tranquility and all the means for making memories
that are part of the Hilton Head lifestyle. Beyond the
obvious blessings of outdoor amenities, restaurants,
arts, shopping and entertainment is a diverse population of folks with a common interest in preserving
and sharing this special place and way of life.
Even if financial gain is not your primary motivation,
consider that homes have more than tripled in value
over the last 30 years, and that includes the best
years with several down cycles in between. Whether
you are looking for a permanent residence, home
away from home, vacation rental or a place to retire,
owning in this amazing resort community is an opportunity to play and win.
