Adache Perspective is a periodic corporate newsletter published by Adache Group Architects to inform their clients, prospective
clients, and friends of their current architectural and interior design projects.
FUNCTIONALISM
At some point, during any conversation with Adache Group Architects,
the term Functionalism may have surfaced, and perhaps without it's clear
definition as it pertains to architecture
and Adache.
What is Functionalism? How does it
relate to architecture? And why is it so
important to Adache Group?

PORTOFINO ISLAND
FLAGLER VILLAGE HOTELL
Portofino Island Resort launches its final
phase of development with Adache Group Arhitects at Pensacola Beach Florida in March of
2016. This phase consists of 2 towers, a total of
208 units, a conference center, a 40,000 square
foot multi-tier pool deck, and gulf front restaurants overlooking the Gulf of Mexico. This
development will feature an amenity package
unlike anything along the Gulf Coast, and will
complete the luxury beach to bay lifestyle that
is Portofino Island Resort.
Adache Group designed the original 28 acre
Portofino project over 10 years ago on Pensacola Beach, resulting in one of the largest and
most popular condo-resort hotels in the area,
consisting of 765 luxury resort residential units
in five 21 story Mediterranean style towers
overlooking the Gulf of Mexico, where amenities included seven swimming pools, three
restaurants, conference, spa, and fitness center.
Portofino Island Resort developer Robert Rinke announced the launch of the development’s
Flagler Village located in downtown Ft.
Lauderdale‘s once neglected warehouse
and residential district, this neighborhood has been reborn as part of an urban renewal area. Flagler Village is rapidly becoming Ft. Lauderdale’s newest
spot for art and culture and one of the
trendiest new neighborhood's downtown.
Adache Group has been retained by real
estate developer, Dev Motwani to design
the Flagler Village Hotel. Recently receiving site plan approval from the city,
the 195 room hotel will have 100 space
parking garage, swimming pool, retail
space and limited dining, encompassing
the 200,000 sf facility.

According to the Oxford Dictionary's
general definition, Functionalism is
defined as: "(In the arts) the doctrine
that the design of an object should
be determined solely by its function,
rather than by aesthetic considerations, and that anything practically
designed will be inherently beautiful."
Furthermore, in architecture, "Functionalism" is the principle that architects should design buildings based
upon the purpose of those buildings.
At Adache Group, Functionalism is
believed to be a component of Creativity. And Creativity is often thought of
being the foundation of aesthetics and
the quality of appearance of buildings.
Where functionalism is often deemed
as the basis of the functions of the
buildings with respect to its intended
use. But in the true sense of successful
architecture, according to our philosophy, Aesthetics and Functionalism are
the combined forces that determines
Creativity. And it's Creativity that is
the common core value that results in
such architectural achievements here
at Adache Group Architects.
This definition may be less self-evident than it first appears, because as
a matter of controversy within the
architectural profession, Functionalism has, in the historical past, often
referred to as a 'Design Movement' of
architectural style dating back to the
early 1900's with a strong influence

30-THIRTY NORTH OCEAN
FORT LAUDERDALE, FL
The recently purchased property and site plan approval by the city, 30-Thirty North Ocean is to be a 5 story luxury condominium project on North Ocean
Blvd (A1A) near the corner of Oakland Park Blvd in
Ft. Lauderdale, Florida.
This luxury condo project consists of 24, 3 bedroom,
double level units (4 stories over parking) serviced by
6 semi-private elevators into each unit at the living
room level.
Designed on an open floor plan, contemporary style,
this project offers ocean views, private clubhouse, with
swimming pool, gym and sauna. This luxury community project is being developed under the direction of
Adam Adache, president of Cavache Properties, LLC
of Ft. Lauderdale. The project has been targeted to
start construction the later part of 2016.

phase of development will be the cornerstone of
the community, surrounded by a lifestyle of health,
fitness, recreation, relaxation, and adventure. “This
final phase will be the last, the best, and the grand
finale of the incredible beach to bay Portofino Island Resort”, said Rinke. “There’s nothing quite like
Portofino Island Resort; the fact that it’s nestled between the Gulf of Mexico, Santa Rosa Sound, and a
breathtaking natural preserve make it a true island
paradise.”
This final phase presents a daring new vision for gulf
front luxury living. Boldly designed and precisely
detailed, towers 6 & 7 will have 104 three bedroom
residences per building that have been thoughtfully
reimagined. Oversized balconies, towering floor to
ceiling windows and panoramic beach and sound
views set the tone for Pensacola Beach’s signature
ambiance.

Adache Group joins the design-build team of AllAboard Florida.
All-Aboard Florida with its express train service
“Brightline” is a brand new rail passenger and travels up to 125 mph between Miami and Orlando
with its first leg from Miami to West Palm Beach
opening in 2017. Brightline, reinventing what travel by train can mean in America, will use the existing Florida East Coast Railway Corridor for a
portion of the route.
Station construction projects at four destinations
(Miami, Fort Lauderdale, West Palm Beach and
Orlando) are at various stages. Skidmore Owings
and Merrill (SOM) is the master architect for all
four locations. Adache Group has joined Moss &
Associates, general construction for the Ft. Lauderdale parking structure at the station facility in
design-build effort where construction has begun.
The development is envisioned as a new gateway
in Ft. Lauderdale, revitalizing a ragged stretch of
downtown straddling the railroad tracks, said Michael Peinger, All-Aboard president and chief development officer. Its expected to be a catalyst for
shops and restaurants, hotels and housing.

