Current Site Improvements
Tiki Bar (TT’s Tiki Bar), which is owned and managed by the Four Points by Sheraton Hotel, and currently operates on land that is leased to the Hotel. Located directly on the water in the western corner of the site the Tiki Bar
pays $3,000 in monthly rent. The lease can be terminated by either party with a 90 day written notice, and will
be removed when requested for the development of the site. The Tiki Bar currently averages $160,000 of revenue monthly and has become one of the most popular bars in Punta Gorda.
Existing fixed dock that is temporarily being used as a pedestrian pier and is ready to be converted to an approved 29 slip fixed-dock on electric lifts. Future marina expansion plans call for the remaining 53 wet slips that
will be a floating dock system added to the existing fixed dock. The submerged lands are leased from the State
of Florida.
A pedestrian waterfront promenade that runs along the waterside perimeter of the site connecting the site by
foot to the Laishley Park Municipal Park and marina to the east and the Charlotte Harbor Event and Conference

ABOUT PUNTA GORDA
Punta Gorda is a household name for hundreds of aviation enthusiasts who flock to the Charlotte County Airport
every year to watch breathtaking high-speed maneuvers, most recently by the famous U.S. Navy Blue Angels,
frequent guest stars in the county’s International Air Show. The show, held annually in Charlotte County for 35
years, has made Punta Gorda an indelible point in the map for aviation buffs. The two-day show reportedly
draws an attendance of more than 50,000 spectators.
After attracting a crowd of more than 2,000 music lovers, the annual Punta Gorda Wine & Jazz Festival is
growing into a three-day event. This festival has been growing since its creation in 2005, when the chamber
of commerce organized it to draw the community back downtown after Hurricane Charley. Some 750 people
attended the inaugural event, and the crowds have kept growing ever since, leading organizers to expand the
event’s scope into a three-day festival. Capitalizing on the area’s receptiveness for music events, the chamber of
commercel held its first Latin festival event, featuring cross-cultural Latin guitarist and eight-time Grammy Award
winner Jose Feliciano. The event hosted an attendance of more than 5,000 people.
Punta Gorda is located 40 miles south of Southwest Florida International Airport, one of the top 50 U.S. airports
for passenger traffic growth, processing more than 7.5 million passengers annually and which serves the entire
Southwest Florida area. Closer to home at the Charlotte County Airport in Punta Gorda, fast-growing Allegiant
Air opened a new base offering flights to over 30 cities thorughout the Midwest and East Coast. Whether flying
into Southwest Florida International, the Charlotte County Airport, or driving into town, nearly 300,000 visitors
travel to Charlotte County annually.
