Community Updates Jack Lingo Realtor has been producing and seeking out new opportunities to develop top-­‐notch single-­‐family homes and townhouses that meet the needs of a diverse community since 1974. Here are a few updates on our latest projects. Harbor Point On behalf of the Harbor Point property owner, Jack Lingo Harbor Point Features Asset Management (JLAM) is currently pursuing site plan approval (known as Preliminary Consent) for a 69 lot 69 Single Family Homes subdivision located off of Park Road in Lewes. Should the Enjoy views of wetlands, application receive Preliminary Consent with acceptable open space and/or ponds conditions, JLAM will continue the process of annexing the land into the City of Lewes. JLAM initially filed an Community P
ool/Poolhouse application for subdivision with Sussex County using the cluster development option permitted under AR-­‐1 Views of Delaware Bay Zoning (same zoning/cluster option as the Senators project); however the City of Lewes asked if we would consider annexing the parcel into the city. In coordination with the property owner, the election was made to proceed with the annexation request, giving the City oversight of the design and building process, and to date have participated in more than twenty meetings related to annexation and site plan approval, with the next one scheduled for July 22, 2014. Senators The 229 home Senators development – owned by Senators Lewes, LP, a partnership managed by Jack Lingo Asset Management – is currently in Phase III and is one of the best-­‐selling communities in all of Delaware! A total of 120 homes were sold in the first 18 months of the project. Will you be next? The pool and clubhouse will be completed in August 2014 and features a fitness center, bar, courtyard gathering area, and outdoor tiki bar among other amenities. The project will also reconstruct Gills Neck Road between the Cadbury entrance and the Senators entrance to reduce the sharpness of the road in accordance with DelDOT’s requirements. Senators is one of the select communities in Sussex County to feature natural gas? Natural Gas = Less $$$ Showfield: A Community Steeped in History The Showfield project is one we are particularly proud of given its unique history. Former Lewes Mayor Otis Smith and his wife held an annual horse show on the farm to benefit St. Peter’s Church and a part of that farm was referred to as Showfield. Now, years later, those memories will stay alive in the names of the community’s streets and the community itself. *Showfield will have a public hearing Thursday, July 24th with Sussex County Planning and Zoning for lots that are located in the County. In addition to its place in local Lewes history, Showfield will also provide the final piece to the Breakwater Junction Trail. Bill and Bryce Lingo, developers of Canal Corkran in Rehoboth Beach, had the foresight to leave a 30-­‐foot easement in the community of Canal Corkran in 2001 to enable the start of the existing bike trail. The brothers and owners of Showfield, Bill and Bryce, are proud to donate the last portion of the Bike Trail via an easement through Showfield to complete the connection from Lewes to Rehoboth Beach. Redden Ridge On behalf of land owner JG Townsend, JLAM secured approvals for the development of 84 single family homes on this 35 acre property located off of Old Landing Road. We expect project construction to begin in the fall of 2014 and look forward to sharing more details in our next newsletter! Piece of Community History Margaret “Peggy” Hocker Lingo, who was born on Front Street in Downtown Lewes and whose ancestors arrived to the area in the 17th Century, offered a local memory. According to Peggy, many residents of Lewes who lived west of the Canal during the winter months moved to their cottages east of the Canal during the summer months. It doesn’t seem far now, but that was a big commute in the 1920s! Supporting Our Community We were honored to have the opportunity to support Bras For a Cause, a great event put on by the Sussex County Women’s Council of Realtors to raise awareness of and help prevent breast and cervical cancer. We are thrilled our $23,500 contribution helped make this year’s event a record success! A big thanks to the guys who danced for Jack Lingo, Jimmy Young and Devin Cornett. In other great news, Lingo Townsend Associates will donate $57,000 to the Lewes Public Library to benefit their initial fundraising campaign. Lingo brother John Lingo sits on the board of the Fundraising Committee. The Lewes Yacht Club received 750 tickets for Jungle Jim’s Water Park sponsored by Jack Lingo Realtor to help raise money to maintain the Committee Boat, JJ Mason. Lingo Townsend Associates have offered a donation of land to provide space for a multicultural center and the YMCA adjacent to the Village Center. The YMCA would provide a swimming program for the Cape Henlopen School District.