Port Everglades, home to some 35,000
cruise tourists during any weekend
during the tourist season, along with
expanding Ft. Lauderdale –Hollywood
International Airport, hub, and destination to a growing number of flights,
has caused a recent need and boom for
south Broward County limited service
hotels which are being built along the
US-1 (Federal Highway) and Route 84
corridor. The Wyndham Garden Inn,
located on Federal Highway just south
of the airport in Dania Beach, FL is in
the planning stage at Adache office.
This seven story limited service hotel design in
a contemporary flavor will consist of 142 guest
rooms, restaurant, swimming pool, parking
and limited meeting facilities.

Located in the heart of downtown Ft.
Lauderdale, just north of Las Olas Blvd,
Flagler Village is becoming the new
focus for real estate developers and architects. Its home to numerous residential condominiums, townhomes, and
rental developments. The Flagler Arts
and Technology District (F.A.T. Village) is where artists, advertising agencies, and web developers can be found.
Pockets of parks and urban gardens are
found throughout the neighborhood.
Developer Jeremy Bedzow of Ceiba Inc. has
retained Adache Group to design their three
story 21 unit trendy townhome project in the
heart of Flagler Village, the Flagler Village
Townhomes.
THE TOBAGO GREAT HOUSE
TOBAGO, BWI
The double island nation of Trinidad and Tobago is situated on the southern end of the
Windward Islands just north of Venezuela.
Trinidad has a strong industrial economy
supported by its natural resources of oil and
gas, where the sleepy smaller island of Tobago has been searching to expand its tourism
business with the construction of new resorts.
Adache Group has been retained by the
government of Tobago, in conjunction with
EFM Hospitality Solutions to design the new
Tobago Great House Resort and Spa on
the edge of the Grafton Caledonia Bird and
Wildlife Sanctuary on the island which will
finally complete the Resort at the Sanctuary
with a first class full service 56 room hotel
and resort facility. When completed. The
resort will provide an upscale experience for
both international and domestic visitors to
Tobago. The Great house will be the centerpiece of the resort and the surrounding villas.

The Galleria Mall expansion on Sunrise Blvd. in Ft.
Lauderdale, coined as “Live Galleria” is going through
the project approval phase with original plans of seven
high rise buildings connected to the mall.
In the meantime, Adache continues the planning and
design of many new interior improvements to the mall
including a newly opened revamped food court renamed “Palm Court Market” featuring seven restaurants with 16 foot high ceiling contemporary setting.
H&M Retail, one of the most popular clothing stores,
will open summer of 2016 with a brand new store where
the two story Saks Fifth Avenue once was.
PRINCE CHARLES HOTEL
FAYETVILLE, NC
Adache has started construction documents and the historic preservation of
the 91 year old Prince Charles Hotel
in Fayetteville, NC. Completed in 1925
this 8 story historic hotel building is
being preserved and converted into
63 residential units. The ground level will have 3 retail opportunities and
the penthouse will be an amenity level for its residents. The ornate façade
treatments will be refurbished to their
original condition and the lobby will be
renovated to its original classic interior
detailing. Renovation and construction
is slated to start Fall of 2016.

In addition, a new concept for malls is underway
where individualized and company office will be
provided by Regus, the worlds largest provider
of executive suites, office and conference space,
with over 3,000 locations in 120 countries.
BEHIND THE SCENES AT ADACHE
Adache is not always about all work and no fun. We try to
set the tone for an environment of extracurricular activities
beyond the normal workload.
Festival of the Trees
Members of Adache teamed up to design an abstract Christmas tree for FIU's 29th annual “Festival of the Trees” over
the last Christmas holiday; and were awarded “Most Creative” tree. Each year, dozens of top name South Florida designers and architects compete to design and fabricate their
version of abstract Christmas trees. The trees are auctioned
to raise funds that benefit the University’s Interior Architectural Department.
2016 Mercedes Benz Corporate Run
Adache Group Architects participated in the “2016 Mercedes Corporate Run”, a 5k run/walk event where over 8,000
participants representing 280 companies.
Design Mix 2016
Every year (for the past 16 years), the IIDA (International
Interior Design Assocation) sponsors a design competition
for the design professionals. The focus of this event is to pair
industry members with design firms to fabricate wearable
garments made from their sponsor company's product line,
such as carpet, tile, metal etc. and then participate in a fashion show to illustrate their creations. This year's theme was
"Miami Vice", Adache constructed a pink and yellow art
deco inspired outfit winning the “Judges Choice” award.
Functionalism under our
defination is a key philosophy at Adache Group, and
that a building's size, mass,
and special grammar are
driven by practicality. The
Adache team acknowledges
that successful functionalism achieved when buildings
are efficient in terms of utility, size, systems and comfort. And that such success
is achieved when there is fulfillment of practical needs as
determined by the end user.
In other words, in the final
assessment of the success of a
building: Does it work? Does
it function? Is it efficient? Is
it comfortable? Is it cost effective?
An often overlooked aspect
of Functionalism is that of
Economic Function. In
other words, will our clients buildings have value
by being profitable, and will
they be built within budget?
Commercial buildings are an
important investment and
therefore must be cost effective and should ultimately
show a return on such investment.
Functionalism plus aesthetics equals successful architecture.
